I live here for over two years. I had no negative experiences. Management was responsive and maintenance was efficient. No major issues in my unit. When I had concerns about issues they were easy to communicate with either at the leasing office or on the resident app. Overall good experience and I appreciated living close to the Caltrain. read more

As a long-time resident here, I regret to report that this has been my worst apartment living experience till date. From the rude maintenance staff to the "busier than thou" attitude of management, it has been an unpleasant journey to say the least! It didn't help that there has been multiple maintenance issues with toilet leaks, sprinkler leaks, drywall repair et al affecting the quality of life. The maintenance staff failed to diagnose an obvious toilet leak issue despite reporting it thrice within the last 6 months - they misconstrued my requests as "cleaning requests" and verbally harassed me about the same!! During this time, the manager even asked me to wipe off the stains from the toilet leak myself!! Things came to such a pass that the bathroom ceiling eventually caved in and I had toilet water drip on me! Talk about a mishap that could have been truly avoided if only the staff were competent! What is worse than the attitude of the maintenance staff is the age of the dated appliances! The management team is reluctant to replace toilet et al despite those being well past their shelf-life! Note that work like tub glazing in neighboring apartments will cause strong chemical odor/fumes in your bathroom due to poor plumbing/insulation in the buildings. It is a pain to talk to the management as they expect you to set up an appointment even for a brief communication! They seem to be only interested in doing tours for new tenants and don't care much about addressing the grievances of existing ones. In my experience, they tend to take sides when it comes to noise issues and such. I have been harassed a few times about using the bathroom at night as the light/fan are too dated/loud that they bother neighbors! Common courtesy and customer service have gone down the drain and been abysmal of late! The buildings are dated, not sound-proof and only look good from the outside! This is the worst community to live in for the money you pay. They do not provide on time maintenance for major issues in the apartment like pests, rats etc We had a rat problem in our apartment where Avalon basically said we won't kill the rats. We want to make sure these mice are caught. We had a freaking hole in our wall and they kept it open for 3 weeks and we caught like 7 mice . We had mice in our room and we had substantial damage to our bags and clothes . No help from these inconsiderate people at Al. This was followed by a roach problem which has been going on for a month. No help from avalon and they have yet to come and do a pest control. This Has been a problem for other apartments too and these people have never provided any maintenance To top this, I had a fucking branch fall on my car with substantial damage to the windshield, and the entire car. No fucking help from avalon here too. They don't maintain the lawns or tress and we have frequently had problems where while landscaping they would just dump branches and trees in our patio. For the rent you charge and absolute shit services you provide you guys should be sued and taken to court. I am moving out of this place and I would seriously suggest anyone reading this to reconsider living in this over priced apartment complex with absolutely no service. read more

They have construction repairs almost every week. Be prepared to wake up to loud drilling right outside your window weekly at 8:30 am, sometimes multiple mornings a week. Absolutely ridiculous - as my sleep has been severely deteriorated in the past year living here. My roommates and I sent them many emails regarding this, which the leasing office ignored for months. However, they sent us emails requesting for updated proof of renter's insurance. This means they only choose to reply to things that concern them, and they don't care about the tenants at all. The leasing office claims that the repairs are necessary for the safety of tenants, but if an apartment complex needs repairs on an almost weekly basis, it is probably too old. read more

I just wanna say that the staff, KC and Tara, are great. They're personable and nice. They're really prompt and friendly when answering calls and emails. They know me by name even though we've only met a few times briefly. They hold my packages when I'm late to pick them up. Over the holidays, they set up a free gift wrapping station and also held a photo contest/raffle. They sent us (the winners) a gift basket of cheese and olives and the cutest handwritten card. I've never had a good landlord before, so I tend to try and fix my own problems - but so far, the team here has been really nice and prompt about our maintenance requests. It makes me feel a lot more comfortable about asking for help, and I think that's really important. On that vein, let me list a few less-obvious facts for someone who might be looking to live here. The insulation is great. Our unit is directly next to the CalTrain tracks, and it's dead silent as long as the windows are shut. I've also rarely heard our neighbors through the walls and, even then, barely. Our unit has really good heat retention. I've never run out of hot water in the shower. The maintenance team regularly clean the common areas, like the garbage area, and they do a good job. The sewage has never backed up. As for cons, there are only a few. The complex is absolutely a dead zone for cellular. There are occasional silverfish. Doordashers get lost sometimes. There are no electric car ports. One of the electrical outlets is kind of wonky and not grounded. The smoke detector is kind of sensitive (either that, or the stove fans aren't that effective). read more

