As a military renter, I had a very good experience with this company. They respond very quickly to maintenance requests and other issues. I had a same-day response to any query about any problem I had with my apartment. The agent who I worked with when moving in, Sandra, was very thorough and professional. The same can be said for Tiffany Kom, the agent who handled my property when I was moving out. The agents here are very fair when it comes to knowing the difference between wear and tear and environmental damage vs. intentional and negligent damage by a renter. As long as you make an effort to keep the property clean, report any problems, and don't be a nuisance to other residents, you will have no problems with this company. I ended up renting from Cornerstone for 4 years, would have still been there if the neighborhood wasn't getting bad. It's unfortunate that the property has been listed for over 28 days and when we requested for a showing they said they only do showings Monday-Fridays 9:00-4:30 and not on the weekends. We work full time jobs and they can't accommodate to meet me at 5:00 immediately when I finish work at 4:30. Must be a sign to not view the listing as the reviews are horrible. Let me start out by saying if you are looking to rent from someone or for a company to manage YOUR property, DO NOT use Cornerstone Properties. READ THE OTHER REVIEWS BELOW to see just how bad this company is. In our experience, the CEO Carl is an completely unprofessional, unethical bully with absolutely no conscience or ALOHA. He makes it his business to bully tenants, working class people, into paying and doing things for his benefit. We rented a small apartment in town for 4 years and were excellent tenants- super clean, very quiet, hardworking, never late with rent. Over those 4 years we had run in with Carl who abused his power as property manager to bully us into submission in things such as dysfunctional plumbing and flooring. We should have known upon coming to check the apartment out as he yelled at my mother who accompanied me to sign the lease when she started checking that the water, garbage disposal worked properly- yes yelled stating that everything was fine and he didn't have time for all this. The building itself is older there is a disclosure about lead paint and so because there is popcorn ceiling it is safe to assume the ceiling also has asbestos as it was built before 1970. Upon inquiring with Carl about the SAFETY of ripping up and replacing a floor full of lose, flapping wood laminate flooring that was as old as the apartment itself r/t possible asbestos exposure, we basically received an unprofessional, condescending, rude email stating that we didn't know what we were talking about and that if we ever mentioned our concerns to the contractors again we would regret it. Fast forward some time later, another tenant moves in down the hall. None of her keys work for the outside trash and laundry room so a nice lady from Cornerstone (not RUDE, CONDESCENDING CARL) asks me to make her a copy of my keys on their behalf! In the spirit of good will, I did it- thinking that Aloha would somehow make its way into Cornerstone's company. NOPE. We struggled over the 4 years we've rented with the kitchen's garbage disposal and plumbing. The plumber even cited that it is just a very old appliance and would need to be replaced even after a few sink overflows, ptrap explosions and leaks. Fast forward 4 years later- the owner decided she wants to sell the apartment we are living in. Her real estate person, Claudia is fabulous, respectful, cares about people. After speaking with her we decide to buy the property- and viola, we are the new owners as of 05/2016. Now, in late January of 2017, I receive an email from the nice lady at Cornerstone, Carl's assistant who is so mild mannered probably due to it being in her job description to deal with the likes of Carl all day emails me saying that a plumbing bill from Jan 2016, one year later, saying that the bill "was just received" and that we were in debt to pay that bill because they stopped our sink from overflowing d/t faulty garbage disposal- which is part of the apartment and owner responsibility because it was d/t normal wear and tear and not of any fault of our own. Long story short, after many exchanged emails in which Carl again tried to bully us saying "we are morally obligated" to pay the bill, we replied absolutely not. In all, Cornerstone is unorganized, and without a doubt ALOHA-less. It was very clear that Carl operates this company for the purpose of making as much money as possible, cutting corners wherever he can at the expense of those unfortunate enough to be in business with him. My family, friends and I will NEVER use Cornerstone properties or recommend them to anyone we know. If I could give 0 stars I would immediately. In my 6+ years of renting, I have never experienced a company nearly this unprofessional. Tiffany may very well be the least professional and condescending landlord or business partner I have very come across. After not showing up to the showing of the property herself, she never once expressed openly what was happening on their end without extensive prodding and attempted communication. When one of her assistants misspelled an email address, she blamed us for not responding to an email (which we had not received) in a timely manner. After finally taking all of our information she called one of the managers