UNINHABITABLE HEAT ISSUE IN THIS HOME & NOT BEING INFORMED BEFORE MOVE IN DURING A PANDEMIC: This is about much more than there just being no AC, this is about my entire experience with this company, this move, and this house: It should have been pointed out there was no AC; as most people expect AC. This is absolutely no shade on a home that gets full sun all day long(from both sides of the home), with no film on the windows or even updated windows that help with the Intense heat this home gets daily. (And not being told about any of this). This is also no ceiling fans, no way to get a cross breeze in a home that holds heat and doesn't cool off overnight. Forcing me to open windows and doors, which equals bugs because the slider screen door is so old and the front door has no screen(no big deal? it involves wasps - which I am allergic to). (And not being told about any of this). Casement window units: start at $500+ and we would need a minimum of 2 units plus a swamp cooler for other rooms(minimum cost $1500 with accessories*), they require a safety bracket* to be installed and anchor screws(damage to the home, not allowed per my lease) so obviously, this is not an option, - Why does your team keep suggesting it? This is nearly $800.00($784.00 total) to get a portable AC unit, a large capacity swamp cooler for the master bedroom and bath, static blackout film for the giant windows in the master and living, a hurricane box fan, an individual swamp cooler for the 2nd bedroom and a table cyclone fan. This is an owner who won't even split the costs of a mini-split and ceiling fans or even just ceiling fans - not even won't split the cost but I cannot even put ceiling fans in at all!!??!! Even if I pay for them??!!!(And not being told about any of this). Besides the Heat issue: The home was not clean when we moved in the dryer had the wrong kind of plug installed. The yard was described as basically no maintenance, we pull weeds every single weekend. There is a fence falling down into our yard The house is not safe, there is no deadbolt, the handle lock on our front door is essentially a joke All the windows are easily accessed/broken into I moved here to pay less rent (should be able to save up right? wrong!). I was most importantly expecting lower utilities because I came from a huge 3 bedroom 2 bath vaulted 2-story 70's townhouse - the bills are actually the same or more! I understand, the person who owns this home has had it for over 30 years, so it's not like they don't know about all of the issues. What it feels like is your company and the owner make more money having a revolving door of people going through this house because of the Eugene market, either they are stuck like me or they get out asap. Needless to say, the entire experience soured me on your company and this home. Most of all, it feels like your representatives should have been REQUIRED to tell me, "this house is a sweatbox getting and staying at close to 100 degrees when it's only 85 degrees outside and you may not have ceiling fans or air conditioning. In fact, if you want the home to be habitable, you will have to shell out nearly $800." This doesn't feel okay to do to me, it makes my stomach churn actually. After much back and forth with this property management company, I was surprised to get a phone call from the owner, however this quickly went sour, as he didn'tt read the emails exchanged and was not informed as to much of what had already transpired. He preferred to condescend to me and had no solutions, though he was supposedly calling for a solution oriented conversation. There was no sympathy, no cooperation, not even a hint of it. He also acted like it was my fault. As the team responsible for the home and renters' happiness it seems your team feels it's okay to essentially trick people into solving this expensive issue themselves at their own expense without at least having the courtesy to inform them first. read more

Listings state only 2 applicants per property accepted. They still took our application + fee only to be advised we were 3rd in line. Refused to provide a refund despite the fact they took more than 2 applicants for the property. Requested to bring attention to management and received no response or support from team members. Update: Issue has been resolved in a professional manner. While my first impression may not have been great, The owner made up for it. read more

I would not recommend renting from Chinook. I was a victim of domestic violence from my partner who I was living with. It got really bad and I had to pack my life up in less than a week and drive across country to escape. When I had enough courage to tell Chinook that I moved away from the property. I was refused my half of the security deposit back, even though I have proof of this horrendous situation. The office manager, Bethany Calhoon, made the final decision to award my half of the security deposit to the abuser and refused to respond to me after her decision was made. read more

