**Buyer Beware!** I recently purchased a home in Val Vista Lakes and, to protect my investment, I hired @Stratton Inspections for a home inspection. I paid for their service and received the report, which failed to mention that the ductwork in my attic had been chewed through by rats and was rotten, along with the insulation being completely nonexistent. I specifically asked the inspector if there were any signs of roof rats, and how the insulation and air conditioning ductwork looked. He assured me everything was fine and that I was "totally set." Based on his assurances, I didn't ask for any concessions from the seller. However, just three days after moving in, I discovered that my attic was infested with rats, and they had chewed through the air conditioning ductwork, creating a biohazard in my home. I have proof, including pictures and videos, which I sent to @Stratton Inspections. Their response? They told me "too bad," despite the fact that they submitted a claim to their insurance company to help cover the $20,000 I had to spend fixing the damage they missed. In my opinion, this company is unethical and does not stand behind their inspections whatsoever. Buyer beware--do NOT use Stratton Inspections! It's a major waste of money. I have reported them to the Better Business Bureau and am now considering legal action. read more

So my inspection report came out and this guy is a bigger knucklehead than preciously spoken. Well he claimed the light in the pool didn't work and the pool equipment wasn't grounded. Well the light works if you use the correct switch and you really should know more about the equipment that you are inspecting foolio! Variable speed pump motors are not grounded from the outside like old-school single phase motors are, variable speed motors are grounded internally. Nothing to worry about there smart one. This company doesn't know about the equipment they are inspecting and not intelligent enough to ask. Oh let's not forget that I caught you talking smack to the buyers about myself. Super professional. I wouldn't hire this company to inspect a dog house a 6 year old built. No knowledge of the equipment that he is inspecting and would rather use personal opinion instead of facts. Avoid these people unless you want to sit on your house for a long time. He can defiantly spoil a sale. read more

For my 2500 sq ft home, Matt produced roughly 100+ pages of items explaining the areas the builder needs to fix. This is "first time" in 10+ years experience, finally diving into a purchase here in Arizona. The inspection was pre-arranged by my realtor. And, I am very pleased with Stratton! Brett was fantastic. There was swift & clear communication from the start. Ready & waiting to go through the walk-through & report upon arrival- it was a very thorough job. We knew there wasn't going to be any major red flags, which made it a lot easier. But, there were some minor issues discovered & I truly appreciate the explanation along with recommendations on anything outside of what the seller would be responsible to cover. Even recommended some trustworthy handyman services! One hiccup we ran into: the seller did not leave the key to the patio storage area where the water heater is located. No access- and this part was a BIG deal to me. Not something that can be overlooked- because in my current rental the unit above me had a water leak issue. It seeped down into my patio storage warping the door so it was sealed shut & when maintenance came to open it- the ENTIRE closet was covered top to bottom in black mold. Ruining all my stored belongings & requiring an entire renovation. Total nightmare. But, Stratton doesn't dismiss these concerns! Brett agreed it is necessary that also be included in the full inspection. My realtor is having the key overnighted & Brett is going out of his way to go back out tomorrow & fully finish by inspecting the patio storage closet & water heater. When there was a trace of water damage nearby, he knew it is more than necessary. We walked through & covered just about every possible element. Very knowledgeable, answering any & all questions with the upmost honesty. Brett was personable, made me feel comfortable & I am very grateful for the efforts made. I would absolutely recommend. I did not request termite inspection, but it was included! And, I also received the preliminary report the very same day, on a weekend. Everything is easy to sign or pay online. There was no hassle or issue (outside of him being given the wrong address to start) so a minor paperwork correction. Scheduling seems to be a breeze- very convenient around a time that works for you & also on very short notice. I'm more than confident the remaining piece will be completed tomorrow & final report presented likely before I even realize it's done. The fee was more than reasonable, in my opinion, much less than anticipated. I'll likely be using Stratton in the future on the next selling/buying round & would most definitely request Brett! Truly made all these steps all the more easy- nothing beats the peace of mind. Especially knowing they go out of their way to make sure the job is 100% complete, thorough & correct.
