When we were ready to sell we used Chloe Cruz as our realtor. She was easy to work with, patient, and kept things moving along. From the time we found a buyer to closing of escrow was a little less than a month--and was sold for the price we initially discussed. I was relieved that it didn't take as long as it could have, as I know the process can take a long time sometimes. BEST management group EVER!!!!! I've been with them since November 2019 and they have made everything so smooth. They always communicate with us what's going on. They have an app where you can request any kind of maintenance to be done on the apartment when you need it. It's totally amazing. You will NOT be disappointed with them AT ALL! I've been with Beach Cities for 2 of the four years I've owned my sad little triplex. I've been reluctant to write a review because honestly, I did not want to let the secret out, have them get more business, and then have them not be able to continue treating my place as well as they have been. I had another management company before Beach cities, and they were the extreme worst. Beach cities is on the extreme good end. Dustin the owner went to my place, and chatted with me about me switching to Beach Cities. From my initial contact, I could tell Dustin understood the landlord, and what we were trying to do. My old lame pm company would always complain that all they could find me were bad tenants, because my property isn't in the best of areas. I always got lame tenants that made lots of excuses, and always paid the rent late. Viviana from Beach cities has batted 1000....Out of three tenants in two years, all three have been excellent...My first Beach Cities Tenant is approaching the 2 year mark. My newest tenant is at about a year. All I got were excuses before, and now, I have great tenants. I was constantly cleaning up (and losing money) after evicted tenants before, and now I've been able to catch my breath a little bit. I had a "professional tenant" that the previous pm company found me. She stopped paying rent, and pulled every trick in the book to extend her free stay at my place. Beach Cities handled the management of the eviction process. How great is that? I've gotta believe that Beach Cities is also responsive to my tenants whenever they need something as well, or else they would leave. This is as good as it gets in property management. Think carefully before you put your investment property in the hands of someone else. read more

I filled out an application to rent a house and without meeting me or even talking to me on the phone or researching my back ground with my other places I have lived...they denied me because of a dismissed bankruptcy from 7 years ago when I was married that was on my credit report...they did not take into account that my credit score is over 700 and that I own 3 cars...they told me it was there policy and they can't accept my application...I felt scammed of $35 application fee and I DO NOT recommend using this company read more

Great company to rent from. Also a great company for property owners to consider for management. I lived in an amazing ocean front apt for about 18 months off ocean blvd in LBC. Loved every minute of it. Apt was even furnished already though I didnt take advantage of it as I had no place else to store my current furniture. But still an amazing plus! The unit I rented now has FREE fios tv and internet (very fast, and has a nice tv package including HBO, Golf Channel, and NFL Network......FREE!!) Quick service with any issues (24 hours). Very flexible and understanding with any problems. They promptly communicate any needs to owners very quickly and have a quick response time. Did not have any major problems with the unit I rented. And with minor issues or upgrades, they were very quick to respond and fix anything. Highly recommend. read more

I can't say enough great things about BCM! They've helped make my transition easy. I am a first-time "landlord" with our property, now managed by BCM. They take care of everything. I rest easier knowing it is leased long-term with solid, vetted, tenants. Leslie and Cindy were both incredibly helpful, friendly, personable, and seemed to really care about us as tenants and, frankly, human beings (which if you've dealt with other property management companies in the Greater LA area, you know thats rare) Leslie has consistently answered my calls, emails, texts about anything and everything. Even when I think a question might be too small or insignificant, Leslie has an answer or finds out for me. Dustin (the owner) is a great guy and really showed compassion and empathy for our problems. HOWEVER: We listed our rental with Beach Cities in August and by the second week in November they hadn't come anywhere near finding potential renters. So we lost three months' income due to a VERY bad staff. They didn't follow-up on their maintenance staff's and agents' daily work, which caused weeks of delays in getting our place ready for show. They lost their lockbox and immediately called me first, asking if I had taken it or moved it (can you believe that?!) We were charged for work that wasn't performed which they lied about. The agent (Viviana), once we pointed out their various errors, treated us condescendingly and then had her assistant handle all the communications. We initially listed our place at $1,500/mo. (their suggestion) and then asked us to lower it to $1,300/mo after their poor job of finding clients. It was a nightmare and we lost over $4,000 in potential rental income due to their incredibly bad management. Again, Dustin is a really nice guy, but that's where our good experience with Beach Cities ended. Be warned! (UPDATE: Went with another rental agency and they had our place rented (AND tenant move in!) in less than two weeks! read more

Worse experience I've ever had renting from a management company. Ceiling caved in, sand in the water for over a year and HOA and the management company refused to fix it. Health department had to be contacted on multiple occasions. A pipe burst in the downstairs kitchen and they refused to repair it for 4 months. I do not recommend anyone renting condos/townhomes from this company at all. read more

Viviana is the absolute best. Unfortunately, I had to get out of my lease and she never made me feel bad about having to do so even though this was extra work on her part. When I asked for the ad to be updated to include additional items that I thought would help rent the house to new tenants, it was immediately updated. She returned my emails the same day or the very next day. I didn't have to wait the standard 21 days to receive my deposit back. She had it returned to me in about a week. I'm sure all of the employees are Beach Cities Management are great, but if I worked with them again, I would specifically ask for Viviana. That's how great she is. read more