TL;DR Avalon is the best place I've ever lived. Check this place out if you want: to be close to downtown, never hear your neighbors, feel safe walking around a peaceful complex, and have the friendliest and most efficient staff to ever exist. I could gush about this place for quite a while, but here are some highlights: - Move-in process: - Was able to tour the apartment I would end up living in - Avalon has a 30 day guarantee where if you decide you don't like the place, you can just move out - When you do move in, the maintenance staff is available to fix things, which was amazing to have before all the furniture arrived - Location: - a 1 minute drive to downtown/Caltrain, and 5 mins from the highway - 5-10 minutes away from Safeway, Trader Joes, Whole Foods, Sprouts, etc. - Amenities/perks: - (1) Designated parking space with a roof! There's also plenty of extra parking space for when people come over. I've seen branches fall down sometimes the night after a huge rainstorm, but as long as you park in your designated space, it's not an issue. - Amazon hub locker! They text you when your packages have arrived, and will take any packages you forget to pick up into the office after a week or so - Food trucks every Thursday for dinner - They have a pool, fire pit, and an indoor gym. I haven't used any of these yet (due to Covid), but they have a very covid-conscious booking system for the pool - Lots of greenery, including an unofficial dog park in the back where residents often meet up with their dogs - Compost bins! They rolled this out a couple of months ago, and gave everyone free compost bins for their units as well - The unit itself: - Pretty new-looking! Nothing really seems out of date - Washer/dryer in-unit (at least for my unit) - AC in-unit! - Dishwasher in-unit! - Shower with a tub! Also, I've never run out of hot water ever - Impressively thick walls. I've only heard my neighbors maybe twice in all 9 months of living here, and I work from home so I'm always here. I also live in an apartment directly across from the Caltrain, which was initially worrying, but the Caltrain is hardly audible and I don't really notice it unless I'm listening for it. People also mentioned in their negative reviews that there is construction noise, but......... there really isn't. I know it goes on (they alert you via email beforehand), but I've never heard it - Team: - Literally the friendliest leasing office team ever. KC and Tara really go out of their way to make you feel welcome. They even know us by name! - They're also really communicative, responding to emails within hours, and sending out any important information by email. When construction or repairs is going on, they will provide complimentary water bottles if need be! - The team hosts occasional community events! I've seen a few raffles (won one, and they sent a little gift basket with a handwritten card), and they even had a free gift-wrapping station for Christmas - Maintenance team is really nice and always respond super quick to maintenance requests (of which I've only filed two). - A few, minor cons: - The balcony wall is kind of high. It's nice for privacy, but makes it harder to use the balcony to enjoy the outdoors. I live on the first floor facing a parking lot though, so this doesn't really bother me - The apartment I live in doesn't get a ton of direct sunlight through the windows, but other units face other directions, so you just need to select for it - Sometimes there are bugs, mainly spiders and silverfish. It's not terrible, especially if you can figure out where they're coming from and patch up the hole-- for me, once I taped over a hole near the AC, I never really saw spiders inside again. - You pretty much have to be on wifi all the time, because it's nearly impossible to use data here. The grounds are clean the dog areas are very well kept up. I recommend this place 100%! Every time I had a question I emailed Stephanie and she was so quick to respond and answered my questions. Renewed my lease here but moved to a 2 BR unit with updated flooring and a bigger patio area. Love my unit, I think the updated floors is definitely worth it. Love having more space, service is still good, and it's just a good location for us. The in-unit washer dryer is great! Again, a 24 hour gym, stainless steel appliances and another AC in the bedroom would be great upgrades but it's fine for what the price is. Also, we've had a neighbor upstairs who literally thuds and stomps around which sucks but I'm pretty sure it's just this specific tenant, the ones before him we never heard... that's nothing the apartment management can control because he just has a heavy foot, but I thought I'd still mention it because if you're sensitive to something like that, definitely don't get a first floor unit. read more

