    My family and I commenced this process as soon as the company opened its doors. Regrettably, due to…read morea lack of communication between the management and the general public, it took us over a year to even begin. From them having a floor plan advertised that we later learned that they couldn't provide to us. To us having a contact on a lot to then learn that the home style we wanted we couldn't get on that lot because they had lots pre-permitted. They had to cancel our contract. We wanted to change the floor plan based on the options we could build. Then we were told we had to wait for one specific lot, exactly where the trailer sat. Despite all of that, we believed in what they were selling and waited. Now I regret it. The only issues I do not hold them responsible for are the weather conditions and the timing of the installation of utilities for the community. We engaged with four sales representatives, and I can confidently say that I have had positive experiences with each of them. However, my primary concerns arose during the completion of my home. While the company offers a warranty, I find it perplexing that I am compelled to submit multiple warranty claims for a newly constructed home. Before even reaching the one-month mark, we encountered problems. The siding on our home is consistently coming off, not completely, but it is lifting. The company has had to "repair" it three times within six months. I can already see where it is lifting again. Additionally, the siding is wavy. I was informed that this is due to the sun and the color of the siding. I was advised to wait, but despite taking all the necessary steps, nothing has been addressed. Furthermore, there is another home with the same color siding and orientation to the sun, but it does not exhibit the same wavy siding characteristics. The flooring in our home is also lifting, and I was told that this is within the company's allowance. However, why should any flooring be lifting? In certain areas, it produces a "tap" sound because the flooring is not flush with the subfloor. This is unacceptable. We paid an additional amount for oak stairs, and now we have "slats". The space has grown to the point where I can fit a credit card between the gaps. We have experienced electrical issues. I was informed that it is possible that we, as the homeowner, may be the cause. When I attempted to use a vacuum cleaner, it tripped the power. Upon submitting a claim, I was informed that a "one-time courtesy" could be extended, but it would need to be waited two weeks for the "soonest" appointment. Therefore, I was required to wait two weeks without power in two bedrooms, a bathroom, and a hallway. I contacted Diana at the sales office, and she was able to advocate on my behalf, resulting in the appointment being moved up by another week. Upon the electrician's arrival, he identified the hazard. He tightened the loose wires and replaced a faulty arc. However, was this the consumer's fault, as the warranty office tried to previously elude? We had other options of builders, but we chose Stanley Martin, and I am disappointed that we did so. Regardless of the costs of the home, every homeowner deserves the quality that they advertise. I am highly dissatisfied, and when we decide to move on, I will know which builder to avoid.

Assistant Sales Manager Malik Patterson and Sales Manager Russ Tickle repeatedly represented that the home would be priced at $389,990 with a 9% credit incentive. The price was even advertised online at $389,990. Todd Pede, their preferred lender, also confirmed the incentives. Based on these representations, my client signed a contract, submitted financial documents, allowed her credit to be pulled, and paid a deposit, which has not been refunded. The promised price and credit were not honored, negatively affecting my client's credit and causing financial and emotional stress. We feel like the incentives were represented with no intention of being honored, and that my client was encouraged to make a financial and emotional commitment before the terms were changed. I wonder how many other buyers have experienced similar issues. Because of this experience, I will never bring another client to Stanley Martin Homes.

I…read morewas on the board at my previous condo for 18 years, I have been on my current condo board for eight years, and Home Perfection Contracting is the best and most professional contractor I have ever worked with. They tore off our old exterior stairs structure and siding, waterproofed the entire wall, and installed new siding and a stairs structure that is far superior to the old one. Their integrity and work quality are off the charts. The owner, Ahmad Khreshi, did thorough research before starting our well-planned project. I was impressed by his knowledge of current construction techniques and dedication to doing the job right. There were several problems that required Ahmad to think outside of the box, one being how to install siding under our existing power lines conduit which was mounted to the exterior wall at six different points. Several times, Ahmad's crew discovered water damage due to poor work by our developer. Ahmad was extremely flexible in adding repair of that damage into his work plan on top of the bid-upon work. Ahmad was kind and fair, listened to our concerns, answered our questions, kept us in the loop, worked with us on timing, and gave us a couple breaks. His crew was extremely professional and respectful, taking off their shoes when they had to come through the building and isolating interior work areas with plastic sheet dividers. When our project was completed, Ahmad send us the following. I've never worked with a contractor who followed up with an offer of help like this: "Remember, you can always reach out with any technical building related questions, in any trades. I'm more than happy to give advice and guidance on code matters or general best practices, even if you are hiring other people."

