Beach Cities is not a good property management company that i have seen. First off my wife and I are good people. We have struggled in our life together but we make things happen. Secondly I have been in and out of work for the last couple of years with different injuries and such. With that said we have lived in a Beach Cities property since 2016. We have paid our rent most of the time late. I'm being honest. But it has NEVER been over 30 days. We have paid most of the time, half at the beginning if the month and the other half at the middle of the month. In May 2018 Beach Cities gave us a 60 day notice to leave the property, because of our rent payment history. Now during that time we have live through a rodent infestation when we moved in. It took beach cities 3 months and 2 exsterminators to handle it. If your reading this you might remember back in January 2017 is rained really hard, we had a couple of leaks but nothing major. We had flooding all around Long Beach. A few days after the rain I went up on the roof to check out. There was still ankle high water sitting on the roof. We called Beach Cities and it took them 2 weeks to get a roofer out to look at it. The roofer told me that if I didn't call it in it could have been really bad. We being the good tenants saved Beach Cities and the owners ASS! March of 2016 we noticed what was the start or the evolution of termites in the house. It took 2 follow up calls and 6 months for them to get an exterminator to the house. It then took a second exterminator who is called in to fix the problem calls. The last thing I will say is in November 2017 I called to have them fix the garage door for the 2nd time and the light fixtures in the house because the remote didn't work so you could only use a light and fan on one and the other you could only use the fan. We moved out June 30 2018 and that concern still had not been fixed. The garage was fixed 4 months after the request was submitted. Also this was the 2nd garage door installed because the first opener was not strong enough to open the door. I think it's because they were to cheap to use the correct opener that the first repair man had suggested and Beach Cities went with the cheaper guy. But the second time they used the correct door that was submitted the first time, by the first repair guy. The first guy did the repair. Now if anyone wants pictures I have them of the rodents and the termites. My family and loved the house not Beach Cities. Because as long as they put up with us and out rent on time issue. We kept them abreast of the important issues with the housewhen they came up. Saving them thousands of dollars. If we didn't do what we did I believe it could have been a lot worse for my family and I living in there house. I believe Beach Cities could have been more simpathic to our situation especially how much money we have saved them over the 2 years we lived there. We are good tenants dispite our situation. I believe an owner would want good tenants over money and someone not caring. read more

I scheduled an 11 am appointment to see an apartment. It was in a rough neighborhood. I show up a half hour early sitting in my car waiting for the property manager Krystal. I notice a few people try to walk into the apartment building, but the door is locked. 1 man just stood at the door with his baby. I called the office and a lady tells me Krystal is out of the office, but she'll call her cell to let her know I'm at the property and waiting. A young woman shows up and let's the man and his baby into the apartment. (Was that her? My appointment was for 11, and it's 5 minutes past, what time was this guy's appointment? ) I've never met her, I don't know what she looks looks like. I call the office again in a panic and give them my number, ( although Krystal called me to schedule the appointment. ) Not 10 minutes later, I see the Young lady come out with the man and his baby and walk up the street. When I talked to the office a 3rd time they told me Krystal had left. Not once did she call me to let me know she was there. And apparently she scheduled 2 people to see the place at the same time. I drove an hour to this place. All the office lady told me was that I could schedule another appointment on monday... " if the place wasn't rented by then". 4 hours later I finally got a call from Krystal, just letting me know I could reschedule, and didn't even offer an apology. Sad. read more

No stars lower than 1 is the reason for the one star so technically they get it by default. Problem: Beach Cities rented a unit to problem tenants (above my head) who smoked pot, partied and beat each other up constantly. One was on the public assistance program and the other rolled with gangsters and carried an unlicensed firearm. I was threatened by these tenants on many occasions and yet Beach Cities proceeded to do nothing; that is until they stopped paying timely rent after only 1 month of tenancy. The problem is that Beach Cities did not verify income or job or any of that information on these people and did not bother to check their background or verify previous tenancy. It's usually a BIG SIGN when people are moving in in the wee hours of the morning that perhaps they are leaving another bad situation to come to your place (possible evictions, etc.) As a result, the company ended up with not only a problem on their hands but one that took them over 4-5 months to resolve. If you value your property and who rents from you, you may want to stay clear of these people as I have an over 12 page chronology documenting all of their challenges and lack of stewardship over a Long Beach property. This company will live a long time in my rear view mirror as they were simply one of the worst property management companies in Long Beach and their license to manage property should actually be revoked. (FYI - Slander is only when the statements are untrue therefore I welcome any comments from anyone and I do mean anyone!) read more

