    If you are buying a house know that it's overwhelming. With everything that you have to go through , agent , loan and lot more. Hope you be as lucky as me to end up working with good people. On of the important thing that you need to process is home inspection. Specially if you are like me and not handy person you need hire some one as good as blue shield. I did lots of research before hiring inspector, not to be a picky one but I need some one to be sure I can trust and more importantly check everything for me with not expensive bill. Everywhere I called they were give me quote much higher than Blue shield. All other places told me 95% we cover the roof and for the other 5% if they bring drone you have to pay extra $75. Kevin from blue shield was only one told me: he would try to go in the roof and check it out the roof by himself and even if he can't go on a roof then he would use drone with no extra cost. His price is reasonable and cheaper than all other places I called ( like $100 cheaper than other places ) for home inspection. He insured me to check everything and he actually did check everything in details. More specific blue shield inspection: kevin was quick to answer me back (10-20 min ). Kevin is really kind and nice. I was in rush to get my inspection done and even that I called him on Friday morning he accept to schedule me in Saturday and give me report back on Sunday. He was on time and finished inspection in 2 hours l. He checked every single things in the house , the details . After his done with inspection he patiently was explaining everything to me with specific details and lots of pictures and showed me after wards in the house as well. He was even explain it to me how much would cost me to fix things if the seller would not agree to fix them. I am not planning to buy another house any time soon but any one around me buying a house and looking for inspector I would absolutely suggested blue shield to choose as their home inspector. Kevin got back to me really quick which is important for me, gave me appointment quickly, willing to work on Saturday with no extra charge and on top of all of this he was absolutely nice, friendly and professional. Good attitude which is really nice break with everything that I was overwhelmed With buying a house . While my house is 3 floor and hight would not reachable for Kevin he checked the roof with drone explained the pictures to me with details . At the end I think get a fast report less than 24 hours was a bonus working with Kevin . while I haven't work with other in blue shield than Kevin , I would strongly recommend if you call ask for Kevin to be your inspector.

It was also great to sit down with Steven after the inspection to review his report together, ask questions, and go look at some of his findings in real time. I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.

First off, I got…read moremy inspection done when they were playing with their new toy - a thermal imager to detect heat/insulation problems, so they threw the information from that into my report gratis. Secondly, their report was very detailed and extremely professional. They answered all the questions I had as a newbie homebuyer and were very patient with my lack of knowledge. All issues discovered during inspection were sorted into severity levels I could understand, and well organized. Third, due to problems with the seller's contractors, these guys kept having to come back to re-inspect the house, once well into the evening. They didn't charge me much for the re-inspection, and were just as thorough in pointing out deficiencies / things that may become problems.

They are patient with both buyers and sellers and will go over the entire report and answer questions for those of us who don't know about building codes and potential hazards. They also categorize items so it is easy to see if this is something to note, or something normal to the aging process of a home. They are professional and a first rate company in my book!!
