    I purchased a Stanley Martin two story condo at the beginning of 2024. I would not recommend this builder based on the quality of work and overall poor craftsmanship. This builder uses extremely cheap materials. This is a new build community and I've already had two leaks, uneven hardwood floors, frayed carpet, gaps in the cabinetry, loose faucets, and the list just goes on. Their biggest issue, I believe, is poor quality control/ quality assurance. They use all contractors (many probably unlicensed) to perform the work, and no one from Stanley actually comes to inspect that the work is up to standard. I share the same sentiments that many others have shared. My next home will not be a Stanley Martin home. Oh and not to mention the awful paint job they did! Recommendations if you're "stuck in a Stanley" - Use your own contractors - Read the warranty carefully - document everything and escalate (and hope and pray you get ahold of someone)

    Stanley Martin builds beautiful homes but customer service, warranty service is in the toilet. Purchased a home in 2023 that was mid-build, they refused any modifications, even adding the standard patio that typically goes with our home plan. They show you everything that goes in it and where it will go. In the excite of buying a new home one can miss minor details. That's what the walk thru is for right? Not with Stanley Martin, you give them a list of issues to fix, you overlook minor things like the TV is on the wrong wall, or there's no light fixture on the stairwell wall, looks good without. They start fixing some of the minor issues, then there's 90 day walk to follow up and add to issues, you give them the list and are told oh, those get resolved during the 1 yr walk through, or I'm trying to find a resource for that. Delay, push, delay, push, next thing it's the 1 yr. they fix the nail pops but not the trim gaps, still waiting for drain cover, still waiting for the internet line, still waiting to fix doors that won't stay open, still waiting on insulation of interior attic access, still waiting on front door seal, waiting for a lot of things. Then I get told, it after the first year, everything moves to the Warranty Department. It's no longer a build issue but warranty. I push again and they send some out to fix the interior doors and the insulation but nothing on the rest. I call, email and text Jordon's working on that, Jordan's lining up resources, nothing months go by, call, email...same response. 1.5 years in my heating unit quits, mid-winter. It's under warranty so I call the installer. They'll come out for a fee unless I go through Stanley Martin. Stanley Martins electrician comes out and does an inspection. The installation company wrapped a power wire around a heat source which melted the wire and it arced, almost causing a fire. 2 YEAR Mark (that's right 2 years) many neighbors said they gave up and are living with the issues. Not me, I request my issues be reassigned. that week, my shower's drain cover shows up on my front step, no message, no label, no instructions. So, after waiting two years and dancing around a 1/4" drop in my shower hoping I don't slip and hit my head on the sharp metal edge of the tiled shower bench, I decided to "install" it. New warranty rep shows up, he starts pushing back on fixing some of my trim gap, give hints to what they won't fix. This is the point where they got the money they are 2 years out and no longer care at all. The internet in the primary bedroom which we were told would be there, Tyler pulls the plans, shows me our initials and says assuming that's you, VS, see here, the triangle means internet, it's here and her but not in your primary. I argue a little, but his smile says, got you and we aren't fixing it. I ask for the back patio plans that Cameron promised, verbally, Tyler says we don't give out plans. My front door seal just got replace, 2 years and 2 months later, the broken trim, just got replaced and they are supposed to be here tomorrow to caulk and paint.

    If I could give them 0 stars i would. We purchased a home from them in March of 2022 with numerous issues. The last of which we just discovered that there was faulty wiring in the HVAC closet causing our disconnect box to literally melt and stink up the whole house. Our electrician told us that we are lucky to be alive and there was no way this should have passed building inspection; if we hadn't caught it in time it would have likely caused a fire. Not to mention the use of the cheapest possible materials like aluminum grounding wires. Stanley Martin cutting corners to save money all while putting people's lives at risk.

    Bought our home brand new and of course on our warranty walk through we mentioned a little brown spot by our stairs to the workers. They proceeded to only paint over it. Turns out it was a bigger issue and we had a main line pipe leak in a house less than 3 years old. They do what you think a cheap builder would do and do anything to save money and make money. Let's make a list: - Make the homes fast/rushed - Use cheap materials (paint is the worst quality and scratches so easily) - Make doing any warranty requests like pulling teeth and you're the bad guy and it's not their fault they built a rushed faulty home. A bunch of neighbors have complained about this as well. - Sales guy said you can't hear neighbors through walls, that was lie - Make false promises. We had friends buy a Stanley Martin home in another neighborhood and said they were told by the sales guy they were getting pool, community center, etc. They lied, and of course instead are building more houses on that land cause profits over customer satisfaction - They wanna up charge you when you build and not repair stuff when it's built Would not recommend Stanley Martin and will not be purchasing from them again

