This was my second time working with a home inspector, but my first time using Copperstate. Phill came out to do the inspection and was very punctual and friendly. More importantly, he did an excellent job with the inspection! He sent over two reports -- one that covered everything in detail and one that summarized the most important points. The reports were color coded to make it easier to identify the critical items from the less significant ones and the pictures were clear. He even marked some of the pictures with arrows to point out the specific item he was noting. This is very helpful for knowing what you're getting into when you purchase a home and also later on down the road if you are making the repairs slowly, but surely. Having this report to reference when describing the job to the contractors who will be making the repairs is invaluable. It was also a really great added touch for him to go through the home with me afterward to discuss his findings in-person. He was able to explain the gamut of issues, whether it was electrical, plumbing, masonry, pests, landscaping, or something else, he knew the issue and the fix for it. Buying a home with a holiday closing, meant a lot to do with not many business days to do it. Prior to the Thanksgiving holiday I contacted several companies looking for quotes and availability. I had an emergency situation requiring a home inspection for a new build. Phillip absolutely came thru in the pinch. I needed to schedule an inspection with a 1 day window. Phillip not only replied to my request on a Sunday but agreed to go to my new house the next day for the inspection. Phillip arrived exactly on time and did a very thorough job. My wife, our Realtor and myself met Phillip Gaines at the house right after he performed the inspection. He took the time to go through every detail inside and outside of the home. He was very thorough in his descriptions and pointed out items that we missed on our initial inspection. Several points that needed to be addressed with the seller before closing.
