I'm still working my way through the menu, but my current obsession: the Fire Phoenix--a smoky oolong tea that's unlike anything else I've tried. The only change I would note: dial down the sweetness. PARKING: Since Milk+Tea is located in the Crescent Shopping Center, expect hell in the form of parking. However, I was extremely surprised by how decent the boba was here! This spot is located between the Ranch 99 (sorry for you 99 Ranch people) bakery and hot deli. Ice and sugar levels can be adjusted. They take your card to pay on their side between a plexiglass screen and then will ask if you'd like to tip. I'm conflicted in these scenarios because it's a simple counter store with no actual service and the seating is from Ranch 99. At other boba spots, there'll be wifi and seating from the actual store but this is a simple window shop. Obviously tipping is "optional" but tipping culture has been blown out of proportion so I've accepted that a default tip is something to include on any purchase when eating out and this is worsened when they hold the iPad and stare at you. Classic Milk Tea w/ Boba - first of all, boba is one of the best in the area for sure. It's chewy with a strong flavor, so it's marinated well. Classic milk tea is a simple black milk tea leaning away from the tea. The balance definitely is in favor of the creamer used. While the tea itself was nothing to write home about, the boba was fantastic and the overall boba is well made.

The green milk tea boba we got was decently flavorful, but way too much ice and the boba was too firm for my taste. They were relatively busy, and it seems like the spot is known for small Taiwanese eats like beef noodle soup and braised pork rice. They also have a solid dessert selection, ranging from boba and slushies to shaved ice, which is what we got. Shaved Ice with 4 Toppings ($6.50, 9/10) - Huge, generous portion for a really fair price - Uses regular shaved ice rather than the fancier snow ice you find at some Korean shops, but the portion size more than makes up for it - You choose four toppings, great variety to pick from, we went with taro, grass jelly, red bean, and another type of jelly, all of them were fantastic - Topped with condensed milk and a bit of extra flavoring - Bowl was massive, easily shareable between two people, probably enough for three or even four people Overall, I've only tried the shaved ice here so far, but definitely want to come back and try some of their Taiwanese food, it looked legit based on other tables' plates. Heads up that the food does look a bit pricey, dishes seem to run around $20, not sure how generous the portions are on those. Taiwanese food is hard to find in Austin in general, so we'll definitely be back, at least for more shaved ice and maybe some boba.

For their Shaved Ice, you can choose 4 toppings at the right counter. They have traditional toppings (small red bean, big red bean, mung bean, taro, peanut, barley) and modern toppings (jellies, puddings, popping bobas). Entertaining to watch them make it in front of you. It starts with a base of shaved ice, 4 toppings, drizzled condensed milk and brown sugar syrup, another layer of shaved ice, and even more condensed milk and brown sugar syrup on top. It's like a mountain of chilled dessert! Generous portions, great value for $6.50. We did a mix of traditional and modern toppings: small red bean, mung bean, rainbow jelly, and grass jelly. They are all good, you can't go wrong with any of them. The toppings themselves are not too sweet, so the ice and sugar syrups balance out. Very refreshing on a hot summer day! Their food, snacks, and drinks are really good too. The fridge showcase has bottled/canned drinks and various snacks - macarons, mochi, cakes, swiss rolls. Along the left wall is a claw machine and merch case with t-shirts, keychains, and more. Their seasonal drinks are fun to try too. This 2026 summer, they have Pudgy Summer Refreshers, like Pengu Soda and Polly Soda. The Pengu Smoothie features a Taro Coconut Bliss. Pretty and vibrant drinks. Their new rewards program is called Coco's Pearl Points, where you can get free toppings or drinks after accommodating points for each drink purchase. I been wanting to try this bakery but the lines at the HMart location are always super long. I popped by yesterday to try their treats. Tous Les Jours is a bakery that combines French pastry techniques and Asian flavor profiles. Visually the pastries look French and draw you in as they are aesthetically beautiful. However, Asian pastries tend to be less sweet, which was the case with Tous Les Jours. The bakery had a number of sweet treats...croissants (sweet and savory), cakes, bread, to name a few. When I walked in the fresh baked pastries and bread smells filled your nostrils with a refreshing aroma. There is a small space inside for seating. There are tables and chairs outside, not fully setup, so I am not sure they were associated with Tous Les Jours. I purchased a croissant with a sausage inside. The croissant was buttery yet not too sweet. It was very enjoyable to eat. Look forward to trying other items...

It was fine getting to 99 Ranch from downtown Austin but getting back to the hotel during rush hour was brutal. At least gas is more affordable in Austin though. 99 Ranch locations are indicators of Asian communities in the US. I wanted to check out the 99 Ranch in Austin before flying back home. The store is in a strip mall and within walking distance of other Asian businesses, businesses similar to the ones you'd find in Downtown Seattle and Tukwila/Southcenter. This 99 Ranch location is newer and cleaner than the one in Kent, WA. Staff were friendlier most likely because it was midday and during the week. I'm sure if it was after work or the weekend the store would have been crowded just like the HMart off Lakeline Blvd. Merch was reasonably priced. Sales tax in TX is less than WA. They also had a separate store around the corner for alcohol. With the high cost of living on the West Coast I'm sure people will continue to move to Texas. They'll find communities or create communities similar to what they've experienced prior to moving to the Lone Star State.

Like most Asian fast casual spots in this style, they really pile on the food. Three Item Combo ($11.99, 10/10) - comes with a side of fried rice or noodles, or you can split it half and half. Fried rice is definitely cooked better than Panda's. Not too salty, and pairs really well with the entrees. - Orange Chicken had its own spin, a little different from Panda Express but similar overall, crunchy (though not as crunchy as Panda) and very flavorful - Eggplant was amazing, deep fried and then sauteed in a savory marinade, tender, hot, and packed with flavor - 3rd entree sauteed chicken and pepper dish, wasn't as crispy but had a nice Sichuan-ish flavor that paired well with the noodles and rice - the 2 of us were quite hungry going in, but we couldn't even finish 1 order. Portions here are genuinely huge and easily stretch into leftovers for one person Overall, if you're going to 99 Ranch for authentic Asian groceries, definitely check out their food court too. Great prices, fantastic portions, great flavor, and super convenient before or after you shop. Keep it up, 99 Ranch.

The restaurant is small inside, not so much room so be mindful if you're coming in at a busier time with more than 3 or 4 people. We decided to share the Mango Bingsu dessert--shaved ice with condensed milk, chunks of mango, mango syrup and some whipped cream on top. It was the perfect size to split between two people. It was SO good. I appreciated the large chunks of mango on top, in the middle and at the bottom of the dessert--sometimes restaurants cheat you out on fruit toppings. In addition to the sweetness and tang of the mango the condensed milk added a creaminess to it that balanced it all very well. The sweetness of the shaved ice was also surprising--almost like frozen milk. It was very refreshing. We loved it and the pricing was fair for how much goodness came from this dessert.
