Benji, our inspector spent a ton of time with us going over the entire report, then walking us around showing us exactly what was drawn up on the report and answered all questions. Truly was one of the best experiences we've had with a home servicer, nonetheless an inspector. They may be a bit pricier than other inspectors but you get what you pay for. WARNING - AVOID - If I could, I'd give this inspector/company a negative star! This inspector just lost us the sale of our house because of an inaccurate and incompetent assessment. - He stated that we had a broken water softener and took an image of it in the middle of the garage. This was an old system that was obviously disconnected. The brand new one was hanging on the wall next to it. - Didn't know we had 2 AC units and performed a temperature test comparison. He lights the temperature variance without understanding why it would exist. - He compared the intake temperature of the AC unit vs. the outflow. He turned it off for an hour then stated the difference between the air temp being drawn in by the AC unit, and the temperature of the cooled air was too much implying the AC unit was faulty. If you understand how an AC unit works you'd understand how dumb this assessment is. - Said windows were broken that were not broken. - Used 4 pages of a 24 page summary spread across the report to highlight one faulty exterior outlet. - Emphasized an issue with the roof trusses and dry wall. GC had no idea what he was outlining as there was no issues actually stated. Sellers beware! This man lost all credibility when he reported to our buyers we didn't even have a working water softener! He was obviously just trying to fill a report because he couldn't find any real issues. read more

A year ago, Steven Rasmussen from Dwell inspected my home for a pending sale. * I told Steven the (broken) washer and dryer were not included in the sale. He still ran them both and incorrectly said the washer was working, but not the dryer. When I opened the washer front-loading door gallons of water rushed out over the floor before I could slam the door shut. It took over an hour to clean up the mess. * I told Steven the old irrigation system was not part of the sale and was no longer operational. He still included it in his report as a negative item to be dealt with. * The microwave was not included in the sale, but Steven tested it anyway. The GFCI outlet was tripped which shut down 5 outlets. He reported that the outlets wouldn't reset. He couldn't have tried the microwave one controlling the microwave, which restored all of the power when I pushed it. * Steven said the living room fan light did not work yet I turned it on by pressing the remote-control light button, which I showed him when he arrived.. * Steven said the office door and master bedroom closet door were not operating properly. I opened and closed them easily without any problem. * Steven had many frivolous, inconsequential, or incorrect conclusions throughout his report. * Various lights and fans were left on after testing. At 4:12 pm Steve texted me that he, "should be out of here in 5 to 10 minutes." I answered at 4:13 pm, asking him to open the bedroom door where the cats had been enclosed. He answered that he was, "already gone". When I arrived home at 10:30 pm I found that Steven had left the entry door to the garage unlocked. * Following Steven's report the pending sale fell through. Another inspection was performed by Andrew Harshman from Dwell for a subsequent pending sale. Nothing had changed in the house since Steven's visit. Andrew's report was well done and accurate. Backstory: We bought a home in Arizona in 2013. Used a different inspection company. The other company didn't tell us anything that was wrong or do a walkthrough and let our realtor tell us what needed to be asked for to be repaired by seller. We got the home and had problem after problem. We ended up selling the home in 2018 and moving back to San Diego. Present: Decided San Diego was not the perma-vacation spot like we had hoped. Upon searching for a new home we decided instead of sacrificing our prior lifestyle we had in AZ and instead stay in SD and live in a cardboard box under the freeway (which is what our budget would get us in San Diego), we decided ultimately to live like royalty and move back to Phoenix. Hey- call us crazy but we prefer scorching heat and blue skies to fog and traffic any day! Inspection: We found the home of our dreams- AKA one that the husband and I both agreed on (shangri-la if you will) within a week of searching. We have an EPIC realtor. Sean and his team came out early in the morning mid June (thankfully so because the AC unit was having a tough moment in its 25 year old life.) The Dwell team was courteous, helpful, informative and extremely thorough. We walked through every area of the home and he explained in detail what needed to be done eventually and to keep in mind what is a must fix, can be fixed later, or may be a cosmetic/option to fix item. Having the experience we had with Dwell made me seriously question my 2013 realtors moral compass on what he decided to leave out of our virgin home buyers ears at the time. Dwell AZ gave me the confidence needed as an out-of-town buyer to make an informed decision regarding the purchase of a modern home. As a long-time homeowner, I unfortunately have experienced many home inspection companies (mostly on the east coast) that provide poor customer service, little transparency and poorly organized reports. The report was very well organized and had plenty of clear photos that made it easier to request estimates from contractors for work that we knew would need to be done.
