Look at their Civil court lawsuits toxic mold lawsuits ...public records NDA's SMH going to do my best to have owner Enrique and 2 sons David and Micheal live their rest of days at one of shit investment properties while exposing to all investors making money on dump properties,toxic mold properties they have changed company name due to more than someone changes underwear having properties under multiple management properties due to cover up educate yourself before you sign that lease I lived at 8386 Blackburn 12,5 yrs...not only toxic mold, red tags for carbon monoxide poisoning as they put dwelling appliances in apts not renovated by handymen, not licensed contractors. They can pay off or threaten, and evict but they cannot remove tenants personal testimony reviews on what is really occurring making tenants and fur babies SICK BTW look up they created rent strike during COVID due to demanding rent be paid to pay maintenance and investors ...not real smart individuals to be honest, amateurs that got lucky as of yet

You may think this is funny but it was infuriating for a former tenant like me that just wanted to live a simple normal life.

Fast forward, and the previously empty one-bedroom next to me was rented to four individuals who run a motorcycle mechanic shop out of the communal courtyard. You can imagine the noise. While management initially sympathized with my concerns, once they decided the issue was "too pesky," it became very difficult to see any meaningful action taken. Mike, specifically, has completely cut off communication and does not respond to video evidence of overcrowding, smoking, or excessive noise. That said, if your water bill happens to be a little high one month, you can be sure you'll get a call from Mike Frolich right away. Overall, it's a mixed bag. While the property itself is nice, living here feels like a gamble due to lax tenant vetting. As long as the rent clears on the 1st, management appears indifferent to who is actually occupying the unit. Overall, the lack of oversight gives the impression that serious violations may go unaddressed unless external authorities become involved. Just something to think about before signing a lease here. Every request I've made that would improve quality of life for myself and future tenants (such as AC installation or EV charging) has been denied without meaningful explanation or alternatives. To be fair, maintenance is usually timely and effective at this location, pest control has been consistent, and our shared spaces are cleanly. Rent prices are also competitive compared to the area. That said, if you're looking for a landlord that works with you or makes accommodations to support your livelihood, this may not be the best fit.

I live at Playa Pacifica and I absolutely LOVE all the maintenance staff and Isabelle Hernandez. They are the kindest people and if this review was only for them and the property itself--I'd give it 5 stars. This review in particular is for Janelle Barr. There was a situation where I parked in the spots reserved for future tenants. My car was towed. Obviously I was upset my car was towed, but I understand. I was wrongfully parked. HOWEVER. When I asked Janelle if she towed my car--CRICKETS. She literally didn't say a single word and just sat there staring at me. The maintenance man was the one who said "I'm sorry but ya I did see the tow truck this afternoon". Again, Janelle says nothing. She didn't offer to give me the number for the tow company, tell me how to get my car back or offer any sort of customer service what so ever. On top of that, when she left the office for the day, I WATCHED HER look at me in the parking lot, do a double take and then walk the other direction around the parking lot to avoid me. I'm sorry but are you 5 years old? I was wrongfully parked and you rightfully towed my car, I get it. But your entire job is about customer service which she portrayed none. Here we are maybe a month or two later. Yesterday I had gone to Costco and had heavy groceries to carry inside. I park in the future tenant spots to unload my car. I go to the leasing office and ask Janelle if she has a dolly I could borrow. I specifically say "I have a lot of heavy items to carry inside, can I borrow a dolly?" They didn't have a dolly, so I say "ok I'll go get mine from my apartment". In the 3-5 minutes I went to get my dolly from my apartment she had put a fucking tow notice on my car. I JUST talked to you and said I have a lot of heavy stuff to carry inside and I had JUST said I was going to my apartment?????? Is there literally NO grace period of even 3-5 minutes??? Ridiculous. Again, this post is for Janelle Barr's complete lack of customer service. I tried multiple times to privately file a grievance instead of publicly writing a review on yelp, but the company refuses to reach out.

I need. I put a work order in on the on October 8 and they are lazy that they don't want to fix anything in my unit in building 2 and I requested this dishwasher order back on October 8 and they don't care the maintenance people don't care. This is a horrible property management service. I cannot deal with this any longer once my lease is up next year. I'll probably go month-to-month and find another place. These people are horrible.

We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.
