I called CMS Plumbing for a dripping bathroom faucet. The technician was nice but seemed distracted. Luis had a little trouble finding a part and another part would need to be ordered. He repaired the drip but the faucet is unfinished -- I have an exposed threaded pipe in my vanity. After a few weeks, wondering about that last part, I contacted CMS to see if they were planning to finish the job, and they said the part should be in stock now but they would have to charge me for the extra service. I thought $500 would include finishing the job and making it look nice, but apparently my modest little home is Not Worthy. read more

This is probably the most unprofessional plumbing outfit that overcharges, has hourly rate, but pushes for flat rate (2x the overall charge if you are paying hourly basis) and treats customer with utmost disrespect. If you must use this company avoid the plumber Kem Harvey. Don't allow him to do the job. I use them for my rental property and then I asked them to come to my house for a vacuum breaker installation. The part is about $300 and it takes 1 hour (I assumed). So, I am expecting $400+, but they quoted me over email $740. I asked in email to do it for $400 and the office assistant made it look like she agrees. But now that I read her email more carefully, I see that she neither agreed nor disagreed rather asked me to give Kem a call to schedule. Then Kem does the job, leaves no invoice, sends no invoice by email after the job and I'm thinking it will take them a week or so to send and then I'll schedule bill-pay to pay them (like it happens when they service my rental or with any other service provider). Then I keep getting calls (3 times or so) from the office assistant at inconvenient times (when I'm driving, or in meetings) and I'm thinking she's doing a good job of trying to find out how the job went, etc. Then I get a call from Kem and I was free to pick up the call. He is trying to collect payment and I am asking how much and where is the invoice. He says $740 and no invoice necessary and he's already assuming I'm trying to give them a run-around and not pay since I didn't pick up or return calls. Then he's outright belligerent and telling me he's coming to collect. I told him give me itemized invoice so that I can see how $300 parts and 2 Hrs of work goes up to $740. He says flat rate of $740 is good for me and hourly is not good, so and so forth. He also tells me that when his assistant calls, I don't pick up but when he calls from a different number I pick up - so he adds 2 and 2 together and concludes that I'm avoiding payment. But I called him earlier at his number to schedule the job and I know that it was him who's calling. This guy is a totally unprofessional, uneducated, disrespectful and follows no business norms. I have seen no business operator getting so desperate to get payment in less than a week of the work without providing invoice. I am not sure if this business is on the verge of bankruptcy or if it has so many repeated incidents that decent customers don't pay or if it is that he was able to rip me off with a $740 bill for a $400 job that he must get payments now and run. I had recommended him already to a friend of mine who has 2 rentals and wants to keep a set of technicians' contact handy and I told him to never call this company as long as Kem is working there. Their treatment to their customer is horrible. I have never encountered such badly behaved service provider in my life. read more

CMS was referred by a friend who said she loved her plumber. My water pipes were making a loud knocking sound and driving me crazy. Sam came out and explored everything and between him and his boss figured out the problem and fixed it. Very nice young man and reasonable cost. Will definitely call them from now on. John came out this morning (a Sunday) to clear are sewer line. I'm in Los Gatos. He was awesome: on time, friendly, knew what he was doing for sure. He cleared the line out in less than an hour. It was $192. Almost half some of the other guys. Don't know why anyone would use anyone else. read more

Have PVC outdoor patio drain pipes that backed up last year during rains, so wanted to clear them for the hoped for rainy season this year. Borrowed a 50' manual snake and worked it for 4 hours with little results so called these guys. Kem came out and said they were comfortable with PVC as mine was 3". He worked hard for 3 hours on 10 different drains with a 75' motor driven snake, and then a heavier 100' model. Landscaping plans were not totally followed so he had to solve some routing issues on which way the drains & snake would go. Ended up pulling up some roots and flushing mud so hopefully this cleared things out. The $330 was well spent given my prior efforts which would have had no chance of getting through those roots. Basic charges are $95/hr + $10 trip + $30 for heavier machine. Probably worth doing every 5-7 years as that might only be 1-2 hours. Recommend them. read more

