My recent project with Black River Construction got off to a great start and maintained a high level of success throughout the effort.
I knew that every general contracting firm has a different method of work, so I needed a method to distinguish one contractor from another. The first tool I used was a Project Brief that described the goals of the project, including the quality of the finishes, appliances and fixtures that my wife and I expected to enjoy in the finished project. My project was not to design and build a new single-family home from scratch, but rather to replace the building systems and finishes that had already been removed by a specialty contractor from a ten-year-old condominium. I needed to find a reconstruction team that could work effectively with a pre-existing plan, constraints imposed by an HOA representing the thirty owners within the building, my wife and me, a retiree with more than thirty years of experience in commercial construction.
I interviewed the wide variety of contractors that responded positively to the Project Brief, and after shortlisting Black River, I was impressed by Miah and Sean's prompt response to my invitation to bid. During a followup visit for photographs and measurements, we discussed the preliminary Scope of Work by room and trade that I had prepared. Their formal proposal elaborated upon and improved my Scope, defined my responsibilities as the Owner, and laid out detailed construction and payment schedules. I was delighted with the terms, and after paying a refundable retainer representing ten percent of the construction budget, my (now our!) project was entered into Black River's backlog of work.
An interim period of several weeks gave all of us a chance to plan and mobilize the project. Since I was responsible for supplying floor finishes, cabinets, appliances, bathroom fixtures and lighting, I had time to fully coordinate those aspects of the design that were most important to my wife and me and avoid the markups on materials demanded by some of the contractors I had rejected. This preliminary period gave Miah and Sean plenty of time to retain their preferred subcontractors and pull permits. Since Black River was to perform much of the work themselves, I could be confident that all of the trades would be carefully coordinated.
Once the renovation began, all proceeded according to the Scope of Work. Every worker was well-groomed and punctual, precise and polite. Workmanship was of the highest order, and it felt as though the jobsite was guided by an esthetic that embraced continuity, balance and proportion. As a result, each inspection was passed with flying colors, change orders were few and completely fair, and the punchlist of work generated towards the end of the effort was anticipated by all.
Just this past weekend it was a pleasure to invite Miah, Sean and their spouses to an open house at the renovated condo so that other building residents, friends, realtors and my wife and I could collectively express our appreciation for a job extremely well done.
