We hired Bay 101 Roofing ~10 years ago to re-roof the flat part of our roof (around 1,250 sqft), installing frame to slope the roof, insulation and torch-down material. The roof held Ok for 8 years, but leaked in the south and east corners of our home 2 years ago. Bay 101 made repairs under warranty. It leaked again last year -- and again was repaired. This summer I checked roof condition and found that it now came apart at the west side (photos 1, 2). On top of that, there were bubbles in the middle of the roof. Bay-101 told me that the reason for continued issues is that the material they used poor quality material and switched suppliers. However, the roof is no longer under warranty and I have to pay to replace it. We had to re-roof again! I hired another company to do the job and during the tear-down they found that while framing and insulation was done well, the torch-down material was installed on top of insulation (fire hazard) and also wasn't fully treated (as seen on photos 3, 4 and 5). The new installers told me that another layer of material (i.e. plywood) on top of insulation was needed to ensure torch-down material would hole. This cost me another $3,500 on top of the cost of re-roofing to get the insulation covered. I am not happy with the poor work done on my house by Bay 101 Roofing, to put it mildly! read more

My project was to be 2-3 days and expanded to 5 days. I still give this company huge credit for making my gutters and roof look great. The sales rep was always available, gave a detailed quote with reasonable pricing for various options, and most importantly had the job done in record speed. About that: I paid a deposit to secure my spot on their schedule in three weeks or so. But then they called me and said that due to a cancellation they had an opening earlier - which was the next morning at 8am. They finished the entire job, with permits and passing inspection, before my initial deposit check even cleared! This is probably a personal record for speed on a big job. read more

They use low quality part from nails that already started to rust because they are not galvanized nails and cheap thin drip edges. Had our roof installed in 2015 by Bay 101 Roofing. Good experience overall. 9 years later, had a small leak in the garage. Happy to discover Bay 101 is still in business, called them - they had an after-hours answering service which was reassuring. Since it was a small leak, I told them it wasn't an emergency. They sent Mauricio and Jose out to take a look. Turns out one of the rat-proofing repairs someone did for me in recent years on the roof was sticking out, obstructing a water channel, causing water to pool and eventually seep under the shingles. Mauricio and Jose quickly diagnosed the problem and fixed it, and did some preventative work to make it much less likely to happen in the future. I met with Maurico from Bay 101 Roofing for an estimate to re-do a TPO roof that has gone bad after only having it for 2 yrs. The company who did the TPO roofing denied the leak was their fault and would not pay for the damages or do the repair. Maurico was punctual, professional, and well informed about the different types of roof. He explained what the problems were with TPO roof, but more importantly, he helped find the possible cause of the leaks. There were obvious holes that I'm surprised the TPO roofers who did the job, did not see or just did not want to admit was there when they came by a few days ago to check the roof; they claimed they found no problems and that it was my fault for not keeping the roof cleaned. Also, I'm really afraid of heights but Maurico showed me safety techniques on how to go up and down the ladder and I was amazed at how comfortable I was getting up to the 3 story roof and down. I also appreciated that Maurico was professional when speaking about other roofing companies, he didn't bash any other companies (I never mention the company who did the work). Maurico spent a good amount of time educating me, he was very patient in his explanations and really did a thorough check of the roof's integrity; he also provided recommendations going forward and even offered to review my contract with the TPO company to see if I was covered by their warranty (now that was above and beyond any expectations I had). We requested several bids for our re-roof project during a very busy time - I'm glad we found Bay 101. Jose came out within a few days to take measurements of our roof and dropped off the longest set of references and brochures that we got. Some companies couldn't even come out for a site visit for a month. We requested an itemized quote for a full single layer re-roof along with new gutters, downspouts, and gutter guards. We worked with Mauricio to refine the bid with these options and a GAF HDZ shingle for better efficiency - he was easy to get in touch with by email and phone. Not only did Bay 101 have one of the most reasonably priced bids, but they also had their own experienced in-house crews and got to our job very quickly despite the tremendous rainy season we had this spring. We also needed to call for a couple of small issues after a few weeks and they sent someone out right away to correct them. Bay 101 just finished our roof replacement (single family home), putting in a new CertainTeed Presidential TL Solaris roof and removing our old shake roof that was nearing the end of its lifespan. Breaking it down into a few areas: Estimate/Communication: Overall really responsive with emails and phone calls and was able to come out and give an estimate pretty quickly. Went the extra mile to come to our home to show us colors, show us gutter samples, and pick up the check etc over several occasions which was helpful too. Worked primarily with Lorena in the office and then Jose about the actual roofing. Had some minor miscommnication initially about the scope of the work (thinking it was just for the garage vs entire roof replacement) but sorted that out pretty quickly. Jose also had me go up with him on the roof and showed me the completed work. Quality of work: I'm no roofer so take it all with a grain of salt- the completed work looks great and have had some rain with no issues. That isn't saying that much quite honestly but after doing some research, Bay 101 are also CertainTeed Select Shingle Masters as well as Owens Corning Platinum Preferred contractors meaning they can offer the best warranties (I'm not sure if you can just pay to get these things but I'd assume they have some quality standards that have to be achieved before getting this status). Hence, we ended up getting the best Certainteed Sure Start Plus warranty with 50 year coverage so that gives some peace of mind. They also were careful to clean up (which was appreciated given 2 young kids who might step on any stray nails etc) and were polite/courteous when they were over. Value: This is where Bay101 really shined, coming in not at the lowest, but the lowest (by several K) for roofers with well established