WOW! What an inspection! Patrick did a fantastic job for us. After we went over the inspection that he did for us, we decided to get a sewer inspection also. We decided that it would be money well spent. We live out of state but as I was searching for home inspectors for Goodyear, I ran across a scathing review about Cy's inspection company from a home builder. Then, I researched this company further to learn they are not in the pockets of builders or RE agents. I made note of the company. Fast forward to needing a home inspection on a 2.5 year old home. Protect Property Inspectors were our "go to"! The inspection was thorough, included photos of everything, then gave us a list of "not a problem" ( blue) to "not an immediate concern"( orange)and "this is a concern" (red), each complete with a reason. Larry, our inspector, was friendly, professional and reasonable. He stated the facts and when we asked questions, he gave us a calm and informative answer. Nothing was alarming. It was just information. We felt the inspection price was reasonable and we could add options for sewer, inspection, dryer van inspection, and solar inspection if we chose. We now have peace of mind, moving forward and know what needs to be fixed and can wait for future repair. Thank you, Larry! Highly recommend this company. read more

Not the cheapest company for inspections, I had much better expectations from PPI. I had 2 inspectors at the property for my home inspection walk through. One inspector walked me around "trying to remember" everything he found, I was assured that it would be in the report though. How am I supposed to know what might have been omitted from the report if he couldn't tell me about it. Guess he had an epiphany. Dude looked like he didn't sleep the night before. Was told report would be uploaded by end of day. I also paid for termite and sewer inspections. Either inspector had no clue when those were being done, they told me there's only like one sewer scope someone has. Report was not available when I was told. Two days later got email stating house inspection not viewable. Another day for termite and sewer. Again, just get an email stating they're available in the portal. I looked at inspections, I have no clue what I was looking at. There was zero follow up by PPI to explain sewer & termites inspections. You will get inundated with texts and emails requesting 5-star reviews, email listed owners email if not happy. You will never get an answer if you call their phone number. I emailed, went back and forth until we spoke. I got the excuses why my inspections went the way they did. Their reporting system went down, inspector was new, 2nd inspector is supposed to he the quality control guy....blah blah. I feel like I definitely did not get my almost $800 worth with PPI. I would never use this company again, nor my realtors nor the sellers realtor. Would have been nice to offer some type of refund in amends of the subpar service they provided. FYI, even after speaking with the owner, I still have no explanation of the sewer inspection. I had to rely on others for that. Just overall poor customer service. Hope you learn to be better and provide consistent quality to future customers. read more

Steve was absolutely amazing!!! I hired them to just make sure my new build home had no major hidden issues that are easily missed or hidden and am so glad I did!!! You'd think getting a brand new build luxury home with obvious warranty you shouldn't have to worry about anything but man would you be wrong!! This company and Steve are so so so thorough, to the point where they even constantly address so small minor cosmetic issues, down to the very last crevice and speck of smudge on a wall!! Jonny was my inspector and i honestly was SHOCKED at how in depth he went! He spent hours upon hours inspecting every part of the property, and then took the time to talk to us about every individual picture/issue he took making sure we understood it all. It was a little expensive, but a house is one of the most expensive purchases you'll ever make, and a couple hundred bucks to feel safe and secure in that purchase is well worth it! Our neighbor recommended Dylan of Protect Property Inspections to perform an unbiased inspection of our property prior to our one-year walkthrough with our builder. We are so happy that we had Dylan come out. He was incredibly thorough, professional, respectful and offered an easy-to-understand assessment of our property issues. He broke down those items that needed immediate attention because they caused safety hazards or would lead to more damage and those that were cosmetic but that the builder was legally bound to repair. These guys report irresponsibly and include things that aren't issues. they also use language like "one or more" when describing basically one thing to make the problem sound like it's bigger than it is. They included that our water heater was too hot. It's a setting for our personal preference...it's not broken. They also said grading in the backyard was not even next to the house when it was the lumpiness of the landscape rock not the ground. Furthermore, they said we were "required" to add a child safety fence around our pool when we just had it built, and the city doesn't require it, and we met all standards put forth. There was some goop on a flat roof, and they said this was a repair and this could be a bigger issue and requires investigation. There were no signs of any damage, and it was probably from the builder, but they reported it as a concern. When I gave them a bad review, multiple people contacted me, and the chief concern was not my satisfaction of the service but the rating I gave them. Don't use these guys, they scare buyers and frustrate sellers. read more

We were coming up on our 1 year anniversary on our new Capstone home in Jasper and wanted to make sure there weren't any additional issues other than what we were already dealing with. We requested Jon Hall based on the fact that he shadowed Cy Porter (do a search on Facebook) and Cy had favorable things to say about Jon. Needless to say, Jon did not disappoint. Jon spent a full day inspecting our home and explaining his findings. He also came back the next morning because he wanted to verify whether issues in the attic were in fact correct. Jon found a number of issues we never would have seen. Among the most serious was missing flashing on the roof (in numerous places), missing insulation in the attic, and broken welds in windows/doors. The report was very thorough and had a summary that would link you to the various items to be addressed. There were numerous pictures of each defect and Jon identified the directional location (N-S-E-W) so the issue can be located easily. The report made it much easier for us to get the builder to address the issues in the house. I have seen numerous inspection reports over the years and this is easily the most thorough I have ever seen. I would not hesitate to recommend Jon for any of your inspection needs. Our only regret is that we didn't use Jon when we first moved into the house. If we had, we would have had even more items that we could have been remedied. These items needed to be identified within 10 days of moving in. So if you're moving into a newly built home, hurry and call Protect Property Inspections and request Jon Hall! read more
