Ditto on everyone else's comments! The person complaining about them installing electric baseboard heat is spot on- our apartment was a steady 54 degrees for the entire winter and took many, many calls to get them to come and take care of it. By take care of it I mean add another inefficient electric heater which shot our electric bill way past the $200 we paid per month for a 54 degree apartment! Also, our kitchen sink has been leaking since we moved in and has completely dry rotted underneath- again, we called them about it as soon as we moved in....a few times...months went by....more phone calls....engineer finally drops by randomly without introducing himself (We'd never met him) and proceeds to tell me that they "won't fix any of it because they are gutting the apartment when we move out." Awesome. Thank goodness that we took over someone else's lease and get to move out after only 8 months of renting from this wretched company! When you see a Beal sign RUUUUUNNNN!!!!! read more

Extremely bad. Very disappointing. Staff are very rude. Does not matter how important the problem is, they don't care. When you call, they technically say we don't do anything and nothing you can do about it. They always say you need to wait for approval. Very unprofessional company. Avoid it. read more

When I first signed the lease for my apartment on Belmont, I did not google the management company or look at any review. After signing it, I did. Then I freaked out, thinking I had made a huge mistake and was going to be stuck in a horrible disgusting place for a year. I friend of a friend who had rented in my building even called the building manager Gabriela a "Slumlord" After living in my building for 10 months, I can honestly say these reviews couldn't be more wrong. Here is the thing. I pay under 800 a month, right by the red line in Lakeview. That is unheard of. So what are these people expecting, Lake Point Towers? It is an old building, and there are problems. The water stops working sometimes, the elevator breaks down on occasion, things like that. But in my opinion, should this yelp page be about reviewing the management of the building and how they take care of their tenants when there are problems. I am always so beyond well taken care of. My fridge stopped working, I had a new one the next day. My pipes were clogged and there was standing water in the bathtub, and the building manager sent her husband to fix it the next day. Literally every time I have a problem, I text Gabriela and she responds immediately and has it taken care of. When there was a problem with homeless people sleeping on the 5th floor, she paid attention, caught the person, and had them arrested. When a tenant let their dog pee on the floor, she had signs put up about pet maintenance in the building. My list could really go on and on. If it is not something Gabriela can take care of, I call Erin at Apartments Management group and she always takes care of it. Gabriela is such a sweet women, her husband is nice and always does a great job when fixing things for us, and the women who work at apartments management group are all very nice. The fact that someone called Gabriela a slumlord really offends me. I do not know why anyone would ever say that about her. There are often signs in the lobby complaining of stolen packages. Here is the thing: yes, if you live here and have packages get sent here, they will probably be stolen. There is not a working camera in the lobby, and they won't do anything for you to help you recover the package. I understand that this upsets others who live in the building, but personally I think that is very unfair. If you want a building with constant security monitoring and a receiving room to hold on to your package, you are going to be paying AT LEAST 5 times of the cost to rent here. Guess what, it's only 5 dollars to have your package sent to UPS and pick it up there. A receiving room is not a feature of this building, and if you are having packages stolen it is because you are too stubborn to just come up with an alternative solution on your own. There is a UPS only one block away, it is no trouble. Lastly, I would like to say why I think people have had such a different experience than me. Whenever I have a problem, I text Gabriela and treat her with kindness. I say please, respect her time, and always thank her for helping me. So many people treat her with such hostility and disrespect, no wonder they do not get the help they want. So many others like to post mean signs and trash the building online and to other tenets, but never actually call her to explain the problem and ask for help. I am by no means a low maintenance tenant. I am just a nice and respectful one. I am 20 years old, its not like I am slipping her huge tips do do things for me. I am nice to her. That's all. If you rent here and you treat Gabriela, her husband, and the wonderful ladies at apartment management group with some kindness, you will have a WONDERFUL experience. If you would rather just complain about the issues that all old buildings come with without actually asking for help and looking for a reasonable solution, you will be unhappy. In my opinion, kindness will always get you farther in life. This is a great example of that. read more

