Greg upfront told us how he would walk through our home, yard and garage and that once completed he would review the findings. During the review, he talked us through everything and provided clear details regarding repairs. Within an a few hours we received a detailed inspection report, complete with clear photos and notes, just as promised. I did not have a good experience with this company. I had very little opportunity to personally inspect the property before the purchase so i was definitely relying on the inspector to do their job. The inspector found many minor issues but also misidentified a number of "code violations". The seller was a licensed plumber and pointed out that the inspector was wrong in many places which didn't sit too well with us. After the inspection I got multiple misleading phone calls from the "client success" team. All they wanted to do was sell me additional services but they refused to tell me what they wanted to talk about beforehand. This happened repeatedly where I would get a call or an email saying they wanted to call to talk about how the inspection went and "some other items". When I asked what "other items" I would never get a straight answer. I finally just replied in an email that I wasn't super happy with the inspection and had no interest in any other services from the company But then the real bad stuff came out. Major rot in half the windows in my house. I discovered it after less than a day in the house and it was clearly evident. The bill will be $50,000 to replace the windows. I placed a complaint with the company and was asked to supply documentation which I did with copious pictures and estimates for repair. I got the response I expected - windows wouldn't open at the time of inspection, screens in the way, etc. - so we don't have any liability. When I sent pictures of fixed windows (they don't ever open) and no screens that clearly showed rot they then offered to refund the inspection fee but only if I agreed to an NDA that is clearly intended to avoid bad social media exposure. I would not ever use this company again. Their service simply didn't do what I needed it to do. And I don't need a sales job for extermination services and relocation services, etc. from my inspection company. I am guessing the owner will respond to this and they have every right to. But I would have traded all the ticky tack stuff the inspector did call out for him having seen even one of the windows that clearly had moisture damage and suggesting we look into that further. read more

Proceed with caution when choosing an inspection company. I rarely leave negative reviews, but given the seriousness of this transaction, I feel obligated to share my experience so other buyers can make informed decisions. I hired AJF Inspections based on their reputation for being thorough and professional. This was not a standard condo inspection -- the unit had a documented history of construction defects, Category 3 (sewer) flooding, and water intrusion, all of which were disclosed to the inspection team beforehand. As an out-of-state buyer with a significant earnest money deposit at risk, I relied heavily on their inspection findings during a tight contingency period. Unfortunately, after reviewing the report and revisiting the property myself, I discovered several visible issues that were either missed or insufficiently evaluated, including damaged drywall and electrical components in the master bedroom, as well as no mold air sample being collected in the room directly associated with the prior flood event. What concerned me most was not the existence of hidden issues behind walls -- I understand inspections are limited and non-invasive. What concerned me was that multiple obvious and accessible items raised concern to me as a layperson but were either not documented or minimized in the report despite the elevated-risk history of the property. As a result, I was forced to spend additional time, money, and effort pursuing further inspections in order to feel adequately protected before moving forward with the transaction. In May, i hired AJF Inspections to complete an inspection on a condo that I purchased. Since that day, nobody has lived at this property. I paid them nearly $1,000 for several different kinds of inspections and. believed at the time that the did a thorough job, but without having access to the property until after it closed, I was not able to check everything out. Right after we moved in this week, I turned on the kitchen sink the garbage disposal was leaking from a screw mount on the bottom of the unit. Unfortunately I had to pay for a new one and have it installed. I reported this to AJF two days ago and they did respond but claimed it wasn't like that when they inspected it. Easy answer and not willing to fix their mistake of not identifying the original problem. They have been polite, but I would not use them again. I had a home inspection done and my inspector Ramon was great. He was very thorough and caught things I would have never seen or thought of to check. I definitely would recommend Ramon and AJF to anyone needing a home inspection. This inspection was worth the value. They send emails confirming the dates and times ahead of time so you get all the information up front. Putting in your information and payment is also very easy! When the inspection was done, Ramon walked me through every detail and showed me how to access everything in the portal. The portal/ link they send has a great breakdown of every test they do. DO NOT HIRE THEM! AJF First initially did my pre-drywall inspection and I was happy with the experience. After living in my home for almost a year, I decided to reach out to them to do my one year new build warranty inspection. Talked to the person on the phone was quoted for that price of the one year warranty. Come to find out after the inspection was done inspector missed a ton of issues, I addressed this with the company. They told me despite conversations and even the photo I provided claiming that I did ask for a one year warranty inspection. They did a basic home inspection instead despite numerous conversations about it being a new build warranty inspection. They said that if I wanted the one year warranty I would have to pay the fee again, which was close to $900. I told them that that's not right when I know the calls are recorded for quality and training purposes so please refer back to the phone calls. Not once did I say I wanted a basic home inspection. It was always for a new build one year warranty despite that and even have an email from them saying it was a one year warranty and the inspector himself saying "oh yeah I remember you guys from your pre-drywall inspection so it makes sense why you would do a one year warranty new build inspection".Client success manager Sarah H was extremely rude, never offered any resolution to have the inspector do the inspection we asked and paid for, didn't even offer a discount. It took me reaching out to my real estate agent to let them know about the experience and what happened and for my real estate agent to reach out for them to finally call to give me to only $100 off so I would then have to pay again for the inspection that should have taken place to begin with. Unprofessional company, poor customer service, and just looking to price gouge and take advantage of homeowners. I asked for them to please listen back to the recorded phone Calls and client success manager Sarah, brushed it off. nspector did not call out massive cracks and missing chunks of countertop around the sink. They claim it's not included in the BBQ provision that it's "cosmetic" even though the structural integrity of the countertop around the sink is compromised. That "they should have disclosed it as a courtesy" and won't do anything to remedy this situation. I'd like to reiterate, this is IN THE KITCHEN not a bbq outside. I'm now looking at replacing the countertop on a home I just bought with no concessions from the seller because AJF failed to document on inspection. Water is going to get in through all the damaged countertop and missing countertop into the cabinets and ruin the cabinets. For the very high price they charge for an inspection, you would think they would stand by their work and own up to their mistakes when it ends up costing their client money because of their negligence. The fact that your representative Sara repeatedly told me "we do not negotiate so I will not be negotiating with you" when I felt $1500 was more than fair, was pretty appalling. This is not a cosmetic issue, this is structural and water damage hazard issue. The countertop is broken straight through, this isn't not a cosmetic issue. Considering a new, structurally sound countertop will be about $4500, $1500 is fair. But I was repeatedly told that you are not liable for any missed damage. Lest not gloss over your "good faith" refund that included essentially an NDA to buy my silence that I have to remove any negative reviews and cannot tell anyone else about my bad experience. I can post pictures of that NDA and its language if needed. It's almost like you guys have been through this before to ensure only 5 star reviews. I never asked for you guys to pay fully for the repair and I'm taking on the majority of the repair financially. $1500 is very fair so my offer still stand as well. read more