of our roommate and spoke to him about the roommate's salary and employment. Still after doing that she decided that was not enough confirmation of income and requested an undisclosed amount of cosigners telling us "you can start with 1 and maybe I will say yes maybe I will not." Still giving us the run around she then asked for the cosigner to pay their 25 dollar application fee without ensuring she would even review the application. After finally reviewing the application, we were told on Thursday that we had gotten the place. Friday we to go and get a money order (non-refundable) made out to their company. After getting a verbal/written agreement, we get a call while in line to get the money and Tiffany informed us she "changed her mind" on a whim and decided she would reevaluate our application on Monday, again leaving us just at their mercy. When calling she was condescending, repeatedly telling us "this is my call and things go as I say" making sure she felt her supposed power. She then tried to tell us she could make no decisions based on "good conscience" and must make all decisions based on business which is the last thing you want to hear from a landlord/business partner. My review will not be as helpful as all the other truthful reviews here because thankfully, I read them all before renting from cornerstone. So this review is based purely off an initial showing with Carl. Meeting Carl was one of the unfortunate happenings of my life. The words rude, lacking of manners, unprofessional, and condescending quickly comes to mind as descriptions of this man. Initially, we were planning to disregard his characteristics as the place we viewed was pretty decent for the price. Definitely not great and we for sure would have foreseeable problems because of how old the apt is, which we assumed would be fixed as most decent landlords would do. So we were set to apply. I decided to hop on yelp just to see if cornerstone had any reviews and I'm so thankful I did. After reading the reviews, we will not be filling out any applications and will not be viewing any more properties from cornerstone. I would wake up in the middle of the night worrying what was happening to my properties and tenants. I had to personal called the tenants to make sure that they are happy and would pay me after 2 months late in their rent. So needless to say, I have a lot of experience in what to look for when seeking a property manager that I can trust to do the job right and in a timely manner. I spent hours of researching for a trust worthy property management company for my boyfriend's apartment this past July. I researched on Yelp, Google, and the YellowBook. Then narrow from a dozen property management companies to 4 that I interviewed over the phone. It was a lot of work, but it was so worth it! It has been 3 months since we first contacted Amanda Frazier and just got our first month rent from our tenant. We first spoke with Amanda mid Jul. She helped us find a handyman to do some maintenance around the house. We moved out at the end of July and she worked her magic and got our 1st moth rent for September. I'm sure that the location and the condition of our apartment has something to do with getting it rented, but it wouldn't have gotten rented so quick if Amanda hadn't put in a lot of leg work. Amanda normally responds back to us within 24 hours via email or over the phone inquires. She is very good at keeping us up-to-date on the status of the property. Usually by a phone call, we personal prefer to get a phone call rather than an email on the status of the property, because it's more professional and personable. We rented from Cornerstone for over five years. Our experience was exactly as expected--no surprises. All of our maintenance requests were met in a timely fashion. The staff was very helpful with all we needed. The owner of our unit sold the place we rented. Cornerstone staff helped with the transition making sure their part of the application for a new place was filled out promptly. They graciously answered any question I threw their way. Carl gave much-needed support and wisdom when we were dealing with the realtor. We cleaned and prepped the unit as required by our lease and received our deposit back 100% --earlier then state requires. Thank you all at Cornerstone! I appreciate you all! My girlfriend and I rented one of their units. The place was filthy, including a toilet bowl that had specs of fecal waste. The kitchen cabinets had an awful rotten smell. When I wrote to complain, I got a callous response that ended with an offer to break the lease if I didn't like it. Basically they said "tough sh*t". Not even an apology. After living here for a bit, I befriended the building manager who gave me the following information: 1. The the previous tenant was a friend of the property manager (which is probably why they let the dirty condition slide). 2. The kitchen cabinets probably smelled because there was a water leak from the unit above and Cornerstone did nothing to fix it. When the time came to move out, the property manager had us clean the unit thoroughly, basically inferring that we would get most of our security deposit back if we did. After a nearly spotless job, she comes in to do an inspection and claims the unit wasn't clean enough and made us clean it again. Another inspection and she still claims it's not clean enough, even asking us to replace the stove's drip pans. Seriously???? Who asks for this??? We decided to just scrub the drip pans, which looked good as new. After a week of hell she decides to hire a professional cleaning service and charge us $300. Okay, we know these property managers always take some money off your deposit, but they usually don't make you CLEAN THE UNIT THREE TIMES only to hire a pro cleaning service and charge you anyway. Let's not forget when I moved in THERE WAS FECAL MATTER SPECKS IN THE TOILET. Where was this strict policy of cleanliness when the previous tenant moved out? Oh yeah, her friend was the previous tenant. If you want to deal with the most godawful people you'll ever meet (my girlfriend was in tears the whole week), then go ahead and rent a unit from Cornerstone Properties. read more

