It turns out there was a break and clog in the main line, after looking back on the inspection report the only issue he caught was there was one of the sinks that was slow to drain. While I understand he isn't a plumber and does have a camera to look in the piping. I would've expected him to run the water for at least a certain amount of time to make sure there wasn't any blockages. He also reported there being no carbon monoxide detector in the house even though there is and I can see it in the pictures he took. He caught most things but unfortunately this is a 20k repair I'm on the hook for that took almost no time to find.

As a Realtor, I have referred many of my clients to Bob for home inspections, and he has…read moreconsistently been someone I trust. Bob is not only a licensed contractor, but also an experienced home inspector, so he brings a very knowledgeable and practical perspective when evaluating a property. What really stands out about Bob is that he is honest, thorough, and genuinely looks out for his clients. He also has a great network of trusted professionals and knows who to refer you to when a problem needs to be addressed. He doesn't just point out an issue, he helps you understand what it could mean and who can properly take care of it. Recently, I had a property under contract where the previous buyer had canceled and provided us with several inspection reports, including a sewer scope video. I had originally scheduled Bob to perform a full inspection for my buyer. Before spending my clients' money and taking up Bob's time on another full inspection, I sent him the existing reports and videos and asked if he could take a quick look. Bob went through everything thoroughly and took the time to explain his concerns and give me his honest opinion. There were visible signs of termite damage, and as he explained, you really don't know the full extent of damage behind the walls without opening them up. Simply treating the termites could potentially be like putting a bandage over a larger underlying problem. There were also concerns regarding a horizontal foundation crack, roof trusses, and other issues noted in the reports. Instead of simply going forward with the inspection and charging my clients for a service that might not be worthwhile, Bob was completely honest and told me that, based on what he saw, he personally would walk away from the property. He even advised me to cancel the inspection rather than spend the money unnecessarily. That level of honesty and integrity is hard to find. He took the time to review and analyze the reports for me and my clients without charging us anything, simply because he wanted to help us make an informed decision. Bob is down-to-earth, knowledgeable, experienced, and trustworthy. I truly appreciate the time and energy he gave us, and I would highly recommend him to anyone looking for a reliable, quality home inspector in Arizona. As a Realtor, I feel comfortable referring my clients to him, and that says a lot.

I did not have a good experience with this company…read more I had very little opportunity to personally inspect the property before the purchase so i was definitely relying on the inspector to do their job. The inspector found many minor issues but also misidentified a number of "code violations". The seller was a licensed plumber and pointed out that the inspector was wrong in many places which didn't sit too well with us. After the inspection I got multiple misleading phone calls from the "client success" team. All they wanted to do was sell me additional services but they refused to tell me what they wanted to talk about beforehand. This happened repeatedly where I would get a call or an email saying they wanted to call to talk about how the inspection went and "some other items". When I asked what "other items" I would never get a straight answer. I finally just replied in an email that I wasn't super happy with the inspection and had no interest in any other services from the company But then the real bad stuff came out. Major rot in half the windows in my house. I discovered it after less than a day in the house and it was clearly evident. The bill will be $50,000 to replace the windows. I placed a complaint with the company and was asked to supply documentation which I did with copious pictures and estimates for repair. I got the response I expected - windows wouldn't open at the time of inspection, screens in the way, etc. - so we don't have any liability. When I sent pictures of fixed windows (they don't ever open) and no screens that clearly showed rot they then offered to refund the inspection fee but only if I agreed to an NDA that is clearly intended to avoid bad social media exposure. I would not ever use this company again. Their service simply didn't do what I needed it to do. And I don't need a sales job for extermination services and relocation services, etc. from my inspection company. I am guessing the owner will respond to this and they have every right to. But I would have traded all the ticky tack stuff the inspector did call out for him having seen even one of the windows that clearly had moisture damage and suggesting we look into that further.

Sometimes old sayings are true: you get what you pay for…read more While I appreciate the things our inspector did find, there were also things they didn't find that should've been caught. For example: 1) no strikeplate in the door jamb so the front door could easily be kicked in. The only thing securing the front door was a thin, 1/5" piece of raw wood. The deadbolt was going into an open hole in the wood frame. 2) A bathroom faucet that was literally taped together with scotch tape and torqued so hard it took a wrench to remove it. 3) A broken laundry room faucet that leaked the first time it was used and caused $10,000 worth of water damage to the home the day of move-in. The first two items didn't justify posting this review, but the third oversight has resulted in loss of use of the new home (when water main had to be turned off and walls torn out), a higher insurance premium and probably several thousand out of my own pocket. Inspector Budget tried to make good on the door jamb issue, which required a locksmith to come out because the door jamb wood wasn't even prepped properly to take my strikeplate. However, the water damage problem and photos sent were completely ignored. Bear in mind, that faucet leaked the very first time it was tried! I literally just moved in. Everything is still in boxes and I've never even lived in the unit and there's $10,000 worth of water damage and restoration needed. Yet, the inspection report says the laundry room is "satisfactory" with "no improper conditions." I think 1 star is generous considering my floors have to be replaced 3 walls have now been torn out and I've not even lived in the unit yet. See the photos of the leaky faucet and water damage and you decide if that should've been caught by the home inspector. **PS - read the "not recommended" reviews by scrolling to the bottom and clicking on the link.
