We've been very pleased with Craftmark in terms of value, quality construction and the townhome. We found they were very good at tracking any customizations and options. Any issues have been minor after moving in and we've found them to be responsive in addressing. There are some items you might find - yes any builder has some builder quality decisions but in general we've found the quality quite good. One issue is Craftmark's attitude towards home inspectors. They don't seem to like them and contratually write in that they have to approve your home inspector - you can't pick anyone w/o them reviewing/approving. Then their process of receiving the home inspector report is carefully orchestrated to be AFTER you walked through and signed a pucnch list. This whole process was a bit annoying and did not feel cusotmer friendly. That said overall we're happy with the home and feel the follow-up on any real issues/defects have been handled honestly and with care so I did not deduct a star on this. read more

I recently purchased a Craftmark home at the Grove in Rockville,Md. and couldn't be more pleased. The Sales Manager Lou Kalra was extremely helpful and very responsive to my needs. He guided me through the entire process from choosing the style home, to going through the selection process, to working with construction and the lender and lastly to making the transition to moving in an easy one. I am resident of Craftmark homes in Occoquan Overlook for 18 years. We have a Kenwood II model and its an excellent home. Dave Pastva saw the entire process of building and delivering this house. This builder is known to build solid homes with great design and flowing layout. I have not had any major issues in this house over the 18 year period. Yes, we had to replace about a dozen power outlets, all toilet tank valves, couple of shower heads and the sump pump motor, but that is expected after 15+ years of service. Mostly everything else including the appliance, A/C, Heat pump, all are still in working order to this day. Couple of recommendation I would make is to make sure - 1) Don't go with baseline roof shingles. Upgrade the roof to GAF Ultra HDZ, 2) Also make sure you have a good driveway surface VDOT approved aggregate (PG 64S22) to avoid future cracks. Overall, I am very pleased with Craftmark quality and will buy this house again anytime! read more

