Do not rent from these slim balls! 505 w. Belmont has Roaches (at least two types), Black Mold, and security issues. Our laundry room has been vandalised twice in the past 6 months leaving all machines destroyed. Exteminators have been to my unit twice for Roaches (Big Blackies and Lil "quick" Brownies) and I still find them! I am pretty sure the "Pet Friendly" roach spray he used is just water. Black mold grows in the closets of all four units I have been in--it takes for ever to get in contact with management and they are extremely rude. Wonder why I can't seem to kick this cough? When they finally came to treat the mold all they did was paint over it. The office supervisor Barb is going straight to HELL if she doesn't start practicing some proper business ethics! Further more they seem to have rented to the complete psycho can be seen (wasted out of his mind, begging for change) on Broadway and Belmont. You know the one: Straggly curled hair in the beat up Canadian Tuxedo. Yea he lives on my floor and can make for a very awkward lift ride. Two words "Class Action!" It's a great area just stay away from anything managed by Beal. P.S.- People constantly deface the elevator walls, a homeless man sleeps in the stairwell when it's really cold, the front door is frequently ajar due to a faulty lock, the heat goes out regularly, and there was yellow water coming out of my faucets for the first two months I was there. The mold is so bad it grows in my toilet that I clean weekly. -E read more

First time renting with a large management company and last time. From the time I signed my lease I had issues. Their main office is open from 9-5 Monday through Friday with zero weekend hours and no flexibility. I had to leave work to sign my lease as they had no flexibility in accommodating their new tenant. They cashed my first months rent almost a week before the 1st of the month when they said they would hold onto it until and caused me to overdraft.. My building engineer never returned my calls and I had to resort to calling the main office to get anything fixed. Not to mention this Erin individual that people keep mentioning-- I'm pretty sure is the one signature that they use for all tenant issues. I called and asked for Erin at least five times and every time was sent a voicemail and was never called back. They also have leases ending on the last day of the month at 11am with no flexibility. I've never had this issue after 4 apartments in this city. All they care about is making money. The building I was renting at (635 barry) has the thinnest walls in the history of thin walls. I have lived in several old buildings in this city and this was hands down the absolute worst in terms of noise issues due to the thin walls. Most of the units are studios/1 beds which means you have several neighbors around you that can and will be very loud at all hours of the night. I could hear my next door neighbor sneeze, as well as hear every word from their TV from my bathroom. It was like I was living in a dorm with no privacy. If you need to go to sleep at a reasonable hour and enjoy peace and quiet absolutely DO NOT LIVE HERE. I had to request neighbors to turn down their music between the hours of 10 pm and 5 am more times than I can count. They started using Chicago Apartment Finders to rent out their units. I asked the office to put a note on my unit that I needed 24 hours notice and that message got lost because unfortunately I was getting calls to show my unit with a 2 hour notice . Unfortunately this company has a bit of a monopoly on affordable studios in Lincoln park and lakeview (or they did before finding out what they were trying to rent my crappy, tiny apartment for - a laughable amount), especially dog friendly units. Avoid at all costs if possible. read more

I have rented with this agency for a year and a half. It's been great working with this agency and all the employees of Beal especially Tim. Tim is the building engineer. He is the most reliable and hard working building engineer that I have encountered in all the buildings I have rented in. Tims work is alway superb, from helping me hang my curtains to fixing a leak in my kitchen. He does a great job and always leaves everything clean and tidy! Thanks for all that you do! read more

Beal is horrible to work with and refuse to take responsibility for anything, period. Shoutout to Dani who is #1 in ignoring phone calls when tenants have issues and building manager Tim for lying. read more

Beal Properties is the worst management company in Chicago. I should have taken warning from others when I lived there. It takes them a week to fix things. I called them to say that my kitchen sink was backed up and I was told that another apartment doesn't have heat and one doesn't have water at all, so they are more important. One week later they finally fixed it. (After I called and complained multiple times). In fact, they are under litigation and a different name at this point (I believe Apartments Management). The electric in my apartment was also wired incorrectly and probably a fire hazard as well. It was a horrible experience--renters beware! read more