From start to finish Ahmad and his crew were fantastic. From the very beginning Ahmad provided the most thorough breakdown of what was to be expected, delivered and completed. There were never any surprises, he is one you can trust with your home and treats it as if it's his. He under promised and over delivered. Ahmad and his crew had a keen sense of attention to detail that made us very happy and left the neighbors extremely impressed. He was here everyday and was quick to respond if/when needed. Ahmad was extremely patient, knowledgeable and answered all of the many questions I had morning and night. The crew left the site clean and organized ready for the next day. They worked tirelessly morning and night and were extremely respectful and kind. He is honest and fair and produces fantastic work, something that is rare to come by these days. I meticulously provided every document NVR demanded, jumping through hoops with the good faith of a soldier following orders. Then, in October, disaster struck. The government shut down, and NVR, in an act of utter betrayal, refused to approve funding for military service members - the very people who risk their lives to protect this nation. NVR's unconscionable decision threw my life into complete turmoil. I was forced to drain my savings, desperately clinging to hotel rooms while trying to save enough for the closing. Adding insult to injury, NVR's loan officer had the audacity to forbid me from seeking interest-free loans offered to service members by USAA and Navy Federal - lifelines that could have eased the financial strain. They wanted me trapped. After weeks of begging and pleading, desperately trying to secure a Mutual Release Agreement that NVR callously denied, I was forced into an apartment complex, lured by a few months of free rent, a desperate measure to avoid utter financial ruin. I informed NVR of this new, crippling expense - an expense I'm contractually obligated to for ten months. The response? Cold indifference. I was told it wouldn't be considered during loan approval, as if my reality didn't matter. As if things couldn't get worse, my marriage crumbled under the pressure. My wife and I separated. The Army now requires me to provide her with half of my BAH, a devastating $2,100 monthly blow. Again, I informed NVR, fulfilling my obligation. Their response? A robotic assurance that it "wouldn't affect my approval status." Let's be clear: with the apartment sucking $2,700 from my account each month and the court-ordered support payments of $2,100, I'm facing a staggering $4,800 monthly shortfall. We had dealt with another contractor in the past with good success. Synergy said "It sounds like one firm has done right by you. Why don't you see what they come back with, and we're happy to offer free advice." We sent the other contractor's proposal to them. They responded the next day with suggestions to improve the design. They also said "if you have seen their work and are comfortable with their quality, then you should go with them. It seems like a fair proposal." Unlike most contractors who bad-mouth the competition and will try to sell you on any job, Synergy genuinely cared about our results as a homeowner, first. We tried to shift the project to Synergy, and their owner said "I think the other guys earned your business. Please consider us for the next one." WOW! This is the kind of company you want to work with!"

It's difficult to express, in as few words as possible, our satisfaction with their product as there are too many factors involved in a major construction to be able to include them all. Mark and Mina and their team became like members of our extended family; they talked with us and asked questions to uncover the aspects of the house that could be changed to make our home one where we would use the space, inside and out, to the greatest extent possible. The team examined every inch of the house, in order to discover it's potential and to avoid problems. We learned quickly that we could trust them completely, their diligence and attention to every detail allowed us to leave the job to the team, which we did. They delivered a design that was, frankly, beyond what we could have imagined. Their architect, Tom, is a hidden gem with significant talent and skill. He monitored the entire construction for oversight and to maintain the integrity of his design. The quality of the construction is superior, the carpenters are highly skilled. The people who work for Mark and Mina are some of the nicest people I've ever met which made working with these creative, helpful, skilled people a pleasure, it was never a burden.     Here's the update: The BMP (rain garden) had to be redone…read morebecause it wasn't draining, and I had a mosquito issues. Tried to address it with Monarch first, they told me to basically take a hike. Went to Fairfax county who forced them to redo the BMP. Fast forward to months later, my yard looks like a war zone. Why? I have a ravine in the front yard. They redid the front yard design without showing us the plan. My sprinklers were cut up, driveway damaged. Monarch wants me to sign off on an agreement to remove all of the bad reviews first before they'll finish the work. I have two holes on the basement ceiling which they caused and refuse to fix. The hole was to try to locate the issues on the main floor which feels loose. I had the floors inspected and several issues was found which have yet to be fixed. I still have bowing walls I finally had to have the ceiling drywall issues fixed by my own contractors We still have poor airflow on the mainfloor and basement because the duct wasn't adequately sized. They did add two dampers on the mainfloor and upstairs which didn't help The driveway and walkway continue to crumble. The garage slab continues to crack and have completely seperated from the wall structure. I had a structural engineer assessed and found many issues Monarch have repeatedly dragged their feet on completing their feet on completing the work. The last email from Jason Furtek basically said that the warrant have expired, and they're not finishing the work.

Communication is non existent, whenever a problem arises they try to make you feel like you're making a big deal of it, instead of apologizing and correcting their mistakes. Ryan should have more integrity for their homes and hire competent contractors that actually take pride in their job, and if they cannot do that at least hire a experienced Project Manager who will go behind the contractors to insure the build is being done correctly.

    At build we mentioned windows being unlevel and they denied it and said they would look and take…read morecare of it and didn't.  The window finally cracked, and we came in with levels to confirm that the windows had been fixed. At walkthrough someone misplaced a ladder and it fell on me causing a laceration on my back. My babies were with me and we could have been killed. Then we move in and we have a huge punch list, which when addressed the issues are made worse due to lack of workmanship and incompetent Workers It is a year later and warranty is done, and they have not fixed the items. They have caused tremendous stress and chaos in my home and do not take ownership. The last thing we found is a foundation issue. Our walls are exposed you can see light at the bottom where the floor meets the wall. Water, air, bugs all kinds of things can come through the hole. It's affecting my electrical bill. They've unknowingly recorded us in our home. The last subcontractor slammed our home door because he was upset that he had installed damaged items after the second time it was being replaced and we asked him to remove it. The list is completely overwhelming to say the least. As of 4/8/21 we noticed the shingles on our roof loose. We also have the following issues: Crackling floors upstairs Unstable middle banister upstairs Carpet coming apart Unlevel walls, ceiling, granite, vanity, toilets No padding on the second floor carpet where carpet meets the wall Wrong door brackets and bent brackets Inconsistent paint color Mailbox installed without concrete Showers cracked Kitchen cabinets with water damage Doors sticking Walls exposed to the exterior Unfinished walls Upstairs We've reached out S.C. Department of Labor, Licensing and Regulation 110 Centerview Drive, Columbia, S.C. 29210 which is now investigating Ryan Homes.