I was renting a studio, 325 sq ft, apt for $1075 back in 2011. Many things wrong with the place...the unit was outdated and falling apart. It was in a highrise building in Salt Lake. The building itself is an ideal place to live since the grounds are secured, however the unit itself was in sad shape and I didn't notice when I did the walk thru. Lets face it there's not much to look at with 325sq footage of space. After raising my concerns many times with LOLING, the representative of Cornerstone, all I was responded with was "Send me an email with pictures and I'll let the owner know.". Loling got back to me to tell me when the repair guy was coming, took the day off from work and Mr. Fixit was a no show. Loling never returned my calls only to tell me my six month lease expires next month and rent will be increased if I choose to renew..."EEK! METHINKS NOT" I was able to find a new home within a week and during that time Loling wanted me to inconvenience my moving/work schedule to accomodate Walk thrus. I explained to her that would not be possible which she became very unpleasant. After I explained to her that I am paid thru the month and she will have 3 weeks of my PAID lease to show the place as much as she liked was when she finally backed off. Today was our check out. Things went well with flying colors. The walk through was quick and easy. The house was in good condition when we moved in, and we even upgraded a few of the faucets and shower heads. After living there for over a year, I was a little worried about the wear (mostly from having a dog that would track mud inside and from every day damage, nothing major). But, Carl was wonderful, he said it was just every day wear and tear, expected after living somewhere for over a year. We didn't get dinged for it. Yah! Due to some unexpected circumstances with my significant other going into surgery the last week of our rent, we have been a little all over the place. They have wonderful in accompanying us and our needs during this chaotic time. Carl was our property manager and was beyond wonderful and understanding. First off, the agent Tiffany did little to nothing to "show" me the property. She was unable to answer any questions concerning the maintenance of the property. I did want the property so I was able to apply and was told the owner accepted my application. After that I was given an appointment a few days later to sign the lease. I feel sorry for my friend who is renting from these people. They don't give a crap about the people who are renting from them, only those who are buying especially if they have a rapore with them. I was in Hawaii visiting a friend for a week when Mr. Carl came by to do her inspection. He seemed very mean and condescending. She had recently had a problem with a neighbor (who happens to be buying his place) Mr. Carl brought the issue up to her while doing her inspection and pretty much shrugged her off when she was trying to explain the situation to him. He pretty much told her to walk on eggshells now that she was in the lime light after that recent complaint from the neighbor. It's clear that Mr. Carl and this neighbor are good friends because ever since that first complaint, my friend has been getting harassed, stressed out and constantly complained on by this same neighbor for the pettiest things! Its to the point now that she has absolutely no peace in her own home which she pays over $1500 every month to live in! She's had the police called on her for her tv being to loud and for her music being to loud which we were playing in her bedroom with the door closed! The cop that came to the door even said he could barely hear the music from outside so there was no way it could've been bothering anyone else. Instead of actually investigating these petty complaints, most of which were fixed and some of which are completely false. Mr. Carl decides he's going to evict my friend, even though she still has six months left on her lease! She even asked to come into the office and talk to him face to face and explain her side and he told her he was too busy to hear anything she had to say, yet he takes the time out to listen to the complaints of this one neighbor! I could understand if she was throwing loud parties and intentionally causing problems for her neighbors, but the fact is, this certain neighbor just doesn't like her and wants to see her kicked out! What kinda crap is that?? And what kind of property manager terminates tenancy due to the petty complaints and lies of ONE resident!! Oh I forgot, he's friends with that neighbor! He told my friend he'd give her a chance to finish out her lease as long as she receives no more violation complaints but not even a