I like Berman Realty, but don't agree with all the five-star reviews. The most exciting thing about Berman is that their inventory includes no-fee brownstone apartments in the heart of Park Slope - pretty cool, right? But while these apartments are generally well maintained, they are often *very* small, with decent sized living rooms but closet-like bedrooms. The last time I toured Berman's stuff, I encountered numerous couples who were moving out because they had outgrown their modest spaces (not a hard thing to do). Also, most of these brownstones are pretty old, with the laundry facilities stuck in creepy, dirty basements that could desperately use a remodeling. This isn't a terrible defect of the apartments, but it does take off that five-star shine for me. As for the customer service, it's pretty nice while you're thinking about renting, and less nice after you actually do it. These guys never did get me my tenant recommendation letter, after I asked for it three times! They were also rude to my fiancée a couple of times on the phone; I didn't witness this, but of course I believe her. The degree of niceness probably varies depending on who you get. So - an interesting option for a modest starter apartment, but hardly the Muhammad Ali of landlords. read more

The Bermans are the best landlords in NYC. They're super responsive, courteous, and keep their buildings very well maintained - a few times, when there was a maintenance issue in the building, Marc proactively called me (before I even noticed) to tell me it would be resolved that day. I've rented two apartments from Berman Realty and both were recently renovated, in excellent condition, with nice appliances, in a super cute building in a prime location. The Bermans also treat their tenants like humans and are pleasant to deal with, they don't make you jump through a bunch of crazy hoops to get anything done. The Bermans are wonderful! Really painless application process and they let us move in a day early if the previous tenant was all right with it. Beautiful neighborhood and even though the apartments are older they are kept in great shape and very nice. Great communication and very responsive - we got locked out of our apartment the other day and Marc responded within the hour and came to unlock the door himself. Also, if there was ever any other type of issue, they respond immediately and take the issue seriously (our toilet had a leaky pipe that they fixed within the same day). Best landlords. I lived in 2 Berman realty apartments over the last four years and had a very good experience. The company is family owned. Marc, Stephen, and Joe Berman are very quick and responsive and if you have any maintenance issues they will fix it immediately. The apartments are good quality and no fee, they generally all have dishwashers and laundry in building. They're very reasonable and fair landlords and I would highly recommend Berman Realty apartments to anyone. (The only downside is they don't allow dogs. That was the only reason we moved out, otherwise we would have stayed!) read more

I have a long history with Berman Realty. They employ some decent, capable brokers, but in my opinion the Bermans themselves are despicable people. It has been years since I moved out of a Berman-owned property, but I am still stunned by some of the things I experienced as a long-term tenant. These are cheap, greedy, nasty people who've had a big hand in pricing up the neighborhood. Do not be fooled by the old man's fake warmth. Or be fooled and discover their true colors later. There is no way I could say enough nice things about Berman Realty. I was planning a move to Brooklyn in August, and had been calling brokers and apartment owners for weeks to set up viewings, etc. Most were challenging to work with and claimed they couldn't possibly find me something in my price range in Park Slope ($1800 for a studio or one bed. Seriously?). The day I was leaving for New York on my quest to find an apartment in three days, I was convinced things weren't going to work out quite that way. I had tons of viewings set up, but none of them seemed promising, and I was really discouraged. Just before leaving for the airport, I did one last sweep of Craigslist to see if there was anything I could add to my list, and I saw an adorable 1 bed only a half-block from Prospect Park for $1795. I figured my encounter would go the same way it did with most other brokers (the apartment's not available, there's a $1 million broker fee, I can't show you that in the next four months, etc., etc.), but was pleasantly surprised when I got Joe Berman on the phone. He explained the apartment, pricing, fees (none because he owns the building, except for a one-month security deposit), and asked me when I'd like to see it. I set up a viewing for the next morning at 8 AM, my only opening before the rest of my viewings. I showed up at Berman Realty and was greeted by the nicest, most down-to-earth people, and Joe took me immediately to see the apartment. I fell in love with it and knew I wanted it, but thought I should see the other apartments I had spent my entire summer finding. I told Joe I'd be back and ventured to Prospect Heights to see a place that I couldn't actually even find and wasn't in an area that was suitable for what I wanted. My mom and I called the car service back immediately and drove back to Berman to tell him I wanted the place. This is how it went: someone else printed up a lease while Joe went over all the terms, conditions, policies, etc. I signed the lease. I walked to the next block to get a cashier's check from Chase for rent for the 1/2 month in August as well as a 1-month security deposit. Joe gave me his home phone number. Joe handed me the keys. My mom and I went to eat some breakfast, and when we returned to the apartment at about 9:30 AM, my NAME WAS ALREADY ON THE MAILBOX. This process couldn't have been easier, smoother, or more pleasant. Oh, and Joe's son, daughter-in-law, and grandkids live on the main floor of my brownstone. I babysit for them and they sometimes make me dinner. I couldn't make this stuff up. Do yourself a favor and call Berman first. read more

