I learn new things each time John comes to inspect a house, and I never felt uncomfortable asking questions. John was always happy to answer my questions while I tagged along, often into great detail as my curious mind likes to understand how things work. When there were things that he found he always provided me with a recommendation to remedy as well as one or two company referrals for where to go for a repair estimate in his report. His reports by the way are 2nd to none, extremely detailed, very well organized, and come with pictures and explanations. Even the companies he has referred me to are some of the friendliest people I've worked with and upon meeting them they asked who referred me and both of them told me John is probably the best in the business. Two times his referrals came out (one for a sewer scope and one for a foundation inspection), asked me what I needed and upon visual inspection said that what I needed could be done but was probably not necessary and told me a way I could remedy it myself, or how to patch something and monitor it to see if it was actually an issue before paying to get it fixed. Neither of them charged me! The foundation one saved me approx. 18k alone making Johns inspection pay for itself like 50 times over. John has a customer for life from me and I recommend him to anyone and everyone I can. He's also motivated me to look into getting my own home inspection certification as I am very interested in this profession. Getting to inspect all these cool homes, seeing all the crazy construction, and finding damage out there is really interesting!

He helped with a pre-inspection on a house I was putting offer and he started the day quite early. I was at the house with him and he was willing to explain different things to me. He was very responsive to scheduling by email and flexible with dates when I needed to reschedule. He did help me to identify some things that might be covered under the warranty, which I can now ask the builder to fix. But when he arrived it felt like he barreled through my home without respect for the fact that we are currently living here. And he ended up causing moderate damage to the paint on my bathroom door. If the builder fixes things he found on the inspection for free, maybe it will all have been worth it...

I would absolutely recommend Reid to anyone needing an inspection. This guy went above and beyond…read morethe call of duty. Actually, more like below and beyond! Let me explain: the seller is out of the country and hired a contractor to put a new deck on the house before selling. Apparently the contractor built the deck over the crawl space entrance, leaving no clear access to the space. This meant we would have to have the seller hire a new deck guy and then have the inspection be completed at a different date. This would have derailed our entire closing timeline. Instead of letting all that happen, without saying a word, Reid suited up and found a way to shimmy through the small opening to get under the house. And he found a bunch of issues that needed attention! Thank goodness he did that! I even tried to tip him for his efforts and he wouldn't accept. Class act, this guy! Not only was he completely thorough and went beyond the call of duty, he also sent us a 41 page report outlining everything in detail so we know what's going on with the house. He also sent a summary report highlighting what was in the longer report. Really fantastic! And if you're extra nice, maybe he will let you meet his brilliant dog. :)

Given the other reviews, maybe I just got Reid on an "off" day. The day of the inspection, I was…read morereally happy with his focus and the amount of information he provided me with, but I was very disappointed when I got the written report. There was plumbing under the house that had been cut out (bank owned and not secured so some plumbing and electrical were ripped out) but he didn't take any pictures of it, or even include it in the report. We requested he amend the report, and he did, but did not even apologize for not including this important issue in the first place. He told us that there was a likely leak or break in the water main but did not include it in the report. When asked to add it to the report, he did not. I get the feeling that he was speculating and did not want to document this?? If he felt it was important enough to tell us about it, it should go in the report as well. At the end of the inspection he told me I would not find anything substantial in the report that we did not discuss during the inspection. The report included multiple items (such as unsupported floor beams) that were not brought to my attention during the inspection. It was extremely important to have a thorough written report in order to request repairs from the bank. We had to request multiple revisions of the inspection report and in my opinion, that should not have happened.
