Delicious drinks that are not too sweet. The interior is clean. Expect drinks to be in the pricey size given the portion but I can tell they use high quality tea.

Great service. We tried the bubble tea and green tea. Both were good but I would have preferred the green tea without the pink tapioca jellies. It made it too sweet. 8/10 Tea

Still phenomenal tea. Got the Dong Ding Oolong with fresh milk and taro balls, delicious. Tried my friends' mango tart and lemon tart drinks and they're very much just like a key lime pie and mango cookie in drink form. Service takes a while on weekends but it's always worth it!

This is one of the better boba tea options. They have a good menu of really well balanced teas, that are brewed using a special machine that almost looks like an espresso machine. The presentation is really nice even though it's always a take out cup. Definitely recommend if you're tired of the sugar-loaded Dubai chocolate 14k gold labubu bobas and want something more sophisticated.

chicha san chen has a clean, modern interior, and the drinks come out pretty quickly even when it's busy. the boba is sooo warm, soft, and perfectly chewy. my favorite is the honey osmanthus oolong! it's incredibly refreshing, with a strong floral aroma that really shows the quality of the tea leaves. overall a good spot if you're looking for high-quality tea but it is a bit pricier

Absolutely love this spot--if you're a tea lover, you need to stop by! All of the tea is brewed fresh, and the variety is incredible--from bold, darker blends to light and fragrant oolongs. We especially enjoy trying their seasonal specials, and love that you can also buy their loose leaf teas and tea bags to enjoy at home. The staff is super friendly and helpful, especially if you're not sure what to order or want a recommendation based on your taste. They're always happy to guide you. There's a good amount of seating, making it a great place to hang out with friends or family. And bonus points--the bathroom is very clean, which always adds to the experience. Don't forget to sign up for their rewards program so you can earn points toward future drinks and treats!

ChiCha has very high-quality boba. I got the honey osmanthus oolong tea per my friend's recommendation, and it was amazing. You can watch them brew the tea, and you can tell they care a lot about the quality. It was expensive for a small cup at $7.31, but it was well worth the price. I got it with tapioca, and the tapioca tasted really good. They are less sweet than most boba shops around here as they are more authentic to their Taiwanese origin. I got the "perfect" sugar level (100%), and it was actually perfect for me. I usually get 50% at other places, and it tasted similar to that. I have heard people who really like sweet drinks tell me that they would want to get 200% sugar here. I don't know if they do that here.

Jinni Q.

So expensive for how much they give you but the tea is some of the best in Austin. I also love their loose leaf oolong tea you can buy at the counter. If you come when it's busy, service can be incredibly slow and the space is tiny so it gets cramped quickly (very pretty though).

Literally some of the best boba out there. The teas and the milk teas are all fantastic you truly can't go wrong with any drink you get. I will say I think some of the employees need training because none of the knew how to apply a gift card. There is also a kiosk to order if you don't want to stand in line. 10/10 recommend!

Call me a hater but i finally caved and decided to give san chen a try. I did not believe all the hype but thought i had to give it a try first. The store itself was very clean and cute, they had a lot of different tea selections which felt more premium. I decided to opt in for a classic oolong boba tea and here are my thoughts: it doesnt taste like a classic boba tea. You can tell the tea is more premium BUT they don't add milk snd i dont think they add enough milk powder. It didnt satisfy my boba tea cravings unfortunately. The boba balls itself were well made. Sweet and high quality. Not sure if i'll be back because it is overpriced and i can get better boba at other shops for cheaper and better! But to each their own! Not BAD boba, just not what im used to

I love Chicha San Chen! This is my first time having it at this location. The place is so cute for photos :) the servers were kind! Our drinks: Dong ding oolong tea with cherry blossom konjac Bubble volcano

If you're looking for brewed to order quality tea, this Taiwanese bubble tea shop has it. I was wanting something unique and was surprised by a chocolate-giving tea: cassia black tea with mousse. I also loved the fresh taro milk tea that comes with taro balls

Yum yum yum. I love the sweet and salty thick mousse on top. This drink was PERFECT

Enjoyed this spot primarily because you can taste the actual tea vs the milk/syrup etc over powering it at a lot of other spots.

However, I was extremely surprised by how decent the boba was here! This spot is located between the Ranch 99 (sorry for you 99 Ranch people) bakery and hot deli. Ice and sugar levels can be adjusted. They take your card to pay on their side between a plexiglass screen and then will ask if you'd like to tip. I'm conflicted in these scenarios because it's a simple counter store with no actual service and the seating is from Ranch 99. At other boba spots, there'll be wifi and seating from the actual store but this is a simple window shop. Obviously tipping is "optional" but tipping culture has been blown out of proportion so I've accepted that a default tip is something to include on any purchase when eating out and this is worsened when they hold the iPad and stare at you. Classic Milk Tea w/ Boba - first of all, boba is one of the best in the area for sure. It's chewy with a strong flavor, so it's marinated well. Classic milk tea is a simple black milk tea leaning away from the tea. The balance definitely is in favor of the creamer used. While the tea itself was nothing to write home about, the boba was fantastic and the overall boba is well made.