Okay, so full disclosure: I don't live there yet. But, I just signed a lease with them, and my gut tells me that the Bermans are the best. So far, I've met Sandy and Marc (our new landlord). Sandy showed us multiple apartments last Saturday, and was SUPER sweet and helpful. We met Marc when we went back to sign the lease on Sunday, and he seems totally genuine and friendly. We feel so lucky to have him as our landlord! Photos we saw were totally accurate, the buildings they rent in are gorgeous and charming...and the Park Slope area is fantastic. (I wanted to rent the second I saw the first one, but held my tongue and forced myself to look at the other apartments we had lined up to see.) But, we ended up calling Sandy back at the end of the day to let her know we wanted it. Lastly, these are no fee apartments (so difficult to find in NY!), because the Bermans own the buildings. read more

This is the only NYC realty you should use. I have never had a better experience renting an apartment. From the beginning: Pictures are accurate. Rooms that look big are actually big; counter space really exists; pictures are of the unit advertised. Sandy, the agent we worked with, was so friendly and relaxed and honest every step of the way. She was professional, calling to confirm our appointment and laying out the pros and cons of each place we saw. She knew the neighborhood well and lives there herself. We saw two great units and decided to go with the one bedroom instead of the studio. It was SO much better than anything we had seen in Manhattan and also much better than anything we'd heard of or seen online in Brooklyn: a real one bedroom with an eat-in kitchen and a separate large living room. Nice windows in both rooms; enough closet space for two people. On signing: the agents are all SO friendly and so knowledgeable - and there is no fee. We didn't have to give our full financial histories and disclose all sorts of irrelevant information; we just paid $50 (refunded at approval) for an on-spot five-minute credit check and then we're able to sign the lease immediately after getting certified checks. Marc explained everything clearly, covering lots of questions we wouldn't have thought to ask. They were looking for a December 1 move-in but gave us the keys early so we could move in slowly. I was lucky enough to find a beautiful brownstone studio right by the park, clean and spacious, with amazing amenities...including a dishwasher, laundry in the building, bike storage, walk-in closet, and built-in shelves for ample storage. The rental process was super easy: I saw a posting online, came in and saw two great apartments, and was so excited that I came back the next day to sign on. Credit check was done on the spot, stopped in Chase for a certified check, and signed the lease immediately (months before my previous lease was even up, so I could get on with life). For three years, they have been super helpful and extremely responsive (both email and phone) and have taken care of any issues immediately: I email, go to work, I come home and the problem is fixed. Disclaimer: I didn't rent from Berman, but only because I found something more appropriate elsewhere. I would not hesitate to call them again the next time I go apartment hunting. I was moving to the city as a student and had to set up all of my viewing appointments from out of state and a few days in advance. If you've ever had to go through the rental process from a distance, you know it can be pretty stressful, and it can be especially difficult to get brokers to actually call you back. After reading positive reviews here, I called Berman Realty about a few places listed on their website. I can't recall who I spoke to the first time (about a week before my apartment hunting trip into the city), but I was quickly informed that nothing in my price range was available. They were a little brusque, but really just didn't seem to want to waste my time, which I appreciate. I was told to call back closer to the date and see if anything new was available then. I called two days before driving up and spoke with Joe Berman on the phone. He was very friendly, and told me that though nothing was available right at that minute, he had two properties that matched my description coming in the next day and I made an appointment to go see them. When I arrived, Patrick showed me the first place, which was under active renovation. He seemed knowledgeable, was helpful in answering my questions, and did not push. While we were looking at the first property, he seemed to recall that the second property I was slated to see did not accept out-of-state guarantors. Perhaps a ploy to get me more interested in the place, but if so, not a very pushy or obnoxious one. When I expressed concern about living alone on the first floor in an apartment where the buildings didn't have bars on the windows, he informed me that a similar, third-floor property at a slightly higher price would be available for a viewing the next day and told me to give them a call the next afternoon if I wanted to look at it. By the next afternoon, I had already been approved elsewhere. Patrick called me to check if I was interested in the property he'd mentioned, but did not push when I said I wasn't interested. Overall, my experience with Berman was positive. I'm restricting my review to four stars because I can't comment on the actual condition of their finished apartments--as I said, the property I saw was being cleaned and painted when I went to visit, but it seemed perfectly nice (as I recall the kitchen was also due to be renewed). They are good about keeping you up to date on incoming properties, and when they say their inventory changes daily, they really mean it. Finally, I was told that their application process consists only of a credit check both for the tenant and the guarantor. Definitely enticing not to have to pull together a mountain of paperwork, especially if you're renting from out of state and need to find something quickly. read more