This is the worst rental property company I've ever interacted with in my 10+ years of rental history. We rented from them for two years and they performed 5 inspections on our house during that time. It felt very invasive and I always felt like I was being watched. I was also made aware that the property owner lived a few blocks away and would drive by the house to check on it periodically. We got notices when our schedules would get busy and the grass got too long. We had a pipe burst because the property company used plastic outdoor spigots and they cracked in the sun. I busted my behind for two days to make sure the house was clean when we moved out and still got slammed with a $230 cleaning fee for cobwebs. I'm sorry, but I know those cobwebs appeared after we moved because it's a country house near the river and they practically appear overnight during the summer months. They just nickel and dime you and act like they have a right to come into your home whenever they choose. I will never rent from them again, nor would I ever suggest them as a property management company to anyone else in Eugene. The rent might be cheap, but steer clear! read more

I do not have to tell them I am looking for a new place, I have to give notice when I decide to move. They have now essentially trapped me here because they refuse to give a reference to the new place I wish to move into. 2. they cost me getting a roommate, they cashed my application check for the roommate, but from the very first email basically said they were going to take as long as they wanted to process her application. so they took the money and never processed the application, even though all required documents had been submitted and all fees had been paid. ___________________________________________________________________ 3. FLEAS FLEAS FLEAS! HOMEOWNERS STAY AWAY! RENTERS STAY AWAY! We moved into the house in Eugene, OR over the summer and shortly after that all of us became covered in flea bites. They didn't believe us and refused to pay for it for an extended period of time. Finally, they got some guy over there and he destroyed are place with chemicals; it smelled for days afterwards. After having no idea where the flea's came from we ended up talking to the previous renters and they said the same thing happened to them! Apparently, it came from the homeowners dog! Chinook obviously knew this when we contacted them, but didn't tell us and tried to play it off like it was our fault. On top of this, I got our security deposit back at the end of the year and they had charged us for the extermination! F THEM! On top of this, they came and fixed out sink which had not hot water, and it broke again a week later. No hot water in kitchen sink for most of the time we lived there. Also, most of the lights went out in all the rooms throughout the time we lived there. It was pretty annoying having to call them every couple of weeks to fix lights unless we want to pay for it ourselves. Oh and our house got robbed and they didn't do anything about it. Lost $1000s of dollars worth of stuff. They didn't worry about collecting our keys, so we could easily do the same to the next tenant. Overall, just a horrible horrible company. STAY AWAY! Fees, fees, fees! Be prepared to be hit with cleaning fees after you leave the property. Oregon state law allows for landlords to withhold a portion of your security deposit for carpet cleaning and other cleaning services regardless of the condition of the property. In my case, the fees were $300 in total (about 1/3 of the deposit). Otherwise, my experience was a mixed bag with Chinook Properties. Some service requests were attended to very quickly, while others were ignored completely. Most of my emails with property manager, Bethany Calhoon were also ignored. My wife and I rented one side of a duplex in South Eugene. Our next-door neighbors had issues with mice. Apparently, Oregon state law places the responsibility of pest control in the hands of the tenant (rather than the landlord). Since Chinook Properties were unwilling to do anything about the issues with mice, our neighbors felt justified in having two cats to remedy the problem (without paying any pet deposit). In general, the property was adequate but not great. Chinook Properties is a company that does not have the tenant's best interests in mind. They are only willing to provide the minimum responsibility needed by law. Chinook Properties uses the law to their own advantage, but tends to ignore the well-being of their tenants. This is 1 of the worst if not the worst property management companies in the Eugene/Springfield area! Do not apply or rent from them! I applied for a property and was missing documents which is my bad, but when I finally got them all together I was approved by the company but the property was taken again that is fine but when I saw the property available again I emailed them (within the 6 month valid app period) to apply again and they emailed back saying I was missing documents. I emailed again and said you guys have the documents and they are valid for 6 months they then replied and said that some of the documents were out of date and needed to be updated. In summary they're extremely disorganized, can't keep their word, and based on the majority of reviews they seem to treat their clients terribly. DONT APPLY DO NOT RENT! read more