Mold, mismanagement, too cold, too hot, too falling apart, too riding that legal line... Beal hires the worst to run the worst. I'm looking at everyone living in 505 and feeling sad. I lived there 5 years ago when I first moved here and thought it had to be a deal that I could move in from the East Coast without a background check or salary or anything. But the room was even smaller than quoted, the owners told the maintenance man not to fix things and the mold grew on. Beal makes its money off young, unassuming, non-aggressive types who accept unhealthy living for cheap. I can only wonder how many of us are gonna die from their neglect. Glad to hear they're being sued. They did return my security deposit in full when I left, though. So that's something to look forward to. When you're struggling to breathe and your insides are oozing out at 43 years old, just remember the fond memories of getting all $600 back, thanks to Beal. read more

I am having to move to Chicago from Texas for a job. This has become quite the task for me. I found a nice unit on Zillow.com and I called Apartments Management Group and talked to Don. Outside of barely being able to speak English... he told me that what I'm looking for is not possible. Upon telling him that I know it is possible and that my company has other people in my position who have found apartments with the same criteria... he proceeded to say "OKAY OKAY OKAY, THANK YOU BYE!" and hung up on me. This is an extremely unprofessional low class ran business. I have never written a review before, but I felt so mishandled and uncared for that I had to warn others about this. I can only imagine what it's like living in a property ran by this company. If this is how they handle potential tenants.... read more

They also go under the name Beal Properties. Here is my experience with them. Julie and Erin are the worst here. I had to move out my building due to constant trespassing, poor security, drugs in the hallways and being sexually harassed. I have contacted them both several times and they never respond. I had to terminate my lease early and gave her valid proof about the circumstances but she never responded. I wanted to do this amicably and I even found another tenant! Yet, Julie still refuses to talk to me. Horrible company. DO NOT lease from them. They are using several units as AIR BNB! Not a safe building at all! read more

Update-- After trying to reach out to the building manager and building engineer again after more safety concerns regarding my broken window bars, no one is helping me. Our new building engineer, Sal, has been exceptionally responsive to a set of plumbing problems that went unaddressed by his predecessors. He always texts in advance to let us know he'd like to come by. For one of the issues, he put in a work order with a plumbing service, but when they didn't show up, he replaced the drain piping himself. On top of being responsible, he's personable and conscientious. Most of the work occurred in our bathroom, and he always left it clean and usable after he left. No tools lying around. No parts. Water wiped up. Etc. Super happy to have had him handling things. read more

There aren't words to describe how horrible my experience was with this place. Last year when I rented from them it was called Rentals Management, and same story with rental checks going to building name, number, LLC. We moved in in the middle of the summer. When my husband and I first moved in the place was absolutely filthy and the oven didn't work. Of course I spent 2 days cleaning and alerted the building manager about the oven immediately. I was told he would come in a few minutes to look at it. 2 days later I called and he was coming in a few minutes again. After about a week of calling and never seeing him I called the company. FINALLY after 3 months a new working oven was delivered. Here is a basic list of the many other problems: 1)front and rear entries did not lock 2)there was extreme water damage and leaking in the ceiling and walls (we lived on the top floor) 3)the heat did not work 4) the old glass window panes were not even completely attached in the frame 5)the building smelled of rot, cat urine, and dead animals 6) Water would be shut off for hours at a time with absolutely no warning (24 hr notice is required by law) and for no reason 7)the toilet would countinually flush for a day (it was like a public restroom style flushing system) and the apt. manager NEVER showed up when I called 8) no lights at our rear entry. 9) the rear door had a double lock dead bolt (as in key on the inside) this is a MAJOR code violation and fire hazard...as in people get locked inside there building and die because they can't get out. I could go on, but basically this was the most miserable 6 months of my life. My husband and I managed to break our lease legally with the help of the Illinois Tenants Union. Basically the building had so many code violations and refused to fix them so we got out of it. Please if you live here and you're desperate call the Illinois Tenants Union. This building will screw you over, but they know it and they won't try to fight you if you do the right things to get out of your lease. and DO NOT rent from this place no matter how great the deal seems at first. stay away! read more