    I have been contacting Stanley Martin's warranty department for over a year now and my yard is still horrible. From the beginning I let the warranty department know that my yard continues to flood. They send someone out to the house, and they try to patch it up with sod. Every time I call, they tell me to give it a few days after the rain and it should dry up. IT'S STILL NOT DRY!!! About a month ago there was a leak down the street and my yard flooded. I reached out to the warranty department and I'm still waiting for someone to come to my house. My son can't go outside to play with his friends because it's mud everywhere. At this point I'm ready to sell and move. Update: I spoke to the warranty department yesterday and the area service manager stated he came to my house on Monday (why did I have to call your office to get that information? Shouldn't you follow-up with clients after you visit their home?) The Area Service Manager stated he thought it was due to a water leak, but the water leak happened the end of December/early January, but I have been contacting him since April 2022 about the water issue, so it is no way the water leak caused the issue. I told him I felt like I was getting the run around and if he had no plans to do anything then to just let me know and I will stop contacting his office. Since I am not getting anywhere with the warranty department in Columbia, I reached out to 2-10 Home Buyers Warranty and was told that because it is past the 1-year workmanship warranty it is not covered. If the warranty department in Columbia told me that they didn't plan to do anything about this issue I would have reached out to the 2-10 Home Buyers and submitted a claim a long time ago. This is very frustrating because I will have to end up spending money out of pocket to get this resolved because the warranty department for Stanley Martin is giving me the run around.

They tore off our old exterior stairs structure and siding, waterproofed the entire wall, and installed new siding and a stairs structure that is far superior to the old one. Their integrity and work quality are off the charts. The owner, Ahmad Khreshi, did thorough research before starting our well-planned project. I was impressed by his knowledge of current construction techniques and dedication to doing the job right. There were several problems that required Ahmad to think outside of the box, one being how to install siding under our existing power lines conduit which was mounted to the exterior wall at six different points. Several times, Ahmad's crew discovered water damage due to poor work by our developer. Ahmad was extremely flexible in adding repair of that damage into his work plan on top of the bid-upon work. Ahmad was kind and fair, listened to our concerns, answered our questions, kept us in the loop, worked with us on timing, and gave us a couple breaks. His crew was extremely professional and respectful, taking off their shoes when they had to come through the building and isolating interior work areas with plastic sheet dividers. When our project was completed, Ahmad send us the following. I've never worked with a contractor who followed up with an offer of help like this: "Remember, you can always reach out with any technical building related questions, in any trades. I'm more than happy to give advice and guidance on code matters or general best practices, even if you are hiring other people."

Ahmad and his crew had a keen sense of attention to detail that made us very happy and left the neighbors extremely impressed. He was here everyday and was quick to respond if/when needed. Ahmad was extremely patient, knowledgeable and answered all of the many questions I had morning and night. The crew left the site clean and organized ready for the next day. They worked tirelessly morning and night and were extremely respectful and kind. He is honest and fair and produces fantastic work, something that is rare to come by these days. I meticulously provided every document NVR demanded, jumping through hoops with the good faith of a soldier following orders. Then, in October, disaster struck. The government shut down, and NVR, in an act of utter betrayal, refused to approve funding for military service members - the very people who risk their lives to protect this nation. NVR's unconscionable decision threw my life into complete turmoil. I was forced to drain my savings, desperately clinging to hotel rooms while trying to save enough for the closing. Adding insult to injury, NVR's loan officer had the audacity to forbid me from seeking interest-free loans offered to service members by USAA and Navy Federal - lifelines that could have eased the financial strain. They wanted me trapped. After weeks of begging and pleading, desperately trying to secure a Mutual Release Agreement that NVR callously denied, I was forced into an apartment complex, lured by a few months of free rent, a desperate measure to avoid utter financial ruin. I informed NVR of this new, crippling expense - an expense I'm contractually obligated to for ten months. The response? Cold indifference. I was told it wouldn't be considered during loan approval, as if my reality didn't matter. As if things couldn't get worse, my marriage crumbled under the pressure. My wife and I separated. The Army now requires me to provide her with half of my BAH, a devastating $2,100 monthly blow. Again, I informed NVR, fulfilling my obligation. Their response? A robotic assurance that it "wouldn't affect my approval status." Let's be clear: with the apartment sucking $2,700 from my account each month and the court-ordered support payments of $2,100, I'm facing a staggering $4,800 monthly shortfall. Yet, NVR, with their eyes wide open to my impending financial doom, is still pushing for loan approval. I was not living in the DMV area when we started the project so they did a great job of communicating remotely during the design process. His architect, Darren and interior design team, Christina Simon, took samples of things we liked and found ways to integrate them into the house. The property has so many cool features from finishes, to a basement apartment, gym, and a roof deck. It's a 4,400 sq foot house but feels like it's 6k. Rob, Jim, and team are very particular about how things are done. If something doesn't look right, they are going to have it corrected properly and they did. From building for energy efficient, print labeling everything ( low voltage, electrical, was, gas), to managing the draw schedule, they really focus on the little things during what is a very stressful experience. After moving in, they ensured punch list items were attended to. Unfortunately, we had to relocate for work after a year but the focus on details and quality allowed us to get top dollar for our property. Having now bought another newly built home only further highlights the unique focus on service and quality building of Zimmermann homes. Wish I could have had him build my house out west.

