We hired Mike to remodel our home after hearing about his attention to detail and his ability to stay on schedule, so we put him to the test: - We were having a baby two weeks after Mike's scheduled completion date for the project and planned to move back in before the birth, leaving little room for delays - We surprised Mike with requests to add significantly more scope to the project, totaling at over 60 change orders Mike succeeded, cramming a significantly larger project into the same timeline while maintaining a high quality bar for all work. The project covered most aspects of the home, including changing the wiring, plumbing, HVAC, flooring, roofing, windows, doors, and refinishing all walls inside and out as well as expanding some rooms and raising ceilings. Mike had a capable team, suppliers, and subs. Jason, the project foreman, especially stood out with strong communication and clever problem solving when surprises came up. One thing we appreciated was how Mike and Jason proactively offered ideas to make the remodel better. Many of our favorite details of the remodel are actually the result of their suggestions, such as flipping our living room layout and creating a storage area in the attic. We're now at 9 months since the remodel and it has held up well and we're happy with the results. A few areas did need minor follow-ups, but Mike and Jason have been responsive and handled everything. We are about to start our third project with Cacci Construction . After having major work done on the foundation, and a complete kitchen remodel, we are now remodeling our primary bathroom. At this point we wouldn't think of using anyone else. We have in the past used less expensive contractors, but we were not satisfied with the quality of their work. Mike is the best general contractor I have ever worked with, by far, and his team and subcontractors were all excellent. Mike did a total facelift of our home in Menlo Park two years ago, which included new windows and doors, replacing wood shingle siding with stucco, new stonework, new roof, down-to-the-studs remodel and soundproofing the Master Bedroom, front yard landscaping, etc, and we are very happy with the result. It feels like a new home, done the way we want it. The pros of working with Mike: 1) he stays on schedule. My experience with other contractors has been that they are not good at project management, miss their timelines and charge considerably more than their estimates. This doesn't happen with Mike. 2) highest quality materials and work, done with attention to detail. In many cases, I felt like Mike was correcting mistakes made in the original construction (such as reframing the master bedroom ceiling). 3) he had ideas for the project that we didn't have but made the project better (such as converting our garage to one large door instead of two small doors, finishing the eaves, using wood paneling on the ceilings of the front and rear porches, etc). 4) he was very quick to respond and solve problems, often within minutes. 5) he stays on cost. There were no surprises in the bills. The only time things costed more was when we decided to expand the scope of the project, which we did on several occasions. The cons of working with Mike: 1) I think he is more expensive than the average contractor. For us, it was well worth the cost to stay on schedule and have such high quality, beautiful work done on our home. Also, but not unique to Mike, don't underestimate how disruptive it is to remodel. We found Mike after a water leak incident caused by the faulty job from a previous contractor. Mike was very helpful right at the beginning with all the paper work requested by my insurance company. Our original plans were delayed multiple times by the pandemic, but Mike was respectful of our concerns. When we finally started the job, he did a great job enforcing safety standards. We are done with Phase 1 of our renovations and we are over-the-top-happy with the outcome. We had a 70's kitchen with white tile with brown grout - combined with strange architecture. We now have a modern and beautiful kitchen, bathroom,and living room. Extra bonus - our Belmont home with a stupendous view looks fantastic from the street as we had a great amount of work to adjust the roof and siding. Our construction lasted between mid-February to July. The whole time Cacci's crew and sub-contractors were our guests and they were always polite, respectful, and tidy. We never at any moment felt insecure with this crew in our home. Both my husband and I were ill-adept to design and to give input to the process. The Best Contractor I have ever worked with, Hands Down. I found him through a recommendation from two friends who had work done. One had his whole house remodeled and the other had some insulation, Hvac, paint, garage loft, and electrical work. Referring back to my first comment... they agree. Mike was always on time, answered my questions and e-mails quickly, had a process that worked. He created a schedule from at the beginning of the job and even with the addition on gutting and remodeling a guest bathroom, he finished on time. So my