Brief Overview: Rat infestation beginning winter 2013-2014, silverfish/bug infestation since July 2013, toilet leaking from upstairs apartment (they are "re-patching" over the old patch job to "repair"), laundry facilities vandalized at least 3 times since 2014, laundry facilities unusable at least 5 times since 2013 due to vandalism, pipes bursting, other miscellaneous issues (this has also left laundry facilities under water); wall unit furnace broke - without heat for at least 48 hours while new base board heaters installed; pipes burst winter 2013/2014 - without water for minimum of 24 hours (no notification provided); staff unfriendly and unhelpful. Repairs are done as "temporary" fixes (i.e band-aids, if you will). Staff refuses to provide Owner/Operator Mr. Thomas B. Silverstein's contact information so these concerns may be brought to his attention. Issues are being fully documented and will be reported to the Chicago Building Department. I would not recommend renting from this company. See Melissa P.'s post - I live above her apartment. read more

Beal has been a great property management company so far. There are quite a few things that needed to be fixed in my apartment and you can tell that the painting & cleaning was done very quickly and not thoroughly. Yet, that's what you can expect in an old building with many units. Gabriella has gone above and beyond in getting things fixed in my apartment. She's very responsive and quick to get things done (as quick as you can during a pandemic!). There was a strong gas smell in my kitchen and she addressed the issue immediatly. You can tell that Gabriella really cares about her tenants and wants to make sure you're happy with your home! read more

From my experience with Beal, I think experiences will vary widely depending on the building and building manager. Beal and the building manager at the first apartment we signed a lease for didn't have our apartment ready by move-in and did not inform us until I contacted them 2 days after to schedule key pick-up. Needless to say, this was a nightmare for an inter-state move. Fortunately, Beal made it right and put us up in another apartment that suited our needs and paid for the month's rent - neither of which they were contractually or legally required to do. We ended up preferring our temporary apartment, 3728 Pine Grove, and stayed. Living here has been excellent. The property is well maintained, and Brian is an excellent property manager who has been very responsive to our minor apartment issues. I'm very glad I didn't end up at the other building, and would recommend any Beal property run by Brian. read more

Update: BBB has a file on them (http://www.chicago.bbb.org/commonreport.html?bid=28002641) They replaced the old management of my building about 3 weeks ago, on June 28 2007. Building is 556/558 W Wellington and it has about 12 apartment units on 3 floors. We used to have garbage cans on each floor, and a janitor was emptying those and disposing them into big containers some 100 feet behind the building in the alley. Soon after Beal Properties came, these small cans were not emptied for almost a week, and trash bags could not fit into cans, but we had to place them on porch and stairs, and rats were coming and messing with a garbage, and a bad smell was spreading. In addition, the trash in the alley was about waist height, and just all over the place. We even got ants in the apartment last week. Then, last Friday, Beal removed these cans without any justification and explanation to tenants. I heard several tenants loudly complaining about this on stairways, and one lady was saying (I am paraphrasing) 'I cannot believe I have to take the trash all the way to the alley now.' As they did this on Friday afternoon, I called them but got an answering machine, and since there was no explanation, I just continued disposing of the garbage the way I did it for months - on the place where cans used to be. This Monday I called them, this is conversion as I remember it and is not to the word exact: ...standard intro... Me: I have a complaint, and a question. Why were garbage cans removed from the floors at 556 W Wellington? BP: What unit are you in. Me: It is not about unit, cans were removed from all floors. (I didn't want to reveal the unit, as I am scared they will not give back security deposit when the lease ends.) BP: We switched to another waste management company, and they are doing it differently. Me: But you cannot change these things in the middle of the lease. BP: Well, we just did it. Me: Are you going to decrease the rent as when I was moving in here, trash cans on each floor were a part of a deal. BP: No, we are not going to make any other changes regarding this. Me: Well, I have serious back problems, and I really cannot carry trash all the way there. When I moved in, trash was very close to my apartment. If you decrease the rent, I will be able to pay someone to carry away my trash. BP: We will not decrease the rent. Me: We will see what will happen then. ...thank you kind of closing... This is quite a contradiction to the letter we received when they had taken over our building and informed tenants with a letter saying: 'Beal Properties brings decades of property management to your building. You will find that Beal Properties goes out of its way to meet the needs of each individual tenant.' read more

From my experience living in Beal's building on Roscoe st., I can't give Beal less than 3 stars really, especially compared to how seemingly awful the reviews of some of their other buildings are. Still, my experience was definitely not always great - the elevator was constantly broken which was annoying since I lived on the top floor among other things. Majda the building engineer is great though, and they seem to be making positive changes to the building. Still not worth staying another year, or renting with them again! read more