Like many of the reviews here I agree that my on-site building engineer is reliable and always helpful even late at night in emergencies. I have heard this from my neighbors as well. He works very hard and does a great job fixing anything and everything that he is not allowed to order new. He is a lifesaver. Beal does not invest in the property I live at in Lincoln Park. I've lived here a year. They do the barebones in fixing and updating. In April I started seeing water damage on the inside of an outside wall (I live on the top floor of a 100-year old building) in my living room. I was told by people who work in brick that there is water damage (as often happens) in the bricks on the outside of the building. The office dragged their feet on this situation for 3 months!! I now have MOLD in that wall. I had to chase after the manager and her staff to have them take this seriously. They are starting only now (after I threatened them) to replace the wet plaster on the inside. I do not believe they will actually do any brickwork or roof repairs where the real problem lies. This is typical of Beal Properties - a bandaid approach only when forced to do it. I would look elsewhere to rent. read more

I only gave them one star because I was forced to score them somehow. Let me start out by saying that I just moved into my apartment in May and already moving out. The building at 4631 N Paulina is apparently a converted church with NO insulation. I cannot sleep because all I hear is my loud upstairs neighbor. The managements solution to my problems is to "figure it out" on my own.. The management company also does not maintain the building. They think that by having a cleaning crew come in on Monday's, that they are maintain .. when in fact there are bigger underlying problems. I guarantee if I cared that much (won't be living there soon, yay!!!) I could call up a building inspector and this building would be cited with numerous violations. Don't live in any of their buildings if you want to be treated like a tenant or human being for that matter. I should have signed a lease to live on the street because I would have gotten better treatment. BEWARE! read more

If I could give a 0 star rating I would. Truly the most unprofessional people I have ever had to deal with. It would take me 10 pages to explain all the issues I had living in their property for 1 year. Complete frauds and thiefs. read more

I live at 4631 N Paulina, and I am going to miss my building and my neighborhood! I have lived in this building for a couple of years now but have recently been relocated out of Chicago. Management at Beal Properties have been very helpful in my process of moving out. If I wasn't relocating, I would definitely be staying here for a while, I love my building! Thank you again Beal Properties for all your help. read more

I am not happy with this apartment. I moved in August 2018 and I still have the same list of 15 items that need to be fixed. Getting in contact with the building engineer (Zenel) isn't too bad, the tough thing is getting him to fix the things that need to be fixed. The property manager (Jack) usually answers his phone but has not take any action. He told me he would be here with the building engineer multiple times but I've never met him. I am very frustrated with the lack of effort Beal Properties puts into their business and care for their residents. I got the apartment using a realtor and after doing so, it took me two weeks to get in contact with anybody from Beal properties. My roommate is from the suburbs and he leaves and goes home every weekend due to how much he hates this apartment. I would highly recommend you don't live at 1115-1127 w Oakdale. The heating during the winter is definitely one of the worst factors, having every single heater on in the apartment in 30 degree weather, you can see your breath at all times. The windows are installed incorrectly and condensation forms and starts to drip causing major mold issues. I chose this apartment sight unseen or else I would not have chose it. The only positive factors is the size and the amount of storage. Definitely not worth the money. DO NOT LIVE HERE read more

If you live in 4631 N Paulina and have developed a mysterious cough it is due to mold. This is why the paint on the walls seem so thick. They just paint over All the mold. You will realize how bad it is after a few weeks of living here and your shower/tub is ridden in mold if you don't scrub it on a daily basis. This is not normal. Also, you will see lots of cock roaches. The largest ones are located on the first floor but There were plenty small and medium sized ones on the second floor. I don't know what the bug infestation was like on the upper floors since I never explored them. Save yourself a year of misery and unresponsive management and find another place to live. These mofo's don't deserve your money. read more

Gotta love the 5 star review written by people who have 1, maybe 2 reviews. Hello Beal employees! Anyway, I used to live in a Beal building. I came upon their reviews because I am looking for a new place. They suck you in because they take dogs and own so many properties in Chicago. My rent was supposed to include heat and all of a sudden they switched the radiator heat to electric and left the old radiators. The workers created big holes in the walls and floors that let the mice in. I found this out because one night I woke up to my dog scratching behind a chair. I yelled at him to stop. This scratching continued for a few days until I decided to check out the area and low and behold there was a ton of mice poop. I scoped out the apt and there were so many holes surrounded by mouse poop. Who would have thunk my dog was part cat! I could go on and on about repairs that were never made. Off the top of my head - the front door buzzer was broken when I moved in and wasn't fixed when I moved out years later. Oh get everything in writing before you sign the lease! They promised to fix so many things when I was looking at the place but because I didn't get it in writing, I was SOL. I too had mold growing in the cabinet under the sink. The tiles in the bathroom were cracking and they refused to fix it. The office staff sucks. I kind of feel sorry for them actually...imagine having to lie or yell at tenants all day long because the company you work for refuses to do what they are legally obligated to do - supply tenants with a safe place to live. Must be demoralizing or they have no heart. read more