CMS Plumbing were the 4th plumbers on my major remodel job. They got it right the first time. The whole job was dealt with in a straightforward manner. They said what needed to be done, what they would do, how they would do it, how much it would cost...and they did exactly what they said they would. I added a little wrinkle (moved bathtub faucet location) and they handled it, no problem. I absolutely wish I would have gone with these guys from the start. When I ran into trouble with flaky contractors, I called a friend who recommended CMS based on gas line work they had done for her. Sam showed up from CMS on short notice to diagnose low water pressure at my kitchen faucet. I also asked him to replace the compression fittings for hot and cold water with 1/4 turn shut-off valves. He used several techniques including using the nickel trick to try and flush sediment that may be causing an obstruction. He also removed and tried to clear sediment from the T fitting. He replaced a blocked cartridge with a new Price Pfister cartridge. He also determined that I need a new T-fitting because it still seemed obstructed. I also need a new aerator. Sam was spot on with his diagnosis and exceptional plumbing skills including blowing air through the pipes and compression sucking to loosen debris. Not afraid to use every tool in his plumbing bag. He is the right guy for your plumbing jobs. read more

I was referred to CMS by a g.c. I know & trust (Eric @ chase const). idk if CMS does quality work, are priced fairly or reliable. I never got past the receptionist. i asked if they do re-pipes, & she said yes, but don't give estimates over the phone.i said I wasn't asking 4 one. she then asked for all contact info which I gave, but said we don't use email (why?...doesn't matter) she argued about needing the email b4 she'd schedule an estimator for a quote, & she said she did the scheduling. I told her not everyone on earth uses email & decided to call someone else. You only get 1 chance to make a 1rst impression, & her attitude & tone cost them a shot at a 15 - 20k job. We had a kitchen sink drain issue. It was clogged. Ug. Tried liquid plumber, and a short snake no luck...... Called CMS they arrived "early" with a complete professional named Rommel which had the right tools and knew how to clear the drain. 45 minutes later all is cleared. This company is a rip off. They came out and spent less than 5 minutes to tell us we needed a new toilet. We were charged $95 + a $10 trip charge. First of all, their website shows an $89 charge and no mention of a trip fee. So we paid $105 for them doing nothing. Stay away from this company! read more

We were extremely pleased with the work of CMS Plumbing! We had a leaky water heater and were worried it might flood the garage. My husband spoke to Jeremy and we easily set up a time for the work to be done the following morning. Perry from CMS came to the house when promised and did a wonderful job assessing the problem and completing the job in a few hours IN THE MIDST OF SUMMER HUMIDITY! Now we have a brand new water heater, new copper piping and even tips from Perry about draining/flushing it on a regular basis to keep it running at its best. My tenant called them to fix a dripping hose connector in the backyard. which is supposed to cost $150. Some how he went into crawlspace under the house and cut hot water pipe to the bathrooms. He told my tenant that he cut a wrong pipe and claimed that he hurt himself and left. Later another guy came and fixed both first guy's mistake and the dripping faucet. The next day the office manager called and claimed that both the guys spent six hours on the job and charged $634 on my credit card. They just robbed me $500. by conning. read more

I paid $120. for the fellow to go under the house tell me there are not any leaks when I've been told by two other nonplumbing companies there are leaks; yet he wanted to sell me another unnecessary service that would have been extremely expensive. Total time spent with CMS employee ten minutes and nothing was repaired. Then the fellow sat in his van/truck for quite some time using his phone. I came back from a Thanksgiving gathering out of town around 4pm Friday to find my garage flooded from a leaking water heater. I immediately called my home protect warranty Co. Unfortunetly the Co they choose were unable to come out till Monday. I had my handyman Loren Mc Roberts come over and by pass the heater by turning off the water to the tank to stop the constant flow of water.No hot water all week-end. On Monday the designated plumber came out to check for the leak, but couldn't because the water was off and he wasn't allowed to reconnect it, so I called Loren to come and reconnect everything so the tank could fill. YES IT WAS LEAKING!!!!!!!. The Co plumber called the Home protect Co to get an OK for replacement. it was OK'd the next day. But the Co plumber couldn't come out for another 2 days, They left the heater connected but turned off the main water supply. The next day the garage was flooded again and I called Jeremy At CMS Plumbing and explained my problem, no hot water for 2.5 days, no water at all for 24hrs. He sent out Ruben and James within 2 hrs of my call. They replaced the heater,hoses and valves and installed new copper pipes, and straps all on the same visit. They were knowledgable, efficient and very pleasant. They explained everything that they did and showed me how to turn off everything if needed. This is the second time CMS has come to my rescue. The first time my water main broke and again it was repaired in a timely manner. Each time the cost was affordable and not excessive with no added charges. Plus I got a Senior discount!!! read more

Joe from CMS came and installed a shut off ball valve on hot water return line for my heater so I could have hot water in the house after a HVAC company accidentally broke the recirc pump and could not put it back together. He explained what he was doing then proceeded to accomplish his task. Painless. read more