project was a condo in San Carlos. It dated back to the 1980's and never had any work done to it. I had a vision on taking out the fireplace, opening up the kitchen, making the area modern, etc. Mike helped me with the vision and connected me with a great designer - Lynn Moore. There were several little questions and issues that came up and Mike just explained the situation and took care of it. This is a review from someone who has actually hired and worked with Mike and Cacci Construction. We have hired Mike and his company two times over the last ~10 years or so and were very pleased on both occasions. The cons: Yes, he charges more for his work then some other contractors you'll find. Yes, he is booked out many months in advance. Yes, he has a very direct manner of speaking and dealing with people. But don't you want to work with a contractor that is in high demand and talks straight? That's why we hired him twice and have gone to him for advice in between projects and why we will hire him again. The pros: 1) He insists on excellence, you will love your remodel and won't do a half-assed job. That means he'll make strong recommendations where he thinks you might be cutting corners in ways that will lead to disappointment and why he probably doesn't take every job. Every detail is attended to all work is very high quality, to spec, no corner cutting. 2) He manages his subs well and gets the best subs. We've worked with other contractors and heard nightmare stories about contractors who can't manage their subs; that is a terrible experience. Mike's subs are on time, show up when expected, polite and professional, high quality, reliable. 3) The work gets finished on time. He plans every detail to the hour and (unless you increase the project scope) your job will finish when he says it will. 4) He handles all the details. He handles all the details like permit pulling and getting all the necessary professionals for your job. I've heard from some general contractors that told me I'd need to hire my own structural engineer - what? That's why we hire a general - to pull in all the needed subcontractors. I'm so happy with both big projects he's done for us. Most recently, this year, he totally ripped out and updated our smaller closed in kitchen. He knocked down a wall to open a previously cramped kitchen up and put in a slider to the outside. All K&T wiring was replaced, plumbing re-routed. We've used Mike Cacci for two significant interior remodel projects 10 years apart -- first a bedroom/bathroom, and then a bathroom/living room. Both times, we were completely satisfied. He wasn't the lowest bid, but a friend of ours who was one of his subcontractors told us we wouldn't go wrong choosing him, and we're glad we did. Mike is obsessive about keeping to schedule, and you can tell that his subs respect him and want to work on his projects because their time is never wasted waiting for earlier steps to be finished. Our experience has been that he is obsessive about keeping his word to his homeowners and subs, and it shows in the finished product. One tip for working with Mike is that he's loath to give personal opinions about your design choices, so you have to know what you want. Mike, along with all the folks and/or subcontractors he works with, is a professional who makes things happen. He runs a well oiled organization that produces quality construction on a time-line that is always either met or beat! In fact, scheduling is something that Mike takes pride in maintaining - punctually! We completed a planned, massive interior/exterior remodel during a scheduled period over 2007-09. This was a complete overhaul. As our three phases unfolded, each time we finished at least 3 days earlier than projected. On top of that, we couldn't be happier with the end result. Why am I writing this review in 2018, you might ask? I felt it necessary to point out that above and beyond completion of our project in May of 2009, Mike has quickly followed up with all issues that arose (not that there were many), and continues to provide guidance and expertise in any/all "tweaks" and maintenance projects that we've created though the years. My expecting wife and I recently purchased our first house and needed a contractor to do some remodeling. We had other contractors come by, but Mike was more organized and knowledgable than the others. Our renovation turned into a classic episode you would see on HGTV where unexpected issues popup up during the process. Needless to say, I was so thankful that Mike was our contractor. He walked us through all the issues and was totally professional in getting things done right. He doesn't cut corners and I trust his workmanship completely... very important since we are starting a family in our new house. I now have peace of mind. I echo the comments about his subcontractors as well. They all respect him and Mike can really get things done. He was able to pull some strings and get his concrete guys to level my floors within a few days after they initially said they were booked up for 3 weeks! The most amazing thing is despite the extra work to our house he