I highly recommend Ryan Phelps to anyone in need of a reliable and knowledgeable home inspector. From start to finish, the entire inspection process was professional, thorough, and incredibly informative. Ryan provided a very detailed report that was easy to understand and packed with valuable information about the property. What really set him apart was the time he took to walk me through his findings and explain everything in a clear and straightforward way. He patiently answered all of my questions and made sure I fully understood the condition of the home and any areas that may need attention. His attention to detail gave me confidence that nothing important was overlooked. Purchasing a home is one of the biggest investments you'll make, and having an inspector who is both meticulous and willing to educate his clients throughout the process is invaluable. Ryan was professional, honest, and great to work with. The combination of his thorough inspection, detailed reporting, and ability to clearly explain his observations made the experience stress-free and reassuring. I would not hesitate to use his services again and would gladly recommend him to anyone looking for a top-quality home inspector. read more

We are return customers for Big Brother Inspections. We can't say enough about Ryan. He has just completed the multi-step pre-close inspection of our newly built home. His experience, skill, and guidance have given us the confidence that our home is sound and free of unforeseen issues that can pop up, and then just as quickly be covered up in new builds. Ryan has a very professional, yet friendly approach to explaining why things are not, and never will be "perfect", while identifying the critical issues versus the more cosmetic items that can be left to personal preference. He showed the difference between building to code and building to what we were expecting our home to be. His standards surpass the minimum building codes, and he explains exactly why, empowering us to make good decisions on which items to pursue and which to leave as they were. We vigorously recommend Ryan's services when making a property investment. read more

We didn't need to get a home inspection as one had already been done prior to listing the house for sale. We chose to do it just in case because the previous inspector wasn't working for us. The inspection Big Brother provided found things wrong with the A/C wiring and plumbing issues that the other inspection did not and could have cost us a lot of money had they gone undetected. They only cost a few hundred to fix now but had they gone undetected we wouldn't had known and it would have cost us thousands when they finally broke. Using their service we were able to negotiate for the seller to pay for the minor repairs and it kept us from a potential disaster. We appreciated that they were up on technology and loved that you used a drone to inspect the roof. Thank you again Big Brother Inspections, your price was reasonable, service outstanding and we will refer you to our friends. read more

Big Brother Inspections was a huge asset for us while building our new home, we highly recommend them! We used them for all 3 stages of inspections during the construction period, as well as our I year inspection afterwards. Their professionalism and attention to detail were incredible, no minor detail went unnoticed. The neatly organized reports that were provided with each inspection, completed with pictures and explanations of each occurence, gave us an understanding of what issues were present and how severe each issue was. This ultimately enabled us to know exactly what we should prioritize and gave us a wonderful advantage when it came time to holding our builder responsible for the findings of the inspections. It's hard to argue with pictures! Big Brother Inspections really saved us from a few errors and we are very grateful. Thank you! read more

I was reading down the list of Yelp's Top Ten Home Inspectors and checking reviews. I was impressed by consistent 5 stars in 18 reviews. I went to the Big Brother website and reviewed a home inspection report that was posted as an example. Very thorough. Photos, comments, all the warts were presented with no sugar-coating. I called Ryan Phelps and got an immediate response on a Friday and he was able to schedule the inspection for Monday morning. My daughter and I went to the house to do some measuring while Ryan was finishing up the inspection. He had the completed report on his laptop and went down the list of all the deficiencies he had found, supported by the photos. Very thorough. As part of the inspection he went up on the roof and down in the crawlspace under the house We found him to be professional and would hire him again. read more

Big Brother inspection was recommended to us by our realtor, that provided a list of other inspection companies. We were under a time crunch and need an inspector out ASAP. I sent an email out to all the inspection companies and awaited a response from any of them. Within minutes Big brother got back to me with availability and provided quotes for what services we might need. We immediately booked them, and by the time the other companies got back to us we realized Big brother had the fairest rate for the services provided. Once they came out to the home they were very friendly and very detailed orientated with the home. Really appreciate there expertise. Especially since we are first time home buyers and are unfamiliar with the home buying process. Definitely 10/10 and highly recommend the Big Brother team. read more