Chinook Properties are largely non-responsive to any e-mails about the property, and coming into a new property, which had mouse problems, took 3 e-mails and 9 months to get a response to tell me that it was my responsibility to deal with the mice. The emails that have gone on are largely rude and although I am polite and open in my e-mails have responded by treating me as though I'm a bother to them and just a nuisance to even deal with. I have been on time with all of my payments and have given them no reason to have any attitude towards me. It surprised me and my family as to their short and rudeish responses. read more

Pretty darn frustrating. We thought we would be moving in the 15th, but the property has been available since the end of July - (we just found that out). They waited until August 30th (two days before September 1st) to ask us to pay our rent. We thought we had two more weeks to pay. I would have understood and complied had they told us in the end of July when the property was empty (a month and a week's notice) but they managed to procrastinate and give us only two days. Their excuse? "We've had so many things piling up..." Yeah, me too. Aggravating. Spent 4.5 years in this house and my parents spend the 4.5 years prior to me. Both of us were evicted with 60 day no notices right at the 4.5 year mark. Both times the property was re-listed for more money instead of just raising the rent while we were still there (they just relisted it for $100 more than we were paying). This company is a joke, never fixed anything when requested and only gave 1/2 of my deposit back with very vague explanations as to why they took so much of the deposit. We spend a whole week making the house spotless (better than it was prior to moving in) and when I reached out for a more in-depth breakdown of what they spent the deposit money fixing, they went silent. Seems like so many of these property management companies around here aren't very good. We started trying to use this one to rent a place, and despite a common sense run through of their detailed paperwork we didn't manage to fulfill their standards for a complete application so we weren't placed in line for the property we wanted. If you do want to use them, plan to spend a lot of time up front with slow email-only support trying to get your application perfect or you don't get a place in line right away. Better to try for a rental managed by a company that will hold the property for you while you get your application checked (not one that collects money from 20 different folks vying for the same property), or even better find a property managed by the owner. Not sure why the property management folks are collected 2 x $40 or more for applications, I know of plenty background search services that charge by the month not by the pull. read more

In Aug of 2013, I was looking for a home to rent in Eugene. My husband had gotten a transfer from Denver, and since we knew very little about Eugene, we wanted to rent for a year or two before deciding which area of town we would like to purchase a home in. I called to inquire about one of their properties, and to see if it was possible to schedule a viewing. The woman who answered was very rude. Her answers were short and non-descriptive. She sounded extremely bothered to be speaking with me. I was told I had to fill out an application for each of the adults that would be living in the property, which would have been myself, my husband, and my elderly father and pay for the application fees for each applicant ALL BEFORE VIEWING THE PROPERTY! Since, my husband and father were still in Denver, it would have been a lot of time and effort in order to JUST VIEW a property. I didn't even bother going to their office. I was not going to hand over my families personal and financial information to someone I'm not sure I'll be doing business with. Anytime during my search that a property came up under that management I moved on. If that is how they act before I'm through the door, I can only imagine how they would be once I started renting from them. My suggestion...keep looking. There are other properties out there that are not managed by this company. I have 2 dogs, one the size of a horse, and I found a place with great landlords. read more

After 30 years of managing my own rental property, I needed to pass the work on to a professional. I interviewed several management companies. I asked a younger relative about any good and bad experience she and her tenant friends had with different management companies. Chinook was on the "good" list and seemed like the best fit for the two properties I wanted managed. With one home they had a huge problem to deal with right away. A tree toppled in a snow storm, damaged a fence, a parking pad and took out the waterline to the house. They were able to get multiple contractors working quickly to get the house back in good condition. It rented within days of the completion of the work. They kept me in the loop through a complicated process involving bids for work and an insurance claim. Everyone I have dealt with there has been very responsive to me. read more