was still able to stay on our tight schedule and get everything done on time. My favorite example of the type of contractor Mike is has to do with our doors. Our new place had non-matching doors/trim for every room. Also, after our new floors the bottom of the doors were different heights. The non-uniformity and quality really bugged Mike and after some convincing we replaced all the doors. He was right and the new doors look amazing and really make a difference in the house. Oh, did I mention that my wife wanted all the doors in before our housewarming party so Mike rearranged his schedule to get them done in 1 day! I have numerous more examples of times when Mike's recommendations were spot on. He knows what is important and what is not and I learned to trust his recommendations. I want to echo the reviews from everyone else. Mike did a large remodel to our home in San Carlos a few years ago, and is now back building a new bathroom and master suite. His work is top quality. There are no hidden fees. He gives you a contract cost at the beginning and he sticks to it. He provides a schedule day by day and is able to stay right on track. In terms of cost, I think there is a premium compared to the competition. However, we have worked with several contractors over the years at various properties, and he is by far the *BEST* of the lot, by a long shot. Given the quality of work and attention to detail, I think the extra cost is more than worth it. To give you an example, we had a small problem with a fireplace he built for us a few years back. It had nothing to do with his workmanship, but rather with an electronic component of the starter. Nonetheless, he had someone come and fix the unit within a few days (and this was more than 2 years after they finished the fireplace). Basically, he takes pride in and guarantees his work, period. At the end of the day, you get what you pay for. And here, you are getting the best. If you are at all on the fence about working with him, let me save you the time. Simply put, Cacci Construction is as solid as it gets. I was introduced to Mike Cacci by my realtor, Raziel Ungar, after we purchased our home in Burlingame and I was immediately impressed with his transparent approach, straight-forward demeanor, and successful track record. In fact, before we gave them the final go ahead, we visited with a past client to hear about their experience and to see the quality of work. Sold. While we initially engaged Cacci to remodel the interior of our new home, not including the master bath, the scope of work began to steadily increase -- no surprise, right? Once the demo was on its way, my wife and I decided to stretch the budget and just go ahead with the master bath remodel so we wouldn't have to deal with the dust and disruption at a later date after we moved into the home. We also relocated our patio door, installed sliding doors, and new window framing. Yet, despite these additions, Cacci got the entire job done on-time... and it was even a day early. Amazing. The initial walk-through was also a memorable experience. Mike had each vendor arrive at the house in 15-minute increments and they were all on-time, professional, and it was clear that each deeply valued their relationship with Cacci. While we primarily used Cacci's preferred vendors for our job, my wife and I did ask to use a vendor that we had used in a past renovation. Mike was not only flexible enough to allow for this, but he went out of his way to meet them at the house and he also worked extremely well with them. His team, which included Jason and Steve, were extremely skilled, professional, and detail-oriented. They maintained an on-site port-o-potty and thoroughly cleaned-up at the end of each day. In fact, the house was so tidy throughout the renovation that my new neighbors kept asking me how they were able to do so much yet leave so little trash behind. So, in essence, their cleanliness helped me get off on the right foot with my new neighbors. Lastly, a few months after the remodel was complete, we had a defective shower fan light and Mike had the electrician return to repair it and eventually replace it. They also took care of several other "punchlist" items without delay or additional cost. In sum, while you may find cheaper options, you will not find better value for your hard-earned money. He came by to find out about our project. It's clear that he's organized and knows what he's doing. He was polite and professional. Looked like lots of transparency in his process. My guess is that he has enough work to choose which projects he does. There is a price premium, but in return my sense is you get a very reliable project. Also as a part of his standard process they have a honey-bucket put in for the workers to use--this turned out to be an awesome idea that I put into play when my reno was done by a different company. Worth every penny. In any case, my timing was bad because a week after he came by, he sent me an email that he had landed a rather large job that will be eating up all of his manpower for the forseeable future. I was able to find another contractor and get my project done so it turned out fine. A dilemma I see for businesses, especially contractors, is that there isn't a way to opt out of Yelp, especially if you don't particularly want Yelp as a source of referrals. In addition, I can see that it's disappointing to a potential customer if a contractor says "actually, your project isn't the kind that I'm good at / interested in." and the dilemma if a potential customer calls and are difficult. Hiring a contractor is just another type of battle for talent. read more