I used Ryan twice for a home inspection. He was referred to me by a friend who used him 4 times. From the first moment of interaction I felt very comfortable with my decision. Ryan is friendly, knowledgeable and truly cares about his business He was readily available to help me. He was on time, thorough with his inspection and went over ever detail with me. I also had copy emailed to me the same day. He scheduled the termite inspection for me, also. Since the report showed there were a great number of serious repairs needed, I instantly declined my offer and found a new house. I contacted Ryan and he was able to schedule me the next day. I received a 10% discount on the 2nd inspection! I would highly recommend Ryan from Big Brother's Inspection.Thank you so much, Ryan!!!!! read more

I would trust no one but Big Brother Inspections. Their inspections are very detailed and through. This is our 4th home purchase where they were our inspectors and they also did the inspection for my sister, each and every time they provided a very detailed report from the major findings to the smallest. After each inspection they sit down and take time to do a detailed walk through of their findings with pictures and their feedback. They have a solid understanding of what is done right and what isn't. I love the photos and they will even take time to walk the house with you to show you what they saw and explain why it is an issue. A home inspection can be unnerving because the number of items discovered can be overwhelming but I trust these guys to help navigate. read more

Jordan from Big Brother Inspections completed our builder warranty inspection. Scheduling was easy, and both Jordan and Ryan were very responsive in all communications. Their fees were straightforward and reasonable. Jordan took particular care to keep the home clean and orderly during the inspection process (i.e. accessed attic through garage, took shoe covers on and off when he entered and exited the home, etc.). He was very thorough and took the time to answer all of our questions. Reports were delivered to us a few hours after the inspection and are very thorough, easy to read and include many explanatory photos. We'd definitely recommend Big Brother Inspections after our recent experience. read more

Jordan completed two inspections for us as we searched for a vacation home in Arizona, and his broad knowledge of defects is certainly apparent. The inspections were very thorough, and the reports were detailed, easy to follow, and professionally written. He went through each of the items of concern which were grouped by severity. It was clear that he had our best intentions at heart and saved us from potentially making an investment we may have ended up regretting. We will choose Big Brother if we need a home inspection done in the future. read more

Ryan was so thorough and detailed not only with our home inspection report, but also in taking the time to speak with us before leaving. Our report was very in depth and included things that could have easily been missed. Ryan was clear in outlining the levels of importance for each issue. We feel confident working with our builder for our one year warranty check with the information we got from Big Brother Inspections. Ryan (owner) is an AMAZING inspector, super knowledgeable and straight-forward. He is very "user-friendly", meaning he provides the details in a way that is helpful to a buyer and not alarming. Sometimes you have difficult details to relay, and Ryan is always able to provide information without inflating the issue. Reports are helpful, easy to understand and he is ALWAYS available to talk with buyer after inspection if questions arise. We will continue to utilize his services and are thankful for his expertise!! read more

Met with the inspector, Jordan Dugwyler, who took the time to go thoroughly over the results of his inspection. Since the home we are purchasing is 42 years old there were a variety of items that were noted that were expected due to the age of the home, but the thoroughness of the report was nonetheless impressive. We talked over the summary of the inspection for almost an hour and we were encouraged to call with any questions or need for further clarification pertaining to its findings. Jordan, thanks again. read more

This was the easiest thing we have done in relation to our new home adventure. Having seen multiple great reviews from our neighbors we had no hesitations about booking Ryan for our one year inspection. The level of detail, and explanation of what to prioritize is such great information to have moving forward. The ease of booking online, with a prompt response time and ability to pay securely on the site made it even better. Highly recommend Big Brother for an honest and thorough evaluation. read more