I called this place home for 7 years and loved it. The location is fantastic - quiet and peaceful (it is next to a Caltrain line, but it has never been an issue for me - though, if you live on the other side of the complex, your mileage may vary), green (both the street it's on and the complex itself), 7min walk to Castro St (lots of food, coffee, library, performing arts center, Caltrain station), 10min walk to Rengstorff park (which has a dog park). Management was always responsive to my inquiries; there were some minor maintenance issues but they were always fixed same day (special thanks to George!). I didn't even have any issues when moving out: there were no unexpected fees and I got most of my deposit back. I'd happily have stayed a couple more years if I hadn't moved in with my girlfriend to another location. read more

TLDR: Avoid. Flea/Bedbug-infested apartments. Incompetent, management that will ignore you and lie. We moved into Avalon Mountain View in #226 on the 9th of August 2020. When we toured the complex, it was apparent that it was in bad shape. The buildings are old and look rather dilapidated with poorly maintained staircases and decks. This was an early warning sign that we unfortunately ignored. The initial few days we got used to the thumping sounds when anyone walked on the decks above us, the roar of the Caltrain behind our building, and continuous deck repairs with drills and hammers that started at 7 am. On the 18th of August night I discovered bite marks on my abdomen which were from either bedbugs or fleas. We immediately called the maintenance and the leasing team. They sent a person from the pest control company accompanied by a maintenance person who demanded to see the bites and vociferously claimed that there were no bedbugs here and these were flea bites--as if that makes it any better. Both were extremely aggressive and poorly behaved. They barged into our bedroom without our permission, did not care to keep their masks on. They claimed that the previous residents had a cat that probably caused the fleas. When we called the leasing team later, they said that they had no idea if the previous resident had a pet. I do not know who was lying. These two people asked us to vacuum the place regularly which we did--and we still got bitten for a week later. They were clearly negligent in preparing the apartment for us and anyone planning to rent there needs to know this. The leasing team had promised us "VIP" treatment for all our maintenance requests in the first 14 days. But after this initial encounter, no one picked up my follow-up calls or replied to my emails after my initial complaints. After many of my calls were ignored I called from a different number and it was immediately answered--so the leasing team is either incompetent, dumb, or malicious. Neither of which is desirable. They were extremely polite and responsive prior to our signing the lease, but promptly ignored us afterwards. The only good thing about Avalon's lease is the 30-day guarantee term, where you can get out of a lease within 30 days of moving in. Our experience at Avalon was so bad that within a week we started looking for a new place and moved out after 17 days. The Avalon team sent us the bill after moving out and added $165 cleaning fee that they took out of our deposit. We stayed in their flea/bedbug-infested apartment for 17 days, regularly cleaning it, and they had the shamelessness to charge us a cleaning fee. Please avoid this community. read more

We've lived at Avalon for 1.5 years and have been very pleased. The local management has been very accommodating and our neighbors are pleasant. Our maintenance team is also super responsive and doesn't hassle us when we need a repair. I have lived places where maintenance acts like you deliberately damaged the apartment if anything breaks, even something that the resident couldn't possibly damage, like an AC unit on the roof! Here at Avalon, I have never had this experience at all! Maybe we are just good tenants, because other reviews suggest massive rent increases at renewal time - our rent has not gone up at all since signing our initial lease and we have actually renewed twice - a 6 mo renewal and, more recently, a 7 month renewal. So either we came in paying well over market or the people getting the rent hikes are tenants that the complex perhaps wants to see move on...I suspect the latter, as rents on the website right now for comparable units to ours are just a bit higher than what we pay a month. The amenities are nice, especially the access to a pool. The apartments themselves are pretty standard issue, but the location cannot be beat! All our appliances are fairly modern and function well. All in all, we would stay residents indefinitely, but we do want to upgrade to a 2-bed and the rents on those at this specific complex are a little higher than what appears to be market for the area. It seems that corporate gives local management very little flexibility to negotiate rents for current tenants looking to upgrade, which is really a shame. But, if rents drop a bit and a 2-bed in this complex becomes available within budget, we would absolutely prefer to stay here than move to a different complex. read more