Mike and everyone on his team were incredibly professional and courteous and cleaned up every day as we were living there through the remodel. They worked well with my interior designer and were able to accommodate her input. The quality of the work was exceptional and we have had no issues in the year since the project was completed. We get tons of compliments on our new kitchen. We originally hired Mike to renovate/rebuild our old 1950's pink bathroom. Once we realized just how many different contractors would be in our house to work on the bathroom (electrician, plumber, drywall, etc) we worked with Mike to take that opportunity and get other areas of the house fixed. Much of the house had not been touched since it was built in 1954 and it was also a rental for the last 10 years. We considered trying to get all the work done on our own, working with different contractors, scheduling them ourselves, but I am so thankful for the person that recommended Mike to us. From the first time we met at the house, I knew he was the most organized, knowledgable and would make sure everything got done. I had met a few other contractors, but none of them imparted the sense of confidence I got from him. And he assured us that his team was the best at what they do. Mike put together a tight schedule and his team kept to it. Every room of the house had some sort of work done, except the kitchen. Construction went on from August through October of this year. We encountered many problems along the way like once the walls of the bathroom were exposed we found 2 walls that were completely termite damaged to the point of having to be rebuilt. Mike's and his team's knowledge and skills were such an asset in fixing the problems they found during this project. We ended up going way beyond our original budget, but we felt good about every decision made. Mike Cacci gets things done. He's highly organized with his schedule, is up front about his billing rates, and can come up with creative solutions to maximize layout of needed space. Once we decided to hire Cacci Construction, he scheduled what he called a "job walk" for his subcontractors who wanted to see the project and bid on it. He kept the schedule in 15-minute increments with one contractor coming and going at their designated time. I called every single one of his references and they all had positive things to say - and the one comment that stood out for us was "he finished on time and on budget". We hired Mike to remodel our kitchen and open up the space this year (2017). We ended up with practically a new house. As walls started coming down - there were problems to fix and the scope of our job grew and grew. But we were always in the loop and we knew what we were getting into with Mike. He took care of the building permits and scheduled all inspections ahead of time according to schedule. Since we moved out of our house during the remodel, it was nice knowing that everything was being done properly, inspected and up code. It was a pleasure meeting his subs on the job. Everyone was very patient, professional, and courteous. They kept things tidy and organized. Was it expensive? Yes. Was it worth it? Yes. We are very happy with the end result. We love our kitchen! We also ended up replacing the flooring throughout the house, replaced all the windows to double-pane, replaced all the interior doors and added some, enlarged closet space, and vaulted the ceiling in the living room. The house was completely painted inside and out. The other things we upgraded are things you cannot see - but we never have to worry about it again. We have HVAC - with central heat, LED recessed lighting, a new electrical panel to handle our electric car plug-in and brought all of our electrical up to code. And the biggest shock was - the plumbing. We ended up having to replace our pipes - to the city sewage line and all is good. It was a job well done and we would hire Mike Cacci again for our Phase 2 project! read more

Mike Cacci rebuilt our master bathroom. The quality is first rate. It looks really good, too. The project had the normal schedule problems, and he still finished on time. The bathroom has 6 months of use now, and everything is still perfect. The price was high, but he was the only contractor who gave us a serious bid at the level of quality we wanted, so I'm not sure how high. I agree with the reviewer about asking for Mike's tile subcontractor Nixon. The tile work was really well done. The painter and plumber subs were good, too. read more

