We got a bid from Nohr flooring, and they weren't even phased by the fact that there were some areas that would need to be leveled! Not only were they so reasonable, the whole process was seamless! Took only a few days, and went off without a hitch! It was a simple as letting them in the house, and showing up a few days later to everything looking perfect. We were planning to go to some of the big flooring stores in Miramar, but happened to see this small local store in Poway. And we thought, let's support our community and work with a local small business. Big mistake. We have 4250 sq ft of flooring we want to replace. And the porcelain tile we chose was $3.69 per square foot. That would make the total cost of materials $15,682. According to most folks we've talked to, we should expect the labor cost (actual installation) be around double or triple the cost of the materials. So maybe $10 per sq ft. Heck, even $15 per sq ft. wouldn't be the end of the world. So maybe $30k-$50k. But then we got our estimate from Josh and Whitney at All Floors and Finishes, and we were blown away that the estimated cost was right over $30 per square foot. It was actually a range of $32-$34 per sq ft. They came in with a bid of $135,000-$145,000 to re-tile 4258 square feet of flooring, using a tile that costs $3.69 per sq ft. This is INSANE. I emailed multiple times to confirm that it wasn't a mistake. I'm sure they do great work, but c'mon. So we'll be heading to Miramar to see what the bigger stores have to offer. UPDATE: We've had multiple companies come and measure now, and the highest bid so far is $79k. Which is still over $55,000 less than All Floors & Finishes.

In the 5 months we worked with Authentic Designs the as-build measurements were taken, a survey of our property done and a rendering of a master bedroom remodel presented. In June, after seeing the plan for the new master bedroom we asked Dean what he thought the cost of the project to be. When he didn't answer we asked again this time looking for a range to give us any type of idea on cost. He replied it was a "moving target". Let's face it, if this is your line of work, and you've supposedly been studying a house for months and months you know what the ballpark figures are on the plan you've presented. We were upfront with our budget from the get-go and what we hoped to accomplish with that (needed a new roof, remodel the master bedroom, tweak the kitchen a little, make downstairs more indoor/outdoorsy). I'd easily speculate the proposed plan for the master bedroom probably took up the majority of the budget but we'll never know for sure as he never gave us a figure ...or even easier, a range. There was not a lot of transparency. While Dean is very affable he struggled to keep us abreast on what was or was not happening on our project. We constantly had to reach out to him to see if anything was happening at all. As you can tell from the timeline of our relationship, very little happened in 5 months. I'd say there was very poor management of expectations too. Prior to signing the contract with him, Dean made it seem most of what we wanted to do was possible based on our budget. 5 months in we were only seeing a plan that covered part of what we wanted to do and who knows how much it would have cost. In the end we kissed off our initial deposit and ended up disappointed we had wasted so much time with someone who clearly had us at the bottom of his priority list with a plan for a master bedroom that was probably way out of our reach.
