As a recipient of a recent home inspection by Barfield Home Inspections, I can honestly say if I knew they lack the knowledge, licenses, or certifications of a skilled-trade individual, I never would've moved forward with utilizing their services. Their inspections are basic that you as an individual could perform them and identify more issues than the inspector. They also include a clause to have a "professional" individual reassess their inspection given the lack of knowledge the inspectors have. As a recent customer I highly recommend that you utilize skilled-trade contractors to perform your inspections. I hired them to do inspection on my duplex. they found a bunch of things wrong which is great. We asked the seller to fix it. We hired Barfield to verify the inspection repairs that were requested based on Barfield' initial inspection report. Barfield completed the inspection & signed off that all repairs were made. Come to find a majority of the issues were not addressed. Ac unit was no operable in. Water heater unit duct was not installed Light fixtures and plumbing fixtures were not properly sealed. Randy is the REAL deal and the guy you want at your future home when looking for an inspector to find the in's and outs of what you're about to move into. I was referred to Randy by our Agent Marc Moore, and was told how great of a guy and good of a job he does. Found out that Randy, the boss man himself, would be gracing our future home and inspecting the property himself. Exciting! The inspection was set to start at 10am Saturday morning and we rolled up and saw Randy already at work scoping out the front house area tinkering already at the water attachment and other what nots. He did it all and we were keen to scope out our home again for the second time, finding less than perfect things this time around. When buying a home, I was told you want someone who will say all the negative things about the place you love so much, someone who goes out of their way to go through and nitpick all the imperfections and being non-bias and Randy did the job! We also had added the roof inspection and he had his guy Phil get on the roof to scope out how it was doing. He turned on the heat, checked the ovens, the kitchen appliances, electrical outlets, taught us how the circuit breaker box and sprinkler systems work, how often to water lawns and what days to water them! We are buying a 3 year old home and wanted to make sure no nasty surprises would be there before we closed and he showed me all the cool whatchamathings that new homes have! The air filter for our HVAC system is changed annually but to go up quarterly/half a year to see how its fairing, the air circulation system to let your house breath, what settings it goes into and even how to clean your laundry room dryer pipe tubes! As new first homeowners, Randy is meticulous, patient and through in his work! You want him and his team doing what they do and I can see why folks recommend this A team. Plus, the truck he rolls up in has the fanciest plates "NSPECTR" which made my husband give the thumbs up to this guy! He sent out our home inspection, with pictures, detailed write up so we could then have input to provide the sellers for negotiations for fixes as we approach our close date. Any questions or doubts and Randy said he was happy to have us shoot over an email or call him for him to help. So awesome to have learned so much today about the "joys" and "worries" of homeownership. Got to go up into our attic, learn how to pour bleach into the pipes, check for water drippings in the attic and where the tray catches any condensation and wood deficiencies in this Texas heat! Plus, even funnier that I've crossed paths with him in the Yelposphere so I am happy to see a familiar face in the Austin town in both fun and work! Buying a house/condo/townhouse whatever is some scary and stressful business. Once I found the place in which I could see myself living for years to come, I didn't hesitate to contact Randy from Barfield Home Inspections for my inspection. In the interest of full disclosure, I've known Randy's wife for a few years now, him for just a little bit less, which is why I called them. And the great Yelp reviews (thanks, Dillar for mentioning an 11 month walk through, I'd have never thought about that!). Randy did my home inspection himself. I was running a little bit behind, so both he and my Realtor® were waiting for me when I got there. While it took a couple hours, the time flew by and Randy didn't hesitate to answer any questions I had, even though I was following him around, curious, like a puppy. The inspection was VERY thorough, though I don't know what I was expecting. He checked everything, EVERYTHING. He found that the outlet to which my oven/stove was connected wasn't properly anchored to the wall behind it. He noticed (and pointed out) that I don't have any outlets on my back patio. He crawled up into the "attic" and found the the insulation had been shuffled around/displaced around the water heater. God forbid I ever have to go up there for anything. He answered right away, and was available to do out inspection within a few days! He was polite and professional on the phone, and asked questions to make sure the quote he gave me would be accurate and so he'd be prepared to do the job. I used Barfield to do a home inspection for me recently. Their performance was sub par. They do only a casual visual inspection. They did not inspect the entire roof because they claimed it was too steep. They did not inspect all windows for mechanical function, only visual inspection. I am writing a review of a home I bought that was preinspected by Barfield, highlighting some of the items they conveniently did not fully inspect and other items or notes they did not identify. I should have hired my own inspector as I feel the inspection was not a complete picture of the actual home and the issues were known by the home owner and would have to be purposefully ignored during the inspection. Perhaps one of the below could be missed but these are very major items and very easy to identify. Missing all