Only gave a star because I couldn't give none. WORST APARTMENT MANAGEMENT COMPANY EVER!!!!! I've found them under three different names (Cornelia LLC, Beal Properties and Apartments Management) I assume to minimize bad publicity and Yelp horror stories. I moved into 622 W Cornelia when they were "renovating." Well, 75% of the renovations I was promised weren't complete upon moving in, and only a few were done since. My oven LEAKED GAS repeatedly for weeks until they finally cut the gas to the oven. Two months later, they replaced the over. Five months later they removed the broken down oven from my fire escape. I assumed when I moved in that all my maintenance issues would be fairly minimal because there's an onsite building manager who is always close by. Yea, his mother should have used better birth control because the guy is worthless. He's fixed my sink twice, each time leading to further leaks and major water damage. Right now the water has been turned off for over two hours (for the third time this month) and he actually yelled at me for being irritated about not being able to shower or go to the bathroom. I've lived here nine months and in that time SEVEN tenants have moved in and out of THREE apartments. They apparently couldn't handle living in this hell hole for the entire length of their lease. I unfortunately couldn't afford to break it, but I've wanted to since the second month. DO NOT RENT FROM ANY OF THESE BUILDING COMPANIES. The rent is fairly cheap, but the therapy bills you'll rack up dealing with these slum lords are pretty steep!! read more

If you're reading these reviews, consider yourself lucky. You are saving yourself an ENORMOUS amount of trouble (provided you head these warnings). This company does a ton of illegal stuff, mostly documented in the other reviews. So I'll tell you mine. At least, this is the worst one. The law requires that if a landlord is to enter your apartment for ANY reason except an emergency, they are required to give you two days notice, in writing. So, if they want to show your apartment, they need to tell you ahead of time. I was in the bathroom when I heard my door being shaken roughly. I keep the deadbolt set when I'm home, so that's the only reason Julia, the building manager, didn't make it in while I was going pee. I yelled to them to wait, and went to open the door. I opened and Julia said, gruffly, "I'm showing your apartment." I felt bad for the lady who was here to see the apartment, and I was really taken off guard, so I let them in. I also have a dog and they inadvertently let her out when they were leaving (DANGEROUS FOR PUPPIES). After they left, I was rather pissed off, so I took the dog for a quick walk (less than ten minutes). When I walked back up my back porch, the dog started barking angrily. Nothing to worry about,, just THREE PEOPLE IN MY APARTMENT. I said to Julia "Aren't you supposed to tell me when you do this?" and she claimed not to have my phone number. Not true, as I had called and left her a message with my number and apt number, not to mention the fact that the management company has it on the lease agreement. She had come in the back door because the front was deadbolted, and had the gall to be angry about that. The point is this. If the building has a beal properties logo out front, don't rent it. I don't care where it is, or what it looks like. The fact is, there is nasty mold everywhere, the plumbing is defective, and the management company IS AWFUL. They were nothing but rude to me any time I spoke with them, and I'm a really soft spoken kid. DON'T RENT BEAL PROPERTIES, AND DISCOURAGE YOUR FRIENDS FROM IT. THEY ARE DISRESPECTFUL AND RUN THEIR BUSINESS UNETHICALLY. read more