reputations/select shingle masters/oc platinum preferred etc. Also, the final cost was very much in line with the estimate. Bottom line: Easy to work with, communicative, great reputation (via yelp, certainteed select shingle master/oc platinum preferred contractor etc), good value. We hired Bay 101 Roofing to replace the tiles of our three buildings in our HOA. The tiles were about 30 yrs old but when our structures were initially built, the contractor may not have laid down the tiles with the appropriate overlay next to each other. Over the years the underlayment deteriorated allowing a critter or two to enter some parts of the attic. This, of course, resulted in repairs of leaks etc throughout the last couple of years. Argh! We selected Bay101 due to the sales, services, competitive bid and warranty. Bay101 sales to the actual roof installers on this project are so customer oriented and do outstanding work. They are on time and efficient. In addition they pay attention to detail and the result is a beautiful new roof for my building as they complete the work for the rest of the HOA. Michael and Jose are great to work with and so responsive and this behavior is pervasive though out the whole team. It was interesting to watch this whole process, especially as they load the pallets of tiles onto the first and second floor using this portable pad to navigate the large truck arm through wires on the street etc. very cool. I can't say enough about this company that isn't positive. If you need anything to do with your roof, call them. The also do roof/gutter cleaning which might be better to use and they know how to walk on a tile roof so it doesn't break. I first went to GAF and Certainteed official websites to search for their certified roofing contractors. Then I read reviews of these contractors on yelp. We recently had our old shake roof replaced by Certainteed Presidential Solaris TL by Jose and his team. Michael, the sales professional, provided friendly and prompt service, quoted us quickly, and helped educate us as to the alternatives. Jose, the owner, then came to meet us and answer any other questions. The team started on the indicated day and finished quickly. They were efficient and cleaned up daily, although roofing is truly messy work. The end product came out beautifully. And it's helped us reduce the heat on our house tremendously (Ask for Low E material - Michael can tell you all about it. It really works! ) On completion, Jose asked us to walk the roof with him to show off his work. From the careful custom nailing to the ridge venting to the leaf blaster gutters. My 5-stars rating: Dave is the one who contacted me after I contacted them via Yelp. He is a really nice human being and very professional. He scheduled a first inspection with me, and did not show up (...). But you know what? It happened FOUR times to me before with other roofing companies, and Dave actually apologized! So we re-scheduled another one with him, he went up on the roof, gave us his insights and then worked on a quote. During the whole process, he made sure to answer all our questions and  he was always available by phone and/or emails. My 3-stars rating: A team of 4-6 workers came at home with their big trucks and start tearing stuffs apart. I was very impressed by their professionalism, the job took only 4 days total. There is a mid-inspection by the City, which is taking care of by Bay101. There is another final-inspection whenever the job is done. You get a nice paper saying: OK. Why did I rate 3 stars? 3 reasons: 1. I was supposed to call the office back to confirm the color of my gutters one day prior start date, they close at 5pm so I called at 4:45pm. They put me on hold for 15mins and told me that the office is now closed (5pm)... The lady I had on the phone did not want to help me at all. 2. Look carefully at the quote. They will not be responsible for any damages inside the house. I thought it usually does not happen often. But it did. Hopefully I could take care of it, but still... 3. After job was completed, they left a ladder in front of the house to let the inspector know this is the house he needs to inspect (final inspection by the City). Initially I had Alfonso come out and he provided a bid, later I decided I wanted to have more work done and wanted the additional items listed on the invoice. It was a little hard to understand and communicate with Alfonso due to his heavy accent. I was also getting quotes on CertainTeed Landmark TL roof and got multiple bids (LosGatos Roofing, Wood Roofing, Castillo Roofing, Stoneridge Roofing along with Bay 101 Roofing). So, after reading all these Yelp review I had Dave Imhof come out on Thursday, I also had emailed Dave to bring out a sample color of Old Overton but he did not bring a sample board.. Dave measured was pleasant enough to talk to and we discussed various work (fascia boards, shingle mold, gutter) I wanted done at the same time. He took down some notes. I also showed Dave some competitive quotes that I printed out that I had already received and said he could take them with him to ensure his bid was competitive. Dave called the next day to state he had to refer the bid to the owner (Jose) as he was not able to beat the quotes. A few days went by and I called and spoke to Lorena on Monday, she said to give her another day and she would work up a quote and to call back on Wednesday if I don't hear from her!! Really, I need to follow up! So, I called on Wednesday and she sends me the original quote that Alfonso sent, I told her, this contains none of the notes that Dave took for additional work. She said she would contact Dave and Jose to fix and have it to me tomorrow on Thursday. Well Thursday goes by, nothing in my inbox. In the day of emails, text messaging and cell phones not getting back to a customer when you say you will is a bad sign. She finally sends the bid on Friday and it is truly ridiculous. The communication between this team is appalling. The bid process and response is definitely sub par from what I would expect from a Diamond Certified company. Bay 101 Roofing wanted $2,000 more for the same amount of work as the other licensed competitive bids. The itemized breakdown was also over inflated. 7/16 Radiant Barrier LosGatos Roofing $341 vs. Bay 101 Roofing $525 ShingleMaster II Ridge Vent LosGatos Roofing $156 vs. Bay 101 Roofing $784 You can see how this quickly adds up, the bid was truly uncompetitive, they do not seem that experienced as the other roofers listed above have C39 state license that goes back 15 to 30 years from issue. If the roofers back their roofs by a 10 year warranty, you want to see their state license go back more than 10 years, don't you? Suffice to say, I will not be using Bay 101 Roofing as there is a serious lack of communication between their staff, their bids are over inflated and their state license # 907116 only goes back 5 years at https://www2.cslb.ca.gov/OnlineServices/CheckLicenseII/LicenseDetail.aspx?LicNum=907116.
