    Last time our hallway was mopped was 8 years ago before this management company took over services.

    I feel compelled to share my recent experience with Statewide because I have truly never experienced anything like this before. I would like to just state the facts and you can do with them what you will. To preface this, I will say that my on-site manager Clarissa was AMAZING, a caring, respectful and professional individual who I cannot say enough positive things about. I lived at 1706 W Sunset Blvd (Jenson recreation building) for a little over 2 years. I had zero problems and kept to myself within the building. Around 6 months ago there was a crime uptick in the neighborhood, but I always felt safe within my building. On the night of May 19th, I returned home from work to find my front door had been severely damaged and I immediately contacted Clarissa. She told me it was a tenant living in the building who had broken in with a friend so I called the police, but before they could come out, he tried breaking in again while I was home. He was clearly on drugs, and I would find out later he had multiple reports against him for entering homes and carrying weapons. I was traumatized and terrified and that was the last night I slept at my apartment. Statewide reached out to me and asked me to testify against this individual in court, I said yes IF they helped me move out of the building as I was afraid of retaliation, I asked for the bare minimum. My security deposit, pro-rated rent for the nights I was not safe to be there and moving expenses. The bare minimum. Not only did they refuse to help, they refused to speak to me or even acknowledge what had happen to me. This person is still living in that building, and anyone looking to rent an apartment there should be aware that they are not safe. If you are a single woman, DO NOT LIVE HERE. I believe this individual is targeting female tenants. Statewide will not evict them. This is complete negligence to prevent crime. On top of everything they are charging me rent because I didn't put in my 30 days and refused to sign a release that absolved them of all responsibility. This is who you're dealing with, they do not care about you, your well-being or your safety and they will go to great lengths to cover their tracks.

    I have lived in a toxic unit rented to me under a facade with ikea cabinets and expoxy floors. I complained 4 times about gas in my apartment and after multiple men coming into my apartment I was left with a still leaking stove. I have ZERO ventilation in my apartment which they were cited by the city for and have had machines in my bathroom sucking mold and water from my walls since Tuesday. The walls were oozing water so badly from no ventilation that they were able to pop it like a pimple. It was not until obtaining a lawyer did they even try to fix anything. The actual gas company came out after I called them myself after asking MULTIPLE TIMES. I was hospitalized due to carbon monoxide poisoning and have not had access to my bathroom and even have slept in my car on the streets of (LA as they also have no parking) multiple times due to the continuous issues. Maintenance also broke my window latch which is yet to be replaced. Their solution? Not to provide a habitable unit or hotel. Instead they "will look into crediting 3 days". 3 days for 5.5 months of on time rent, a toxic environment, and more broken things within my space. STATEWIDE ENTERPRISES Are the biggest slum lords in Los Angeles and would rather let someone die in their property to turn it over to someone else to die in than to actually take accountability for their negligence. They are also NOT BBB accredited and I am very sure BBB fines for that type of lie. If you are thinking of renting with them be prepared for roaches, black mold, carbon monoxide poisoning, and lack of care from anyone within the company. They will lie to the city over the phone saying it's a new problem despite it being MONTHS of documented contact.

    This is what we were told. We were lied to and more was deducted.

    Poor management. They said they would deduct only $180 from my deposit and when triple the amount was deducted, their response was "call the office". Do not trust the management.

The company began its management by aggressively questioning me about my personal utility usage and security measures inside my own home, matters that are legally protected under tenant privacy rights. It was only after I challenged them that they were forced to admit they had no authority or legitimate reason to ask these questions in the first place. This is more than just a minor error; it demonstrates a fundamental failure to understand basic landlord-tenant law. A management company that harasses tenants over private, legally-protected matters is not just unprofessional. It creates significant legal liability for the property owners they represent. For landlords, hiring a company that invites fair housing complaints and violates tenant privacy is a tremendous risk. For tenants, be prepared to waste your time educating them on the very laws they are paid to know. Alliance Property Management Inc. proved to be incapable of performing their core function: managing property professionally and within the bounds of the law.

There are many restaurants near this apartment. We were able to order take-out from hundreds of restaurants nearby. Getting the food from the driver on the street was also easy, because it is a small street, so it doesn't have much traffic. The apartment was new, with a great-looking kitchen with LG appliances. On top of that, there is also a barbecue on the rooftop. It's a beautiful way to end your day watching the sunset over Ktown and enjoying a lovely bbq. Last but not least, is because there are, I believe, 50 units, there is a peacefulness here. I live in another apartment, and there were over 300 units. They were nice too, but there was a lot of constant activity/ noise within the building. I am thinking about moving in with Tripalink after my lease end with my old place, and I have seen their social media of a new upcoming apartment, which also look fantastic. Overall, great first impression.

I'm definitely going to be moving at my lease end. They specialize in more dorm style/communal living usually, so I'm curious if they'd like all current renters to move out so they can convert the building. Just my conspiracy theory there, lol, no effect on this review. I would strongly advise not renting anywhere who uses Tripalink for management purposes.

