Inspection with Curtis led to a broken roof tile he suggested he fix with caulking. Any inspector should know this is not a suitable fix for a roof tile. When paying over $600 for an inspection, I expect the house be in the same condition they found it. After trying to get in touch to speak about this with the company via call and email, no one reached back out. This company is unprofessional and I would find another one. Don't let their other good reviews make you think they know what they're doing, cause they obviously don't. read more

I don't usually leave reviews, but this experience needs to be shared so other homebuyers don't end up in the same situation!! I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision. read more

They inspected our home for us since we were out of town at the time of purchase. They missed so many items that would have helped us determine what price to finally offer. None of the major structural cracks in the patio wall were noted, along with damage to the roof tiles, looks like major water damage in the garage ceiling, leaky, faucets, And several leaks under sinks in bathroom and kitchen, along with backed up, slow draining plumbing. We did not pay extra to have the pool equipment inspected, but it was very obvious that the heater is blown up and the pool pump was making all sorts of noise and ended up having to be replaced when we moved in. Would never recommend and wish we would've found more professional company to perform our house inspection. read more

I had them inspect a house I was buying. The inspector was nice...seems like a good guy but that doesn't mean the inspection should be bad. So many things were missed... basic things as my dishwasher not working. The dryer hose wasn't connected to the vent, there are 3 holes in the drywall in an area only someone with a ladder could or would look, the irrigation system was and is filled with water so there is a leak somewhere. I was told that this was their "sister company"... idk what that means but I am pretty unhappy. Especially the dishwasher situation. That's something you have to trust they would test. read more

UPDATE: The claim was done & denied by Advantage Inspection Service, due to the company that fixed the shower / bath diverter did not provide detailed Info why this happened. We submitted the Invoice from the company, but Advantage Inspection Service was not satisfied by their findings wanted more info in detail why the diverter went bad. The company was not willing to provide more info so therefor Advantage Inspection Service denied our claim. Be careful who you chose as your Inspector, clearly, they never wanted to reimburse us for our financial loss we had due to Dennis Pettitt AZ Lic #76233 not doing his job, we could have the credit before we closed on our house. read more

Don't waste your money on this company! On July 22, 2025 we hired Advantage Inspection Service for the purchase of our 8 year old home in Goodyear, AZ. Steve Boyle was professional enough and we were informed of a few minor repairs needed. Apparently, he did not take pictures or inspect the furnace and advised us to clean the coils and "it should be fine." 1 week later, we had to replace the entire system because it was fried. We have contacted the company 3 times as of today and assured the Director, Ryan would return our call. No return calls. The home I was buying was inspected in September. While the inspector did report a few important issues such as the AC not working properly, he missed a water leak. Two months after the inspection, when I used the overfill on my tub for the first time, there was water dripping down to the first floor. I could've saved a lot of money and even more stress if this had been discovered during the inspection. In fact before my leak occurred there was a paint crack exactly where water was dripping down, the previous owner likely painted over the water stain, but to a trained professional this should have been a clear indicator of a leak. This is my first home and first inspection and I cannot recommend going with this company after the stress this has caused. read more

I hired Advantage inspection service on Jan 21 2025 to do a mold check on my house in Phoenix, Arizona. Lately the home had taken on a funny smell and I was choking on the fumes.I spoke to Advantage on the phone and they said they would set something up. I never received a contract from Advantage with a scope of work. A Inspector arrived a day or two later. He took three air samples and left within 45 minutes.. I was very disappointed as I expected a much more thorough examination that should have included: 1.Visual Inspection: A thorough examination of your property to identify areas where mold might grow. 2. Moisture Assessment: Utilization of specialized tools, such as moisture meters and thermal imaging cameras, to detect hidden moisture sources behind walls, under floors, or in other concealed areas. 3. Air and Surface Sampling: Collection of air and surface samples to determine the presence and concentration of mold spores. (THIS WAS THE ONLY THING THAT WAS DONE) 4. Provision of a comprehensive report from the inspection and laboratory analysis. The report should include:Identified sources of moisture, mold Types and concentrations of mold present. A few days later I get a email from Olympic Inspection Service. -They wouldn'd release my mold report until I signed their contract. I hired Advantage not Olympic and contracts are signed before work begins. Advantage claims that they sent me a contract which I never received. If they had a unsigned contract, why did they perform the service. The inspection cost was expensive at $450, but user reviews said Advantage did very through detailed inspections and that's what I wanted. Had I received the contract that Advantage said they sent to me, I could have cancelled the job and all this could have all been avoided. So, this inspection that was originally scheduled for Jan 2025 and now it is August 2025 and I still don't have my mold report, but they certainly took my money. Had a follow up inspection with David B. regarding our home. Wanted to get a once over to ensure we weren't missing out on any important issues before our home warranty expired. David was very thorough and found plenty of minor issues that we might have missed. This gives us a good foundation of what is important to have fixed before our warranty lapses. Within a year my house is literally falling apart from things that should've been caught on my inspection. They informed me I needed more insulation. Thankfully we didn't do this. Less than 10 months later my ceiling COLLAPSED due to EXCESS INSULTAION. There are 10s of thousands of dollars of issues on my home that should've been caught on my inspection report and here I am - with a house falling apart. Awful, overpriced and incompetent. My inspector from this company did a lackluster, inadequate inspection on not just one house I was purchasing but two. He missed just about everything and could only point out obvious things any person with zero building/construction knowledge could find. Not only that, but I'm questioning if he even looked or inspected items he said they did. I found issues/problems/broken parts almost immediately with having taken possession. So it's either he is incompetent or lazy. Buyers beware if your realtor uses this company (probably because they give kickbacks for referrals). Sellers smile big if this is the company doing an inspection on your house, you're in luck. read more

Never and I mean never hire these guys. We paid extra for the mold and major pest package, our total inspection cost was almost $700. They cleared the house and I asked a few times if there were pests. He said there were none and it looked good. Guess what my husband and I found out the first night? We have a major cockroach infestation. I have no idea how the inspector missed this and how the sellers didn't disclose this because it's clearly fraud. We now are spending hundreds for exterminators and treatment and we haven't even been living here for a week. There were droppings everywhere, egg casings, roach body parts, and dead roaches in every room and corner, huge American roaches 2.5 inches big crawling around the place inside and out. Babies, adults, you name it. We are now stuck with a house we don't feel safe in. We trusted them and they betrayed us. I can't express how angry and frustrated I am. This company has f***** us over. There's no way they could have missed the signs, even if there aren't live roaches during the day, there were several dead old roaches and droppings around the house. They must have been paid out by the sellers and their agent. Our mental health has taken a toll and we haven't been getting much sleep as we are sleeping with the lights on and still finding roaches in the room with us. Instead of having a wonderful experience buying our first home together we are desperate, scared, and stressed. We will be taking legal action. Edit: we're now finding plumbing issues that they missed. They did a very poor job. read more
