​Brooklyn Group relies on deceptive, unlawful tactics and misrepresentations to push less desirable inventory (bait-and-switch). ​We initially toured an apartment at 556 Baltic Street and were considering that unit when the agent informed us that a "better" unit on the top floor had suddenly become available because the tenants moved mid-lease. We viewed the top-floor unit, preferred it, put down a 25% deposit, and applied. A couple of days later, we were told there was a "miscommunication" and the top-floor unit was actually not available. ​We transferred our application back to the lower unit we had first viewed, were approved, and agreed to their offered lease terms. However, our agent accidentally hit "reply all" on an email thread with five representatives, sending an internal message stating: "I didn't tell him yet that 4L is no longer available. I'm going to try and push him into 3L." It was clear they were planning to redirect us to an even less desirable apartment after leading us to believe our deal was finalized. ​On top of this, their StreetEasy listings are impossible to match to real-life apartments because the listed unit numbers do not match physical apartment numbers, and generic photos are used across multiple listings. Qualified, serious applicants deserve transparency. Avoid this brokerage. read more

Sure my experience with this realtor company was disappointing for several reasons first, the service was unreliable. There were multiple occasions when appointments were missed or delayed without prior notice second communication was poor. I often found it challenging to get timely updates, or responses to my queries. Lastly promises made by the management. We're not fulfilled which led to a lot of frustration and inconvenience on my end. They had me sign a lease and then no reply from anyone, pretty much left me homeless because I had everything set for me to move in very disappointed! AWFUL! read more

In the beginning, looking for the apartment was smooth and pleasant. The agents listened to my requests for the most part and tried to tailor the options to that. The landlords seemed to be very fickle in what they were looking for, despite knowing the details of myself and roommates as candidates​​​. One requested any interview randomly after we handed in documents and then casually mentioned that newer candidates offered to pay more and made sure to pause for a response. I wish there was more urgency after I signed my lease in regard to providing details on the apartment. I realized many people rent sight unseen but it was odd that the landlords said they had no information whatsoever on the dimensions of the unit. We also did not have important key fobs or laundry cards until we persistently inquired about them Not saying this is the rental agency's fault but I wonder if they insisted/emphasized the importance of having these items if we would've had to wait as long. Beware Brooklynites and other New Yorkers! If I could, I'd give 0 starts. The realtors of Brooklyn Group in this area do NOT value your time. My roommates and I found a great potential apt on StreetEasy, reached out to the realtor, had a viewing appointment all set up and everything seemed to be all set. However, once we arrived there was no one to meet us outside. We waited 10-15min, trying to reach the realtor as well as someone else at the company. We called, texted, and emailed and had no response. We received a response from the realtor the next day apologizing for the situation, stating that they were out of contact due to Shabbat, so we gave them grace and tried to reschedule. We did reschedule, and guess what? same thing happened... no show, no response, no fore-warning. To top it all off, the current tenants said they had no idea the apt was even listed and they are not planning on moving anytime soon. This organization does not have it together- I'd highly recommend looking elsewhere for a decent realtor! read more

Upon applying, Brooklyn Group had some serious communication issues between agents, one of my roommates was told the deposit was completely refundable no matter what, inaccurate. I was told it was non-refundable upon approval, so that discrepancy was difficult to work with. The majority of our issues lied with the landlord we were working with, and despite using a variety of agents to coordinate with us, Brooklyn Group did in fact do a good job of maintaining consistent and clear communications with an stubborn and shady landlord. Other than the immediate issues with information and communication between agents, they did their best the smooth out the experience for us. The landlord had a truly poor grasp of how to smoothly sign tenants onto a lease and somehow did not expect their tenants to protect themselves in the lease legally. This lack of expertise and professionalism and behalf of the landlord was handled well by Brooklyn Group so I can't give them less than three stars for dealing with a poor landlord. read more

Very conniving practice. Did not specify that only one potential tenant had to give a deposit, so two of us did. They did not offer to give one of the deposits back as it'd go to security. It was after they took our money that they told us we were "being approved" but rent has now increased by $400. We inquired about getting our deposits back but they said we cannot get it back once we were approved. I asked if we were actually approved yet since he only told us we were BEING approved, but it was only a day later that we got a message that said that we were officially approved for what we agreed upon. One can infer that they only waited to respond until after we were approved in order to keep our deposits. Had they not tried these shady tactics on us, they'd have a sale since they decided to give it to us for the originally agreed upon price anyway. Not to mention, the first place we expressed interest in we later found out was actually off the market days before we toured it (shouldn't they know that?). If you decide to go for this company, be weary of very passive language and put aside some extra time for the tour as our agent was late because he "forgot about the showing." read more