One thing I greatly appreciate is the maintenance service. They are very prompt about any maintenance requests and fix the problems to the best ability. I've been living here for a couple of months now. The apartment itself is very nice - large, newish kitchen, large bathrooms, nice layout. I'm in an upstairs unit that has vaulted ceilings, which is lovely. I also love the washer/dryer in the unit. The gym is nice, and usually not too busy. The main drawback with this complex is that it is RIGHT next to the train tracks. If you're at the back of the building, it's your windows, a narrow parking lot, a low wall, and then the train. And the trains come ALL the time, and they really love to blow those whistles. Including at 4 am. Why do they need to blow the whistles at 4 am?!? To their credit, the owners of the building put in double (or maybe triple?) pane windows - the windows are solid, and do a nice job keeping most of the noise out. But even with the windows closed, the train is quite loud, and the whistle is even louder. And some of the trains shake the whole building. It's been alright so far, since it's cold out and I'm mostly keeping the windows closed. But I'm wondering how I will handle the summertime... I love fresh air, but I don't think I'll be able to deal with the train noise with open windows. The other drawbacks are just little things. The sink in the bathroom is set back so far that I (as a short person) have a hard time not spitting my toothpaste all over the counter in front of the sink, or getting water all over the counter when I wash my face. It takes several minutes of running freezing cold water before you get hot water. There's not a lot of closet space, but you do get a storage closet on your balcony/patio. There don't seem to be a lot of bugs, except for silverfish. I have never seen SO MANY silverfish. As others have mentioned, the staff in the office are GREAT, especially Caitlin. I don't know how she does it, but she seems to know everyone by name AND apartment. If I go in there, she knows who I am, which apartment I'm in, and even details about the things we talked about the last time I went in. And she's very friendly and helpful, which is a huge relief to me after my last apartment experience. Apartments here aren't cheap, but they aren't cheap anywhere in Mountain View nowadays. I spent quite a bit of time looking around before deciding on this place, and I think price-wise they're pretty average for what you get here. read more

Before giving my recommendation I wanted to give some context -- I'm a two year resident of Avalon. I previously was a Stanford graduate and lived on campus for two years. I live and commute locally at a Tech startup between Mountain View and Palo Alto. To me, Avalon @ Mountain View represents one of the best communities in the area to create a wonderful home. To be clear, this Avalon is not for your run of the mill 22 year old looking to party. It's quiet, family-oriented, exceptionally clean, upscale and overall provides amenities that make the experience living here well worth it. Instead of running you through a few paragraphs, I'll just tell you about the things I love most about Avalon: - Totally renovated and beautiful interiors (at least in the apartment I resided in) - Incredible community amenities including a great pool, BBQ, easy to use fitness center, green spaces for dogs and activities. - Literally the best staff I have ever had the pleasure of knowing. Between their maintenance crew (Ed and George) to the front off (Jessica Duran and others) -- Avalon hires the best people. The maintenance team responds all hours of the day and I have never waited more than a few hours to hear back from the front Staff. As an example of how much the staff cares, one time my partner and I complained that our deck was rotting due to moisture and old age. The next week the staff had planned, approved and initiated an entire campaign to revamp all the decks in the entire complex. They will take your feedback and translate it into actionable change for the community. - Tons of free parking. Yup, you heard me right... TONS of free parking. You'll never have to worry about finding a spot or having company stay over. - Controlled package center -- the front staff will sign and hold all your packages for you. Gone are the days of dealing with ridiculous UPS and GHS delivery windows. - Lots of young fun people and their adorable pets. My partner and I have met some great folks ranging a wide variety of backgrounds. - Location is INSANE: 5 mins to the 101, 10 mins to 280, quick bike ride to Google, walkable to Castro Street in Downtown Mountain View, Whole Foods, Walgreens, Target, Safeway, 24 Hour Fitness, Bevmo, Trader Joes. This Avalon is literally in the center of burgeoning MV. - Great outdoors everywhere: since this avalon is so close to different freeways its easy to get just about anywhere along the bay including Monterey, Avilla, Santa Cruz, Half Moon Bay, Pacifica, Skyline, and any of the beautiful hills surrounding Cupertino and San Jose. I could go on and on, but reading some of these other reviews they are all focused on the price and the rent increases. Unfortunately, this is happening EVERYWHERE in the bay, not just here. I'm really surprised by the negative reviews. My wife and I loved it there (and so did my dog). I'm in a feisty mood, so let me battle royale the negative comments: 1. Price. Anyone who complains about the price - Y U NO live somewhere else!?? You can't complain about paying for what you were told you'd pay. And coming from Indiana, I agree that paying anything over $1500/mo is insane, but that's the nature of Silicon Valley. 2. Bugs. Really!? Bugs? Where? I smashed a few spiders (like maybe 10 over the course of 12 months), but some of these reviews make it sound like there's a plague. 3. No hot tub. Yeah, because I bet you signed a lease that included a hot tub, but when you showed up they ripped it out and put a sign there that said, "In your face." (sarcasm font) 4. Amount of light. Pick an apartment that gets more light - they have plenty to choose from. 5. Barking dogs. Dogs do bark occasionally. Mine doesn't since it's a labradoodle, but you can occasionally hear them. But it's not like they're barking into the wee hours of the morning. 6. Hot water. You do know that you can control the amount of hot water you get...right? You control the hot water tank... 7. Cell phone coverage. (Actually, AT&T does suck, but my friends with Verizon get plenty of signal.) 8. Security Deposit. Haven't moved out yet - I'll let you know if they screw me. read more