We purchased a Craftmark Home 4 months ago and have had both good and bad experiences. First and foremost, the Craftmark staff have in general been very nice and helpful. They are usually responsive and informative when issues arise and try to go above and beyond when possible. And the walkthrough process runs like a well-oiled machine. So, credit where credit is due. The company, however, doesn't live up to the "quality" image they try to sell you, so please allow me to share some lessons we learned and also offer tips for future buyers. (sorry in advance for the lengthiness!) (1) Contractors- After you sign, you will be dealing with service contractors. Lots. And lots. Of contractors. So don't just look at Craftmark reviews; look at the reviews for their contractors too. (See photo for a list of contractors and please excuse the handwritten notes!) You will find that some of them (not all) have awful, awful reviews. We were shocked that after repeatedly emphasizing "quality" in their sales pitch, they left us to fend for ourselves against terrible, price-gouging contractors. Craftmark is well aware of this problem and has so far failed to address it. (2) Washer/Dryer- The W/D closet in the Annapolis model is tiny. Like, really tiny. It took us 6 delivery attempts from 2 companies to get ours installed. HD refused to install because they couldn't do it without damaging the hoses behind it. Then Bray&Scarff said pretty much the same thing. Both W/D companies said this was a structural defect and probably one big reason why Craftmark only offers a one-year warranty. (3) HVAC- They knowingly installed broken thermostats, which was somehow missed in Craftmark's series of quality checks. When I asked the HVAC company to upgrade and just pay the difference, they quoted me $395 for each thermostat (they are $165 on Amazon). Installing it ourselves would void the warranty, so we're stuck. (4) Hardware- I called to get the brand of the towel bar because I wanted to install an additional one. 3 days later they called with a quote of $120 (It's $27 at Home Depot). (5) Carpet- The carpet has hard lumps in the padding that they claim is normal. (I've owned many carpeted homes and have never had this issue.) You can dispute it and ask for an inspection... for $300. (6) Plumbing- The loft bathroom is super loud (Annapolis unit). Have someone in the loft flush while standing in the living room. You'll think a dam broke. And Craftmark knew that the shower rod they installed had a 50/50 chance of collapsing, but they still chose to install it anyway. They even added "shower rod" in the contractor list (see image). So much for quality. (7) Survey- They will give you a survey at the settlement table and will ask you to complete it there (when you're exhausted from the move, excited about the new place, and in a hurry to leave). Insist on taking it home and giving it some thought once the excitement fades. (8) Hire a realtor. The realtor will notice things that you won't, and you will need an advocate. (9) Lender- They're going to give you a list of preferred lenders. Go with Brad. (10) Q&A- Some of their staff will avoid emailing a straight answer...like the plague. I once asked which companies have 2 year warranties and which ones have 1 year. They responded in 3 emails with 7 attachments of 265 pages of documentation covering stuff I never even asked about. (11) Interview your future neighbors. Not the ones who just moved in. The ones that have been there for a year. (12) It's easy to want to hastily run through your final walk-through, and Craftmark sets it up for you to do just that by scheduling the final walkthrough on moving day. Don't fall for it. Really take the time to check everything. This will be your last opportunity to get help from Craftmark for most issues. After that, contractors. So, we bought our Craftsmark home in 2011 and this year, August 2022, we decided to re-paint the house using the same colors to refresh the look. We noticed that the trim was bubbling up and really didn't understand why. The painter, certified contractor, showed us that the trim around some of our windows and all of the sunroom was trimmed with particle board and dry wall. He was amazed and so were we. We took pictures and videos. We also took samples of the material to a popular home improvement store and they confirmed that the materials were actually drywall and particle board. Did you get that? This builder actually used particle board and drywall materials to trim the entire "OUTSIDE" finishes of our house. We have had to address some other very serious issues with this builder, but they denied fixing them and always sends us a letter from their attorneys. Well, Craftsmark, if you're viewing this review, I want you to know that you will be receiving a notification from my attorney. Craftsmark states they build "luxury" homes and townhomes. They charge the luxury price and use cheap products that they seriously markup. When you call to let them know there is an issue they blow you off and push it out to a contractor who has no idea what he is doing let, nor do they care if the job is done correctly. The 1 year warranty and walk through to address any issues is a joke. They want to come several months before the one year mark and then only fix half the issues at most. Steve and Ralph (contractors) is rude and lazy. They spends 10 minutes addressing one or two issues then say we will have to come back to address the rest. They drag the process out so when you actually hit the one year point they can say it's too late to fix the previously addressed issues. The response is "well you should have had this done before your 1 year anniversary ". When I said we have been asking to have this issue fixed for 12 months They become rude and dismissive. Ralph is notorious for talking down to the homeowners and never fully completing any job. Our townhouse, along with our neighbors, has windows that leak, cracks everywhere, my neighbors ceiling actually fell in. The doors do not close properly, the railings are loose, I could go in and on. Many of the issues were reported in our first walkthrough before and directly after purchase. They were not fixed at that time and we were told they wouldn't fix the problems until our 1 year inspection and walkthrough. Which is where we are now. At this time, Steve nor Ralph, will address the issues or follow through with completion. We had warped wood flooring and when Steve and Ralph "fixed" it they replaced the floor piece with a different color. When I complained Steve told me too bad, that is what he had. I called the customer service and complained. Steve, Ralph and the crew were scheduled to fix the floor, tile and remainder of the list. As I was pointing out all of the items they still had not addresses he became defensive and hostile. He said our 1 year was up and to bad he didn't get the work done and for us to do it ourself. Then we were informed the "tile guy" needed to cancel - again, the flooring guy was running behind and he had a job site he needed to get to, once again leaving work unfinished. I would NEVER recommend Craftsmark Homes to anyone. The company does not care how homeowners are treated. They continue to send Steve and Ralph to jobs that they do not complete. I know I have called to complain and so have several of my neighbors, nothing is ever addressed. read more

I have lived in my Craftmark Home for 2 years in Bowie, MD and for the most part I have been happy with the purchase but a recent issue has made me question that decision. My air-condition compressor stopped working 2 years to the day I moved into my home (my home was completed July 2012). I thought I had a five-year warranty but realized it is just on equipment and not on labor costs. What their vendor did, Southern Maryland Heating and Air, was raise the cost of the labor cost to $1,300 to fix a compressor that is only 2 years old. You can't get another vendor who will be cheaper because then you void the warranty on your equipment. I am left to question what type of materials do Craftmark use in their homes. Like many of you, I choose Craftmark because of the quality of their materials but I am disappointed. When my husband tried to contact them, specifically Anne Terp via email, we were ignored. I am very frustrated and hot because our compressor went out during the hottest time of the year. My recommendation is to be aware of buying a Craftmark Home because their products are not what they promise and promote. read more