The broker was ok, but he showed us for more than a week the wrong unit video and we could not visit the unit in person because someone was moving out. So we had super high expectations, which made us give up on other applications we were doing, and then 10 minutes before finally visiting the unit he said that there was a miscommunication with the office and then sent the correct video, with an apartment way smaller than all of the other videos he provided. This was super frustrating, but because we gave up on everything else we moved forward with the lease signing. On the day we were signing the contract, they were more than a hour late for the meeting THEY scheduled with us and until now I have not received my copy of the signed lease. The place we rented is still fine and we are happy with it despite everything that happened, but it was absolutely dirty even though they said it was going to be cleaned. So long story short: never trust the videos they send because apparently they don't know what they are sending. You have to respect their precious time and do things in advance, but they don't care about your plans and schedule. I am not sure if we were unlucky, but they could have been better to us. read more

Straight up liars. They told me there was parking available. It's the primary reason we chose this place. They took forever to approve us and we have to sign the lease the day we move in on the first... and they tell us there is no parking. Then as we are moving in we realize the place hasn't been painted or cleaned. Painters finally show up AFTER we've moved in, and so they paint while our stuff is here which was obviously invasive and disruptive. They also lied about the rent price. Said it was 2900 but the lease said 3200 with a "one month free" that was not advertised at all and has shady implications. Because they put us in a position where we literally had no where else to live we got stuck locked into the lease. STAY AWAY from this company. read more

I worked with Keon at Brooklyn Group in June, and have nothing but great things to say about him. He was super quick to respond, extremely professional, very helpful and kind, and even checked in on us as we were moving in to make sure everything was going well, and that the building's management was taking good care of us. There were no hidden fees, shadiness, or any of the other crap you often have to deal with when apartment hunting in NYC. I would recommend Keon/Brooklyn Group to anyone. Also, I've seen some negative feedback here about Perfect Management, but I can say from personal experience that they have been extremely helpful, kind, and very quick to respond to any questions or issues we have had. read more

After leaving their apartment and throwing our things out, we were told they would send us our security deposit a week after vacating the apartment, up till today they have not. They never responded to any of our calls/texts and even went ahead to direct our calls to voice notes. I got my dream apartment and I'm so excited! Finding apartments in NY can be rough. Especially during Covid. Especially when you put down a 25% holding deposit, only to go online and see all these horrible reviews about your broker. To be honest, I had a panic attack after I put the money down and I was sure that I wasn't going to get my apartment based on the other reviews here - but it turns out everything was fine and I got the space! When I first viewed the apartment, I met with Nani who was very nice and answered all my questions and pushed for me to win the apartment. A few days later I spoke with Amy, who worked on the lease and we had the whole thing signed and done within a week. There were a few "red flags" to me that I think would never have made me nervous if it weren't for these reviews, but for me these things turned out to not be red flags and be totally fine. I can't speak for everyone on here, but I just wanted to pipe in and say my experience was great and that I'm really happy with my apartment. read more

I recently applied for an apartment through Brooklyn Group. At the time of my application, the realtor collected a 25% deposit from me ($585). I later determined that good faith deposits such as this one are no longer legal in NYS. The agent advised that my application would be processed within 24-72 hours. 80 hours later (after placing my apartment search on hold for a full 3 days) the agent informed me that my application was approved, but they had found someone else who was willing to pay more and they would only be willing to rent the apartment to me for $2,500 per month [the preliminary lease agreement that I signed stated that the rent would be $2,300 per month]. I do not recommend doing business with this company. read more

Everyone knows how horrible finding an apartment in New York City is, but there are some ways to make it a little better. I used Brooklyn Group upon recommendation from a friend in 2016 when I was looking to upgrade my apartment and had a positive experience. Most of their properties were in Williamsburg, Bushwick, BedStuy, and Crown Heights, but they have 2 offices now so there could be more. Their agents move super quick, so reach out about 2-3 weeks close to your start date. They work to figure out what kind of apartment you want and match you with an agent who will meet you in-person to show you the apartment, explain the amenities, answer questions, etc. They have a bunch of apartments in inventory, so if you don't like the one they showed you, they might show you another in the area right then or at another time. If you haven't experienced moving in New York, it can be quite a whirlwind of an experience and this is no exception. When I used Brooklyn Group, I liked that it was not quite like a normal brokerage, where you have to pay a broker's fee. They help you find the apartment and the only "fee" I paid was for the application for the apartment (they make money off the landlords.) May be different now, but for someone who was working an entry level position and didn't want to cough up more money, Brooklyn Group was an excellent solution. When you find "the one," you'll put down a deposit to basically reserve the apartment, then you'll come into their office to sign the lease with your roommates. No roommates? No problem, they also offer room shares and will match you up with roommates. Overall, Brooklyn Group is a great solution for finding a Brooklyn apartment without dealing with broker's fee, finding one quickly, or if you don't have roommates to move in with yet... Or if you're afraid of the Craigslist randos. read more

