Pineapple bun waffle with Portuguese egg tart filling
    Lily L.

[[HIGHLIGHT]]This tea shop is by an entrance of Tangram. If you have passed by before, you've probably been hit with the smell of black tea or their bubble waffle batter cooking.[[ENDHIGHLIGHT]] Similar to a lot of the bubble tea places around, getting service is very easy as you order from a kiosk. I usually come here to try out different fillings in these bubble waffles because they have a lot of interesting different types but this time I saw that they started adding pineapple bun topping on top of the bubble waffles as well! I was super excited because I have only seen that being done in Hong Kong so far. I really enjoyed the sweet topping as it added an extra texture to my bubble waffle, however, my sister and her boyfriend got the original waffles and it was pretty disappointing. We are use to our bubble waffles being nice and crispy and even though the flavor was on point, the texture of their fell extremely flat even though we ate it while it was fresh. I will be back to try different ones of their bubble waffles in the future and hope that this was just a onetime thing.

[[HIGHLIGHT]]Cuppa Tea is a Hong Kong style dessert and snack shop with a compact, mall front setup that feels built for quick ordering rather than long stays.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]I found the space bright and functional, with a casual counter service layout and kiosk style ordering depending on location flow.[[ENDHIGHLIGHT]] It carries a distinctly Hong Kong street snack identity, focused on grab and go items like egg waffles, milk tea, and light savory bites rather than full sit down dining. The standout items are the egg based desserts and classic HK style snacks, especially the egg waffles in different variations such as pineapple bun styles. I tried the egg waffles and noticed the texture contrast between crispy edges and soft interior was the main appeal. I also ordered the pineapple bun with butter, and the way the warm bun interacted with the cold slab of butter made it a highlight. Drinks like HK milk tea and other tea based options rounded out the menu. I also grabbed some curry fish balls, which leaned into that nostalgic Hong Kong flavor profile. Service was generally fast but mixed in consistency depending on how busy the location was. I placed my order at the counter and it was prepared fresh, which led to a short wait during peak time. Some visits feel smooth and efficient, while others reflect the limitations of a small operation handling a steady stream of walk in customers. My experience felt very self directed, with minimal table service and a focus on quick turnover.

    Signature Hk Milk Tea (Iced)

Signature HK milk tea $6.75 w/ clear jelly (extra $1.25)- strong- somewhat bitter, so def not everyone's cup of tea, quite literally, but I prefer a bit stronger as opposed to overly sweet & light

I had their Amber Pearl Milk Tea and it fell short of expectations unfortunately. Slightly on the higher end in terms of pricing, the bubbles didn't have much flavor and the texture was a bit off. The tea flavor was okay but not outstanding.

Wow, their milk tea is so strong I can smell it from the hallway down from them! I should try it one day along with their cool pineapple bun egg tart waffle. [[HIGHLIGHT]]Tangram was packed and busy, as was this shop located inside.[[ENDHIGHLIGHT]] It took a while for my order considering I just got egg tart waffles. I expected more egg tart flavoring but it was really just egg custard inside the waffles that were disproportionately places inside each "bubble". It was still an interesting menu item and pretty good, so I'll definitely come back to try the other menu items.

    Pineapple Butter Bun

This weekend was my first time trying Cuppa Tea in the Tangram mall. I always passed by it when I go to Pop Mart and finally I gave it a try. I was disappointed at the waiting time that I had to wait for my milk tea, matcha egg waffles, and pineapple buttered bun. I had to wait 25 minutes for my whole order to be ready! It was ridiculous waiting for that long! I placed my order with the self kiosk and it was that long! I couldn't believe it. [[HIGHLIGHT]]There were 4 self kiosks in total and many people placing their orders. It was that popular and crowded.[[ENDHIGHLIGHT]] I tried out their milk tea and it was Hong Kong style. It was just the right amount of sweetness to make the tea good and not bitter. The matcha egg waffle was a bit greasy and broke apart when I looked into the bag. It was a lot of egg waffle pieces. Not sweet at all and somewhat slightly matcha in my mouth. It was not that strong of a matcha flavor that I really wanted out of it. The pineapple bun with the butter was very delicious with the butter even though it is fattening! I know I'm going to get high cholesterol from this but it was so worth it to try out the bun with the piece of butter. The self kiosk allowed me to put the butter aside or in the bun. Luckily I tried out the bun with the butter. Next time I might get it again if I pass by here.

Tried their new pineapple egg waffle. It looked good but it didn't taste good. I would recommend buying the pineapple bun instead. I always buy the original egg waffles when shopping in Tangram.