    -GENERAL OVERVIEW- I lived here for almost 5 years in a 1BR…read moreunit in the South side of the building with balcony and windows facing the apartment building just South of Lafayette Place Apts. Not facing the Taco Bell/KFC and not pool facing. The building was built in the early 80s so the structure itself is decently modern, equipped with pretty much all of the creature comforts you would want or need. Central AC with Nest for climate control, in-unit washer dryer, laminate wood flooring, fairly spacious elevator, gated garage parking with tandem spots, balcony, trash chutes, a small pool, and from what we've been told, is up to code on Earthquake safety. The fixtures are pretty modern and functioning though they aren't always the highest of quality. We had a very squeaky bathroom faucet, for example. -AREA- Crenshaw and Venice is a very busy intersection to live on. As noted in an earlier review it is quite difficult to make a left turn out of the garage if you want to head directly North on Crenshaw and this can be a real pain in the butt. It can also be very difficult to turn left into the garage as you are heading back into the apartment because of oncoming traffic. After living at Lafayette Place, I would say this might be the biggest drawback of the place. Because of street parking, which can cause visibility issues, even making a right turn can be an adventure. Beyond the general business of the immediate area, it's not the nicest area. Though I wouldn't say it's a dangerous per se. There is a beautiful historic, gated neighborhood located adjacent to the apartment complex that's really nice to take walks through, and there's some good eating to be done up on Pico Avenue just a block North of Venice. If you use public transportation, it's a good spot to catch several different bus lines, though if you want to take the train (Expo line) it would be quite a walk to get there. Overall, you will be situated in a very urban, generally lower income environment that has its pros and cons. Ralph's, Target, Sprouts are quite close. Even walking distance. -BUILDING DETAILS- Cleanliness/Noise The building and units are generally pretty clean, though some residents in the building definitely can be pigs when it comes to trash and recycling. The trash chutes can get pretty gnarly at times but that's on the residents. We lived in a unit facing the apartment building South of the building (towards Washington) and that building was a source of considerable consternation. They can be LOUD (everything from yelling and screaming to music and video games) and obviously not particularly courteous. Including late at night so be forewarned if you choose a South-facing window unit. One fantastic thing about this building is the quietness within the building. We hardly ever heard anyone above us, and you can't really hear people when they are inside their own apartments with the door closed. Kitchen Another really great feature about this apartment is the size of the kitchen. If you like to cook, this is a good place. Lots of storage for pots and pans with pretty nice, modern, clean cabinets including a rotating pantry. More spacious than a lot of apartments in the city. Gas stove and oven as well as a dishwasher. Built in microwave, Fridgeaire fridge that comes with the unit. Has a breakfast bar and pretty nice quartz countertops with a solid amount of counter space. One slightly annoying thing is that to get the second light on in the bathroom (to make it brighter) you need to turn on the fan which is quite loud. Living Room Basic but fairly good amount of space. Wish the windows were better. Did not like the cheap, plastic blinds that break fairly easily. Consider trying to put up some curtains if you decide to live here. Bedroom Pretty spacious bedroom in the 1BR unit. But no walk-in closet. Keep in mind overall, one of the drawbacks of this place is that there isn't a whole lot of extra storage space. Bathroom Decent size bathroom with pretty good amount of cabinet space. Big long mirror. The shower heads are oddly low despite the quite tall level of the sink/counter in the bathroom. -MANAGEMENT- The building manager, Gio, who is on-site is a super nice guy and is for the most part quite responsive. If you have an issue and text him or call him, he will respond. When dealing with management he will try his best to be your advocate, which brings me unfortunately, to another drawback of this building. Power Properties is the ownership group and they are sub-optimal as many big building management companies are. Every year except the pandemic they hiked up rents, including the last one earlier this year in which they hiked the rent over 7%. We actually wanted to move into a 2BR unit and they were unwilling to cut us a deal even though we had been loyal, respectful tenants for several years. They are clearly looking to continually increase rates and ultimately we decided it was enough and moved out.

    This review is way over due! This Apartment is super clean/new with garage parking. My favorite…read morepart is the in-unit washer and dryer which makes life so much more convenient. There's a cute little pool, yoga room and a clean gym so I never have to leave home! They are always renovating something so it's fun coming home to new surprises every so often. There's also a trash-shoot so forget about having to walk downstairs to the stinky dumpster. The location is central to everything! Koreatown is a stone toss away and Mid-city is full of great bars, restaurants and grocery stores. Beside the nice living space Gio is by far the best apartment manager there is. He's super responsive with any maintenance service, which is unheard of. I'm so use to shady unresponsive apartment managers in the past who just don't care. Gio is a super nice guy who makes living here very easy and enjoyable. If you have any concerns Gio is on it and usually resolves any issue within a day or two. Again, UNHEARD OF! He definitely helps keep this place safe for us humans and fur babies. 5 stars for Gio alone! Only thing I can complain about is it's on a busy street so it can get pretty noisy but you can't win it all.
