Update after living in my home. This inspection company did miss a few things we have noticed that are not possible to have happened post-inspection as we have only just officially moved in and began living here. One toilet was completely loose from the floor which was supposed to be checked in the inspection. Removed the toilet and found a completely rusted out flange that needed replacing. Leaking kitchen faucet. Leaking water supply valve in master bathroom sink. Neither toilet in the home was properly sealed with caulking. The master bathroom toilet does not flush properly. Every switch and outlet above the kitchen counter is sealed in and unremovable because they've been grouted in when a backsplash was installed. All other aspects of the inspection seem to be done well, but a better emphasis on plumbing in the inspection is needed. read more

I am the home owner in this review. King home inspections was hired by the buyers purchasing my home to conduct a home inspection. I have sold homes before and have had home inspections done on those properties with no issues. I am truly and utterly disgusted by the violation of my privacy and the unprofessionalism of the inspector that was at my house today. First he didn't put back things that he moved or opened. I came home to chairs under my island not put back, closet doors in two of the bedrooms left open, my can opener moved, my tea pot moved from my oven and left on my counter, the cover to the water fill on my pool was left off, patio chairs around my fire pit were moved and my patio furniture was moved and not put back, my blinds left pushed up, and my electronic shades not put back they way I left them. Not putting things back as you found them in someone's home is rude, disrespectful, and unprofessional especially in a professional capacity. Here's the best part the inspector deemed it appropriate to open the top drawer to my nightstand, in my bedroom, looking for the remote to the fan in my bedroom (which is on a f***ing switch, so he could turn the fan on and off to confirm that it works, plus it was on when I left) because he wanted to see if the light on the fan worked. Apparently him checking to make sure a light on a fan works is more important than my privacy. He didn't call my agent to contact me or otherwise, which would have been the appropriate course of action if he was looking for something in my home and couldn't find it for the purposes of the inspection. Opening my nightstand drawer is highly unethical and inappropriate in the capicity in which he entered my home. Being a home inspector does not give the right to go through the home owners private, personal space for any reason. Nothing in my drawer is going to affect the integrity of my house for the purposes of the inspection. I was completely beside myself when I realized the inspector opened my nightstand drawer and immediately contacted the company. The owner did call me to apologize and admitted the inspector told him he did in fact open my drawer (which I akready knew because he left the remote on my nightstand and that's not where I left it) while I can appreciate the honesty of the owner that does not excuse or correct what happened. The kick in the a** is I spent time the night before moving things out from under my kitchen, bathroom, and laundry room sinks and away from the water softener trying to make things easy for the inspector to check the plumbing, electrical, etc., little did I know I should have been concerned about my private, personal space which he should have never gone anywhere near especially looking for a stupid remote when the fan is on a switch!!! If you are a homeowner and notified of this company coming to your home for an inspection, I would ask your agent to respectfully request the buyer higher somebody else. The home buying and selling process is invasive and stressful enough; then to come home and find my house in disarray compared to how I left it (which is always perfect and I work hard to make it so) and to discover my privacy was violated simply to check if the light on a fan works was infuriating!! He could have just put in the report that he wasn't able to check if the light worked and I would have been able to alleviate any concern the buyers had through my agent. (Isn't that why we have agents and pay commissions??) There were so many options this inspector had besides opening my nightstand looking for a remote; which begs the question of what else did he open or go through that he should not have. Leaving my house the way he did and violating my personal space with no regard for me as the home owner or his ethical duties as a home inspector is simply inexcusable. read more

Dale inspected more areas then the state requires (ie every socket and door jam), he explained how the garage door works as it had special features, and he helped us identify the priority items for the seller to fix. I had two phone calls with owner. The first one he told me about the water being shut off to certain faucets. He did not offer to fix my electrical problem then. A week later he calls about coming by with inspector to look it over and possibly call an electrician. By then i already had called an electrician on my own because i needed problem fixed. Why didn't he offer to fix it on the first phone call, instead of letting me already have it repaired, BEWARE. read more

I believe Sean and the home inspection company worked together to get me in a house that's falling apart.,, it's only been two months and I feel wronged by Revelation Real estate and King Home inspection. Richard Burton who inspected the house missed Key Symptoms of a failing foundation. (Being a first time buyer I had no idea what those symptoms were until doing research later) Door sticking, cracks around the foundation of the house , cracks to the walls etc. I even asked Richard "is the foundation of the house good"he said "yes". Five Stars for Tim Lofgreen, Mark and Marilyn!! I chatted with Mark on Yelp to set up a home inspection and he made it easy by always being responsive to texts and also in trying to educate me on what is needed/covered as a part of inspection by Arizona State Law. Tim, our home inspector walked me throughout the house and briefed me over what all he inspected and also gave some good home maintenance tips. He showed me the report, pictures and suggested on the "MUST-FIX" items in the house. He was very patient throughout and did not rush anything in anyway. He briefed me for almost 45 mins! It was a brand new home he was inspecting but he checked for each and everything that he could including all outlets, windows, vents etc and found a dryer vent that the builder forgot to put into the house. Great experience with this company. They came when they said they would, did a very thorough job, the report had tons of pictures and I was really surprised at how in depth they went. They found an issue with one of the air conditioners, which we called out a licensed HVAC to confirm, and they did. I wish I could leave zero stars but 1 is the lowest I could give. Buyer beware!!!! These folks appear to have either 1)been friends with the seller or 2)were grossly deficient in their inspection capabilities. We are now just past year 1 in our home. Many of the things that we had to repair in year 1 were over sights by this company. Worse off - we are now looking at having to have a extremely large repair because this company was too lazy to check something we specifically asked them to do. In fact, my husband spoke to them during year 1 about all the issues that were surfacing that should have been caught by their company during the inspection and all he got was "I'll give you your money back IF you sign a release" wtf? That doesn't sound like a company that stands behind their work. Needless to say, we are stuck paying for repairs that would have been negotiated during the sale. All we can do now is inform other prospective customers to beware of this inspection service so they don't get unhappily surprised with unexpected repairs. read more

I got my inspection a few months ago and I feel bad for not writing this earlier. They are total professionals. I felt like they were very honest with me and very detailed.
