I would never...recommend this inspection company to anyone. They just completed an inspection in Chandler and not only killed a deal they made recommendations to contractors to do the work. Is that a good old boy make work arrangement or even a conflict of interest? On a home that was built in 1995 they did new home type inspections with current building requirements and codes and what common sense would suggest normal lived in conditions. On another note it seems like a new hot button in the real estate industry to recommend underlayment replacement even though there have been no leaks and no insurance claims whatever. Is it possible that realtors are using this as a ploy to get the price down? A suggestions would be to separate health and wellness issues and cosmetic issues so you don't kill sales or just shift over to new builds inspections only. read more

It seemed the inspection was thorough until we went back to the property and did another walk through. Came to our attention that the windows did not function. They either were extremely difficult to open and then hard to close, did not open at all, or would not lock. Because of their report saying the windows worked made us doubt the rest of the report. Not impressed. Took the inspector less than an hour and a half to inspect our house we were buying. He missed 3 cracks in the roof, and didn't even see that the element in the dishwasher was broken and wide apart. Ended up costing me a fortune to get it fixed after we moved in. I just spoke with the VERY snotty receptionist. For $375 they come in and take ONE air sample from your home and one outside. They don't use a moisture meter or a thermal imaging camera to see what's in the walls. They don't inspect anything for mold (signs of it on walls, etc.). Just walk in, take an air sample and charge a hefty fee. No thanks. I found a place that will do a proper inspection for the same price. Without the snotty girl. read more

Ryan did an excellent inspection and did more then just point out problem areas. He used a little bit of detective work to find out that some small cosmetic issues may be more of a serious plumbing failure that the previous tenants attempted to cover up. Beware the termite report. These guys were pretty good. They inspected a house we were looking to buy and the report was very thorough regarding possible issues in the home. I do recommend them. There are a few draw backs. It is difficult to reach out to them. Of the six times I have called their office, only once was the phone ever answered. They are good at following up, but it is often next day and at a time that is inconvenient for me. Also, beware the termite report. I just got off the phone with them explaining it to me. They don't actually do any tests for any active termite infestations. The inspection is looking around, shining a flash light at stuff, and saying "look, termites were here" or "this could cause a termite issue". It is exactly what they were already doing (shining light around) but they charge you an extra $65 to write down termite specific things on a separate piece of paper. This means we are stuck in a situation where we know there were termites, and we know there was a treatment, but we have no clue if there is a current infestation that needs to be addressed. The termite 'inspection' simply feels like a way to get extra money, without adding an additional value to what was already being done. read more

If you are buying and really want to beat down the seller, use Checklist Inspections. Our home was recently inspected and they found all kinds of small items which were blown up into major problems in the report. Our inspector could not properly identify a GFCI outlet or loop in an older home. The inspector also claimed the foundation was cracked and had a "contractor" estimate the repairs at a greatly inflated amount. While having my own contractor inspection for the foundation, my contractor stated he did not understand how the previous estimate could have been at 400% what is reasonable. I can cite other fabrications resulting from the complete ineptitude of the inspector as required. Stated the clear, blue water in the swimming pool was too dirty to properly inspect.
