I submitted an online service request after 5pm Wed and was immediately transfered to a phone call with a live dispatcher without any hold time. Dispatcher demonstrated empathy & an appropriate sense of urgency, and I received initial contact from plumber Zadrien within minutes of getting off the phone with dispatch. He was on-site in less than an hour, came up with a game plan, and personally connected with water damage specialists, who were in turn immediately responsive and on-site within another hour. All of this after hours and with a level personal care and compassion I wouldn't expect from a big company. I truly felt valued as a customer. My plumbing repair was complete and new water heater replacement in place by Friday night - delayed only by waiting on the water damage contractor and my homeowners insurance. Zadrien returned promptly Saturday morning to check on everything and was the consummate professional throughout - available directly by phone & text, quickly responsive late into the evenings, and speedy efficient on-site work. Misdiagnosed, overcharged, and then ignored. We called Beacon for intermittent cooling issues and were assigned a tech named Jeff. After two paid diagnostic visits, he told us our mini split needed a $971 circuit board replacement -- but completely failed to diagnose or even flag an issue with our main heat pump, despite our reporting the exact same symptom on it from day one. Appointments were missed, calls went unreturned, and scheduling was botched repeatedly on their end, leaving us without a working system for over two weeks. When the "fix" didn't work and the main unit failed too, Jeff suddenly claimed multiple components were "shot" and pushed a full system replacement costing $15,500-$23,000 -- then pressured me into paying the remaining balance for work that didn't fix anything, while I was home alone, right after I told him I believed his own misdiagnosis had made things worse. A second HVAC company confirmed the diagnosis was wrong and that we were being steered into an unnecessary, massively overpriced replacement. They fixed the actual issue for a fraction of the cost using entirely different parts -- proving Jeff's diagnosis was simply incorrect. We requested a full refund of $1,371 ($971 + $400 diagnostic) in writing, left voicemails for a supervisor, and followed up weeks later. Beacon has not responded once. The technicians and speed of service are excellent. The pricing is criminal. They charged me nearly $800 for a pop up sink assembly ... I dare you to find one for more than $100. That's a 8x markup on hardware. I ended up paying over $1000 + credit card fees (because why not get as much as possible from your clients) since I live in a high rise and water damage can impact multiple floors/units. They capitalize on your emergency and lie straight to your face about the market price of their goods. It's only after they leave and you check on pricing that you realize you got bent over and violated. Do not use them under any circumstances. Go with a local plumber even if your home is underwater. The Better Business Bureau needs to investigate these criminals. My hope is that at least 5 people read this and choose another company to offset the hard earned money they took from me. read more

We experienced price gouging and terrible customer service from Beacon and will never use them again. They completed a simple kitchen sink unclogging in a rental property and charged us $710. When we called and emailed to complain and ask for an explanation for what we now know was about twice as much as other companies charge for the same service, we got the runaround and their Sr. Manager Mark J did not even respond. I hired Beacon Plumbing to repair a leak in my crawlspace. While the leak was fixed, the plumbers moved my dishwasher without putting down any floor protection, which left deep scratches in my wood floors. They also left drywall debris behind and left an open hole in my exterior wall. I had to call them back to remove the debris and assess the floor damage. They sent a flooring repair person who polished the area, but the scratches remain, and I was told the exterior wall opening would not be addressed. I contacted Beacon Plumbing to obtain an estimate for the remaining plumbing work. On 7/30, the plumber (estimator), Josh, arrived late to our scheduled appointment, which caused his visit to overlap with another plumbing company that I had also scheduled. During the walkthrough, he requested additional project information from my general contractor. Today (8/3), I called simply to obtain Josh's email address so my general contractor could send him the information he requested. Instead, I was told that Josh was uncomfortable with the project because it had "a lot of red flags" due to multiple plumbers and general contractors being involved. This was confusing