INCREDIBLE. Absolutely THE most qualified, experienced, professional and knowledgeable person in any field I have ever known. Brian was trained by the guys who did it right in the 80's when he was just 17, has been in every angle of construction, both as an expert in HVAC & Plumbing prior to becoming an inspector. This is the guy who TRAINS inspectors. This is not a retired guy who took a few classes to get a certificate to come and do inspections as a leisure way to make money in retirement. You are getting DECADES of real-life experience from someone who used to build million dollar homes. 120-day warranty on inspected items + 18-month warranty at a discount after inspection = the only inspector you SHOULD be calling. Thank you Brian! read more

Had Brian do the home inspection on my house. While he is a great guy and knowledgeable, his hands were tied by his boss when it comes to anything done in the attic. He's pretty much told not to go off the platform so he could not inspect the whole attic or any ductwork that he could not see from the platform next to the ac unit. Pictures attached show things that are not in the inspection report nor were verbally communicated because they were not seen. This is something I could have had the seller fix before buying this house, now it's upto me to pay for to have fixed. I spoke with Brent after the third call trying to reach him about what his company would do regarding the fact that Brian missed these things and Brent just kept saying over and over that I was told 3 times (twice in the report and once verbally) to get an ac guy because Brian noticed diminished airflow and temperature but said they were in "acceptable" ranges. So I said so you're not going to do anything about this, the fact that you did not inspect my house properly for the almost $700 I paid? And he just said "you were told to get an ac guy". So he's just going to hide behind the fact that I was told to get an ac guy because my home inspection was not properly performed. He had every excuse in the book to cover himself. It was hot. They aren't supposed to leave the platform. You should get an ac guy I'm not a licensed or qualified inspector but even I can go into an attic and stand under a vent with a temperature gun and say to a perspective home buyer that they should get a qualified ac guy. Brent was just impossible to talk to and difficult. I would not recommend this company. Not because of Brian but because of Brent and the company's policies. Now it's going to cost me hundreds of dollars to have fixed read more

We had a great experience with this home inspection service from start to finish. The inspector was extremely thorough, professional, and took the time to explain everything in a way that was easy to understand. They walked us through the report, pointed out both major concerns and minor maintenance items, and answered all of our questions without rushing. The report was detailed, well organized, and delivered quickly. We feel much more confident moving forward with our home thanks to their expertise. Highly recommend to anyone needing a reliable and honest home inspector! read more

Brian was my inspector and he was very thorough as well as polite and respectful. He gave me a "real world" opinion on what was needed vs a bunch of BS to justify his job. I enjoyed his findings and will use him again for other home purchases! Thank you Brian! read more

Brian from this company came out and did our new home inspection. First, not only was he polite but the thoroughness of his inspection was beyond compare. His knowledge far surpassed what we expected. My only room for improvement comment would be about the ap they use to access the report. It's still showing a web error. However I addressed this with Brian and he emailed me a copy Lickety split! It's nice to work with such a professional company and the fact that we were bound to all the technology rules most companies try to adhere to made it easier! Definitely recommend! read more

Brian S. was phenomenal to work with! He came out to do the initial home inspection as well as a second inspection on the plumbing and truly provided amazing service. His skill set and knowledge base was top notch. Brian was punctual, courteous and incredibly detailed. He brought additional value by breaking things down in laymen's terms for me to easily digest and was all around incredibly helpful. We built a new home Oct 2021 in ELOY AZ and didn't know we should still have a home inspection done on new builds. Well life lesson learned~ just because it's new doesn't mean you won't have problems with the house. We've had issues from water leaks, floods in the kitchen to the laundry room to major problem with the HVAC where they forgot to install the exhaust pipe in the roof which could result in carbon monoxide in the attic that can travel through the vents in the house. Even though we have been reassured of the safety system that shuts off the heat , I don't believe anybody because both my husband were experiencing symptoms of carbon monoxide intake. Weakness & headaches to the point we couldn't get out of bed. Most recently was the GFI tripping because too many lighting from the backyard, front yard , water heater pump, water softener, extra fridge (in garage) to garage door all dependent on 1 GFI in the garage. Of course when it rained heavily during the NY holidays , everything stopped working including the garage door. The builder couldn't find the problem so we called Top2Bottom home inspections (Brent - owner) because we've used them 5 times in past 9years for our other homes and rentals we've had over the years. They've always been reliable, honest and detailed for issues that needed to be addressed. I trust them and don't usually refer people unless I am confident they'll do a good job. They sent Brian (inspector) to our home who did a great job and explained in detail of his findings. That report is going to the builder to do the repairs needed. I'll always use them and refer them to our neighbors for sure. Thanks Top2Bottom Home inspections! read more