Put down a security deposit of $600 only to have $389 of it be refunded with the remained going towards painting and "contract cleaning" costs so that they could prep the unit for the next resident. I only lived here a year - why the hell am I paying for that? They charge more than enough in rent to cover those expenses...why leave someone with a bad taste in their mouth on their way out? read more

I am not currently living in bay area and cannot visit the property in person, but I need detailed information to make quick housing decision since my relocation is just weeks ahead. Rebecca is very helpful. She is patient in answering all my questions and took pictures of multiple units that I was interested in. Those were useful pieces of information for a non-local customer. Although I didn't finally choose Avalon Mountain View due to other personal constraints, I am pretty confident, judging from my experience so far, that this property is a desirable place to live with such helpful staff. read more

I thought I would add my two cents since it can be discouraging to read terrible reviews when you're in the market. And when it comes down to it, Avalon MV is one of the better options for renting in the area. -If you're busy at work during office hours, their service hotline is very convenient. Most of the times I've called, a service person has come out the same day while we're away. -The grounds are cheerful and well landscaped. It's pretty quiet except for the occasional party, but I would guess most residents are young professionals and families. -Although it's pricey, it's hard to find renovated apartments in the area with a washer/dryer, brand new kitchen and carpet, pool, outdoor kitchen, and state of the art fitness center (free weights and cardio machines). -The lack of ventilation in the bathroom is an issue. When we moved in there were yellow mildew stains that had been painted over, and black mold along the window sill. Bad news! But we remedied the situation with a dehumidifier, requested that the maintenance team come out to bleach/kill the mold, and Avalon finally fixed the bathroom fan after several months. It seems to be helping. (And it's possible we cook and shower more than the 1BR apartment is designed to handle) -The proximity to Castro Street and 15-min walk to Caltrain is great, but the street lighting along Villa is poor (plus the nearby neighborhood is a little sketchy, so always be aware of your surroundings). -Speaking of, there are a few colorful characters that visit the property to collect recyclables from the garbage bins. Not ideal, but again this is nothing new for an apartment complex. All in all, it's a pretty fair value, all things considered. We are staying here from the east coast for my nephew. Comfortable place to stay not too far to center of town San Jose. The gal Maria at the front desk was extremely helpful in getting us situated. We couldn't find the lock box, she did. TV, Internet places to go etc. she is fabulous. The 2 bedroom condo is as described in the VRBO listing. Nice place. BUT California is just waaay out of control with real estate pricing compared to east of Rocky's. We traveled up into the local resident areas and what would be a 275k house in De/ Pa / Md is 2.5-3M here just nuts!! read more