Horrible company do not rent from them, no involvement or do they care about you. Place was filthy and full of mold!! They thought it was ok, it's fine nothing wrong!! Haha ok. Our landlord left the place filthy and full of furniture, but he hired Beach Cities now wants to charge us for removal, we couldn't get rid of it. Called and scheduled a viewing to see the property and spoke to Araceli Gonzales who specifically told us to be at the property promptly at 11 am. We waited for over 30 minutes with no answer to the number she provided for us. It was the worst viewing experience I've ever been to. Started the leasing process back in September 2022, began renting property with them in October, and the whole experience with Beach Cities Management has been a breeze. Their entire staff is extremely helpful, responsive, and professional. Throughout the leasing process I was assisted by Solumae, Heayel, and Kristal. They answered all the questions I had about leasing the property with them, they were helpful and polite, extremely punctual and diligent when it came to helping me submit all the requirements for the application. They remained extremely courteous even though I'd call them 10 times a day (exaggeration) with questions about my application. The property I'm renting is awesome, it was ready when they said it would be, and so far, all the maintenance requests I have made were completed in a timely manner by maintenance workers respectful of the space and my time. No one is perfect, and I might be biased toward property management company's after more than a few shady dealings, but in my short time with this company it's been as pleasant as these things can be. Let's start with the bad. There have been miscommunications from staff member to staff member and from owner to property manager. Sometimes that has left me frustrated, anxious and feeling like I'm in the lurch. In the past 2 months our alley/trash can/laundry room area has become ground zero, it's a hot mess of yuck and is the new neighborhood dumping site (it used to be the apartments across the way). The dumping can't be attributed to them, but I believe it started with an unprofessional contractor who slept in a vacant unit, drank on the job and routinely left garbage and debris around. He is long gone but it's like he opened the flood gates in that respect. The good. When there is an issue the attention to the matter is prompt, customer oriented and friendly. The regular fix it guy is really good, doesn't leave your place worse than it was before, if the paint is shoddy he recommends fresh paint, think it's ok to shampoo the carpet he says no let's replace it. If you call or email with a repair request it doesn't get lost for weeks or ignored either, it's fixed fast and I appreciate that. read more

Went to see the apartment that was available to rent on Jacinto, in Long Beach. Someone was suppose to there to meet me, but didn't show due to her child was ill. That was fine cause the door was left unlock, I lived around the corner from the apartment. I was looking for a new a apartment since my current lease is up. This place I found was perfect. Krystal, the person I had been dealing with, told me if I was interested, I need to fill out the application online and they will charge $20 to run my credit. Ok I did that, next morning I get an email stating they cannot rent to me due to my credit. Really! Due to my credit???!!! They only care about credit, they didn't bother to call my current landlord and past landlord, they could verify that all my rents have never been late. That was the quickest way for them to make $20 on rental application fee! On top of that, they sent me someone else's credit report along with mine! Careless people! Good piece of advice, if you want to give away $20, then go for it! Cause your not going to be able to rent the place you want! Just better off saving your $20. At least give it back if a person doesn't qualify to rent. I work for a mortgage company, to run credit is only $10.65!!! I drove by the apartment and the "For Rent" sign is still up, SO IS THE APARTMENT REALLY RENTED? It's a scam for you to be interested in the property and have you pay $20, to run your credit and they collect $20 from you!! read more

As a renter, I had a great experience with Beach Cities Management. I mainly interacted with Dustin Edwards. He, and the rest of the staff there, were always very friendly and genuine. The property I rented was in excellent shape, and if I ever needed an issue resolved (which was hardly ever) they were very quick to take care of it. Any time I had a question via email, I got a response within a couple of hours. They also have a new auto pay system that has been awesome. While I can't vouch for them from a seller/buyer's perspective, I can say with confidence that as a renter this is as good as it gets. If I ever end up down in Long Beach again, BCM will for sure be the first company I call. They have made living here a superb experience. read more