of these seems unlikely. Proper drainage around home, during heavy rain we have water that leaks through one of our outside walls due to improper drainage. this has ruined walls and flooring. Hot water did not flow to two different points of use in the home. Plumber was hired to fix. Garbage compactor was not inspected, but noted as looks fine when it actually did not work. Improper flashing on roofing allow access to animals to our home. GFI circuits were not installed in critical areas of home required by codes, this was not identified. Gas lines to appliances were improperly hooked up. Gas lines to outdoor circuits were filled with water. Improper flashing on roofing required roof to be replaces on one of the buildings. Several doors leak water into home due to improper door sealing and door installations. Much of the electrical able to be inspected via the attic was not to code and actually a dangerous situation, we actually had a wire catch fire before the breaker tripped due to improper wiring requiring rewiring of a complete circuit. The gas fireplace was skipped in the inspection, why, because gas does not flow to this appliance. this was not noted. Several outlets and switches in the home were inoperable, not identified on the inspection. Outdoor wiring does not meet standards for outdoor lighting and continually trips breakers due to poor wiring, again visible and not identified on the inspection. Inspection of the roofing and flashing, identified as missing flashing but when reinspected they failed to identify very large issues which caused leaking into out home. read more

We are in the process of buying an older home (1975). Having been around the home-ownership block a few times, my husband and I were still a bit cautious given the house's age. Our realtor recommended Randy. He fit us into his schedule within 3 days. He was on-time and performed a thorough 3+ hour inspecion. We didn't follow him around, preferring to let him get the job done, but after he walked us around and highlighted the most significant items he intended putting in his report. Every question was answered - and patiently re-answered when we weren't getting it. Randy had the completed report to us the next day. overall we found Randy to be professional and, as another reviewer comment, a super nice guy. I owe a huge thank you to Barfield Home Inspections for a professional and thorough inspection of a home I was considering buying. The inspection report was very detailed, and Mike took the time to walk me through it and explain everything in great detail. After my Grandma passed away, I seriously considered buying my Grandparent's home. It was filled with memories of freshly baked bread and cookies, sitting around the hearth for a reading of Twas the Night Before Christmas, hunting for Easter eggs in the backyard, rollerskating down the looong driveway, riding in the wagon, wrestling with my brother over who got the top bunk. Memories of walking to the library, to the park, to the pool, to the church, to the Adoration chapel, to the store, to the nursing home around the corner, lots of walking, always walking, and collecting cans while doing so. Memories of the inexplicable velvet painting of a wizened Indian in a red serape hanging above the fireplace, the shag carpet and tasseled drapes. Memories of reading books, watching the news, cooking and sharing meals. Memories of ordinary, everyday things. Memories of family loved and lost. Ultimately, the results of the inspection gave me the information I needed to make a decision to not purchase the house. Randy was great. He personally answered our call and quoted us the lowest price of the 4 inspectors I had called. He was able to us scheduled with in just a couple of days, making sure to ask all the right questions to effectively address our home inspection needs. Randy arrived on time( actually a little early) and got right to work. During the inspection, when he found a few questionable items( drainage problem, roof damage/poor installment job) he brought us to them and pointed out the problem and suggested a few different options to fix them. After the inspection we were able to sit down with him and go through our giant list of questions, as we had many because we were buying an older home. He patiently answered our questions frequently offering ideas on how to fix the issues with more simple DIY projects if the sellers wouldn't agree to fix them all. My husband and I spent a couple hours with Randy Barfield while he performed the inspection on the house we were contracted to buy. Randy was there at the property on time as scheduled and performed a 3 hour inspection (including wood-destroying insects investigation and irrigation system testing). He was very informative! He described and explained many of the house's systems to us, answered all of our questions, and also provided suggestions on how issues could be addressed. My realtor referred me to a service that had "partnered" to provide a "$25 off coupon." They quoted such an outrageous amount that $25 off meant nothing. This led me to start calling around. Based on Yelp reviews I called Randy. I wanted to see if the reviews were hype or not. I could tell from the questions he asked and how he handled himself that he backed them up! Randy asked me questions to scope the house and quoted me a rate and told me availability. He said if he couldn't get me scheduled he would refer me to someone else who could. Thankfully the seller was able to be available when Randy was so we booked it. When it comes to the inspection, the saying "you don't know what you don't know" truly applied to me. I don't know **** about home inspections. Randy took 3-4 hours to do the inspection and educate me about his findings as he went along. He told me about conditions to be aware of and preventative measures to take for protecting me new home (i.e. getting wooden steps away from moist, dark area that touches the ground, to avoid termite stuff) Pretty basic I guess but he completed the job at 5pm on Tuesday and I had a detailed report (including photos) the following morning at 9am.
