We were in the midst of having a Solar array installed on our home. Sure, the Solar company explained in their contract that any post install issues with our roof would be covered. So as an added measure of insurance, we elected to have a pre & post installation inspection. Was that ever the best thing to do! Our home is 11 years old, and after the pre Solar install inspection, the Sunland Home Inspection team identified that we had 4 cracked tiles. Not bad, for an 11 year old tile roof. After the Solar array installation, Sunland came back out, and found a number of issues with broken tiles, that should've been repaired after the Solar install. With both a pre & post inspection report in hand, the Solar company came out and fixed everything proper. This saved us from a lot of potential issues ($$$) down the road, especially with the monsoon season in full swing. We also took the opportunity for them to assess our home insulation with their thermal imaging capabilities. They found several issues that should've been remedied when we took delivery of the home. Technology marches on, and they've got the equipment to help find these issues. All around, a great experience, and we would highly recommend Sunland Home Inspection.

I would never...recommend this inspection company to anyone…read more They just completed an inspection in Chandler and not only killed a deal they made recommendations to contractors to do the work. Is that a good old boy make work arrangement or even a conflict of interest? On a home that was built in 1995 they did new home type inspections with current building requirements and codes and what common sense would suggest normal lived in conditions. On another note it seems like a new hot button in the real estate industry to recommend underlayment replacement even though there have been no leaks and no insurance claims whatever. Is it possible that realtors are using this as a ploy to get the price down? A suggestions would be to separate health and wellness issues and cosmetic issues so you don't kill sales or just shift over to new builds inspections only.

They were honest, upfront, and transparent from day one. They took the time to review every budget, selection, and step of the process with us, making sure we understood everything along the way. Before the plumber even arrived, three different restoration companies showed up at my door. The strange part? I never called any of them and nobody told me anyone was coming out. I did overhear one of the technicians I allowed in for a "free evaluation" on speakerphone with the plumber asking if a $2,000 finder's fee sounded reasonable. I kept my mouth shut but it definitely raised some red flags. I listened to all three companies separately and then decided to do some serious research online. While some companies have plenty of glowing Google reviews, once you start looking at other sources like Yelp, the Arizona ROC, and the BBB, the picture can look very different. Consider this a friendly warning to homeowners: do your homework. After digging deeper, I was fortunate to find ASAP Restoration. One thing that immediately stood out is that they do not work referral deals with plumbers, do not pay kickbacks, and do not play games with deductibles. They simply focus on doing the job correctly. The team was extremely professional. The mitigation/demo crew handled the water damage quickly and thoroughly, and the reconstruction team has been excellent. We're now about 90% finished with the rebuild and everything is coming together great. I just felt the need to share my experience before heading out for spring break.