Obviously, the last review was written by a person who works for the Chinook property management company, because they were the worst rental company I have ever rented from over my 13 year rental life ( I am currently 32) for the following reasons: The day of us coming into sign our lease I had already called EWEB and Natural Gas to have our services started that day before we came into sign the lease. I had a technician from Natural Gas call me at 8 am that day to inform me he remembered this house because something with the houses gas wasn't up to code and he had already informed the owner and landlord about the issue. He left a slip at the front door for me to show them, which I unfortunately did before I tried to sign my lease. When I showed the Chinook secretary the slip, with our rental papers ready to sign in front of me, they rescinded the availability of the house immediately for an entire week, which I was homeless for. I found out that they had someone fix the issue within the first three days but didn't call us to have us sign our paper work for another 4 days, which I was HOMELSS for. After we signed our rental agreement and were living at the house, I found ant traps laying around under our bath tub and in the corners of cupboards. Later, we had a massive outbreak of ants. Which ultimately was the reason we moved. Chinook would only provide us Terro. The Terro worked great at first, but the ants kept coming and coming. My girlfriend and I both had multiple incidents of having ants crawling on us outside of the house and each of us had an incident of having ants on us at work. We even had a manager come over to our house a week before we gave our notice to "inspect" our house which was "routine" process of theirs. The manager came over and looked at the house for a minute, then talked with us about our displeasure of the ants for a half hour. He offered us no solutions but did talk down at us for the entire time, made me feel as if he was trying to bully us into staying at the house. He said every house has ant problems in Eugene, although I have lived here for 8 years and have never seen a ant problem like we had at that house in any place I have lived in Eugene or anywhere in my entire life! When we moved out of the house, we cleaned every inch of the place. It looked better when we left than when we came it. The house was very dirty when we moved in, it had a rotting pumpkin on the front porch from Halloween and it was January when we moved in. But, when we were cleaning I forgot a bag of chicken in the freezer that I had realized I left after we turned in the keys. When we received our deposit check back, they had taken out $50 of our deposit for the bag of chicken they had to "remove" from the freezer. So, if they actually threw away the chicken, it probably took them about 2 minutes to throw it away. Which by my calculations means the person who cleaned the house was making $1500 an hour to take out my chicken. Personally, I bet the person cleaning the place probably took the chicken home to eat (at least, that is what I would have done). Overall, this was my worst rental experience ever. Chinook is a horrible company and I advise anyone out there to use them as a last resort type of deal. Even then, be careful what you get yourself into! read more

My husband and I each paid the $30 application fee for a rental that was supposed to be ready on July 1 but no one could view until after June 16, depending upon the condition the previous tenant left it. Their website says that they will not process the application until the applicant has viewed the property. A few days after applying - and before the property was ready to be viewed - we found another place and withdrew our application. We sent an email requesting that our $60 application fees be refunded, which is standard for other property managers in Eugene (as long as they haven't run your credit history or called references, etc.). We never heard back. Fast forward a couple of weeks and I realized that I never got a refund so I called the office. I was told that they did receive my request to withdraw but that the application fees are non-refundable. They admitted that they never processed my application but would not budge on the refund. I asked why they never confirmed receipt of my email or respond at all and they simply said that they got my request and withdrew my application but never bothered to tell me I wouldn't get a refund. This is really bad business. Chinook encourages people to submit an application early on to get in the queue but then they keep everyone's money even if you don't get the property and your application isn't processed. So they are making money on all these applications! if I were a landlord I would not want this company representing my property. Stay away from Chinook!!! read more

