We scheduled Abode for a Seattle home inspection and through a mixup that had nothing to do with Abode, we did the inspection with another company that had showed up early at the same house and who thought they were helping someone else who actually were no- shows. Abode arrived for our appointment on time, at which point our "mistaken identity" inspection was already done, and was very understanding about the whole mixup. This is our first home buying experience. We booked Jordan from Abode analysis at short-notice. He was just wonderful and super-thorough. He was friendly and we followed him along as he did the inspection. He told us where things were and what the main concerns were. I had a 1-year warranty inspection with Andrew today and he went above and beyond in his service. He communicated really well before booking and provided information about what's included in the service, and was really flexible with the appointment time. He arrived on time for the inspection and proceeded to survey the outside and inside of the house, putting special care on any areas that I told him needed attention. For the outside of the house, he used a drone to survey the roof and captured shots of pretty much every possible angle up there, and was able to show very detailed potential touch-ups on the roof as well as early signs of moss formation. He also inspected the foundation, crawl space, attic, electrical systems, HVAC system and furnace, ventilation, garage, exterior, as well as any other areas I asked him to take a look at. In addition to documenting everything he observed, he took a lot of time to explain to me (the basics of) how the various systems worked, what the common pitfalls are and how to maintain them to mitigate these issues. He also answered all my random questions about anything related to the house, whether or not it fell under the current inspection scope. Through all of this I could tell he has a lot of experience dealing with home inspections. Finally, the inspection report was sent to me over email on the spot (he spent about 30 minutes going through it with me) and is easily accessible online through his website. I would highly recommend hiring Andrew for home inspections as he proved to be experienced, friendly and went out of his way to help. We had two inspections done by Andrew Grimm and his assistants and he did a great job both times. He was able fit in our inspection on very short notice (two hours), showed up on time, was thorough in his inspection and in the review he did with us, and best of all, printed off the full report in his car for us to take home right there. The report had lots of pictures, internet links to pages with background information, a priority list of things to fix immediately, and checklists for annual cleaning and updating of house related things. The agent we had with us each time was impressed as well. They said that they had seen hundreds of inspections and this was the only company that provided the full report at the end of the inspection, rather than the next day. Since we had to make the offers on the houses the next day, it was really useful to have all the inspection information available right away to make our decision. Outstanding service provided by Andrew with Abode Analysis! Truly a phenomenal house inspector who is extremely knowledgeable with all areas of construction and house appliance maintenance and practices. As a true professional Andrew was early and waiting to greet us with his friendly demeanor and professional knowledge. What I like most about Abode Analysis, Andrew, (meaning House Analysis), was/is how well he communicates what he is inspecting. While he inspects he talks through what he is looking at, what he is testing, and the outcome. Once the outcome is given he provides common and best used maintenance practices. In the house inspection he did this morning (Nov 1, 2018) he was the first inspector to walk into the attic area and inspect all areas up there to include the depth of the insulation. Next he had to knock out inspecting the crawl space. Without any hesitation, and with very limited room...I mean very limited room to low crawl, Andrew crawled around the "crawl space" area for a good 30 minutes before returning to the floor level, wet and dirty. What he revealed to us was very disheartening, standing water throughout the crawl space. Even though this major house issue led to us cancelling our contract with the seller, we are grateful to have Andrew as our house inspector. As we wrapped up with the inspection, Andrew did a final review and asked if we had any questions. His report was full of colorful pictures and a complete list with details of any issues he found during the inspection. Andrew came out to out our new house and did an amazing job! He was there for 2.5 hours and took tons of pictures, notes of the issues he found in the house. Andrew presented all this information to us, on the same day, in a booklet with a picture of our house on it. After we met, we sat down with him and he went over each item in the report, also asking us if we had any questions. He was very patient with all my questions. I've used Abode Analysis now several times, both for my own real estate purchases and for others'. First, Andrew and team are super responsive, respectful and prompt when setting up appointments, and they are very accommodating with respect to timing. Once they are on sight, they are amongst the most thorough inspectors I've worked with, and they take time to explain the issues as they are finding them and after the inspection is over. The inspection reports are electronic, and very easy to access, research and read. The turn around time for the reports has always been within 24 hours for me, which is incredible. If there are additional questions or follow ups, Abode is also very responsive after the report is provided, they don't just drop you! They've saved me a couple times by identifying major electrical issues and recommending sewer scopes that lead to the identification of issues that could be resolved before closing with total unknowns. We really feel like we lucked out with Andrew. We were first time homebuyers and didn't know much about the inspection process. We were able to schedule a last minute appointment with Andrew and he even came out in the evening which was helpful for our work schedules. He was professional, thorough, and he even took time while doing the inspection to point out things to us that we would likely want to know as first time homebuyers. He gave us an idea of what would need professional work and what things we could probably manage on our own. Throughout the homebuying process it's been common for companys and people involved to make us feel as though we should know more then we do.
