Brandon came out extremely quickly for a clog in our bathroom. He scoped our drain line and flushed it for $450 and told me I needed to spend $4000 to coat our drain pipes. When I hesitated, the price suddenly dropped to $2500. Within a couple days, the issue with the toilet returned. He blamed me for not taking him up on his offer. We called another plumber to re-scope the drain lines, and he said they're fine, and there are no roots. He replaced the toilet and the issue has completely resolved. I had a nasty kitchen sink clog, and it was a nightmare trying to find a rooter service to come handle it quickly. Some were booked solid for days. Others were severely overpriced. Others had terrible reviews regarding scamming, incompetence, and/or upselling. I just wanted my drain unclogged! Owner Brandon did not come himself, but sent over one of his employees. The guy who came was very nice, very competent, and very honest. There was not one word of upselling, and in fact he told me he was going to try to make it as cheap as possible for me. He spent a lot of time here, as the clog was a lot more difficult than I had pictured, and actually was the result of the line near a hallway bathroom, which backed up the kitchen sink. This was NOT obvious, and I was impressed with this guy's professionalism and abilities. When it was all over, a LONG job was done after business hours for a flat low price (the one we discussed via text). This beat all of the competition (except the scam companies, who of course weren't going to really do the job for their absurd low prices!) Great first experience, and I will be calling Conejo Valley Rooter next time I have a similar issue. By the way, don't confuse Conejo Valley Rooter with Conejo Valley Heating & Air. Both do plumbing, both have similar names, and both use a Bugs Bunny like rabbit on their trucks. I called Conejo Valley Rooter after checking Yelp reviews on several plumbers. Brandon told me he would be right over and he was. I told him I only want an estimate as I had arranged for other plumbers to give me an estimate. That was no problem he said. He looked at breakout and said he was certain it was roots needing a hydrowash. I told him about my terrible experience with Mr Rooter. I was in no mood to pay another $1150 for no results and hard upsale of $3600 to replace the breakout which is what he told me was needed. Brandon told me the cost from Conejo Valley Rooter would be $350. I told him fine, but I need other estimates. He then offered to use the camera for free to confirm the breakout was good. He was so certain he could fix the problem he actually told me he would do the work now and guarantee the work to my satisfaction before charging me. I know, way too good to be true. He used a gasoline powered hydrowash connected by hose to his van. Mr Rooter had used a small portable hydrowash, maybe 3 feet tall and had spent 20 minutes cleaning my drain. Brandon was able to use his camera as he cleaned the drain. I could see big roots and debris in the sewer pipe while he worked. He must have spent an hour cleaning the pipe. When he was done he showed me the inside of the pipe, clean as a whistle. He even recorded it on video a sent it to me! The final cost? $350. I learned a powerful message. Always get an estimate that is firm, a guarantee, and compare prices. There was NOTHING wrong with the breakout, just a ripoff artist looking to get $3600 on top of $1150 I prepaid to Mr Rooter. I contacted Conejo Valley Rooter after the large number of POSITIVE reviews I read. And I am so happy that I did. I had a pretty bad issue with my outdoor drains, a few months ago, and anyone who wants to take a look at the misery and near disaster we went through, feel free to take a look at my Facebook page on August 23, 2023. The day of the well-known California "Hurriquake" we had locally. Where more rain came down in several hours than I have ever seen around here. Anyway, our first couple years here in Malibu we had no issues with our outdoor draining, but after that huge rainstorm that came down all at once we had a real big problem. And for several weeks, I just could not locate anyone that I felt confident with coming out here to fix the issue. But after reading many of the reviews and recommendations, I knew I found the right guy. We have only been in our home for 2 1/2 years, and I just did not know that the outdoor drains needed to be maintained on a regular basis. We had an emergency with our sewage so we contacted Brandon who came out 7 am the next day to give us a quote which we appreciated. He replaced the flap in the back flow and charged us $2000 for it with 1 year warranty. Now came the bad part! Not even two weeks later the same problem occurred again, now he wanted $3000 more to replace the whole back flow. I asked about the warranty and was told since it s replacing the whole back flow, the warranty doesn't count!! He also said that the my pipe needs epoxy liner and charged us $1700 for it. Then I made an error of transferring him $500 extra in the final payment. When I asked for him to transfer it back to me, he started coming up with excuses that the total quote he gave me was wrong, that I didn't have proof of my payments... Finally after half an hour of arguing, he conceded he was wrong and gave me back my $500! All of this happened while my 3 year old son was in the hospital with pneumonia and he s aware of it! Was able to set up a same-day appt online for late in the afternoon to clear a clog in the sewer line. Brandon texted shortly after and was able to swing by about an hour later. Yes! Really nice guy! He used a camera in the drain-out to check the obstruction. Seeing that the pipe had been broken by some roots, he advised using a hydro jet on a lower setting, rather than the standard claw, so as to avoid additional damage to the pipe. While this was more expensive I knew the additional charge since his online booking system is very transparent about costs. I saw it as something that made sense, not an up-charge. And his price was exactly in line with everyone else. Cleared out the roots (they were dead, from a large pine tree I had replaced a couple years ago), ran the camera again, and saw the clean result. He then used another device to pinpoint the breakage from above ground, marking the area that would need to be dug up for a pipe repair, should I want to go that route. Gave me a quote on the spot. FYI: If you're paying with cash it's the quoted amount. Paying with a credit card (as of July, 8, 2024) adds a 3.8% processing fee. Very knowledgeable. Service above and beyond. Brandon at Conejo Valley Rooter was the FOURTH professional plumber we had try to fix our issue, so to all of you reading this, just save yourself the trouble we went through and call him FIRST. If there was a way to give more than five starts I would. He absolutely saved us... so much so that when I paid him, I literally wrote in the memo of the check "Thank you for saving our asses!". What started as a blocked upstairs toilet a few days ago had turned into a nightmare of water cascading into the kitchen below. Other plumbers had come out and claimed to fix it, only for the problem to come back even worse. Brandon attacked the problem in a very different way, and I've never seen someone work so hard. He absolutely refused to give up, and kept rethinking the problem. After hours of intense work and problem solving, he did it, and successfully cleared what he called (and I saw on the cameras) "the worst soft blockage I've seen in thirty years". I woke SuperBowl Sunday about to get into some cooking for the game and the word in the Kitchen was, the sink is backed up, and nothing is draining. Now me being the DIYer that I am, I think, no prob, Ill get out my handy drain snake and drill this clog into oblivion. When my 25 foot snake didn't work, I tried out my power blaster that hooks up to my pressure washer.