Unfortunately the woman that I dealt with was so short and rude that I immediately asked for my application back. This company is unfortunately like many others in Eugene that treat the students like crap. Well my money is the same as the money of people 10 years older than me, and I'm taking it somewhere that won't treat me like a second class citizen. Oh and FYI to everyone who applies here, it is against the law for them not to return your application fee if you don't like the house. This is by far the worst property management company I have ever dealt with, and I dealt with military base housing for three years. I was deployed to Iraq almost the entire year we rented a house from them, and my wife has treated like garbage every time she called them with an issue, which was often. And Chinook was never helpful. My wife had constant problem with the master bathroom toilet overflowing, and whenever my wife would call to tell them something was wrong with the toilet, they just told her to plunge it or call the owner. Which would have been fine, except the owner and Chinook themselves explicitly told us verbally and in writing the Chinook was to be contacted first regarding all maintenance issues. That's just the tip of the iceberg. The wooden fence was rotten, falling apart and we were told that was the owners responsibility, they couldn't do anything about it. Just over and over, little maintenance things that should have been fixed over the year, and Chinook didn't care at all. The times I called when I was home from Iraq I got the same thing. Our lease ended in July, I was set to come home in August. We asked in March if we could extend the lease a month or maybe even a couple months for me to get home, find another place, and get moved. We were also waiting to hear if I got a job in Seattle, and trying to prevent moving twice in two months. Not only did we not get a response over the phone, or a return call, the only response we got at all from Chinook was a letter to vacate at the end of July. When both my wife and I called we were asked if we got a letter, and when we told them we did, they said that's the answer and there was no discussion possible on the matter. I understand they're right to hold us to a lease, but rudeness and not even being willing to have a discussion like adults is unacceptable in my eyes. Additionally, the actual owner of the property was fine with extending the lease, he was a very nice older gentleman. I actually felt sorry for him for being duped into working with this company. When we did move out, two weeks early, I might add, we didn't get the return on out deposit until the very end of August. We were told it would be 30 days from when we turned in the keys, but apparently timeliness applies only to rentees, not rentors. We got $450 of out $1450 deposit back. We paid a $250 pet deposit with the understanding from Chinook that this was to cover all damages incurred by the dog, and it was refundable. My wife got a puppy while I was gone who knocked down one of the rotten fence boards and chewed a little on the edge of the deck in the back yard. The damages on the itemized list given to us with the refund check listed "Damage to fence" and "Damage to deck," both attributed to the dog, and totaled about $600. When I drove by the house I saw they replaced the entire fence and I'm assuming the deck as well because of the price. An entire rotten fence replaced on my dime. And a crappy, mold-covered deck to go along with it. The tiles on the hall bathroom sink started cracking and coming off almost as soon as we moved in. My kids cut fingers on more than one occasion. The only people using this bathroom were my kids, the heaviest of which weighs 45 pounds. But this was also out fault. To summarize, there was a list of eight items on the itemized receipt, none of which were legitimate. I write this review with a disclaimer. I'm contacting Chinook on Monday to try and resolve some of the problems with the deposit return. If their actions are the opposite of what they have been the last year, I will return and revise my review. Chinook Properties has horrible costumer service! More specifically, managers! Absolutely RUDE manager with an attitude for simply asking for clarification on move out paper work. Instant aggressive behavior for asking questions. Not sure if she was just having a bad day but that is no excuse for that kind of behavior. Maybe property management is not the line of work for this Individual. Furthermore, don't bother to read their move out request form. If you go above and beyond to clean the property with the request that you clean the light fixtures, window tracks, baseboards, so on and so forth they will still charge you for cleaning anyways. Better to just move your things out and leave property as is. I really liked chinook and highly recommended them up until this rude phone call and interaction with a RUDE woman on the phone. I was referred to Chinook by LILA as a handicapped and senior services client. On a house 2 blocks from my work. After moving in and hooking up internet, power, trash gas and hiring their yard person I was presented a demand to sign an agreement to up the rent by 1000.00 a month or I needed to vacate in 4 months. When I contacted Chinook I was told the owner and received that rent in the past and the owner wanted to rent for that again. So rent would go from 1600.00 to 2600.00 a month. The rest of the time I was there I had a notice once or twice a week that some one would be looking at house. Since I am careful of my housekeeping it required a lot of extra housekeeping. I complied with all requests and I have video of the inside of home showing all I asked was a return of my deposit. Instead I received a bill for 323.00 of undisclosed reasons 40 days after I moved out. Do not do business with these people. read more

