I did not have a good experience with this company…read more I had very little opportunity to personally inspect the property before the purchase so i was definitely relying on the inspector to do their job. The inspector found many minor issues but also misidentified a number of "code violations". The seller was a licensed plumber and pointed out that the inspector was wrong in many places which didn't sit too well with us. After the inspection I got multiple misleading phone calls from the "client success" team. All they wanted to do was sell me additional services but they refused to tell me what they wanted to talk about beforehand. This happened repeatedly where I would get a call or an email saying they wanted to call to talk about how the inspection went and "some other items". When I asked what "other items" I would never get a straight answer. I finally just replied in an email that I wasn't super happy with the inspection and had no interest in any other services from the company But then the real bad stuff came out. Major rot in half the windows in my house. I discovered it after less than a day in the house and it was clearly evident. The bill will be $50,000 to replace the windows. I placed a complaint with the company and was asked to supply documentation which I did with copious pictures and estimates for repair. I got the response I expected - windows wouldn't open at the time of inspection, screens in the way, etc. - so we don't have any liability. When I sent pictures of fixed windows (they don't ever open) and no screens that clearly showed rot they then offered to refund the inspection fee but only if I agreed to an NDA that is clearly intended to avoid bad social media exposure. I would not ever use this company again. Their service simply didn't do what I needed it to do. And I don't need a sales job for extermination services and relocation services, etc. from my inspection company. I am guessing the owner will respond to this and they have every right to. But I would have traded all the ticky tack stuff the inspector did call out for him having seen even one of the windows that clearly had moisture damage and suggesting we look into that further.

The service is impeccable and Steve's attention to detail saved me money as he found things that maybe another less experienced inspector might skip over. If I could give this company 10 stars in my review, I would! But since only 5 are allowed that's what I will give them. Hands over and above, choose this company over the others.

I reached out to several home inspection companies for quotes, and Desert State Home Inspections…read moreimmediately stood out from the rest. From the moment I sent a text message, Leigh responded right away--professional, clear, and incredibly efficient. She had me scheduled for an inspection within minutes. We never even spoke over the phone, yet her communication and customer service were top-notch. Unfortunately, I had to cancel the appointment the day before. A full refund was processed immediately--no questions asked. Leigh was so understanding and accommodating of our situation, which left a lasting impression. Fortunately the following week, I was able to reschedule and once again, Leigh made it happen seamlessly. Our assigned inspector Marc Freislinger came out on a Sunday, arriving early and already working when we got there. He was friendly, thorough, and easy to talk to. During the review, he walked us through everything clearly and even offered valuable advice on what to ask the builder regarding repairs. That same evening, he sent a detailed inspection report--complete with clear photos and notes--just as promised. I can't recommend Desert State Home Inspections highly enough. Their professionalism, honesty, and genuine care for their clients truly set them apart. Their pricing is very fair compared to other companies, and they even offer a $100 discount if you use them again before your one-year builder walk through. If you're looking for a reliable, trustworthy, and customer-focused inspection company, Desert State Home Inspections absolutely deserves your business. They certainly have mine for years to come. Thanks again Leigh & Marc!

We are out of town buyers and our agent recommended Ben from Patterson to do our pre-purchase…read moreinspection. He was very professional from the start. He gave us a very good price that included sewer scope. We had a scheduling and a waiver issue with the builder on his first attempt where we were frustrated and he calmly told us, we just gotta "roll with it". But the thing that I really appreciated was that after the inspection, they've already been paid, and I'm hiring people to do the repairs. I texted the inspector several times for follow up details and help weeding out the bs of some of the tradespeople trying to sell me stuff. He was responsive and helpful, even though he didn't need to be. Turnaround time was also good. I hired them and they were out for the inspection within a couple of days. The report came same day. I'd recommend Patterson for your home inspection.

Sometimes old sayings are true: you get what you pay for…read more While I appreciate the things our inspector did find, there were also things they didn't find that should've been caught. For example: 1) no strikeplate in the door jamb so the front door could easily be kicked in. The only thing securing the front door was a thin, 1/5" piece of raw wood. The deadbolt was going into an open hole in the wood frame. 2) A bathroom faucet that was literally taped together with scotch tape and torqued so hard it took a wrench to remove it. 3) A broken laundry room faucet that leaked the first time it was used and caused $10,000 worth of water damage to the home the day of move-in. The first two items didn't justify posting this review, but the third oversight has resulted in loss of use of the new home (when water main had to be turned off and walls torn out), a higher insurance premium and probably several thousand out of my own pocket. Inspector Budget tried to make good on the door jamb issue, which required a locksmith to come out because the door jamb wood wasn't even prepped properly to take my strikeplate. However, the water damage problem and photos sent were completely ignored. Bear in mind, that faucet leaked the very first time it was tried! I literally just moved in. Everything is still in boxes and I've never even lived in the unit and there's $10,000 worth of water damage and restoration needed. Yet, the inspection report says the laundry room is "satisfactory" with "no improper conditions." I think 1 star is generous considering my floors have to be replaced 3 walls have now been torn out and I've not even lived in the unit yet. See the photos of the leaky faucet and water damage and you decide if that should've been caught by the home inspector. **PS - read the "not recommended" reviews by scrolling to the bottom and clicking on the link. He's pretty much told not to go off the platform so he could not inspect the whole attic or any ductwork that he could not see from the platform next to the ac unit. Pictures attached show things that are not in the inspection report nor were verbally communicated because they were not seen. This is something I could have had the seller fix before buying this house, now it's upto me to pay for to have fixed. I spoke with Brent after the third call trying to reach him about what his company would do regarding the fact that Brian missed these things and Brent just kept saying over and over that I was told 3 times (twice in the report and once verbally) to get an ac guy because Brian noticed diminished airflow and temperature but said they were in "acceptable" ranges. So I said so you're not going to do anything about this, the fact that you did not inspect my house properly for the almost $700 I paid? And he just said "you were told to get an ac guy".