Buying a home is stressful enough without having to worry about whether the home inspection was done correctly. We trusted AJF Inspections, LLC. to provide a detailed and professional assessment, but unfortunately, they missed a major issue--a leaking shower pan in our master bathroom. There were visible signs of water damage, including staining, calcium buildup, and wet carpet in the next room, yet none of this was noted in the inspection report. We only found out after moving in, and by then, it was too late. Several contractors have since looked at it and were shocked that it wasn't caught during the inspection. We reached out to AJF Inspections for a resolution, and while they admitted that this was overlooked, they only offered a small payout in exchange for a legal waiver, preventing us from holding them accountable if further damage is discovered. That's not how a responsible company should handle a mistake. I wouldn't feel comfortable recommending them to anyone buying a home. If you do use them, be extra diligent in reviewing their findings--because they clearly missed something very obvious in our case. read more

Ben at AJF Home Inspections did our inspection when we were buying our next home. He was so incredibly thorough! He took over 6 hours to check absolutely everything in that home- from every baseboard to the roof. He ran 2 dishwashers to completion, and even pulled them out to look for moisture and to see if the drain loop was pulled high enough to prevent smells or buildup. He noted which cabinet doors had loose hardware, and any stucco outside that had a crack... and it's a hillside house, so there were a bunch of those- and he included them all. I'm going into my next space knowing exactly which faucet has buildup, and what wall needs paint. He was so detail oriented, and then walked us through the results in a way that made everything make sense- giving us an idea of what should be repaired right away, what is normal wear and tear, and what will be okay for a little bit until I can get to it. He even discovered that there was an in wall timer for holiday lights we never saw- and without him we would've been angry there was no power to them I'm sure; he saved me an embarrassing electrician service call later in the year. He included photos for each "action item" he noticed, and compiled it in an electronic report that I can save for later to refence as well. Cannot recommend AJF Inspections more- unless you're hiding something, in which case he'll no doubt find it! read more
