This is a long overdue review for ATH! They handled two major home projects for us in 2025 in a…read moremidcentury modern condo. This review is for the first one, a bedroom ceiling/roof leak that needed mold mitigation, asbestos testing and renovation. March 2025: Leak originally started as a moisture spot on the ceiling in October 2024 but my HOA ignored it. By March 2025, the ceiling had become so compromised that water streamed in like a waterfall during a massive storm. My original contact was Noah - he gave me an estimate (along with two other companies). I really appreciated how Noah was communicative, informative and thorough. And! he didn't badger me w/ phone calls & emails, like the other two companies did. He understood that I said I would take care of the situation when I could b/c I was in the middle of Massage Therapy school. I understood the "risks" of having mold & just shut the bedroom off. Fast forward to August 2025 & now we're ready to take care of the situation. Noah followed protocol of getting an asbestos test first. Luckily, it was negative. Then Spencer, their Mitigation Specialist? built a special containment room, inside the guest bedroom that sealed off the contaminated area. Heavy duty fans stayed on for about 72 hours? so the area could be thoroughly dried after being treated w/ some kind of mold treatment. Noah was available via text when I had questions - that was surprising & super helpful! Once Mitigation was completed, Noah connected me w/ Jacob at their Restoration Department. He sent over a stellar crew led by David & they proceeded to rebuild about a quarter of the bedroom - meant to mention that they had to rip out dry wall, scaffolding, etc. This crew rebuilt and then refinished the area, including re-installing wainscotting and painting the ceiling + walls. The results? This bedroom looks gorgeous! We were thrilled with how thorough/smooth ATH was w/ this process & how the renovation turned out. So, I was getting a new dryer and decided it would be a good time to clean out my dryer lint vent…read more I ordered a kit with a round brush and some flexible rods that you attach to a drill and feed through the vent to clean out the lint. Sounds simple enough, right? So the flexible rods that screw together unfortunately separate while I'm using the drill and the brush and several of the rods are stuck inside the duct. I watch a YouTube video explaining how to remove it (it apparently happens frequently) by buying additional rods and attaching a "corkscrew" made from a wire hanger which you feed into the duct by hand to hopefully "grab" onto the brush and pull it out. You guessed it, that got stuck too. I called King Air Duct Cleaning and Lance (the owner) assured me that he understood the issue and he would be able to squeeze me in so I could start using my new dryer. Lance was here this morning and he was amazing. Within 20 minutes he had both of the pieces removed from the duct and all of the built-up lint cleared. Then he hooked up my new dryer, tested the airflow and assured me everything was good to go! And the cost was about 1/3 of what I thought it would be! Highly recommended!!!

Once the contract was signed, they indicated 2-3 weeks to begin, and that was accurate. Supply delivery began about five days prior to commencing work. The initial crew wasted no time getting to work. They kept the premises clean. Everyone professional. Quality: All I can say, is so far so good! Nice paver work, Pergola looks great. Electrical all appears properly done. Turf looks great. We are very happy with the results. Everyone cleaned up after themselves. Delays: none of any consequence. Toward the end, had to wait for the pergola parts to arrive. About three weeks to complete entire job.

Corey explained things in detail and answered all questions we had going through this process. When finishing up, the report was emailed to my husband and I right away. The report had all detailed information with all findings and pictures. Jacob took care of scheduling all the inspections for me so that my realtor and I could make one trip to the home and have the home, pool, solar & termite inspections all done at once. Eli H. was the actual inspector and he literally walked me through all areas of the home (interior and exterior) after finishing the inspection and explained things to me, and answered all of my questions. I feel very confident in purchasing the home because I feel that I am completely aware of all things, big and small, that may require some attention. These people performed an inspection on a house, and they over exaggerated everything, they made my…read morehouse look like a wreck, they stated plumbing was leaking just if a had an old water stain, everything that had a old water stain was leaking, i do admit they are thorough to the T but they costed the sale of the house, the buyer and seller both lost out!!! these guys say that if a unit is over there recommended life span , it should be replaced, there's a point when OVER exaggerated is not good. they showed drips from plumbing in the pics, and upon further inspection no leaks were noted, they showed water stains under the eves of the roof edges saying the roof was leaking , i cant see any of these water stains, it seems as though they photo shopped pics, they broke the pool leveler float, didn't say anything but shut the water off so the pool wouldn't over flow, they also have tons of other service folks that they recommend in there reports probably for kick backs, these guys are too much and will kill the deal!! BEWARE!!!!!!!!!!!!!!!

Chad was our inspector…read more I've bought enough houses to know that a long inspection report is not automatically a useful one, but this one was. The house still had a lot of belongings in it, which made certain areas harder to inspect. Chad clearly documented what he could and could not access, worked around the limitations, and still found several electrical, plumbing, and safety items we had not noticed. What I appreciated most was that he was thorough without making every small issue sound like the end of the world. Older houses will always produce a list of findings, but he did a good job separating legitimate concerns from normal wear and things that simply need to be watched. The report had plenty of photos, and the separate summary made it easy to turn the findings into an actual repair list. They also coordinated the termite inspection at the same time, which was convenient. I would use AZ Property Inspections again and would specifically ask for Chad.

Update after living in my home. This inspection company did miss a few things we have noticed that…read moreare not possible to have happened post-inspection as we have only just officially moved in and began living here. One toilet was completely loose from the floor which was supposed to be checked in the inspection. Removed the toilet and found a completely rusted out flange that needed replacing. Leaking kitchen faucet. Leaking water supply valve in master bathroom sink. Neither toilet in the home was properly sealed with caulking. The master bathroom toilet does not flush properly. Every switch and outlet above the kitchen counter is sealed in and unremovable because they've been grouted in when a backsplash was installed. All other aspects of the inspection seem to be done well, but a better emphasis on plumbing in the inspection is needed.
