Also landlords must follow very strict rules to keep any portion of a tenants security deposit under California Civil Code 1950.5, and bad faith retention or claim of a tenant's security deposition can result in treble punitive damages of twice the amount of the security deposit (CC 1950.5(l)), {which can include a landlord's failure to provide an itemized list, listing why he/she is keeping any of the security deposit - CC 1950.5(g)}. My experience with David N Schultz Property Management was nothing short of frustrating and disappointing. My sister applied for one of their properties, providing everything they asked for: an excellent credit score, proof of income that was more than three times the rent, and all necessary documents. Despite meeting all their requirements, they dragged their feet for weeks without providing any clear answers. They claimed they couldn't verify her previous landlord, which was absolutely untrue. We personally contacted her landlord multiple times without any issues, yet the company insisted they couldn't reach them. It felt like an excuse to delay the process. It makes me wonder if they were intentionally stalling to wait for rent prices to go up due to the fires happening around LA. If true, this would be incredibly disgusting and unethical. My sister met every qualification, and there was no legitimate reason for the delay. The only redeeming part of this experience was the manager at the 5851 Hazeltine location in Sherman Oaks. She was kind, professional, and helpful during the showings, and we truly appreciated her efforts. Unfortunately, the rest of the company's operations were chaotic and unprofessional. If you're looking for clear communication and fair treatment, I would advise steering clear of David N Schultz Property Management. Their behavior was unacceptable and deeply disappointing. Updated: Your response is not accurate, and I will not accept false claims about my sister's application process. She provided all the necessary documents, including multiple pay stubs, as requested. We have proof that everything was submitted, meeting all your criteria. The claim that my sister withdrew her application due to missing verification is completely untrue. On the day she withdrew, we called your office again to ask for an update, and no one could give us a clear explanation about the delay or the supposed "issues" with her application. Your team failed to provide transparency, leaving us no choice but to withdraw. This is not only unprofessional but also feels like harassment. Please stop spreading misinformation about what happened. The lack of accountability and honesty in handling this situation is unacceptable. If your company truly values its reputation, I suggest reflecting on this incident and improving your communication and processes in the future. Representing the tenants of a multi-unit property in Burbank, California, we are filing a civil lawsuit against the property owner, David N. Schultz, and the property management. The plaintiffs allege the following: 1. Discrimination - The defendants have engaged in unlawful discriminatory practices against the plaintiffs, violating state and federal fair housing laws. 2. Breach of Contract - The defendants have failed to maintain the property in a habitable condition as required by the rental agreements and/or leases. 3. Violations of State Laws - The defendants have violated numerous state laws and regulations regarding the management and maintenance of rental properties, including failing to address tenant complaints and ensure tenant safety. 4. Tenant Endangerment and Property Damage - Due to the defendants' negligence in property management, the plaintiffs have been subjected to unsafe living conditions, endangering their health and safety, and causing damage to their personal property. The plaintiffs allege the property supervisor and live-in manager failed to promptly address their numerous complaints, which escalated in May 2024 after a year of trying to resolve the issues. Only after the property owner received a legal complaint letter did the defendants attempt some corrections, but these were largely superficial and temporary. The plaintiffs are seeking compensatory damages, punitive damages, injunctive relief to compel proper maintenance of the property, attorneys' fees, and any other relief the court deems appropriate. This is THE WORST Property Management I have ever experienced in my life. They are heartless and I am convinced the head office is filled with Artificial Intelligence programmed not to feel human feelings. In order to assess a $50 late fee, they reviewed the SECURITy CAMERAS that are located at our building to see if we dropped off the rent on the 3rd or the 4th. I remembered dropping it off on the 3rd. They are so greedy for $50, they will have their poor building manager go through days of footage manually to obtain that $50 and see if I am remembering correctly. Either the 3rd or the 4th, they had their rent check and cashed it a week later, like they do every month... so why the stress on the drop off date? Complete greed. I myself am a homeowner and have a renter in my home, I would NEVER, treat another human this way. This is just the beginning, they have done many more things to the people in this complex and it's disgusting. They raise the rent year over year and don't mind turnover... hence their low Yelp rating. Whatever you do, no matter how nice the place seems, STAY AWAY FROM THIS COMPANY. I only have the best things to say about renting from David N Schultz. When I first moved in to their apartment, the dishwasher did not work. I got a new dishwasher. The light and fan atop the stove went out, and I got a new light and fan. A lot has to be said for my on-site apartment manager as well, Carrie Camacho. She works tirelessly and always has her tenants best interests in mind. When we got a heat wave over the summer, even though it happened after hours, she helped us run through everything we could to at least try to bring the inside temp down below 100 (it was 110+ outside), and when Monday morning came, she did not stop making all the calls necessary in order to ensure the fastest possible repairs. This is quite literally the most bizarre company I've ever tried renting with. They're definitely just racist lmfao I understand that California leasing agents and landlords have a discrimination problem regardless, but I've never had anyone make me jump through so many hoops before even getting a chance to LOOK at a lease. Also never in my life have I ever been asked to FaceTime a leasing agent "to witness me signing" a form, yet after badgering me about my proof of income even after I already proved my salary multiple times, I was still asked to do so. On November 17, 2011, the bathtub stopped up. We contacted David N. Schultz, Inc. They sent out the plumber. It took him less than five minutes to unstop the bathtub. Today, December 30, 2011, I got a bill from Schultz, Inc., for the cost of the plumber!!! WTF!! Why do I pay rent?!? They have increased the rent every year, even during this recession and now they want me to pay for the plumber? I have filed a complaint with the BBB and I have contacted my attorney. My wife and I have been very happy with not just the apartment itself, but the treatment from the property manager Carrie. We live in a two-bedroom apartment in Burbank with one of the Schultz's properties and we have been more then satisfied. All the appliances are up to date and work wonderfully, which I know should be a given but we have lived in apartments where that was not the case. Mimi and her husband were always around to help and really took any concerns or issues we had seriously. They got issues fixed quickly to ensure our needs were met to keep the unit up to date. I have lived in Versailles park apartment for 4 months now. It has been so far so good. The 2 bed 2 bath unit is super spacious and clean with renovation. The management especially Mauro is on top of everything, if there is issue, he jumps on it right away. Very responsive.