It's the second house I have built with Rob and his team in the last 4 years and this experience was even better than my first one in 2018. Zimmermann Homes continues to improve its operations continuously, whereby the customer remains first and foremost. Building together over the past 12-18 months had several challenges, primarily supply chain issues, most of which were entirely out of our control. However, Rob and his team worked even harder to source substitutes that were just as good or as timely as the initial selections we made for the design of the house. As someone who visits dozens of newly constructed homes annually, I am very aware of the quality and pricing of the competition facing Zimmermann Homes, so when I say that you can't beat the "bang for the buck", I'm confident that it's true. The quality of the architectural structure, design, construction, and home efficiency are truly unmatched at the price point offered by Zimmermann Homes. More than anything, Rob and his team are really good to work with. It's expected that things will go awry at some point in building a custom home, whether it's a schedule delay, design issue, permit snag, or selection that is out of stock. Recognizing this, Zimmermann Homes is creative dealing with such issues and they do whatever is necessary to minimize disruption and stress for the home-owner. Rob has built an incredible business for home construction in the Northern VA area and I can't think of a better company to work with when building a home. He has put together a team of experts that seamlessly work together so that issues are resolved quickly and most of the time it is done behind the scenes, making the customer's experience much better. I would be remiss if I didn't give shout-outs to the members of Rob's team. Darren is amazing at helping you design a home that works for your individual needs, while being very aesthetically pleasing to the eye, both inside and out. Christina and her team are the best in the business when it comes to the color schemes and styles, making your budget go as far as possible with the selections for appliances, tile, cabinets, countertops, and lighting. Finally, Jim J. is a savant when it comes to managing the overall project and making sure that the customer gets exactly what he/she wants, at the highest level of quality throughout. His attention to detail will always amaze me and any other customer he has ever had. I couldn't be happier with the final product. Friends, family, and neighbors that visit are amazed at how well it came out, especially during a worldwide pandemic. I could not endorse Zimmermann Homes more highly. We had dealt with another contractor in the past with good success. Synergy said "It sounds like one firm has done right by you. Why don't you see what they come back with, and we're happy to offer free advice." We sent the other contractor's proposal to them. They responded the next day with suggestions to improve the design. They also said "if you have seen their work and are comfortable with their quality, then you should go with them. It seems like a fair proposal." Unlike most contractors who bad-mouth the competition and will try to sell you on any job, Synergy genuinely cared about our results as a homeowner, first. We tried to shift the project to Synergy, and their owner said "I think the other guys earned your business. Please consider us for the next one." WOW! This is the kind of company you want to work with!"

It's difficult to express, in as few words as possible, our satisfaction with their product as there are too many factors involved in a major construction to be able to include them all. Mark and Mina and their team became like members of our extended family; they talked with us and asked questions to uncover the aspects of the house that could be changed to make our home one where we would use the space, inside and out, to the greatest extent possible. The team examined every inch of the house, in order to discover it's potential and to avoid problems. We learned quickly that we could trust them completely, their diligence and attention to every detail allowed us to leave the job to the team, which we did. They delivered a design that was, frankly, beyond what we could have imagined. Their architect, Tom, is a hidden gem with significant talent and skill. He monitored the entire construction for oversight and to maintain the integrity of his design. The quality of the construction is superior, the carpenters are highly skilled. The people who work for Mark and Mina are some of the nicest people I've ever met which made working with these creative, helpful, skilled people a pleasure, it was never a burden. We were greatly blessed by the work of the hands of this company and it is my hope you will consider using them for your project. If I had another project, I would not hesitate to pick up the phone and call Mark. If I have a problem with the project they've completed, I know they will respond graciously and quickly.     Here's the update: The BMP (rain garden) had to be redone…read morebecause it wasn't draining, and I had a mosquito issues. Tried to address it with Monarch first, they told me to basically take a hike. Went to Fairfax county who forced them to redo the BMP. Fast forward to months later, my yard looks like a war zone. Why? I have a ravine in the front yard. They redid the front yard design without showing us the plan. My sprinklers were cut up, driveway damaged. Monarch wants me to sign off on an agreement to remove all of the bad reviews first before they'll finish the work. I have two holes on the basement ceiling which they caused and refuse to fix. The hole was to try to locate the issues on the main floor which feels loose. I had the floors inspected and several issues was found which have yet to be fixed. I still have bowing walls I finally had to have the ceiling drywall issues fixed by my own contractors We still have poor airflow on the mainfloor and basement because the duct wasn't adequately sized. They did add two dampers on the mainfloor and upstairs which didn't help The driveway and walkway continue to crumble. The garage slab continues to crack and have completely seperated from the wall structure. I had a structural engineer assessed and found many issues Monarch have repeatedly dragged their feet on completing their feet on completing the work. The last email from Jason Furtek basically said that the warrant have expired, and they're not finishing the work.

