AZ Property Inspections did a great job inspecting a house we are buying. Chad was our inspector. I've bought enough houses to know that a long inspection report is not automatically a useful one, but this one was. The house still had a lot of belongings in it, which made certain areas harder to inspect. Chad clearly documented what he could and could not access, worked around the limitations, and still found several electrical, plumbing, and safety items we had not noticed. What I appreciated most was that he was thorough without making every small issue sound like the end of the world. Older houses will always produce a list of findings, but he did a good job separating legitimate concerns from normal wear and things that simply need to be watched. The report had plenty of photos, and the separate summary made it easy to turn the findings into an actual repair list. They also coordinated the termite inspection at the same time, which was convenient. I would use AZ Property Inspections again and would specifically ask for Chad. read more

They get a 5 star for coming out when I needed an inspection done during the weekend. However when I paid extra for a service to have my sprinklers inspected the company they sent out essentially took my money and ghosted me. I called them to talk to a manager and was assured they'd return my call. Never returned my call. read more

AZ Property Inspections was prompt, efficient and thorough when conducting the home inspection on my new property. Over the Summer, it can be hard to get an inspector who isn't afraid to look in every nook and cranny. This inspector did the job with no complaints! AZ Property Inspections sent out a seasoned inspector to do our inspection within a very short time frame. That was a must due to there being multiple backup offers on our home. DO NOT HIRE! I hired AZ Property inspections to do a pre purchase home inspection & paid extra for a pool inspection. Inspector Evan Cline came out & did what I thought was a thorough inspection at the time. However, after moving in the issues that I had with my home were a disaster & cost me thousands of dollars in repairs. ALL issues that should have been covered under the inspection. He missed leaking faucets, leaking RO, 2 areas of black mold - requiring me to demo cabinets & sub-flooring, a huge roof issue leading to severe water damage, leaking windows, broken latches on both exterior French doors, missing pool equipment, prior water damage evidence, a huge electrical box issue involving conduit not being connected to the box - requiring permits from SRP for repairs, a leak in the foundation/structure of my pool, and various other little issues. It's evident that I bought a money pit here, and if this company had done their job properly I would have been aware of these issues prior to purchasing. They've cost me thousands of dollars, months of construction, and extreme amounts of stress. When I contacted the company, the President - Tim O'Neall came out with Evan to inspect. He was very defensive for his inspector & I basically had to force them for even an apology. He was trying to tell me that the conduit which is rusted & clamps painted in place (likely for years) "must have been covering gap at time of inspection" - yeah, right. He did offer to refund my inspection fee of $600 (which is laughable for the amounts of money I've spent on repairs to this property. But I agreed regardless as it's better than nothing. But he then tried to take our freedom of speech away by making us sign a hush letter to get the refund!!!! (Letter attached) My disappointment in this company has been exceeded & I'm proceeding with legal action now, since we still have not received a refund, nor will they give me their insurance information. Shame on you AZ Property Inspections!!! read more

Choosing a home inspection company was not easy !!!! the fun part about that we got referred to Az home inspection by our realtor .. We were so glad that we scheduled with them right the way to have them take a look at my new home . Of course you have to go in certain steps before you have them inspect you home . Our experience starts with : the help and the customer service I got from the lady over the phone was beyond my expectation who transferred me to one of the owner Liz who explained for us how the process will goes . When the day of the inspection it happened to be that we were at this new home during the inspection . Mr Tim was earlier for the appointment scheduled While we were going through our new home and see the final touch up . I was able to observe Tim ,who was checking every single details . Our inspector was Bryan, our realtor recommended us to go with AZ Property Inspections. The reviews were pretty good. Long story short, i don't think this inspection cost what we paid. He just go through all the issues, showing them on his computer, and didn't really want to show them in real, but we were staying in the kitchen of exactly that home he was inspected... nonsense. We bought that home and then realise many issues he even didn't mention. He said that no problems with the insulation on the roof. The reality is our home has two attics. Insolation in one of them is pretty good (this one he checked) but another attic and half of the house doesn't have any insulation or just old one. He didn't even check that part! But he mention loose outlets instead. Also the water in one of the bathroom is cold, and you need to wait 2-3 minutes while it will be hot. He didn't even mention that. Don't recommend this company. read more

My husband and I made an offer on a foreclosed property in "dire need of repair", but had good potential. Our realtor has worked with Tim and said he is a great inspector. The realtor stated that he goes over items that other inspectors wouldn't, no stone is left unturned. She said he actually "scares" her "fixer up" customers he is so complete. That is exactly what we wanted!!! We thought his price was amazing! Tim contacted us right away, emailed us the contract, we made the appointment. The evening of the inspection the report with pictures were e mailed back to us. His inspection report was excellent. We needed to know everything that was wrong with the place so we weren't buying a "money pit". I would not hesitate to use Tim again and I will recommend him as the best!! read more

I have had an experience that I feel needs to be shared with anyone who needs a home inspection. I am purchasing a home in Phoenix. My real estate agent suggested using Arizona Home Inspections. I trusted his judgement and Noel was asked to come and inspect the home. I paid $420.00 and met with Noel after his inspection. Noel found numerous areas of concern. One violation which Noel stated was "extremely dangerous" was a vent over the microwave oven which was open to the roof. This vent was a few inches from an outlet. Noel stated this must be capped at the roof because rain could come into the vent and short the electrical outlet causing a fire. Because I wanted to be sure the repairs were done correctly, I asked Noel to come back to re inspect the home. Noel gave a thumbs up and said everything was great. I then went to the home to check it out only to discover the "dangerous" repair had been done with duct tape. No repair had been made on the roof as required by Noel's original report. Apparently Noel did not reinspect as directed (Yes, I had to pay again this time it was $185.00). When I complained to Tim at the office he said "Noel may have been in a hurry." Nice to know Noel was willing to let my home burn to the ground and possible death to myself because he was rushed and couldn't be bothered to reinspect properly. Please do not use this company, they are only interested in your money not safety and are not concerned with you. read more
