Fred, Freddie, Fredrick thinks very highly of himself and very unprofessional. I probably called Danielle 5 or 6 times a day as this was our first home purchase (sorry Danielle!), but she took my calls and answered my questions in terms that I could understand, making what is typically a very stressful process more than pleasant. The day that we funded, Danielle gave us information on how to record same day, and worked with our title company to have the title rep meet us at the LA recorder's office (2 hours from his office) so that we could move in before leaving for a 2 week trip for a wedding. She went above and beyond the call of duty here, and we couldn't have been more happy. I refinanced my home in 2015, removing my Girlfriend's sister from title and adding my Girlfriend. Carol Sankovich assured me there would be no financial impact and the State would not re-asses my property, and that there would be no supplemental bill. Surprise! Supplemental tax bill, and ZERO followup help from Carol Sankovich and 'Better Escrow'. Either Carol Sankovich does not understand the tax laws, or she understands full well and will lie to your face in order to close a deal. The complete lack of follow up also shows they do not care about you once your check has cleared. These are NOT people you want to trust or do business with. Due to this error I am now liable for at least $2k more taxes on my house each year, after being assured in writing and in person multiple times this would not be the case. Stay away from 'Better Escrow' and find a company that knows what they are doing and will stand behind their word. I have also contacted the CA Escrow Association and the BBB. read more

Sebastian Armirian is the absolute worst person I've ever dealt with in my life. I finally closed on a home and the experience I had with the sellers preferred escrow company (Better Escrow Service) is the most cringe-worthy experience of my life because of Sebastian. I was excited to buy my first home, and my focus was on everything else involved in a home buying transaction but for some reason, I did not do any research on the Escrow part of it. It was all new to me and I learned some lessons along the way for sure. First off, I was at this guys mercy because before I asked any questions about his fees (which I had no idea even existed nor the fact that I had to pay for them) I went ahead and sent in my earnest money deposit with no questions asked. And boy did he take full advantage of me the rest of the way. He threatened me on our first conversation about him getting paid regardless of if my loan went through or not because in his words, "he's such a hard worker". I don't think he even thought my loan was going to pull through so he made sure to drive home the point that I would be paying him no matter what, and this part is not even allowed after further research. Everyone please look for professionals that strive to make you feel comfortable and in good hands, unlike this one. Secondly... this guy over-charged me on 21 different fees which I have documented and I will definitely be seeking legal counsel on all this. He has been rude, greedy and overtly obnoxious to me throughout this home buying journey, which by itself is stressful enough, Having this guy ripping me off and responding to my questions and calls at his leisure and leaving me hanging on multiple occasions made this experience a true and complete nightmare. It has been so bad that even though everything closed (much later than anticipated) I'm not even happy. Only now that everything is done, I realize that he didn't care to explain 90% of the fees to me and he didn't explain anything he was YELLING at me to sign. I still have some of the obnoxious texts of him yelling at me and I wish I recorded the few calls we had where he made me feel like I was dealing with a loan shark. Third, this greedy guy stopped talking to me after I begged the Loan company to send out a third party mobile notary to sign the final loan docs because I did not want this tool to hawk another fee all to himself (he's a notary too and he tried charging me $350.00 for notary and messenger service!). And lastly, he quoted my "cash to close" figure very high and I over paid like crazy. We'll see how much he refunds back to me, if he even does that. If he can get away with keeping more of my money I know he will do it. And the biggest joke was him yelling at me about giving me a $300.00 discount after the fact, I mean really?? If you charge $10.00 for a $5.00 burger and give a one dollar discount off your inflated price to begin with, it's still over charging. Do yourself a favor and don't use this company. read more