Our satisfaction with Mike's service stamped from almost date one: We bought a rental property in San Mateo in 2013. The upgrades were so over due. When all the tenants moved out last year, we decided to completely renovate it. Based on Yelp ratings we invited 5 contractors to bid for the project. Mike Cacci was one of them. We scheduled time with each contractor, who would bring along the sub-contractors, to visit the property and to submit the bid. One came alone and give me a bid at the scene after a quick walk-through. Two of them each brought 3-4 subs to evaluate the job. The 4th one came with an army of subs and, when I opened the doors, they scattered into the property to do their respective parts of assessment. And then they came back with questions to me, several at a time, overwhelming to try and figure to whom to answer! Mike Cacci, on the other hand, was extremely organized and orderly. A week before the visit he sent an email to his subs for their respective windows to come. During the visit, Mike and I walked through the property and discussed some possible options for the renovation, with one sub at a time. At the end of the visit Mike even clarified that his bid would be bare-bone, any changed order would likely cost extra. After that visit we almost had our minds made up. Eventually we awarded the project to Mike, even though his bid was not the lowest, it was competitive (in fact all 5 were quite close). That decision turned out to be a great one. Cacci Construction did a great job on every front of the project. Mike was on top of everything at any time, and he made sure the smooth flow of work throughout the scheduled construction period. His subs respect him and listen to him. His blunt and yet charming personality gets through some of the difficult city inspectors. We were comfortable enough to often ask him to make judgement calls on our behalf, and he never disappointed. And oh, the work my wife liked the most was his billing. At the end we had perhaps close to 200 changed orders and Mike kept track all the details and rarely made mistakes in his bills. The project was finished one week ahead of schedule. And we have been very pleased with Mike's work. If "very pleased" sounds vague and superficial, well, we rented out all 3 units of the property within 2 weeks after the finish of the construction, at top dollars, and the tenants have been very happy with their NEW home! I need to mention one last thing: Mike Cacci takes the quality of his work personal. Recently one of the units had an issue opening or closing the door. We emailed Mike and he came out the next day to fix it. During the fix he discovered painting at some invisible areas wasn't done properly. From my experience with contractors, most if not all would pretend to have not seen it. But Mike was obsess with the quality of his work. He called his painter back and have him redone all relevant areas. We much appreciate Mike's taking pride of the quality of his work. read more

We interviewed 5 contractors, narrowed down to three and asked for final bids. Mike Cacci was the only one who had all of his subcontractors come to the house all in one morning to take a look at the scope of work and provide their estimates. I was so impressed with the coordination and how well all of his subcontractors interacted with each other. My initial impression was that this was a tight group and have been working together for quite some time. Cacci had the only proposal that had cost breakdown with each of his subcontractors quotes (+30 pages). The quote was clear and transparent. This was also true during the invoicing process. I appreciated the consistency and transparency. Throughout the 7-month process, Cacci and the subcontractors treated our home like it was their own. Jason and the crew were out to the house almost everyday....which was confirmed by our neighbors. We enjoyed the entire process. I can honestly say I have no stereotypical horror story about our remodel. In fact, I kind of miss talking to the crew... Mike and Jason, now that our project is done and they are off to bigger and greater things. Mike asked us to live in the house for awhile and generate a punch list. We did and his guys responded so quickly! Thank you! I'm extremely impressed with Mike - We were looking into getting our windows replaced, perhaps remodel a few baths. Mike was very accommodating and came over to our place the same day to start a budgetary walk-through. He came to our home fully prepared, with plastic booties to cover his shoes and a huge bag of documentation - basically his mobile office. As he did the walk-thru, he pointed out so many things I had not even considered, things to be careful about and my options when it came to various items. It was a full remodel lesson in under an hour. When he came back with the initial budgetary estimate, I was equally impressed. He was very complete and organized, calling out every little bit of what needed to be done. As for cost, would not say he's the most expensive, but very fair - you get what you pay for. I'd be more leery of someone who throws a lowball number to score the job, but later turns around with extra charges to make up for bad budgeting.