This…read moreplaza always has a great lineup of authentic Asian spots, always enjoy visiting here, but had never tried CoCo's before. They were relatively busy, and it seems like the spot is known for small Taiwanese eats like beef noodle soup and braised pork rice. They also have a solid dessert selection, ranging from boba and slushies to shaved ice, which is what we got. Shaved Ice with 4 Toppings ($6.50, 9/10) - Huge, generous portion for a really fair price - Uses regular shaved ice rather than the fancier snow ice you find at some Korean shops, but the portion size more than makes up for it - You choose four toppings, great variety to pick from, we went with taro, grass jelly, red bean, and another type of jelly, all of them were fantastic - Topped with condensed milk and a bit of extra flavoring - Bowl was massive, easily shareable between two people, probably enough for three or even four people Overall, I've only tried the shaved ice here so far, but definitely want to come back and try some of their Taiwanese food, it looked legit based on other tables' plates. Heads up that the food does look a bit pricey, dishes seem to run around $20, not sure how generous the portions are on those. Taiwanese food is hard to find in Austin in general, so we'll definitely be back, at least for more shaved ice and maybe some boba.

For their Shaved Ice, you can choose 4 toppings at the right counter. They have traditional toppings (small red bean, big red bean, mung bean, taro, peanut, barley) and modern toppings (jellies, puddings, popping bobas). Entertaining to watch them make it in front of you. It starts with a base of shaved ice, 4 toppings, drizzled condensed milk and brown sugar syrup, another layer of shaved ice, and even more condensed milk and brown sugar syrup on top. It's like a mountain of chilled dessert! Generous portions, great value for $6.50. We did a mix of traditional and modern toppings: small red bean, mung bean, rainbow jelly, and grass jelly. They are all good, you can't go wrong with any of them. The toppings themselves are not too sweet, so the ice and sugar syrups balance out. Very refreshing on a hot summer day! Their food, snacks, and drinks are really good too. The fridge showcase has bottled/canned drinks and various snacks - macarons, mochi, cakes, swiss rolls. Along the left wall is a claw machine and merch case with t-shirts, keychains, and more. Their seasonal drinks are fun to try too. This 2026 summer, they have Pudgy Summer Refreshers, like Pengu Soda and Polly Soda. The Pengu Smoothie features a Taro Coconut Bliss. Pretty and vibrant drinks. Friendly and efficient workers in a welcoming atmosphere. The interior is clean, nicely decorated, cool honeycomb counter, with plenty of seating. Easy to order at the front counter and everything comes out fast. They will call your name when your drinks are ready, pick up is at the left counter. Their new rewards program is called Coco's Pearl Points, where you can get free toppings or drinks after accommodating points for each drink purchase. Parking lot is decent sized and can get full on the weekends, may have to park by the Target in the next plaza. Lots of savory and sweet options. Great cafe for a meal and dessert!

Tous Les Jours is a bakery that combines French pastry techniques and Asian flavor profiles. Visually the pastries look French and draw you in as they are aesthetically beautiful. However, Asian pastries tend to be less sweet, which was the case with Tous Les Jours. The bakery had a number of sweet treats...croissants (sweet and savory), cakes, bread, to name a few. When I walked in the fresh baked pastries and bread smells filled your nostrils with a refreshing aroma. There is a small space inside for seating. There are tables and chairs outside, not fully setup, so I am not sure they were associated with Tous Les Jours. I purchased a croissant with a sausage inside. The croissant was buttery yet not too sweet. It was very enjoyable to eat. Look forward to trying other items...

At least gas is more affordable in Austin though. 99 Ranch locations are indicators of Asian communities in the US. I wanted to check out the 99 Ranch in Austin before flying back home. The store is in a strip mall and within walking distance of other Asian businesses, businesses similar to the ones you'd find in Downtown Seattle and Tukwila/Southcenter. This 99 Ranch location is newer and cleaner than the one in Kent, WA. Staff were friendlier most likely because it was midday and during the week. I'm sure if it was after work or the weekend the store would have been crowded just like the HMart off Lakeline Blvd. Merch was reasonably priced. Sales tax in TX is less than WA. They also had a separate store around the corner for alcohol. With the high cost of living on the West Coast I'm sure people will continue to move to Texas. Fried rice is definitely cooked better than Panda's. Not too salty, and pairs really well with the entrees. - Orange Chicken had its own spin, a little different from Panda Express but similar overall, crunchy (though not as crunchy as Panda) and very flavorful - Eggplant was amazing, deep fried and then sauteed in a savory marinade, tender, hot, and packed with flavor - 3rd entree sauteed chicken and pepper dish, wasn't as crispy but had a nice Sichuan-ish flavor that paired well with the noodles and rice - the 2 of us were quite hungry going in, but we couldn't even finish 1 order. Portions here are genuinely huge and easily stretch into leftovers for one person Overall, if you're going to 99 Ranch for authentic Asian groceries, definitely check out their food court too. Great prices, fantastic portions, great flavor, and super convenient before or after you shop. Keep it up, 99 Ranch.

It was SO good. I appreciated the large chunks of mango on top, in the middle and at the bottom of the dessert--sometimes restaurants cheat you out on fruit toppings. In addition to the sweetness and tang of the mango the condensed milk added a creaminess to it that balanced it all very well. The sweetness of the shaved ice was also surprising--almost like frozen milk. It was very refreshing. We loved it and the pricing was fair for how much goodness came from this dessert. We will definitely be back to try more of their dessert options!