Don't let the 3 stars scare you, this is a positive review! Avalon Mtn. View is a good place to live. My husband and I have had a good experience living here for the past 1+ years, but I'm giving is 3 stars because it's been 'good' opposed to 'great' (4 stars) or 'amazing' (5 stars). Community: The community is quiet, all the other residents either keep to themselves or willingly engage in friendly conversation. The train does run on the backside of the community so don't live on the back row of the apartments if that sort of noise bothers so. We hear the train from our apartment, but even when it's a freight train it's not obnoxious. The grounds are well kept and it's an easy walk to Castro and the Caltrain/VTA. The office and maintenance staff is very friendly and helpful. It takes about 24 hours (if that) to resolve your maintenance requests. The community residents are a pretty mixed bag, but I'm impressed at how young the community is. Pool: They say it's a heated pool, but I almost never get in so I couldn't tell you. The pool rarely gets overrun, you can almost always find a seat. I love the outdoor grill area which is comfortable and clean. The grills are really nice and so it the fire pit. I have enjoyed some BBQs and late afternoon sun in that area :). Apartments: Our apartment is a second floor with neighbors above and below. The upstairs neighbors can make some noise and although annoying I've never been "upset" with them. I can accept that I live in an apartment community in close proximity to others. As for the people downstairs.... I question if they're actually even there. When we moved in the apartments had all been updated with new kitchens. The major appliances aren't amazing, but they're newer and work! Not to mention they were spotless when we moved in. Bugs A common complaint I have seen on Yelp and heard from other residents is that the apartments are buggy. Our second floor apartment does not have a surplus of bugs. I'd also like to mention that the location of our apartment doesn't get a lot of direct sun, so you'd expect a lot more bugs, but it's not out of control or gross. There are bugs though, like with any home/apartment. I find that using our screens and screen door have really cut back on the bugginess this summer. I can't speak for the other levels of the apartments though. If confronted with a bug or spider I just break out the vacuum. Problem solved. Utilities: Our utilities are extremely low! To the degree that we have literally never turned on our AC or heat (in over a year). Other features: If you are a dog owner and love your dog, Avalon does too. There is a fenced dog park in the community. The entire community has poop bags stocked and the dog park features a dog water fountain. There is a hose in the back of the complex for washing your car. A nice feature! Bottom line is that I could think of far worse places to live. The apartments aren't that big, especially the 2nd room. 3. The rest rooms don't have windows for ventilation ( I found that to be weird). Although they do have fans. 4. The biggest pain - cell phones don't work here!!!!! T-Mobile, Cingular, Verizon - they all have little to no reception. Very painful! Overall: There are very few 2 bed 2 bath places in MV that have W/D in the unit and are pet friendly. This is one of them. Here are some of the highlights of the community: - Amenities: Gorgeous pool, BBQ area, fitness center, and lots of green spaces, all meticulously maintained. - Maintenance: the maintenance staff for the general complex are always working hard to keep the grounds in top shape. For individual apartments, maintenance requests are always tended to very promptly, and the maintenance staff are helpful, respectful, and communicative. - Staff: The front office staff are the most helpful, courteous, proactive managers I have ever encountered in a housing complex. - Animal friendly complex! Even if you're not a pet owner, it's so nice seeing other tenants around with their pets. - Walkable to downtown Mountain View (SO nice given the parking issues there!) and the Caltrain station - Walgreens, Target, Safeway, Whole Foods are all a 5 minute drive away All in all, love this place and the location can't be beat. read more

I've lived at Avalon Mountain View for 1.5 year now and it has definitely become my home. The grounds are kept clean and tidy, along with a beautiful array of blooming trees and flowers. The staff is friendly, always eager to say "good morning" and"hello" as I make my way to and from work each day. They are accommodating to your personal needs and I would definitely recommend Avalon to any newcomers to The Bay Area! read more

DO NOT LIVE IN AVALON! IT WILL BE YOUR NIGHTMARE!!! The light and fan keep turn on and off by itself, the maintenance said they can do nothing about it. My bicycle was stolen, the leasing office said they can do nothing about it. The hot water was suddenly ran out while I was taking a shower, I have to finished with cold water in December. They still said they can do nothing about it. Thank goodness I'll move to another place next week, this place is really horrible! read more