Hi Erin - You hung up on me during our conversation, when I was attempting to find the contact information of your direct supervisor. You once again displayed your unprofessionalism and lack of customer service experience with a customer. By the way, the email you provided for me that supposedly is your direct supervisor is an INVALID EMAIL ADDRESS. Not surprised. I will contact your company every day and leave a voicemail if I need to, until somebody gets in touch with me to resolve this issue. I will make sure that there is a consequence for your behavior and your actions. You cannot hide behind a computer screen for the rest of your life. When you upset a customer and hide away, that shows your true cowardice and lack of professionalism. If you HAD dealt with the situation properly like you had claimed, you would have nothing to be worried about. Why hide? Why hang up? Why avoid? It is not a matter of you making mistakes or merely forgetting a fact or information. This is about how you handled a negative situation. This is about how you chose to resolve an issue with YOUR customer. I will find out who the owner is of your establishment and figure out why it is impossible to get issues resolved and be able to talk to a real person. The fact that you hung up on me today only proves my point. You claimed that nobody has filed a complaint against you? Then, this will be a learning experience for you. You cannot avoid calls because you are scared to confront negative situations. Your job is customer service, regardless of what industry you are in, as long as you are dealing with people as your customers. You cannot hang up during a phone conversation because you cannot handle a frustrated client. This is also cowardly and unprofessional, and it also reflects very poorly on your company AND YOU. I will also send this email to you every day until you somebody to get in touch with me in person or on the phone. Thank you, Christine read more

Granted, I did renew a couple of times. However it was time to get out. Too many issues started mounting in my opinion, and the price kept skyrocketing I felt, despite there being so much better choices for the same or less money. AMG owns buildings everywhere but they use these "LLC" names. Find out who the actual landlord is before you lease. I was at Fremont Building LLC. I had plenty of dealings with the front office. You pretty much need to call the building janitor who doesn't live on the premises. When I have had issues they would take a long time in my opinion. I had to follow up many times with the front office. They would always rely on the building "janitor" Julia. Julia wasn't seen much in my opinion. It's usually her husband taking care of things I had often observed, and I felt the issues took too long to resolve. I had issues such as water that stopped running in the kitchen. After multiple e-mails, and phone calls it took several days to resolve. How was I supposed to wash dishes? Laundry: Only 3 Machines for the whole building. There were some nice neighbors and parking in the area wasn't awful. They also sent us letters that we should not walk our dogs out the front door anymore and to use the back stairs. I didn't like the back stairs, they never changed the light bulbs I felt, and I'm not walking dogs in the alley where there could be glass. Speaking of light bulbs they are often burnt out in common areas and I feel they took a while to replace. Heat: Not included, and your Comed bill could possibly reach $200 in the winter as mine did. My unit was only electric baseboard heat with low medium or high knobs no thermostat or anything and those things can use a lot of power. Overall, the building was ok. However I felt that the units were small for the price and with no amenities. Plus the maintenance was subpar, in my opinion. I never did have any bug problems and my unit was generally clean. Although the windows did not seem to be efficient and there were holes in the screens. Generally there was some cleaning in the hallways, and although they would snow shovel it would sometimes be well after the snow stopped falling from what it seemed like in my opinion. read more

This review is in regards to Tim, one of the building engineers. A pipe burst in my apartment today. He was quick to come over and get the water shut off. He doesn't normally work in my building but he was so helpful in getting things moving. Not even close to worth 1 star... THESE PEOPLE ARE THE WORST! Our apartment flooded (something it has done before, which we were not told before we moved in) and they did absolutely nothing to help us...offered no prorated rent for the 2 weeks we didn't live there and then moved us into a new place, promising to do the work it desperately needed. Nothing was done. Our bathroom was covered in MOLD! We had NO CARBON MONIXIDE DETECTOR! The walls were filthy and we paid out of pocket to paint. Our toilet was broken for days before they bothered to send a plumber. We refused to pay rent until they gave us proper deductions on what we were owed and they threw the threat of going to court around and around until they found out my husband was a para legal and then they changed their tone really quick. The women that work in the office are the rudest, nastiest people I have ever dealt with. They only call you back when you owe them rent, and never when you need anything else. To top it all off, there are already new tenets living in the unit that flooded....These people are heart-less, greedy and absolutely terrible to deal with. RUN AS FAST AS YOU CAN! DON'T BE FOOLED BY THEIR ALIASES (rentals management, byron llc) read more

