Brian from this company came out and did our new home inspection. First, not only was he polite but the thoroughness of his inspection was beyond compare. His knowledge far surpassed what we expected. My only room for improvement comment would be about the ap they use to access the report. It's still showing a web error. We built a new home Oct 2021 in ELOY AZ and didn't know we should still have a home inspection done on new builds. Well life lesson learned~ just because it's new doesn't mean you won't have problems with the house. We've had issues from water leaks, floods in the kitchen to the laundry room to major problem with the HVAC where they forgot to install the exhaust pipe in the roof which could result in carbon monoxide in the attic that can travel through the vents in the house. Even though we have been reassured of the safety system that shuts off the heat , I don't believe anybody because both my husband were experiencing symptoms of carbon monoxide intake. Weakness & headaches to the point we couldn't get out of bed. Most recently was the GFI tripping because too many lighting from the backyard, front yard , water heater pump, water softener, extra fridge (in garage) to garage door all dependent on 1 GFI in the garage. Of course when it rained heavily during the NY holidays , everything stopped working including the garage door. The builder couldn't find the problem so we called Top2Bottom home inspections (Brent - owner) because we've used them 5 times in past 9years for our other homes and rentals we've had over the years. They've always been reliable, honest and detailed for issues that needed to be addressed. I trust them and don't usually refer people unless I am confident they'll do a good job. They sent Brian (inspector) to our home who did a great job and explained in detail of his findings. That report is going to the builder to do the repairs needed. !!!!!!DO NOT DO BUSINESS WITH THIS COMPANY !!!! It's been one of the worst choice that I have made to select them to do a home inspection. They never highlighted the electrical problems in two of the bedrooms that we have and when I call to check with them the owner Breet was very unprofessional and said that my house has a lot of problems and that why now the bedrooms are not working . Every item which has been reported in the finding has been corrected / changed. I ordered a re inspection and paid $125 online , I rescheduled that 2 times with proper notice as the seller was not able to close on some the repair , Breet was very unpleasant to talk for that and at the end agreed to send the refund check . It's been 3 weeks no check came and today when I tried to follow up , he completely denied that he agreed to pay that money back .. Please be care full do not work with them as they do a bad job in house inspection and don't stand by their own work and blame that the house is the problem. read more

Hi, I recently bought a house and used their home inspection services back in January. Since I first moved in, I've had multiple electrical issues such as electrical outlets not working, fans not turning on, two closet lights not turning on. I tried calling them twice and left a voicemail about a month ago and never heard back from anyone. I let them know I was disappointed with the electrical problems and I would like somebody to call me back or get some sort of a refund. Have had two electricians come out and spent a few hundred dollars. When you trust a home inspection company to do a thorough job and they don't you feel you can't trust them. 2 days after closing on my home, This is a picture of a leak that my inspector didn't note in my report. The entire wall was wet and after touching the corner of the ceiling, it was completely soggy. I had a plumber come immediately and inform me that there was a crack in the bathtub fixture upstairs! (After pulling that out we were able to see that a shower faucet had not been saudered) There was also another water line leak in the vanity sink in the restroom upstairs that was not noted in my inspection report along with a wall that was obvious that had been cut out for plumbing purposes. None of which was in my report! I cannot believe how unhelpful almost every person involved in my real estate transaction has been and no one has done anything to help my family. Please do your research when hiring an inspector. I recommend getting SEVERAL inspections after this nightmare. (unless it is someone you can trust) I'm left living in a rental and paying for a house I can't even live in. I spoke to someone who did show concern. I told him what had happened and I was very upset. He sent me a concerning email with a copy of the warranty (that covers none of my major problems) and then I never heard from him again. For being a serious matter and taking the safety of your family into consideration I would not recommend this company. We have had to deal with black mold, a broken air conditioner on the 9th day of owning the home, water leaks all over. I am amazed the property was able to go through an inspection without noting these major issues. ( which would have definitely prevented me from moving forward with the sale) I am so upset. Very bad experience with this company. read more

After being in the home they inspected for about a month, we realized that every single water faucet in the house was backwards, and/or leaked. We called them since we still fell under the "guarantee". Called again. No one answered. Long story short, all the toilets had hot water, the washer fixtures leaked, the faucets were all backward. Also, they rated our hot water heater as "newer", when it needed to be replaced. We have serious problems with the air conditioning. We understand that they are just taking a snapshot of a two hour period that they are here, but don't guarantee what you will not stand behind. read more

These guys are the best. We were in the processes of purchasing a home. Breet the owner did our inspection and he was very professional during the whole process. He found several item wrong with the house. One of the major issues were the multiple roof problems/issues. The builder tried to Band-Aid repair these issues 3 times. After the 3rd time we still had issues that would have caused future headaches for me as the roof was not fixed correctly. So I want to thank breet, for what I believe this to be a blessing in disguise, to find out about these issues prior to closing.