This guy makes a used car salesman seem like an esteemed, honest professional. First, the delivery dates on the homes are completely fabricated. Michael Weiner outright lied to me about a September delivery on the townhome I was looking at because he knew that was the timeframe I needed. However, he's not smart enough to lie consistently so I figured out myself that this home would actually be done more like in December (eg, he told me construction takes four months, but this does not account for permits, inspections, and any weather). If the place has a December delivery, that's fine but there's no reason to lie to a buyer. Once I started asking for documentation such as construction schedules, start and end dates on the existing homes, he ignored my calls and emails. Second, read their contract very, very carefully before signing and giving them any money. They have the right to hold your money (about 5% of purchase price) hostage for two years without any commitment on their part to have the home completed when you are told. Yes, all builder contracts are skewed towards the builder. However, Comstock has a history of financial instability, defaulting on loans, and not completing their projects. The sales process was the complete opposite of what I experienced with Comstock. EYA was open about the entire sales and construction process. Buying a home is the biggest investment you will make in your life. Go with a financially stable company that will be honest with you and treat you with the respect a purchase of this magnitude deserves.

He is honest, straightforward, and fully engaged from start to finish--I never had to follow up or wonder where things stood. He manages projects with a level of organization and foresight that significantly reduces the usual friction and surprises that often accompany construction. Having a general contractor who is also a licensed architect is a meaningful advantage and helps prevent issues before they arise. If you have the chance to work with DFB, I highly recommend it.

    We requested a tour at their Amalyn location and were so interested, we brought our check book in…read morecase we needed to make a deposit. But when we arrived on site, we were met with a person who was filling in and could answer Zero questions about home design or options. I had printed out the home's layout at home and had to share it with the person giving the tour after they answered incorrectly what options were available for the home. My husband and I took the afternoon off from work only to have the whole time wasted. Why schedule an appointment when clearly no one knowledgeable was available? Why waste everyone's time? To make matters worse, they insulted our real estate agent by saying they were not included on the initial contact and might not be included at this point. We weren't even told we were supposed to let them know we were working with a real estate agent when we signed our name on the interest list. This seems unethical not to allow compensation for a real estate person that has guided us. Overall bad customer service and a lack of care and professionalism. It's like they don't know they are selling homes above 1.2 million rather than cans of tuna.

    Just wanted to say that my husband and I have nothing but stellar things to say about Eruda Design…read more& Build. I know they don't have a lot of online presence, but my best friend referred me to them after getting her kitchen remodeled, and they are freaking AWESOME. They are fair priced, on-time, and don't cut corners. Also they genuinely care about making their customers' visions come true. My husband and I recently purchased a home and wanted to modernize our kitchen but didn't have the budget to do a full-on kitchen renovation. We got (or tried to get) a couple of quotes from "reputable" companies in the area. One never showed, another promised us a quote and never got around to it, a third gave us a startling low quote after requesting pictures via text but their attitude & the quote did not sit right with us at all. And lastly, this duo team from Eruda Design & Build - I kid you not - came by THREE times, in person, to brainstorm with us different design ideas & to ensure the measurements were correct. Even from the get-go they were above and beyond others, but even during the renovation process, they did not disappoint. For example, I had requested my fridge to be moved to a different wall, and while they were reconfiguring all the plumbing, they found this rusting pipe that was slowly leaking water which was covered by some panels in the HVAC that even our home inspector didn't find. They let us know immediately (even though it was beyond the scope of the project) because they worried about the long-term effects of water damage that could have on our home and replaced the pipe for us. They met us at their warehouse to brainstorm & choose the quartz countertop with us, and then even met us at the tile shop to choose a backsplash together. For my husband and I who sort of had an idea of what we wanted but wasn't sure if they were the right "choices" - this kind of personal level of service was sooo helpful. In addition, they also are so handy! Did our light fixtures and even mounted a TV for us. To top it all off, they gave us a pull-out cabinet as a home welcoming gift. And as you can see from the pictures, they did an AMAZING job. It looks so much more chic and my husband and I are so grateful to Mr. Sungho and his team!