I've lived at 445 W. Barry for 3 years. The first two were with Cagan Management Company. Then Beal bought the building. It's been nothing but downgrades since. Here are some examples: 1. We had a dedicated building engineer who lived on site. He was a tireless, attentive worker and was by far the best part of the building (kept it clean, had spare keys if you needed them, fixed in-unit problems on the same day). Beal fired him and hired an off-site worker to save money. 2. We had free, warm heat with Cagan. Beal installed cheap window A/C + heat units that you'd see in a cheap motel. 3. We had an indoor swimming pool with Cagan. Beal paved over it and put in a ping pong table. 4. And, of course, for all these "improvements" Beal increased the rent. I recommend you find a building managed by one of the many other Chicago management companies. Beal is the worst. read more

I have rented from Beale Properties now for approx. 6 years, and anytime Ive had an issue in my building, Hal has always been there to fix it immediately. I would give them 0 stars if that was a possibility. I would rather be homeless than ever again rent from Beal Properties (who renamed themselves several times to avoid bad reviews-- Apartments Management; Green Bay LLC, etc.). - The ceiling of our apartment leaked at a rate of 1 gallon/hour and they flat-out REFUSED to fix it. They only fixed it once we mailed pictures of the damage with our rent check. - The back door of our apartment was rotted wood and wouldn't latch properly. Still refused to fix it despite receiving pictures of the problem. - We also had mice and an ant infestation. - Your lease states that YOU are responsible for the furnace. If the furnace breaks or needs repair, it is THE TENANT'S RESPONSIBILITY. WHAT?! If that's the case, then shouldn't I be allowed to take it with me when I leave? - Storage area in the basement flooded and ruined everything in storage. - They would wait to cash rent checks for a month or flat out lie that they never received them. Towards the end of my time living there, I started sending all checks certified with tracking numbers and documented every detail. Often checks would have to be hand-delivered to their office. - Office staff is rude, unhelpful, and would lie. - Maintenance staff was uselss, and entered our apartment several times while we were gone and without prior notification in non-emergency instances. Back stairs were NEVER shoveled-- we had to do it ourselves. read more

Several people have told me to avoid Beal Properties at all costs, but when I found the perfect place in a great location for a great price, I couldn't resist. Upon moving in, there were several items that needed attention (including a leaking ceiling in the bathroom from extreme water damage), but Tim (in charge of maintenance) was quick to respond and his team fixed everything within a couple of days. A couple weeks into my lease, my fridge stopped working. They immediately sent out a repairman and when he said he couldn't repair it, they quickly bought my unit a new fridge. The one time I needed to call the office to check the status of a work order, a girl answered right away and was very nice! Beal owns a lot of older properties, which may be why people always gripe because there's a ton of maintenance issues (expected with older buildings), but so far they have been so easy to work with in getting everything fixed. I think service may vary from building to building with Beal (I'm at 536 Arlington), so my experience could definitely be very different than someone's at another location--just something to keep in mind! read more

Hello. This review is in regards to the 536 W. Arlington building. Recently my heat/ac window unit broke, and I was very cold. For the year I rented with Apartments Management Group it was not a good experience. Our maintenance man was horrible. I ended up having to hire other people to do his job since he was never responsive. I tried calling the office many times and never had issues resolved. I was disappointed to learn that AMG bought the property I am currently living in on Aldine. In January 2014, I lived in a studio at 511 W. Melrose and on the second day of the month I woke up to significant water damage cascading down my wall and a water bubble on my bathroom ceiling due to a crack in the roof. Other tenants below me were also affected. The apartment was unlivable and it was nearly impossible to get roofers out in January during the "Polar Vortex," but I was fortunate to have another place to stay. AMG kindly provided me with buckets to catch the water and ensured me my ceiling would not collapse. About a week later, I returned to check on the unit, no repairs were made, the buckets were overflowing and replaced by trashcans to hold the water and my bathroom ceiling had completely collapsed. The water had also spread to the ceiling light fixtures and could have easily started an electrical fire in the building. AMG let me break my lease at no cost but refused to give me my rent back after this happened on the second date of the month. They also did not offer me an option to move into another property. It seems you can't escape this nightmare in Lakeview. read more