These people are pretty vile, honestly. To be clear, we are excellent tenants with no problems, violations, etc. so this is not a review based on sour grapes. Their staff is rude and completely unresponsive. We would have to call them multiple times to get them to do the most basic of issues that a competent property management company should be able to accomplish. Almost every time we finally had to seek outside help to get them to act. They were hired by the actual owner of the property we were renting. The owner herself was great, and she also quickly grew tired of Chinook's inability to accomplish the simplest of tasks. This was particularly frustrating for her since she was outside the country and relied upon them to do they job for which they were paid. As far as I can tell, they were essentially stealing money from her as they did almost nothing. Both for tenants and property owners, I strongly suggest you look elsewhere. We rented a house from Chinook Properties for over 2 years. I do not recommend them from a renters perspective. The staff was consistently rude and not helpful. When I would come into the office they would treat me like I was annoying them before I even told them why I was there. Same treatment over the phone, if anyone bothered to pick it up or return your call. They did not bill us for utilities until at least six weeks and occasionally three months after the billing period had ended. This made it literally impossible to monitor our utility use and adjust our habits accordingly. I had a relationship with the owner of the house and tried to get this resolved, but it was never really dealt with, and of course, the company didn't seem to care. The other side of our duplex had some wiring and windows that were not to code. We had mold and even moss growing on the inside of our windows from the condensation that accumulated on the sills. Chinook was not concerned for our health or for the safety of our duplex neighbors. Bottom line: billing was not timely. People are incredibly rude. Look out for mold. Glad to be rid of them. Worst rental agency ever! We have had to threaten using a lawyer just to get a response from them for maintenance requests. The foundation of our house settles so the doors get stuck so badly we are unable to open them and lock them, which obviously poses a major safety risk- and their response after countless phone calls and emails is to just come shave some of the door off! So now we have a huge gap on all of our doors, and we still can't open them and lock them! Also major electrical issues that they refuse to address. Everybody there has always been extremely rude and unprofessional. They just want the money, they don't care at all about their tenants! read more

I was amazed by Chinook Property's customer service from the moment you walk in the door to inquire about their rental properties and and process. It is almost as if they do not want your business, or it is an honor they are giving you a few moments of their time. If I were a homeowner I do not think I would want my property represented by this company. As a renter looking for rental property, I prefer to go elsewhere. I took the applications and they quickly sent me on my way. As a staff/faculty member of the University of Oregon, they certainly did not make a good impression on me. My recommendation to any staff or faculty moving to Eugene seeking a rental is to stay away from Chinook Properties. If you are the parent of a student and you have to co-sign on a lease, I would tell your son or daughter not to deal with Chinnok, because you will probably just get upset at the way they will treat you and your son/daughter. The girls working there look like students and maybe this is some type of passive aggressive behavior. So far I have tried Campus Connection and found them to be very nice. I am still looking for a rental, but I do not plan to return to Chinnok with the applications despite the properties they have on their inventory. They made it very clear they did not really want my business. read more

We have had Chinook manage our rental properties since 1999. One could say we have grown up in the business together. I am forever grateful that we found such down to earth folks to advise and assist us in the management of our first rental property and we have had no problem sticking with them as we added a couple more houses over the years. To add to all the bad reviews from tenants and applicants, let me also say that Chinook are bad neighbors too. I live next door to one of their rental properties (it's a set of offices, but surrounded by residential homes). They recently switched their landscaping maintenance schedule and now someone is running loud equipment like mowers and leaf blowers underneath my bedroom window starting at 8 or 8:30am every Sunday morning. We have nearly 24/7 construction going on in the area too right now and Sunday mornings are one of the only times it is quiet, and the only chance any of us would have to sleep in during the week. I called Chinook and was told to put my issue in writing via email. Two emails went unanswered, so I called again and finally talked to someone in charge. She was rude, dismissive and entirely unwilling to entertain reasonable suggestions like simply starting the noise even an hour later. Didn't care one bit how their practices were affecting anyone else, and was hostile towards me from the first minute even though I was polite and calm in my request. This company is a blight on the whole community. read more

How about you change your entire customer service model. Find people who take pride in helping families or individuals find a place to live. So disappointed!! You are fired!! read more