This company is horrible STAY AWAY. Myself and my roommate was looking for a long time and was so happy that we found something. We signed the lease and paid everything for a move-in ready apartment. I did two set of walk through before I signed the lease and I was told every damage will be fixed. The day I went to move-in the apartment was in the condition, they gave me the run around for about three weeks. I finally got tired and told them is either you fix the things or we're going to court. They immediately offered a refund and to break the lease. They are so unprofessional. The manager and broker said to me yes the owner of the building feels bad for the floors (that were in a horrible condition). This not about feelings it's about business, if I'm paying you for a move-in ready apartment why were you trying to force an apartment that has so many damages oh and let's not forget the broken fridge that shouldn't affect me move-in. read more

They showed me nice apartments when I needed it, but there is lots of false advertising when it comes to the apartments. They first had me in an apartment that said pets were okay and then after moving my stuff in, that was untrue due to a roommate that they never communicated with prior to renting me the room. I had to move out and try to find an apartment after already signing a lease and giving my deposit. I also believe they should have a better idea of who is renting their apartments because I have encounter some awful people that I could have avoided finding an apartment another way. They also are bad at communicating and answering the phone. They never answer. Weight the options before using Brooklyn group. You could find something amazing another way, it may just take a bit more work on your end. read more

Used them because the Brooklyn Group real estate agent (found on a different website) was trying to round people up to rent a space that she herself was going to live in. It was very lacking in detail on what was provided or necessary, but I couldn't see anything because I lived out of town and just had to go with it. So this agent didn't disclose that she was also moving someone else in that she didn't have on the lease. When trying to rent the place, contact with Brooklyn Group was hit and miss, and cold but at least to the point. It was quick when they wanted something, but slow when I had a question. Skip forward, place rented. They didn't give me a copy of the full lease....which would have told me that there was an extra person in the place that wasn't being mentioned. The fact that this agent snuck in this other person without being on the lease felt like a cover-up. I'll skip the part about what kind of awful roommate the real estate agent makes because it has nothing to do with Brooklyn Group....except for the fact that she is a literal representative as the agent. She double dipped by renting it to herself and making commission off us, but then also snuck in a person while being a really awful person to live with herself (sending a dog to emergency vet and threatening her safety without care as well as opening mail not postmarked to her). I had to reach out to Brooklyn group to get a copy of the lease so I could figure out how to move out to get away from this girl. They said they didn't have it anymore because the management company has it. But, they at least reached out to me to give me info, and for that I can appreciate them and not hate too badly on the company itself. They said they would help find someone to replace me on the lease....but didn't really give me any sort of sign that they ended up helping. In the end, I had to find my own replacement and deal with everything directly with the management company. Not something again that they had to do, but the agent from this company has lied about who was on the lease, almost killed my dog with no remorse, and has opened my mail. Allowing someone like this to work there is representational of the company, and opening someone else's mail is a federal crime. So the company itself has been...ehh...not super great with communication, but..ok? But their choice in employees is questionable from personal experience...and I can't believe these things were ok to be hidden from me and they could get away with not giving me a copy of my contract on the day I signed it. =( read more