because it was not accurate. The project has had one plumbing contractor and one general contractor. The original plumbing company is winding down and is unable to complete the remaining work, which is why I am obtaining estimates from other licensed plumbers. Wanting to understand the concern, I called Josh back. Rather than explaining what he meant, he repeatedly told me the project had "a lot of red flags," spoke to me in a dismissive manner, and ended the conversation without providing any clarification. I fully respect a contractor's right to decline a project. My disappointment is with how I was treated. If there were legitimate concerns, I would have appreciated a respectful conversation instead of assumptions based on incorrect information. We recently moved into a new home, and within two months, we noticed that the heating in our home has gone kaput. Upon looking at our tankless water heater and boiler, we learned that Beacon Plumbing had initially installed it back in 2022. It's not even 3 years old yet, but it's starting to have issues? Odd, but things do happen. I called Beacon Plumbing and they said they'll contact me to send someone out to check it out. Great, that's all I wanted. Instead, I got a phone call from the installer (I think his name was John?). I asked if he was the one coming over, and he churlishly said no and asked me what was wrong with it. He kept pushing that he installed it perfectly and, I quote, "I've been doing this for 50+ years, and if anyone said that it's not correct, they don't know what they're talking about." He was also insistent that it's not covered under warranty, which I understood - still, the convo was curt and cold, and it left a sour taste in my mouth. Well, I had three companies visit our property and all three said the pipes all have to be redone, as it was incorrectly installed. In addition, it may possibly not have been inspected either! Repairs and reinstallation are going to cost us over $10k. Upon looking at Beacon Plumbing's Yelp page after my discussion, I shuddered and was appalled at the rating. But it makes sense. We just wanted to move in peacefully - yet, we have this conundrum of a poorly constructed boiler system. And to put up with the aggressive conversation didn't help either. read more

While paying for my Mom's monthly water bill for her house, I noticed a huge spike in water usage and billing amount. Upon closer inspection of the fresh water line from the foundation wall & water meter, there was the culprit (a compromised galvanized pipe revealing a water puddle). Original pipes were laid down in 1954. Not bad for lasting 72 years. The City came out to shut off the water and installed a new valve while I called Beacon Plumbing right away. Jedi Master Giovanni and his Padwa Learner Rodney came out in under 50 mins to diagnose the leak and suspected a break from the meter to the garage. An Estimate was written up whereby both parties came to an agreeable amount. It helps that Beacon have a deferred interest 25 months financing plan for large projects. Being a Customer since the 1990's definitely helped. Giovanni was the Project Manager and took care of the entire process in informing me of Progress with pics / field notes, Scheduling, & Permit Interfacing with the City. A new sleeve and water line was installed in under 2 days within a week of the Estimate not to mention coordination of the a portion of the City Street Closure. Inspections were approved and dirt back-filled in under a week. Couldn't have thanked these Professionals enough for their Due Diligence, Communications, Attention to Details, City Coordination, & Project Close Out. 10 out of 10 for coming getting the Project done in the busy Summer Season no less. Having said that I urge customers to be sure that the amount quoted by Beacon's technicians seem consistent with the complexity of the job. Giovanni came out to do some emergency plumbing 6 months ago and shared at that time I had some major root problems and a broken flap. I was able to finally have him come back and take care of the main issue so I wouldn't continue having backup problems in my 100 year old craftsman home. Him and Josh came out in a timely fashion and completed a very large job (digging 7 feet and doing a bunch of pipe magic). They worked very hard and quick over only a few days to complete something I thought would take weeks. I was very impressed with the communication and efficiency in completing the job! My old water heater was leaking. After I got the water cleaned up and a fan running, I called a mold mitigation company first and they recommended Beacon to fix the water heater. Beacon arrived quickly, less than 45 minutes, and got the job done but you will pay a pretty penny. The fact that they will come any time without an appointment is the biggest benefit. The plumbers themselves were ok. They kept leaving the door open on a sub-40° night and talked loudly like they were in their own living room. I also had to ask them to shut their truck off to stop idling outside as to not disturb the neighbors. There was one younger guy who was quiet and did most of the work and two older guys who yapped and helped out a bit. Overall, it took them about 2.5 hours to change out the water heater. I would call them again in a pinch but probably wouldn't hire them again for non-emergency work based on the price. The cost of all those ads gets passed onto you, the customer. read more