Dealing with Top2bottom Home Inspections was very easy and efficient, from scheduling to receipt of report. We received an email confirmation once the appointment was scheduled, along with convenient payment options. The appointment confirmation email also included a picture of our inspector, which was great. Brian was the inspector we met for our home inspection. Brian was very informative about what was and was not involved in the inspection. Brian also took his time explaining, in detail, all of the aspects of his inspection specific to this home. He made sure to pause throughout the post conference to check if we had questions and answered each question in detail to ensure we understood. Brian did not seem rushed in any way and we appreciate that. We walked away with the confidence that we received solid and reliable information about the home. The report was completed and emailed to us within about an hour. No complaints at all. We definitely got our money's worth and would recommend for anyone needing a home inspection. read more

!!!!!!DO NOT DO BUSINESS WITH THIS COMPANY !!!! It's been one of the worst choice that I have made to select them to do a home inspection. They never highlighted the electrical problems in two of the bedrooms that we have and when I call to check with them the owner Breet was very unprofessional and said that my house has a lot of problems and that why now the bedrooms are not working . Every item which has been reported in the finding has been corrected / changed. I ordered a re inspection and paid $125 online , I rescheduled that 2 times with proper notice as the seller was not able to close on some the repair , Breet was very unpleasant to talk for that and at the end agreed to send the refund check . It's been 3 weeks no check came and today when I tried to follow up , he completely denied that he agreed to pay that money back .. Please be care full do not work with them as they do a bad job in house inspection and don't stand by their own work and blame that the house is the problem. read more

Hi, I recently bought a house and used their home inspection services back in January. Since I first moved in, I've had multiple electrical issues such as electrical outlets not working, fans not turning on, two closet lights not turning on. I tried calling them twice and left a voicemail about a month ago and never heard back from anyone. I let them know I was disappointed with the electrical problems and I would like somebody to call me back or get some sort of a refund. Have had two electricians come out and spent a few hundred dollars. When you trust a home inspection company to do a thorough job and they don't you feel you can't trust them. I don't want others to have the same problem. read more

I highly recommend Top2Bottom. Our Inspector Brian was punctual, very Professional and knowledgeable. Besides the General Inspection, Brian performed the sewer scope Inspection with a camera and the Pool Inspection. We felt comfortable with his knowledge. He went over the Inspection summary on his laptop explaining photo by photo, then, we walk the house to see those areas of concern to us while he patiently answered further questions. I would use him again and I feel you will not be dissappointed. read more

2 days after closing on my home, This is a picture of a leak that my inspector didn't note in my report. The entire wall was wet and after touching the corner of the ceiling, it was completely soggy. I had a plumber come immediately and inform me that there was a crack in the bathtub fixture upstairs! (After pulling that out we were able to see that a shower faucet had not been saudered) There was also another water line leak in the vanity sink in the restroom upstairs that was not noted in my inspection report along with a wall that was obvious that had been cut out for plumbing purposes. None of which was in my report! I cannot believe how unhelpful almost every person involved in my real estate transaction has been and no one has done anything to help my family. Please do your research when hiring an inspector. I recommend getting SEVERAL inspections after this nightmare. (unless it is someone you can trust) I'm left living in a rental and paying for a house I can't even live in. I spoke to someone who did show concern. I told him what had happened and I was very upset. He sent me a concerning email with a copy of the warranty (that covers none of my major problems) and then I never heard from him again. For being a serious matter and taking the safety of your family into consideration I would not recommend this company. We have had to deal with black mold, a broken air conditioner on the 9th day of owning the home, water leaks all over. I am amazed the property was able to go through an inspection without noting these major issues. ( which would have definitely prevented me from moving forward with the sale) I am so upset. Very bad experience with this company. read more

I have used these guys two times now and they do a great job. They take their time and make sure they don't miss anything. Most home inspectors put two hours in to an inspection they put 4-5. I just had Top 2 Bottom come out and inspect a house I am looking to purchase. Brian was the representative they sent and he was awesome! He was there before the scheduled time and ran me through everything he was going to inspect. Then he began the process giving me quick updates where he briefly explained why he was making a note and if it was a major/minor issue. He finished on time and walked me through his initial report explaining what everything meant. I asked several very pointed questions and he was able to handle them all with ease and a smile. He explained I would receive his final version later that afternoon and it was right on time. His professionalism, knowledge and the degree to which he looked into things left me feeling I made the correct decision by selecting Top 2 Bottom. I can move forward with the purchase confident I am aware of the state of the property. read more

Brent the owner is rude and doesn't want to help even provides bad information. They missed 2 major problems in our home inspection which cost us about $1000 and then gave us the wrong phone number to the 90 day warranty we bought. Avoid. Too many other professionals out there read more

After being in the home they inspected for about a month, we realized that every single water faucet in the house was backwards, and/or leaked. We called them since we still fell under the "guarantee". Called again. No one answered. Long story short, all the toilets had hot water, the washer fixtures leaked, the faucets were all backward. Also, they rated our hot water heater as "newer", when it needed to be replaced. We have serious problems with the air conditioning. We understand that they are just taking a snapshot of a two hour period that they are here, but don't guarantee what you will not stand behind. read more