week after he told her this, she received two more! AND THEY WERE FALSE!! There are tons of other residents in that same area and if my friend was such a problem and horrible neighbor, she would be receiving complaints from numerous people, not just 1! Mr. Carl is a monster and really needs to be fired. Property managers are supposed to care about ALL of their tenants, not just their friends and the ones who are buying! I really hope my friend gets an attorney and kicks his ass in court because its clear that they are not trying to hear her side, nor are they looking out for her the way they're looking out for their friends and buyers. After that, the experience with Cornerstone was one of the worst my friends and I have ever experienced. After going back and forth for about 2 weeks trying to get paperwork and contracts sorted out, Tiffany kept demanding more and more from us, after we had proved numerous times through various forms that all the tenants were overqualified to pay for the lease. She finally then had contacted us confirming we received approval and were able to move in, and we arranged for a time to come into the office to sign the lease. The next day, we were pulling out the money order and on our way to the offices to finalize things and Tiffany called us saying we could not sign that day and she would have to re-evaluate us 4 days later. This is one of the most unprofessional companies I have ever dealt with while looking for a rental property. They constantly set up viewings for houses with applications that are already processed and the house is not available anymore. Therefore wasting my time and getting my hopes up on a good house that's already been rented. Once I noticed this started happening I reached out through email to "Sue" asking about a house we were interested in seeing. I asked Sue if there is any applications in on a house we would like to see and she did not even take the time to respond to my email. Carl, when showing the apartment, said straight out from the beginning that he works for owner, not the tenant (like how your typical government bureaucrat works for their boss, not the taxpayers). The current tenant was still there, and his only comment was that it takes months for anything to get fixed. This has to be the worst management company in Hawaii. We moved into a filthy place that wasn't cleaned because we needed a place badly. When we moved out Carl Frazier, the CEO, checked out the place and said he would only take out $250.00 for carpet cleaning and I will get the rest of the deposit. Deposit was $1800, I received a check for $200.00 for the return. Then he sent an email for reasons , which were heavily over exaggerated or lies. Like $680 dollars for carpet cleaning, on a heavily used carpet which he stated needed to be replaced when we first moved in, but they didn't have money for it. The carpet smelled like a wet dog entirely , and urine in some parts. This shady CEO told me it was brand new carpet when it's time for the deposit to be returned, when actually the previous renter's dogs soiled it horribly. Carl constantly contradicts himself when it comes to money. The maintenance guy seemed like he was on hard drugs, I was 2 minutes late meeting the maintenance guy, so he broke into my house and busted up the lock. When I returned home he said I left the back door open, and the lock was busted, and admitted coming in the back door. He also did a roof repair which he installed heavily molded wood and painted over it. I have pictures of the house of these shady repairs. I would not recommend this company as they allow the tenant to destroy your property and then they do not hold them accountable for any damages. The property owner must pay for everything! You pay them monthly for services and they do not follow through. When confronting them about obvious damages, they defend the tenant and not the owner who is paying them to maintain the property. Difficult to contact, they would not return my phone calls or texts. read more

It is hard to give this rental company even one star. I have been renting one of their properties since October of last year. At the beginning of 2014 I began asking for an updated guest parking pass, it is now almost July of 2014 and I still have not received the parking pass. On June 2nd I emailed my rental property manager, Tiffany, regarding some changes I wanted to make to my lease and also requested to sign a long term lease. In the 8 months that I have lived in my apartment I have never made a late payment or had any complaints from neighbors. However, when I called Tiffany which was clearly an inconvenience to her, 15 days after my initial email, she told me she didn't think that I made enough money to afford living in the apartment by myself. Not sure why she even assumed that because I gave her a copy of my LES and clearly she can see how much my BAH is. Tiffany told me that she would have something to me regarding my lease by last weekend, which was the 20th of June, it is now the 27th and I have heard absolutely nothing! In my initial email that I sent on June 2nd I requested that the changes be made by July 1st, nearly a month later I still have yet to receive anything in response. I would never recommend anyone to rent from this company. I may be 23 years old but this is not my first rental property and I sure don't deserve to be treated so terribly. I will gladly take my BAH and move elsewhere. read more