So My first review was taken down because Brooklyn group didn't like it. If Yelp needs proof of my experience I am happy to show them my emails, screen shots from the ads for my Apartment, as well as pictures of the apartment secured through Brooklyn group. I found the agent to be very nice and helpful, the problem is that the apartments are never quite what they advertise and promise. First and most concerning Brooklyn group took a deposit on an illegal apartment. That's right, they didn't verify the legality of the apartment they were trying to rent (though they share an office with the management company and I assume they are connected to each other). Its been three months and still the building isn't certified for occupancy. They failed to make this clear at any point, and had I known I would have not chosen this apartment, as I don't like doubts or surprises. The DOB website still has the same information from three months ago:not legal and not even registered as a multiple unit dwelling. They have no CofO. In addition the ad from Brooklyn group advertised amenities not present when I moved in. The price tag was high but the building was supposed to be Luxury, brand new, and it looked nice and convenient. The advertised laundry room was incomplete and after a month and a half the management finally installed one washer in dryer for all tenants (8 units, many having 2-3 tenants a unit). The gym was promised (I have it in writing by the agent of Brooklyn Group) to be ready by move in date, still is unfinished. Most of the common areas of the buildings are unfinished, with dust and debris everywhere. The apartment advertised as "brand new", "luxury", and "move in ready" was a mess (if I could post photos I would) including construction material, fecal matter in the toilet, urine on the floor, spilled paint or sealant they still haven't removed from the floors, broken electrical outlets and lights, and a back ground floor door with no dead bolt but a closet handle. All of that was promised by the agent to be cleaned up and ready to go. The Agent was apologetic at first, but is no longer wit the company and when I have contacted both management (Perfect Management) and Brooklyn Group for answers there has been crickets from Brooklyn Group. The building is still unfinished and shows no signs of being completed anytime soon. It is livable but far from the "luxury" experience advertised and guaranteed or the price commanded. Poor communication from the office manager. We worked with Hector (who we loved and would recommend to help you, he helped break down everything and was incredibly friendly this negative review does not reflect on him) who showed as an apartment. We put our application in ASAP on a Sunday and it took until that Friday to hear anything back from Brooklyn Group (we were told they were focusing on applications with earlier start dates). Brooklyn Group communicated separately from myself and roommate about what was needed which was frustrating. They informed my roommate that he needed a guarantor (without informing us of the qualifications and why) only to tell us a week later his guarantor did not qualify and we could have submitted as is, with the management company wanting more of a security deposit, but only from my roommate. We went forth to then be told that we absolutely needed a guarantor and only now (17 days after we submitted our application with Brooklyn Group) of why we needed one in the first place. They informed us that the credit score was pulling low for my roommate, even though every other source (not just free sites) informed us it was 50 points higher. The office manager, Sara, was not willing to work with us nor understand any situation and quite frankly was rude when dealing with my roommate. I understand credit reports pull different from various places but a 50 point difference seems quite drastic and again, she was unwilling to help us understand or work with us to be approved for this apartment. Very cut and dry attitude. In the end we decided this apartment was not worth it. Especially as it was 17 days from when we first started the process (overall this process should take between 3-5 days from application to lease signing for an apartment in NYC) and they were not on our side trying to work with us to be approved. We received our deposit back with 3-5 days. Overall the Brooklyn Group office was not enjoyable to work with. read more

They showed me a ton of options, replied promptly, were very friendly and transparent, had different payment options, a super nice office and generally seemed to like what they do. We got a sweet deal and it was the easiest apt hunt ever. They even invited us to their Superbowl party with free drinks and snacks, which was rad. My agent Bre (Breanna Arneson) was the best part of my experience here. I was looking for a room on craigslist, she showed me a place in bushwick. I fell in love with it and put down a deposit right away. Stuff got sticky along the way with trying to fill the other rooms and I was nervous, but she was a great resource the whole time and even recommended other apartments to look at in case this fell through. It was a long process and I had a million questions but she answered all of them and was honest with me. Eventually we decided with my move deadline that waiting was too risky and she was able to find me another room in the same building. I was so grateful to have someone so helpful and understanding, and now I am so grateful to live where I do. read more

Lorenzo Luccheti showed me two listings, and he was very supportive, helpful, understanding, and upfront about everything. Brooklyn Group did a very thorough job, and though there were some difficulties, this realtor group helped me find my dream place with the location that I wanted as well as decently priced with nice ammenities. If there was a way to give 0 zero stars, I would give it. The realtor showed me the apartment, and I immediately fell in love. My only stipulation was that I wanted to pay the net rent, not the gross. The realtor told me that that would be fine with the owner. I paid an almost $500 "good faith deposit" to take the apartment off the market in hopes that my application would get approved. 3 days later, I got approved! My realtor then told me that the owner actually wants me to pay the gross and not the net. (Red flag!). I told him that that was NOT what I agreed to and asked if he could negotiate with the owner for me to pay the net. The owner then "supposedly" came up with a plan which essentially allowed me to pay the net. I then submitted the balance for my security deposit. ONE HOUR LATER. Literally, an hour later. I got a call from the realtor stating that the owner changed his mind because they found someone who is willing to pay the gross. How can you find someone to pay the gross if the apartment was taken off the market? He then rescinded his previous offer, leaving me with NO apartment and an already fully paid deposit. I asked for a refund. Will update once I receive my full refund. If you a lot of time and money to waste then you will love the Brooklyn Group! read more

Awful. When you go in to sign a lease they act annoyed if you ask any questions, and lie to you about the condition of the apartment. I moved in to an absolutely disgusting apartment with mold, the previous tenants toiletries, trash everywhere, broken locks etc. Brooklyn Group couldn't care less about you and passes you off to sketchy management companies that just want your money.Look elsewhere, you don't want to deal with this even if you think you want the apartment. read more