"Eek! Methinks not" is right, but I really think there should be the option for zero stars. DO NOT RENT FROM THESE PEOPLE! THEY ARE HORRIBLE LANDLORDS!!! I am beyond over Beal properties (or as they call themselves in my building "New Mildred LLC") but nonetheless I still send my rent, reluctantly, to 2320 N Damen Suite 1D. I will never rent from these people again. I have two months left on my second 12-month lease with them. The first year was alright. I knew I was paying cheap rent so I didn't mind when little things bothered me. I thought "well, that's what I get for living in a cheap apartment." Then they raised my rent during the second lease term by $50. Then I started calling my maintenance guy about the issues I was having. Those issues are rarely fixed and if they are fixed, it's temporary! Issue #1 - There is a crack throughout my kitchen/dining area along the wall between my floor and the molding which I have seen cockroaches wiggle out of. DISGUSTING. So disgusting my cat doesn't even try to attack them because they are huge. And I know it's not just my apartment because when I blew a fuse one time and had to go turn it back on in the basement of the building - I opened the door and they went running in every direction. I screamed and ran to that fuse box and they were EVERYWHERE in there. YUCK!!! Has that crack been fixed yet? Nope. Issue #2 - My heat would randomly stay on in my apartment in the winter, to a temperature above where it was set. I came home from working a 9 hours day on a Saturday this winter and my apartment was over 90 degrees! I turned it off, opened the door and windows... and it didn't shut off for another 15 minutes. It took the maintenance guy 3 phone calls and a week and a half to put in a new thermostat which took him, what? 10 minutes to put in. Luckily that was fixed but its janky, not the right thermostat, clearly. But whatever. Issue #3 - The lights. Particularly in my walk-in closet. Yeah, it's awesome to have a walk-in closet if the damn light fixture worked properly. This morning the "new" fixture he put in a couple months ago stopped working. I tried screwing in a brand new bulb, but did that work? Nope. Issue #4- Our front door never locks shut. Its the heaviest door ever, but somehow the weight of it still doesn't close it so it locks. I've gotten used to just pushing it open like everyone else. I actually get a little annoyed now when I do have to rummage through my purse for my keys to get in the building. Issue #5 - speaking of the entrance to the building, apparently my neighbors (who live directly above the common area where the entrance is) have a leak in their bathroom that has yet to be fixed. Its been like that for at least a year. All they do is slap some paint on the ceiling where it is coming through and call it fixed (and last I spoke to them, that's about all they did in their apartment too). Well, it has been leaking so bad for so long, I actually have a picture on my phone of the MUSHROOMS growing from the ceiling. Yep, you read that right... MUSHROOMS!!! Clearly there is mold! Oh, well they chiseled that off since but it's still leaking and I'm sure there will be more mushrooms there in no time. Neighbors uniting over this leak: http://instagr.am/p/J--535Iazf/ Issue #6 - Oh, and I almost forgot about the Laundry Room. Pfttt, what a joke. $1.75 to wash and $1.75 to dry. Half the machines don't even work. It will eat your money and then leave your clothes sopping wet. Everyone is fighting for the same 4 dryers that actually work. I won't even get into how the washers don't drain and the gross water is left in the machine for at least a month, if not longer. I recently received a lease renewal from them asking for $40 more on my rent. I immediately laughed out loud to myself (and my cat) when I read that. They have to be nuts. I was ok living in a cheap place and not complaining, then they raised my rent $50 and I started having them "fix" things. NOW, they want another $40 for me to live in the same place in the same condition. They must be high because no one in there right mind would pay nearly $100 more in rent to live in the same cheap conditions they originally moved into. They haven't changed anything, in fact... its gotten worse so why would you try to ultimately raise my rent by almost $100. I know I will find a much much better place for the amount they are asking for. It's ridiculous! DON'T RENT FROM BEAL! IF YOU HAVE TO SEND IN YOUR RENT TO 2320 N DAMEN SUITE 1D, DON'T SIGN A DAMN THING WITH THEM!!! read more

Worst management group I've ever rented from. You wait weeks for repairs to be done, and to even get them to your apartment you have to call them multiple times a day. Still waiting for someone to clean the heat vents, smells like someone took a shit in it - so haven't been able to turn my heat on in 4 weeks. Turning them into the BBB. So if you don't want to wait around for weeks/months to get repairs done and take time out of your schedule to harass them - I'd suggest going to another management group. read more

Our experience with Apartments Management Group has been positive so far. There were some issues at the time of move-in, but all of them were fixed immediately because our building engineer has been unbelievably wonderful and responsive. All of the corporate office staff we have dealt with have been great as well, and easy to reach and responsive. Only four stars because we don't appear to have recycling available to us in our building, which is a major issue for us. read more