If I could give them 0 stars I would. Worst apartment I've ever rented. Heat didn't work. Door to the building broke and it took 3 weeks to fix. The don't heat the basement at all. Pipes burst throughout winter in the basement. Water shut off several times. Best part they sent out an email trying to blame tenants for not keeping the heat on in their apartments. It burst bc you have no heat in basement!! And the baseboard heaters were expensive and never kept my studio over 50 degrees. They never fixed it either. Packages constantly stolen. Refused to put up security cameras to prevent the issue. Solution to that was an email telling us to only deliver packages we had to sign. Problem with that is my name and most other people names were never on the buzzer. I didn't even have a buzzer system in my apartment. No one ever responded to me to add me. My neighbors all seemed to have even worse issues than me. New couple moved in their apartment door wouldn't shut all the way. The door was broke. I moved out 2 weeks later and it still wasn't fixed. Anyone could come into their home. Nothing was ever fixed in my apartment that broke. I never saw anyone from this company (maintenance) in the year I lived there. Including move in day. The guy just left the keys on the kitchen counter and gave me a building code. They don't care about tenants and break most Chicago laws. Trust the reviews and don't rent from here. I wish I could give zero stars. I would not refer anyone to sign a lease with them. I've lived in the building in Ravenswood, I have had numerous issues specifically with door buzzer. I've been here since April 2015 and I've yet to have my name put on the system, it's been so many emails running around no answers, very frustrating for all of us here. I lived in 917 W. Dakin unit 402 for nearly 10yrs, and since AMG (Beal Properties) bought the building in May 2015, they've done a horrendous job of responding to issues in my unit. The ONE thing that would make me leave a place I've loved after so long is the mold that has now become a part of the apartment. 4-5 leaks appeared in the ceiling of my roommate's room in June 2015. According the CRLTO, they should've been addressed (or at least made steps to) within 14 days. Instead they gave me the runaround via phone and email and outright lied for the next 6 months. Come the slush/snowstorm on Dec. 28, 2015, I come home to a small pond on the floor that I spent an hour cleaning up and putting buckets under. They claimed via email and phone Jan. 6. 2016 they called the roofer "again" and he repaired the leaks after my call. That is false, as the ceiling leaked AGAIN a week after that when it rained. I started looking at new places Dec. 31, 2015, and had to stay until the EO my lease unfortunately, due to not finding good place within my budget that was ready for Feb 1, but since EO Dec. 2015, when the heat is turned on, there is a STRONG MOLD SMELL from the heat, and since then, even with the heat off, there is a mold smell! AMG has been trying to rent out the apartment at $300 more than what I paid, WITHOUT properly repairing the roof/ceiling. I know this, because they've listed it as move in ready each month, yet it would take that long to gut the ceiling, remove the MOLDY insulation and drywall, air it out for a few weeks, then put in new insulation and drywall. Moreover, each realtor they've given my number to (to contact me for showings--which they never asked me if they could do) have said AMG made no mention of the leaks or mold. If you're someone with allergies or health problems, or even if you're healthy, I can't imagine someone wanting to pay 1800 a month to live in a moldy apartment run by a company who is as bad as their reputation. I can attest for the reviewer for 202 below that the mold is not an isolated issue with the building. With something small, they may do their jobs, but with something that's significant, that can lead to a waterlogged ceiling coming down or mold in the unit, they SUCK. read more

By all means, if you can avoid working with them, do it. They are the absolute least helpful, they are very inconsistent and the property managers are awful. Not to mention, our unit had a problem almost twice a month and the head of maintenance would straight up ignore our calls. He wouldn't show up for 3-4 days later and would never contact us. Once, we got locked out of our apartment and he screened our calls, rather than helping us. Save yourself money, time, and stress, and don't lease through Beal Properties. read more