We love Beach Cities and especially Krystal! The idea of paying a company for property management may seem strange, at least it was for us, we kept think... "I can easily do this".. but when you start to do it yourself, you quickly get a ton of calls real quickly from people who need answers.. Calls in the middle of the night, complaints, emergencies, collecting rent, processing paperwork, fixing small problems, contacting vendors for larger problems, I could go on and on... long story short, after using Beach Cities management services all we see are the benefits of owning a property and beach cities takes care of everything else. This is an update with my current evaluation of Beach Cities Management: First, let me post that I pay for a small storage closet that is waiting for a cleaning (we will see if there is follow through on that). Second, based on my recent experience of this mgmt company, I think they are growing through experience! I haven't had much to comment on, in regard to past issues, other than they have done their best to fix things. So, I am pleased that much has been resolved! I would still like more hot water and to not hear a whole family living next door in a studio, but we choose our battles. Things really have improved and not everything will be perfect. As a landlord, I have used Beach Cities Management for about four years now, and I can highly recommend them. They helped me to rent out my mother's house after she passed away. It was a very difficult and emotional time for me, but they were super professional and helpful to get it on the market quickly and vet tenants and help me to choose an appropriate rental amount. I have only had two tenants over these four years, and I believe this is because they are so thoroughly vetted. I haven't had any complaints, and Beach Cities help liaise between the tenants and myself when any maintenance issues have come up. Beach Cities Management has been a pleasure to work with. My roommates and I found the house online and quickly jumped at the opportunity. The process was fairly quick and easy after submitting all of our necessary documents. After we got approved we started working with our property manager, Kristal, who has been beyond helpful and attentive. So after ten years in my apartment located in downtown LB my landlord texts me to say that he had hired Beach Cities Management to handle the day to day maintenance duties on his properties.   I admit to being a little concerned and worried about how this new arrangement would go but to my great relief if not total surprise the change has been awesome. The efficiency of this company is really pretty remarkable. Case in point, the two times I have had to call maintenance to repair or replace something I have received a call back within an hour and in both instances they were in fixing the problem THAT DAY.  The maintenance man they sent (Ricardo) was professional, courteous, quick and thorough and obviously knew what he was doing because my heater has never worked as well as it does now. (It goes on and off all by itself now.. who knew?) I want to also mention that the front office people are always super friendly, courteous and are just easy to deal with and in my book that's a huge deal and quite refreshing to put it mildly.  So thanks Beach Cities and Kudos to my Landlord! read more

Poor service. Very unprofessional. At one of the showings, they basically made it feel like you couldn't talk to them and ask questions. They didn't know anything about the house. In applying for a place, they where unprofessional and getting a hold of a human being on the phone ended up being very difficult. They made us feel judge as well. We rented from Beach Cities just over a year ago at the Aqua Towers in DTLB. Krystal was extremely professional and very friendly. I one time we needed help fixing a problem withing the unit, she was able to solve our concerns immediately. Even though we had to move due to unforeseen events from both sides (Owner decided to sell), Krystal was still very attentive to our situation and worked with us every step of the way. I'm amending my original review to give them a little credit for reaching out to hear why I found them to be unprofessional. I understand why they are requiring FaceTime to view apartments but the bigger issue is I still lost an hour of my time that stemmed from the fact that they use a (562) text messaging service but failed to provide the agent's own out of state cell number before the appointment so she would have actually received my texts. The only way I was able to get the agent on the phone was by calling the office twice after I had waited 20 minutes for a response to my initial text confirming I was present at the property like they required. I had arrived at 11:45 when my appointment was at noon and waited. By the time the issue was resolved, my viewing window was gone and I did not get a chance to see the apartment. I am willing to try their services again only because they seemed to want to make it right. read more

Beach Cities Mgmt took over my complex a month ago. I contacted them on a Monday advising them I had bird mites all over my home biting away at us. Sent them pictures and it took them two weeks to get someone out to spray. I asked them to expense my stay in a hotel meanwhile and I was denied. The day after they sprayed they sent me a letter raising my rent 100.00 due to expenses smh. This place is a joke. read more