As an owner of a Craftmark home, I've found that most of the materials and mechanicals are what people in the industry refer to as builder grade- lowest cost components they could find to build the house. From the roof shingles, Air Conditioner, furnace, sump pumps, toilets etc While some of the appliances might be high end, the stuff that counts is not. We hired Craftmark to build one of their homes on a lot we had already purchased. They were easy to work w/ and very professional. We chose one of the models they recommended for our lot, and then we chose a lot of their upgrades (expanded back of the house, deck, patio, finished attic, etc.) We are very happy w/ the quality of the construction, and have been told by independent tradesmen that Craftmark's uses quality materials and labor. We worked w/ Dave Pastva who is very sharp and knowledgeable. Construction was completed in July 2018 and Craftmark has been very responsive about punch-out items that need correction. Having talked w/ others, it seems I had a very easy experience. I liked the fact that there were no surprises on pricing; everything was agreed to in advance, including all the changes we made (and considered) along the way. read more

We have had so many issues with our house. Everything from electrical to them installing the wrong ceilings, door, etc in the house. The sales pitch and the plans for the houses are wonderful, but they hire many unqualified vendors. We walked into our house when it was being built and saw more than a dozen people wiring the house. Unfortunately several of them were children running the wire. I also stopped by one day when the pipes were being put in the basement floor before the concrete was poured. Even with my limited knowledge I could tell these were not right. I called them and they told me it was correct and went ahead and poured the concrete only to have to rip it out a month later when they tried to run the pipes in the house when the structure was up. We still have tire tread marks on the floor. I could go on and on. read more

Writing a review about home builders is tough. You want to share your experience, but in this case, your review could have a significant negative impact on the value of your home. I recently purchased a Craftmark Home that was built in 2008. At first glance, this appeared to be a really nice home in a really good neighborhood. What we've found out is that Craftmark's attention to detail and quality was lacking in 2008. ALL finishes are builder grade and their warranty reflects that, as the terms and coverage are very limited and very short. Most of their warranty service is outsourced and good luck finding a customer service contact for Craftmark. This was 8 years ago...things may be different 8 years later, but be forewarned. If you're buying a Craftmark home, consider a pre-purchase home inspection with a highly qualified inspector. Do not settle on the inspector recommended by a real estate agent. Most of the issues we've encountered would have been identified by a better home inspector. read more

Other bad reviews talk 'builder grade materials'. To a certain extent, that is true (sump pump (mine failed), prob base appliances, etc). But where things count, Craftmark is awesome: General construction, walls, floors, sealing from air intrusion, stonework/masonary , septic system, tankless hot water, etc, etc. Really, really big is HERS rating--47 is way, way awesome. Our heating/electric bill is below our 'Energy Star' 1989 Ashburn home that was half the size of our Craftmark Oakton model. So where it counts, they are GREAT quality. We've had builders build 4 homes , and Craftmark had shortest 'punch list' at one year compared to anyone else -and that is with me hiring a home inspector in case I overlooked anything. Foreman, Ross, is an encyclopedia of knowledge; and looking out for anything amiss. you are just not going to get local builder and vendor base with national builders like Toll Brothers, Pulte,, Ryan, etc.... I built a home with Craftmark Homes back in 2008 and have lived in it for nearly the last 9 years. From the initial meeting with the sales manager, to the production team and customer service department, Craftmark Homes delivered not just a home but an overall experience that made it as relatively stress free as it could have been for me as a first time homebuyer. The overall quality of the home was then (and now) far greater than most other builders I've seen and they pay very close attention to detail. While Craftmark seems to build a lot in our area, they made the process very personal and made me feel like I was building a completely custom home even though it was just a townhome which you can only do so much with. I always receive compliments from family and friends that come over whether it's their first or 50th time at my house. I hope to eventually buy a single family home and will definitely be looking for a Craftmark community that fits my needs! read more

Purchased a lovely 4,500 sq. ft. Craftmark home in Frederick County, Md. for approximately $700,000 approx. 6 years ago, but shortly afterward Craftmark left our community, abandoning the remaining 6 or 7 lots. Then Ryan Homes came into our community building smaller and less-expensive homes, which have caused depreciation of the Craftmark homes (there are now more Ryan homes than Craftmark homes). Wish Craftmark would come back and finish the remaining lots, which are just sitting empty and unmaintained and are eyesores in the community. We are very disappointed in purchasing this home and our Craftmark neighbors feel the same way as a result of Craftmark's abandonment of the remaining lots. My advice to anyone considering purchasing a home in a Craftmark development is to possibly wait and purchase at the end of the development stage to be guaranteed that the neighboring homes will be Cratmark homes or at least of equal size and value. We just had a smaller, inexpensive, Ryan home built next door to our home which sold for a meager $450,000. This has been such a disappointment for us. read more