Worst place ever... I moved in with multiple things that were wrong (leaking toilet, no cable hookup, not clean) The buzzer didn't work and still 4 months later continues not to work even when it violates city code. Cockroaches, non working washers and dryers, loose floorboards, ect. When they were fixing the heaters in each unit to make sure they worked they left mine on all day luckily my dog was not in the building. It was 91 in my apt and the heater was STUCK on HIGH in the beginning of September. I called the building engineer and all he could do was shut off my power. Where was I going to stay, keep my food in the fridge from spoiling, ect.?! Luckily my friend found the 220 breaker and just shut that off instead of ALL my power. I called Apartment Management Group that night multiple times leaving voicemails as well as all the next day. I never heard back and finally I got a hold of them at 4:45pm. They said the issue had been fixed. Saturday I was at my house and the electricians stated that no one came in Friday and the issue was not fixed and went ahead and fixed it that day but if I hadn't been home that issue would not have been fixed for once winter began. I would stay clear of this place and find somewhere else... You can get a different place with better management for the same price. I'm sure I'll have more problems throughout the winter so I'll make sure to post them. read more

I am currently living in an AMG building in the East Lakeview neighborhood. I moved here about two years ago and it has been a great experience! The building is clean and well lit. This may be a little thing to some, but having the hallways lined with maintained, bright lighting makes living here all the more inviting. The entry foyer has also been updated and looks great! I've never had a problem in the apartment so no issues there. Any questions I've had have been answered quickly, either by the management group or the maintenance staff. Most important to me is that I've had great neighbors. We've helped each other with moving, taking in mail, walking a dog, whatever. Nice and I haven't experienced that at other apartments. Apartments Management took over my building about 2 months after I moved in (that was about 2 years ago) For the most part they are a run of the mill management company, the building gets lightly cleaned once a week, they maintain the laundry room (but one washer is broken at least once a month), ect. The most annoying part has come now that I am moving out, they outsource showing their apartments via Apartment People, Apartment Finders, Trudo Realty ect, so its an endless parade of people in and out of my apartment with hardly any notice and most the agents a super disrespectful and rude, not really apartments management's fault, but still annoying. Over all my experience has been..meh.. not good, not really all that bad. I'd give them 2.5 stars if that was an option. read more

Wow. How did these bottomfeeders make it up to 2 stars? I guess someone in the office must be busy spinning a positive fairy tale. Please, do not rent from Beal Properties, it is not worth the headache. Thank goodness I am only subletting for 2.5 months. Beal is one of the most unprofessional companies I have ever encountered. I have experienced blatant lying from Beal employees about my rent amount, have been refused to be provided with a copy of my lease (which would help clarify the problem), have been yelled at by managers when I complained about the lying employees, etc. I would expect a little professionalism from a management company. If you end up renting with Beal, beware of 739 W. Belmont if you live on the back side of the building. There have been numerous occasions where I have encountered homeless people sleeping in the hallway, inside the building. When I contacted both the Beal management office and the site manager, neither really seemed all too concerned and did nothing about it. I have taken it upon myself to call the police when necessary, close all the fire escape doors (which were proped open on every floor), and post a sign by the front door asking residents to make sure that the front door locks (as it normally doesn't when it just falls shut). No thanks to Beal, I haven't seen any people sleeping in the hallways since I took those measures. read more

When I first moved into a Beal property in Lakeview, I thought that having an on-site maintenance man would be a huge advantage in case anything in my apartment broke. How naive of me! It took me literally a couple of hours upon moving in to realize that not only is our maintenance guy utterly incompetent when it comes to the most essential repairs that we've needed, but he's so overworked (he is responsible for four separate and equally run-down properties) that it takes several days to get him to even come look at what's going on. As for things breaking, that's nearly constant. In the 14 months that my husband and I have lived here, we have experienced the following: a broken outside door that allows anyone from the public to easily walk into our building, still not repaired after over one year; the stove leaking natural gas, twice; no hot water in January for several days (illegal); no heat in December, for several days (also illegal); a broken window, for several months, which ended up as a mangled, splintered window frame when the maintenance guy was finished with it; constantly out-of-order washers and dryers; and a single circuit for our electricity, which ends up being tripped every time we turn on the space heater. A neighbor on our floor has had water leaking in her bathroom since she moved in- a year ago- and her shower walls are collapsing. In addition, when we started going month-to-month on our lease (waiting to get jobs across the country), the maintenance man showed up several times at our door with no notice at all (yet again, ILLEGAL), wanting to show our apartment to potential renters- even though we hadn't even given notice of moving out. We contacted Beal, who said that they would ask him to stop this. Well, yesterday my husband called Beal to ask about something completely different, and he was told that someone else had signed a lease and will be moving into our apartment in two weeks! We wouldn't have even known about this if we hadn't happened to call them. Their response was that they had no legal obligation at that time to tell us that someone else would be moving into our apartment. Funny that they brought that up, considering all of the laws that they've already broken (at our expense) in the last year. In short: Beal Property is run by SLUMLORDS. Their apartments are grossly undermaintained, the maintenance guys are inept, and the central office embodies a complete and utter disregard for their residents' comfort, safety, or satisfaction. Avoid them at all costs. read more