It was hard to find a place in prime park slope that wasn't marked up crazy high with difficult brokers. My experience here was totally different. He promptly returned my phone call and I met with him the following morning. I had already seen many apartments by then, so I knew a good deal when I saw one. And he showed me a great deal. They are so responsive, they are really great landlords. They have super prime park slope apartments and we lucked out with an awesome parlor floor park block place when we signed our lease 2 yrs ago. Example? Our dishwasher just randomly died one day out of no where and we had a brand new one installed the next day. There were some scratches on our door and it was painted that week, light out in the hallway replaced within hours, weird sort of something spilled on the stairs (come on neighbors, fess up!) cleaned within hours. Berman Realty is a great option for renting in Park Slope for a number of reasons: When you are looking for a place: - No brokerage fees. This is a huge savings over other rentals in the area. - Very straightforward rental process: no onerous application process, fees, or excessive deposits. - A very quick decision on applications and leasing. - A rather large and diverse inventory. If you check their website, you can see what is available. But you can also stop by their office on 7th Avenue or call. - A very reasonable lease. No hidden surprises. One you are living in a Berman Realty apartment: - They are very responsive to any issues. - They take very good care of daily items (trash, recycling, repairs, etc). The apartment we rent has a good layout and is a reasonable amount of space for the rent (given where rents are these days). At a minimum, Berman Realty should be part of your apartment search. But in all likelihood, it's all you need. read more

My fiance and I just moved out of an apartment we leased from Berman Realty for the last 3 years. We have had a phenomenal experience with Berman as a landlord: our apartment was delivered clean with brand new kitchen appliances, a re-tiled bathroom and new fixtures. When issues arose as they would with any apartment (backed up drain, malfunctioning lock, etc.), Berman was very quick to respond, often within a few hours of me making the call. I rented a studio in Park Slope from Berman Realty for a little over 1 year and it was a great experience. If you need a place to rent in Park Slope, call on them, they'll get you what you need. The building and apt I lived in was immaculately kept, they were always quick to respond to any questions/concerns, the lease signing process was easy - all they needed was a quick inexpensive credit check, and finally when I needed to get out of my lease I was afraid it would be impossible since I still had months left on my term, but they were great! They just asked me to wait until they were able to rent the apartment and then let me out without any penalties! That's what I call service.
