At least once a week I can smell the fresh scent of pine in the elevator and lobby, as the building is routinely cleaned and cared for. Trash is removed on a regular basis and all common areas are spotless. Such a nice place to come home to each day! The staff were very friendly when showing me the unit, as well as when I was filling out my application. Julian has been fantastic about resolving any issues that have come up--though, there have been almost zero problems to report! He very graciously rushed over without much notice from me to help get my cable installed. I feel very confident in the staff and their ability to manage the building. Also, paying the rent online is quick and easy. Renting an apartment and living in a clean, comfortable space has been a breeze with Empire West. They are professional, attentive, proactive and ultimately, just nice people. Any time there is maintenance to be done on the building, a note is left on my door detailing the specifics of what work will be done and how long it will take. Management is very accommodating and I couldn't be happier with my move and renting experience. I highly recommend them!

They've known about this for at LEAST a month and have done absolutely nothing to address the fact that: 1. My window sill is DETACHING from the building I live in 2. The wood is warping and rotting from all the heavy rain, which will eventually lead to mold 3. The roach problem has appeared to exacerbate as a result 4. There are random, frequent leaks in areas of both buildings 5. They respond inconsistently to emails 6. They've offered ZERO solutions for this very real, worsening problem, and quite frankly, don't seem to have any interest in even doing so.

TLDR: Slumlord conditions. Jones & Jones is one of the largest apartment building owners in Los Angeles--and one of the worst. I stayed partly out of spite and partly to fight against greedy corporate landlords who rely on tenant exhaustion and legal costs to get away with this behavior. This is still my home. They are doing everything to force tenant turnover after one year. Long-term residents are a problem to them. Consider this a warning. You will regret moving here. I regret living here now. Greedy corporate landlord is exactly what they are. They respond to reviews publicly while ignoring tenant complaints, maintenance issues, health & safety concerns, & emails. Have lived here for 16 years and have watched this building go from a genuinely good place to live into something intentionally hostile to long-term residents. I am a dependable tenant who always pays rent on time. The turning point was 2020, when on-site management changed, managers were removed, & everything shifted--for the absolute worst. Since then, Jones & Jones has made it clear they want long-term tenants out. Everything I describe is documented with in multiple ways. 1. Pandemic Price Gouging & Christmas Eve Rent Notice: In 2020, during COVID-19 and a state of emergency, they tried to raise long term tenant rents (including mine) by $1,000+ per month, plus a security deposit. This was blatant price gouging. Even worse, they sent the first rent increase notice on Christmas Eve. I remember opening that notice and breaking down in tears. Who can suddenly afford that kind of increase during a pandemic? Without hours of wasted time and help from the Coalition for Economic Survival and Neighborhood Legal Services, it would have gone through. 2. Entering Apartments Without Notice: Management entered my apartment multiple times without warning. Installing a doorbell camera stopped it. 3. Abusive Neighbor: For over two years, a loud, abusive neighbor terrorized our nights screaming, fighting, slamming things against walls with her boyfriend. Excessive music as well. But I mean the screaming waking one up at 3:30 am regularly for 2 years. Management's only advice: "Call the cops." No intervention or support. Just pass the problem back to the tenants. This could have been handled responsibly if management cared. 4. Rent Increases, No Improvements: Rent rises every year to the maximum, with no upgrades. The building is falling apart. 5. Communication So Bad It's Almost Impressive: Emails ignored. Follow-ups ignored. Unless it is an unavoidable emergency maintenance issue, they do not respond. This is standard operating procedure. I have the emails to prove it. 6. Laundry Issues: Shared washers and dryers are $3 per load, 16+ years old, break weekly, and steal money. Vendor is unresponsive. 7. The "gym that's never gets finished" has been under construction for two years--far longer than promised. Ask for updates? No response. 8. Brand New Windows That Leak Every Time It Rains: New windows were installed two years ago. The first rainstorm revealed massive leaks. Water pours down the walls. I reported it immediately. Nothing happens. Blue tape marks the leaks--and is still there. Why spend money on upgrades only to destroy the building from the inside? Floods downstairs neighbors entrance every rain. 9. Emergency Unreachable: LADWP transformer exploded. Windows blew out. Residents scared. Fire department could not reach management. Resident "night manager" (a lovely neighbor who was a bartender) was at work and unreachable. Emergency maintenance line only covers plumbing--not building-wide emergencies. Unacceptable. 10. Theft & No Security: Packages stolen, parking garage and cars broken into, callbox ripped off building, mail stolen - all multiple times in 2025 alone. But many times 2020 - 2024. No security or support provided. 11. Major construction is happening in the apartment next to mine--ripping down a wall due to city code violations. No notice. On a quiet morning, the building shook from a massive BOOM. I nearly fell off the couch. All they had to do was send a simple notice about construction times. Emails ignored. 12. Flies constantly in hallways. Enough said. 13. A Hallway That Smelled Like Death: A former male resident covered in feces and urine roamed the halls, touching doors, machines, and vending machines. The smell was unbearable. Air purifiers or fresheners requested. No response. Stopping here only because yelp has character limits. Update 02/04/26: the BS continues. They respond "we would love an opportunity to speak with you". Have they reached out? NOPE. They only do it publicly so prospective future tenants see it.

But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.