Good selection of snacks / pastries and also superb drinks The HK style tea is worth trying, it has really fragrant aroma and tastes really well. Paired my drink with a "pineapple" bun with butter, and it was such a good match [[HIGHLIGHT]]Inside only has a few tables, not a lot of seating[[ENDHIGHLIGHT]] Workers are super professional and orders are kept churning, not too long of a wait, maybe a few minutes Great spot if you're missing HK style desserts and tea

[[HIGHLIGHT]]This is a nice little cafe inside Tangram Mall ground level.[[ENDHIGHLIGHT]] They have 4 kiosks to order from. It's a bit of a wait for the food though, especially the egg waffles. [[HIGHLIGHT]]They do have a few tables to sit down and eat-in.[[ENDHIGHLIGHT]] I like their HK milk teas and their egg waffles. I wanted to try the pineapple bun topping with egg waffles. That is only available at this Flushing location. I got the pineapple bun regular egg waffle and also the pineapple bun egg waffle with egg tart filling. I had tried their egg tart filling egg waffles before and that is my favorite one because it's moist and sweeter. These waffles came in a container instead of just a paper wrap. I like the one with egg tart filling better. The pineapple bun topping is a bit dry and crumbly. It looks really nice though, but I still prefer the egg tarts without the topping. I like that they're always coming out with different flavors to try.

This spot is located by the Pop Mart and theater. I was excited to try this place, but was a but underwhelmed. Mango coconut drink wasn't bad, it did it's job. We got the egg custard tart and plain. It lacked flavor and took a while to make. The plain one was already sitting there, it was not a fresh one so it was cold. You order through the kiosk, did not have much interaction with the staff.

[[HIGHLIGHT]]I do like the setup at this place. The ordering system is a large screen displaying all the items clearly, and the whole process is straightforward.[[ENDHIGHLIGHT]] You can get your order quickly, and that kind of forward thinking is something I genuinely appreciate. The egg waffle mini pancakes, however, were a bit of a letdown. The flavor just was not there, and that was disappointing. Wifey pointed out that they were not as soft on the inside as they should be, which was a miss for her. At six dollars a pop, you would at least expect them to hold up against the ones you used to grab from street vendors for $1 back in the day. Unfortunately, that was not the case.

    Josephine C.

Passed by this place three times on separate occasions and I finally have time today to try out this spot. The store is located on the corner. The store has kiosk to order items and a pick up area to pick up your items. There are a couple of seats for people to sit down and enjoy their food. I ordered a bubble tea and a pineapple bun. The bubble tea is great. I like the presentation of the pineapple burn. However, the butter tasted a bit weird. It tasted like a fridge taste.

    Sunny C.

[[HIGHLIGHT]]Cuppa Tea has been pretty busy most of the times I pass through and always fills the hallway with a delicious waffle smell.[[ENDHIGHLIGHT]] I tried the salted egg yolk filked egg waffle and sadly did not taste the salted egg yolk. I've also tried their pineapple bun with butter and it did not taste super fresh and soft. [[HIGHLIGHT]]It has a few tables, good for chit chatting and enjoying milk tea.[[ENDHIGHLIGHT]]

One of the tastiest pineapple buns we had this trip. The cold butter really complimented the warm bun.

The durian egg waffle was supposed to be fluid inside, it was not. The waffle tasted like it was reheated and not freshly made.

Ask the Community - Cuppa Tea 廣芳園

Is the bottle an extra cost? What drinks do I order to get the bottle?

From the times I've been there, it's always been included with the HK Signature Milk Tea. Although I think it's possible for them to run out. It is a pricey milk tea at $6 but the bottle does typically come with it.

What kind of milk do they use to make signature milk tea?

Do they take credit card or cash only?

    Both

Does the HK milk tea taste better hot or cold?

I tried it cold and it was very good and authentic (i have traveled to HK before). I am sure if you tried it hot, it will be tasty as well.

I was actually at the area to grab a couple of other items, including bubble tea and found out that they were having a promotion for their app. If you download their app and log in using your phone number, your first drink from the shop is $0.99! I took this opportunity to sign up right away and try their Strawberry Crema Latte. This was definitely the right move! We ordered this as 50% sugar (I usually drink my bubble tea with 30% sugar) and it was perfectly sweet. I would definitely recommend trying this if you like strawberry milk, the 50% sugar also allowed for the bitterness of the coffee to sneak up as well which gave it the prefect balance of lightly sweet and bitter. It tasted like a melted Strawberry Coffee iced cream. The service was very quick and I would definitely be back to try more drink items!

When the food arrived it was piping hot we had to wait a bit before eating the fried foods. The salad was a good portion very satisfying, the cod, shrimp fish & chips was kind of disappointing there was only 3 shrimps and 1 piece of cod with fries buried under them. The fried squid was okay, kind of dry, and a takoyaki was pretty good. We got the English breakfast tea which was pretty standard, we also got the fruit tea which was kind of overwhelming I think the mix of fruits was a bit too much so avoid the Prince Passion Fruit Tea. For dessert we got the matcha ice cream, tiramisu, and the trio combo with the red bean ice cream pate de choux, the green tea financier, and the fruit tart. The fruit tart was very tiny and had a unriped mango on it, the green tea financier was pretty good, and the red bean ice cream pate de choux was okay, I think next time we'll just get 3 of the ice cream pate de choux because it's more worth the value. The tiramisu was kind of bland there was no espresso flavor in it. Overall the staff were very friendly and paid close attention to our table to make sure plates were cleared and took attention to when we wanted anything else. The ambiance is pretty nice, and the decor is cute. But next time we will probably avoid the fish & chips, fruit tart, fruit tea and tiramisu. Our bill came up to $100 for 3 people we probably would have spent about the same amount of money at a restaurant with real food, but it was nice how we were able to get small appetizers.
