The good * Sunset is deeply knowledgeable about yard projects and pools, and their pricing was reasonable. * Although we already had paid-for design work from another agency, Steve tweaked and rendered updates to the yard at no charge. They also gave us special consideration on a putting green at nearly no cost. * José has a deep knowledge of plants and landscape. We like our backyard a lot--the plants have filled in beautifully and the overall look is very lush. * Most things have held up with little wear after a year, aside from a few broken sand-set pavers. * The whole yard photographs really well. * I've referred them to two friends- one finished his project in July. The bad * Our backyard doesn't appear to have been graded correctly before the rear fence went in. It's not very noticeable, but it was mentioned to me by the job-site manager's son. There's no drainage issues, just unusual info. * The job-site manager--whom we liked--was caught taking papayas from our neighbor (he even used a ladder). We were told he was removed from the project, but he later returned intermittently, so we mostly operated with a sometimes-manager. * We paid for a lemon tree, but that season's trees were diseased--we still don't have our lemon tree. * The pool looks great except for three issues: one jet was cut oddly and protrudes; a light isn't centered; and some grout added later is a noticeably brighter white than the rest. * the mini fridge was installed and the space for the door is not large enough. The door rubbing has damaged the stucco on the bar/grill area. The unusual * There were instances of needless, small lies. Because we have cameras, it was easy to cross-check whether someone had actually come by. At times I was told a visit or fix happened when it hadn't. I was even told a paver was broken and then fixed, but neither was true. My wife had similar conversations. * When I referred a friend (a large project), I was told I'd receive a $1,000 referral payment upon signing--very generous and not expected. When I checked in, it became payable at project completion. I just received it, and it was half--$500. I was also told the check had been made earlier, but it was dated the day it was delivered. I don't regret using Sunset--they offer strong expertise and fair pricing. I'd simply like the bar door fixed, the sand-set pavers replaced and our lemon tree delivered. --Josh

We were already working with an independent designer and just needed a contractor to build the pool. Working with an independent designer helped ensure apples-to-apples bids from multiple contractors, but caused delays during the permit process. From the time of permit approval, Dreamscapes did a phenomenal job and was our primary contact for the pool and landscape construction. Our Timeline: June 2021 - design & bids July 2021 - decision on contractor August 2021 - designer submitted drawings for permits February 2022 - permits approved, given to Dreamscapes March 2022 - Dreamscapes started construction August 2022 - Dreamscapes completed construction The Dreamscapes bid was the best value of the three contractors we had quote our design. Watching them work during the process, my guess is that Dreamscapes many years in the business has earned them a network of professionals who they rely on for certain specialty portions of the work - shotcrete and plaster in particular - as well as extensive in-house crews for tile, landscape and hardscape. This combination delivered incredible quality at a price point that beat out the other contractors by over 10%! During the project, Manny and Efrain were responsive and worked hard to keep the job on schedule. We had issues and a few delays during the project, but they demonstrated clear and effective communication the entire time. In spite of the delays (concrete, plaster, pool equipment), the project completed just 5 days behind the 5-month timeline they published to me at the beginning of the job - given all of the shortages and supply chain issues I was very impressed! In addition, they stayed on-budget with no cost changes compared to the original quoted work. Our project is only a little more than halfway done, and it's been marked as "archived" on the project management platform they had us using for communication (Basecamp). No one is answering our phone calls. Don, Diego, Manny... none of these guys are answering us, when before, we'd hear back within hours. Rumor has it that Manny, the owner, has moved to Mexico, but I have not been able to confirm this. Writing this, I'm trying not to vomit. Again, our project of doing a complete overhaul of our backyard is barely halfway finished and this company has ghosted us. It was too good to be true.

Our contractor said he would install lights in our water feature and the pluming conduit was installed, but when we asked he said he'd be back to do the work. Several weeks of waiting turned into several months and still it was never completed. I emailed, called and spoke with a rep who said at first that they would come out and finish the job but they never showed. Then the rep said the GC stated that they left the conduit for US to install the lights. What? Now it's been several years and they've never finished the job. Once again, DONT MAKE THE FINAL PAYMENT until ALL work is done.

To be honest, it really restored my faith in landscaping contractors. I submitted an online request for a quote and the next day Mike emailed me requesting pictures of what our project wanted to include. Originally we just wanted to pull out our front yard plants and redo just the front but there is a $5000 project minimum. After deciding to redo our turf and also include our backyard, Mike came out the next week for a free in person consultation and got me a detailed quote within 2 days. The turnaround time for everything was just amazing, I've never seen anything like it. Our lot is about 3615 sq ft to give a reference point. Our project included: all the labor to demolish/uproot all of our plants including a very large 20 year old tree in the backyard + all the roots (completed in 2-3 days), redid our front and backyard turf (completed in 2 days by Backyard Golf Company), added a veneer stone and cap on our retaining wall (1 week) and replanted all our plants/installed a drip sprinkler system/installed lighting front and backyard (1 week). We have an HOA and Mike had a complete detailed plan and diagram ready for us within 3-5 days. Once HOA got back to us, the project was started within a week and finished in the estimated time frame. Workers came promptly at 8 AM and they were actively working all day not just sitting around. Very respectful, even blowing all the dust at the end of the day to keep the area clean, no garbage left anywhere. The entire project was $30,000 and there weren't any surprise or unexpected costs. Invoices are sent every week on a reasonable schedule and I just loved our experience. I'd recommend Seabreeze to anyone wanting to do their hardscape landscaping in a heartbeat!

In addition to our wish list, we sent photos of the kinds of features and aesthetic that we were interested in. His very first design knocked it out of the park -- like a personalized resort. The designs were fully 3D mockups so we could really understand the space. He then worked with us to refine the vision, tweaking and adjusting for cost and layout considerations, down to moving things around a foot or two. The final design includes all our must-haves, and at a construction cost that we can afford. I love that the designs allow for a phased build-out so that we can get our highest priority items now and prepare for features we want down the road (like running a gas line now for a future built-in grill).
