During the review, he walked us through everything clearly and even offered valuable advice on what to ask the builder regarding repairs. I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.

Even in extreme heat warnings for the day, he took his time in the attic making that everything was covered. His inspections were very through and even impressed my wife with his vast knowledge of materials, quality of work, and house in general was outstanding. He was able to notice that we had a wall in the house that was not part of the original design of the house. I couldn't see it. He does have some fantastic stories of previous inspections, I hope I don't become one of those, Hahaha. Again, I do highly recommend him for any inspection services that you have on a home. Also his website was updated to look way better and easier to navigate around, which he let me know of after I complained about it.

He was responsive and helpful, even though he didn't need to be. Turnaround time was also good. I hired them and they were out for the inspection within a couple of days. The report came same day. Regardless of any disagreement that may have occurred, this type of threatening and intimidating behavior was inappropriate and unnecessary. A professional home inspector should communicate concerns calmly, respectfully, and objectively. Based on what I witnessed, I would not feel comfortable recommending him.

King Air Duct Cleaning

So, I was getting a new dryer and decided it would be a good time to clean out my dryer lint vent…read more I ordered a kit with a round brush and some flexible rods that you attach to a drill and feed through the vent to clean out the lint. Sounds simple enough, right? So the flexible rods that screw together unfortunately separate while I'm using the drill and the brush and several of the rods are stuck inside the duct. I watch a YouTube video explaining how to remove it (it apparently happens frequently) by buying additional rods and attaching a "corkscrew" made from a wire hanger which you feed into the duct by hand to hopefully "grab" onto the brush and pull it out. You guessed it, that got stuck too. I called King Air Duct Cleaning and Lance (the owner) assured me that he understood the issue and he would be able to squeeze me in so I could start using my new dryer. Lance was here this morning and he was amazing. Within 20 minutes he had both of the pieces removed from the duct and all of the built-up lint cleared. Then he hooked up my new dryer, tested the airflow and assured me everything was good to go! And the cost was about 1/3 of what I thought it would be! Highly recommended!!!

Plus, had to get HOA approval for a pergola - never fun, but finally got through that. Second contact was Ali toward the end with the irrigation and plants. Easy to deal with. Once the contract was signed, they indicated 2-3 weeks to begin, and that was accurate. Supply delivery began about five days prior to commencing work. The initial crew wasted no time getting to work. They kept the premises clean. Everyone professional. Quality: All I can say, is so far so good! Nice paver work, Pergola looks great. Electrical all appears properly done. Turf looks great. We are very happy with the results. Everyone cleaned up after themselves. Delays: none of any consequence. Toward the end, had to wait for the pergola parts to arrive. About three weeks to complete entire job.

The attention to small details that often get overlooked is the main reason I keep coming back. Clients are always impressed with the detailed yet easy to read report, and thorough explanations at the inspection. Corey was our inspector for our new home and he did great! Corey was Very detailed with his inspection and explained his findings as we did a walk through inside and outside of the home. Corey explained things in detail and answered all questions we had going through this process. When finishing up, the report was emailed to my husband and I right away. The report had all detailed information with all findings and pictures. Additional information was included such as information on inspection services, coupons for services that may be needed such as moving assistance, switching services, etc. We are very happy with the service provided and end this as very happy customers! These people performed an inspection on a house, and they over exaggerated everything, they made my…read morehouse look like a wreck, they stated plumbing was leaking just if a had an old water stain, everything that had a old water stain was leaking, i do admit they are thorough to the T but they costed the sale of the house, the buyer and seller both lost out!!! these guys say that if a unit is over there recommended life span , it should be replaced, there's a point when OVER exaggerated is not good. they showed drips from plumbing in the pics, and upon further inspection no leaks were noted, they showed water stains under the eves of the roof edges saying the roof was leaking , i cant see any of these water stains, it seems as though they photo shopped pics, they broke the pool leveler float, didn't say anything but shut the water off so the pool wouldn't over flow, they also have tons of other service folks that they recommend in there reports probably for kick backs, these guys are too much and will kill the deal!! BEWARE!!!!!!!!!!!!!!!

The house still had a lot of belongings in it, which made certain areas harder to inspect. Chad clearly documented what he could and could not access, worked around the limitations, and still found several electrical, plumbing, and safety items we had not noticed. What I appreciated most was that he was thorough without making every small issue sound like the end of the world. Older houses will always produce a list of findings, but he did a good job separating legitimate concerns from normal wear and things that simply need to be watched. The report had plenty of photos, and the separate summary made it easy to turn the findings into an actual repair list. They also coordinated the termite inspection at the same time, which was convenient. I would use AZ Property Inspections again and would specifically ask for Chad.

One toilet was completely loose from the floor which was supposed to be checked in the inspection. Removed the toilet and found a completely rusted out flange that needed replacing. Leaking kitchen faucet. Leaking water supply valve in master bathroom sink. Neither toilet in the home was properly sealed with caulking. The master bathroom toilet does not flush properly. Every switch and outlet above the kitchen counter is sealed in and unremovable because they've been grouted in when a backsplash was installed. All other aspects of the inspection seem to be done well, but a better emphasis on plumbing in the inspection is needed.