I was definitely freaking, and I did call Beacon (after another "24 hour emergency plumber" told me the soonest they could get to me was tomorrow. Yeah right, I'm literally sitting in my bathroom emptying buckets of water every three minutes!!). I was concerned about how much Beacon would cost, since they have money to pay NFL stars to advertise for them, but I was desperate to be free of the bailing, so I called. The operator was a little cold, but in about half an hour (or 12 buckets of water dumped) Gio and Josh arrived, and they were so kind and warm. You could tell they actually cared about their job, and helping people out. They had everything fixed so quickly, were funny and personable (ask Gio to see a picture of his cute dog!) and brought and put on the protective shoe covers, which was unnecessary but very professional. The fix came in under what I had mentally already spent, so I'm thrilled. They should take more of that Seahawks money and give it to these guys... but I guess the advertising worked, because they were the first thing to pop in my head when the water started pouring. I called for an immovable clog downstream of a 2-tub connection in an old house. We had issues with one or the other in the past but was always able to clear them however this time it affected both tubs and nothing we tried worked. Beacon answered the phone, and within 2 hrs. Ryan and Zack were there working on the problem and had it solved in ~30 min. I had to be out of the house that morning, so their timeliness was most appreciated. Throughout the process Ryan explained what was going on and made sure I understood the risks and potential difficulty involved. In the end they got it solved quickly avoiding a longer and more expensive fix. Serviceman came out and said the $75.00 was actually a trip fee and the diagnostic was actually $389.35+ tax. This was extremely misleading! They replaced the water heater for double the price what I have paid 10 years ago claiming the outrageous price on the pandemic, $5700 for a standard gas 50 gallon water heater with a standard expansion tank. They did not even check if the old heater could have been repaired although I did ask them to replace the heater. The two technicians that came were very polite and kept me updated with what they were doing. Working quickly, the 3-man crew removed the old water heater and installed a new one, taking time to explain to us all necessary information. When I called the technician who did the job to ask for a fix, he told me that because he wrote "No Warranty" in the work log, they would not come back unless I paid them EVEN MORE money.This completely contradicts Beacon Plumbing's official website advertisement, which claims they provide a "one-year guarantee on parts and labor for every drain clearing job." Sneaking "No Warranty" into the invoice after charging an outrageous $2,000 is a deceptive business practice.Because they refused to honor their advertised guarantee and demanded more money for their own faulty work, I completely lost trust in this company. I had to hire a different plumber to actually fix the issue.Do not trust their advertisements or their technicians. Watch out for Beacon Plumbing in Seattle. Before hiring any plumber do a quick google search for plumber red flags. In my case Beacon: * High pressure tactics - we called them out to fix a dripping faucet. They left us with 3 estimates totaling $18k. The leaky faucet being $6k of that. * Asking for full payment up front - They would not schedule the work until we paid the full $6k * No itemized billing - Don't expect a complete breakdown of prices, but they would not even break down between time and materials. I still have no idea what their hourly rate actually is, but I can say they always send 2 people out (one an "apprentice") so you're always paying for 2. * Materials cost - had no idea part of the $6k was a $1.2k new faucet. This was a standard tub and could have a good faucet for MUCH cheaper. Why do I know the costs above? Due to bad circumstances we paid the $6k up front. Before they came out I ended up just fixing the leaky faucet with a $2 washer. Cancelling the job (I did not want them back in my house) did not get nearly as much back as one would expect, and I ended up just keeping this fancy faucet.