Here's the long and the short of the Dempster/Oak apartments Pros -good locations, spacious, cheap prices (right on Dempster with rent of about 1000 per month) -you can pay rent online Cons -Very non-responsive maintenance staff (any small issues takes multiple calls to the office and the building manager) -Poor upkeep of apartments (see pictures) -Low quality appliances (leaking fridge and clogged dishwasher) -Expensive utilities (average winter heat was over two hundred fifty bucks) When we first signed our lease, I was so excited to have found a great, spacious apartment in a convenient Evanston location. When my husband and I toured the apartment, it was undergoing updates. We were promised that the bathroom would be renovated and the apartment thoroughly cleaned. Unfortunately, they only appeared to have painted over things. None of the missing tiles, door handles, or light coverings were replaces. The apartment was a mess and required extensive cleaning upon arrival. We made numerous attempts to contact maintenance to make the repairs and eventually gave up. The building engineer, Daniel, always appeared annoyed with calls and said he would make repairs but would never do so. Over the year, we experienced additional issues including a leaking fridge which requires me to mop the kitchen regularly, and a dishwasher that leaves massive food chunks all over dishes. We experienced a break in in winter and have still not had the door fixed to satisfaction (see pictures). My advice: start by finding a reputable management company by using BBB reports and websites like yelp. They will lead you to a nicer place. FYI this company gets an F by the BBB and is not accredited. -avoid electric radiator heat like the plague. your bills will be astronomical -If it seems too good to be true, it probably is. read more

I'm so glad that I see so many one star reviews because that's what these people deserve. I wish I done my research before moving into this place because it's been the worst experience I've had. From being harassed by the apartment workers to finding a nest of baby cockroaches. Clearly there is an infestation here and bags probably why I've been so sick here. I advise no one to rent from any of these building. I got out of my lease after 4 months and after reading everything I'm actually surprised they let me out. Please please please do yourself a favor and do not rent from here. It'll be the best choice you've ever made. read more

The office staff was always very nice and prompt in corresponding with any issues. But they're just a typical management company. There will always be a problem with any apartment and no management company is perfect. Just please update the laundry facilities at your 947 W Cornelia apartments. I lived there for a year and there were broken machines throughout my residency that never got fixed despite letting multiple building janitors know. read more

Since I've moved in I've had a lot of issues, some of which have been broke since I moved in back in March! My AC went out while we were having the hottest week of the summer, it took them 10 days to fix it! I had to get a hotel room and they still won't tell me if they will reimburse me or not. Sliding glass door to my patio has been broke since I moved in, and a window that shattered on top of me (sent me to the ER, no reimbursement) months ago is still not fixed! I hope they make this right, but as for now I'm very unhappy. read more

Yes everything these reviews say is true but what do you expect for the price. You live three blocks from the lake and your barely paying for location. If you want a tidy clean kept place you can move to any building around you there and pay double to triple what your paying there. Seriously unless your an idiot you must know that every single place around there cost 1000 or more to rent and 505 wants 600.00 and when you'll did a walk through you didn't notice the elevator broken..the trash.....etc.... please. You get what you pay for and beal was cool to me. I lived there two years and they got there rent as agreed and I never had any issues. Come on people quit complaining when you knew at get go dirt cheap rent by the lake in a prime location means some kind of. Trade off. read more

Couldn't be more disappointed in management. They stuck a sneaky clause in everyone's lease at 2900 N Mildred, and now they're evicting everyone so that they can start a 4 month restoration project and double the price of rent. I've lived here for one month and am being told that every tenant will be forced to leave, even though I signed a one month lease. Very shady and manipulative to trick their tenants like this. read more
