    We have recommended them to a few of our new build buyers for 1 year inspections. Both were very pleased. We recently used them with two new build buyers. The builders fixed everything they found including missing insulation detected by a thermal camera.

    Not the cheapest company for inspections, I had much better expectations from PPI. I had 2 inspectors at the property for my home inspection walk through. One inspector walked me around "trying to remember" everything he found, I was assured that it would be in the report though. How am I supposed to know what might have been omitted from the report if he couldn't tell me about it. Guess he had an epiphany. Dude looked like he didn't sleep the night before. Was told report would be uploaded by end of day. I also paid for termite and sewer inspections. Either inspector had no clue when those were being done, they told me there's only like one sewer scope someone has. Report was not available when I was told. Two days later got email stating house inspection not viewable. Another day for termite and sewer. Again, just get an email stating they're available in the portal. I looked at inspections, I have no clue what I was looking at. There was zero follow up by PPI to explain sewer & termites inspections. You will get inundated with texts and emails requesting 5-star reviews, email listed owners email if not happy. You will never get an answer if you call their phone number. I emailed, went back and forth until we spoke. I got the excuses why my inspections went the way they did. Their reporting system went down, inspector was new, 2nd inspector is supposed to he the quality control guy....blah blah. I feel like I definitely did not get my almost $800 worth with PPI. I would never use this company again, nor my realtors nor the sellers realtor. Would have been nice to offer some type of refund in amends of the subpar service they provided. FYI, even after speaking with the owner, I still have no explanation of the sewer inspection. I had to rely on others for that. Just overall poor customer service. Hope you learn to be better and provide consistent quality to future customers.

I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.

However, our experience revealed it is a marketing stunt, and their work is incomplete, based on assumptions, and they do not back-up their work or errors. I am a senior citizen and purchased a place in Phoenix, Arizona in October of 2020. Inspect-it 1st did my home inspection. Below is a "cut-and-paste" from their inspection: Location: Main roof. Roof Coverings: Concrete tiles. Estimated Age: 2 year(s). Surface Material Layers: This type of roof surface not subject to layering materials. Flashings: Metal and mortar. Roof Inspection Method: Walked on a majority of the roof surface area. Majority of the roof coverings are observable. Comments: The roof coverings, flashings and protrusions/penetrations are in satisfactory condition unless otherwise noted below. The roof system is newer and has minimal wear. It should provide many more years of service with normal weather conditions unless otherwise noted below. Recommended repairs noted below, if any, should be made by a competent, qualified, licensed professional in the appropriate area of expertise. Roof tiles have proper nailing at the lower courses as required. Maintenance Information: 26 solar panels noted, recommend adding bird block. Talk to solar company. In February 2025, our home was put on the market to start the process of downsizing, preparing for retirement. After receiving a viable offer, the buyer came back after they completed their home inspection saying the roof is beyond useful life and wanted us to replace it. The buyer had a certified licensed roofer perform and inspection, and we also had a second opinion from a separate certified licensed roofer, both stating the roof is beyond useful life. We contacted Inspect-it 1st, questioning their original statement in 2020 that the roof was only 2-years old. Recapping our discussion: 1) I offered $2,210 direct from Inspect-It 1st (without involving our insurance provider) based on the sum of our total inspection fees for the subject property and the property at XXXXXX N. 7th Ave, and doubling that total. This offer is valid for a period of 2 weeks, expiring at 2pm on 5/21/2025. If you agree with that amount, you and Marcie and any other "owners of record" would need to sign a "standard release" document covering both properties, which we would provide, upon receipt of which I would hand you a check in the amount stated. I cannot state how our insurer would approach this claim, but I do believe we followed State of AZ standards for home inspectors and we do have a signed agreement with you regarding our scope of service, which is to follow those standards. Thanks, Marty As you can see by the initial inspection report and the email responses, this is a company that base their inspections on assumptions and not facts, and when the paying customer identifies a problem, they will not back up their report. As a buyer back in 2020, I relied heavily on the outcome of Inspect-it 1st's inspection, and if they would have provided a quality service and fully inspected the roof, as they did in 2025; I would have made different decisions. Now less than 5-years later, their error has costed me thousands of dollars. To all first time buyers, seniors preparing for retirement, and real estate agents recommending home inspection companies, I would not recommend using Inspect-it 1st.

At the end of inspection, I asked him if anything needed immediate repair. He informed me about a water heater that was leaking in one of the units. I asked him which unit - he told me. I then asked him to point to the unit where the WH was leaking. He did. It was the same unit. Then right when he was heading for this car to leave, I confirmed with him which unit as I told him I was calling a plumber right away. He told me which unit 3 times. The WH gets replaced, but it was fine. He told me the wrong unit 3 times. I asked them to pay for their negligence, and they refused. This company has no accountability nor integrity. I do not recommend using them.