Horrible slumlords. One day I came home to find everything in my apartment covered in heavy dust. They continued the demolition and living there became unbearable . I asked to be let out of my lease and they refused. I got a lawyer that specialized in tenants rights. If considering one of their units, I encourage you to go with another management group/property. I live in one of the Gold Coast properties and it's simply unbelievable the things they allow to go on that's brought about from their staff and other tenants. While the area is nice, trust me when I say the lack of upkeep and constant turnaround of neighbors/quick fix reno for the next renter takes away from all that. The noise level at all hours is surreal. I've respectfully reached out to this company each time and the delay in response is not professional, often there isn't one but I must give credit to Erin, the only one who does seem to try and replies to my emails but unfortunately she's doesn't have say in many of the issues but does relay them to whomever does. The problem being whomever that might be doesn't seem to bring about urgency of some solution/comfort to at least acknowledge the issue. It's been stressful and an expensive amount of mediocre, which continues to rise though no to few improvements are ever made. read more

Do not rent from this company. My ceiling has been leaking for over a month whenver my upstairs neighbor takes a shower. I invoked my Chicago Renters Rights to deduct a small portion of rent after 14 days and they are trying to say that they don't owe me the minimal amount I'm deducting, which is against the law. They also tend to raise their rents by large amounts every year. If I was to resign my rent would go up 8%. Oh, did I mention that when maintenance attempted to fix the unit, they left my door unlocked? read more

If you want to live in a place that doesn't keep up with repair and decides to continually inflate your rent every year then Beal is your place. They fix things by putting bandaids on them. The key code box outside the apartment unit kept breaking and locking people out but they would not spend the money to get a new one or even have it fixed in a timely manner. My list can go on and on. Also prepare to have your rent jump drastically every year. At this point I know my upcoming rent if I stay will be a lot higher than other equivalent apartments. Yes they are a business but Beal couldn't care less about you or your apartment as long as rent comes through. Plenty of other rental companies in Chicago and hope you can find a better one. read more

ATTENTION EVERYONE REVIEWING BEAL !!!! - Apartments Management Group, LLC is the NEW BEAL PROPERTIES! I rented with them but didn't know BEAL changed their name - it must be due to some of the awful reviews they're getting - but I want those terrible reviews to continue because I've had the worst experience with them and I'm sick of their bullshit. They were SNEAKY about the change - they had no website but I still send my rent checks to 2320 N Damen, Suite 1D, Chicago, IL 60647 - IT IS THEM. Rats, Cockroaches, unresponsive building engineers, ridiculous demands, shitty bike rooms, lack of garbage disposal, management barging in on tenants unannounced, screw Apartments Management Group, LLC - AKA BEAL PROPERTIES. I was told when I signed my lease that they were called Rentals Management, when the memos left around the building are signed APARTMENTS Management, and there is no sign or anything on the outside of their leasing office. Even the signs on the buildings they manage don't say their name but something like STREET NAME Building 1, LLC - which is also how you right your rent checks ... you write they to the BUILDING you live in NOT to Apartments Management Group, LLC. Part of all this shadiness has to do with the fact that they are BEAL PROPERTIES. So, I moved in to my building before Apartments Management came and ruined everything. We used to have reasonable laundry prices, effective building engineers, and more. I was so happy there I thought I might stay forever. But once Apartments Management took over .... they jacked the prices of laundry to about double, they took away our dumpsters and put in small skinny (CHEAPER) ones and now there is constantly a disgusting gross overflow of garbage in the alleyway, at least another dumpster or two worth or garbage NOT in the dumpsters, they cut down a perfectly healthy tree in the front of the building to put in some awful landscaping ... so things could be symmetrical, I have been calling for four months to try and get my sink fixed and no one has come, there are not RATS and COCKROACHES out the ass on the first floor - I have smashed about 50 cockroaches with my feet over the last few months - WHAT IS BEING DONE TO EXTERMINATE THESE PROBLEMS? NOTHING! There have been about FOUR new building engineers within the last five months alone, how do you know who you're supposed to call? They also just put up a sign that no bikes are to be locked in the front of the building but have to be put into the bike room .... a few things about this .... over the past few months I have had THREE BIKES stolen out of that room because when Apartments Management decided to take over, they decided that they would re-do the bike room ..... it's not finished. There is NOTHING to lock your bike to. So even if you put your lock around the wheels, someone can still carry it off. Also, the doors are heavy and hard as hell to open and get things through if you don't have both hands. It makes it difficult to get a bike or anything bigger in and out of the building. Basically, DON'T BE FOOLED by Apartments Management Group, LLC. They're just BEAL PROPERTIES in disguise and will fuck you over more times than you can count. I wish to give them ZERO stars. read more