I've lived here for 3 or so years - in both the 2 and 1 bedroom units. The good: Location, washer and drier in your unit, quiet complex The bad: the price, NO HOT TUB, the price, the price increases, the fact that people can smoke indoors, cheap workmanship on the renovation This is a nice complex, very close to downtown, so if you have the cash, it definitely makes sense to live here. However, I wouldn't say that the cost is justified. Considering that the only upscale options are Avalon, or the places right downtown (which are even more expensive), Avalon sort of wins by default. However, it still doesn't make sense how heavily they increase their prices from year to year. They explain it as the market cost, but I think there should be something to be said for repaying the loyalty of tenants. This year I received a notice that if I choose to renew, I'll have to pay a $200/month increase. Unfortunately, that tipped the scale from just barely worth it, to ...well... not. The other bummer about avalon, is that they don't have a hot tub. THey used to. But, when they renovated (more on that later), they paved over it, and put in a water feature. Unfortunately, you cannot soak your weary bones in a water fountain feature. Well you could, but it wouldn't be much fun. So, if you're like me, and want a hot tub...you won't find it here. Now as for the renovation...they redid everything, but they did it with pretty cheap material. The counters are made out of plastic made to look like granite. They don't really look like granite. The dishwasher is so loud that I have to turn my TV up just to hear what's going on. The washer and drier (at least in my unit) has had a horrible noise, the tumbler has gone off its hinges, and overflowed in my apartment. As for the service, there are some people in the office that are absolutely amazing! I can't say enough nice things about Miriam. She knows how to get the job done. In conclusion: If you have $$ and you want to live near downtown, this is a good location. And, one final tip: I don't recommend units on the backside of the complex. It's right next to the train tracks and you will hear and potentially feel the train as it goes by. read more

The review by Austin H. is fake. - The reason they fixed their stairs and balconies is that the lighting on their stairs was sub-standard. I fell and crippled my arm. I have a PhD from Stanford and lost my career, so I am suing them. They made stuff up and evicted me. My husband and I moved out of Avalon Mountain View in late July 2013, after 11 1/2 months there. It definitely wasn't terrible, but it's priced too high for what it is, and while the on-site staff are nice the company treats its tenants like ATMs. Some specifics: Staff: 4 out of 5. Many large apartment complexes seem to have management/personnel problems; this place is not that way. Management, maintenance people, gardeners - everyone is friendly, professional, and fairly responsive. Grounds: 4 out of 5. Parking is fine (1 assigned carport space for our 1BR unit, plus adequate visitor spaces.) The landscaping is beautiful. The pool is very attractive and clean, but not heated. The barbecue area is great for throwing a party. The downside of the lovely pool and barbecue area is, of course, the summer noise. Management doesn't provide any recourse for dealing with noisy drunk people who break the pool-closes-at-11 rule. Apartment finishes: 2 out of 5. There's a sign out front (and a claim on the website) that boldly asserts that Avalon Mountain View is "newly renovated." I don't see how that can possibly be true. I am not a person who demands stainless steel and marble. But at this price point, and based on their "newly renovated" claim, you might expect engineered hardwood floors, granite or composite countertops, new-ish appliances, and maybe some tile. Our unit had laminate kitchen floors, linoleum in the bathroom, and carpeting everywhere else - which was visibly worn when we moved in. Our kitchen and bathroom countertops were laminate. The cabinets were particleboard with a "wood-look" plastic veneer that fools no one. The appliances worked just fine but they were definitely vintage. The single-pane windows invited mold in the winter. The worst and most outdated aspect of our unit was the tub and shower surround; it was plastic and had been painted over - yes, painted - and caulked like crazy. But all that paint and caulk couldn't stop the mildew from showing through the crevices. Value: 1 out of 5. For a 12-month lease on a 700 sq ft 1BR we paid $2,315/month, before trash fee ($15), pet rent ($50), water/sewer (about $40, variable and paid directly to Avalon), and PG&E/cable/internet (not included). We were given the option to renew the lease for a $115 increase (about 5%), but we opted instead to move a few blocks away to a 900 sq. ft. 2BR HOUSE for less than our Avalon rent. After we gave our notice, our unit was then advertised for over $2,700/month, about 18% more than we had rented it for one year earlier. I realize there's a housing shortage on the Peninsula, but this is patently absurd for a 1BR at an older property. Apparently other peninsula renters agreed, because despite the housing shortage there were 8 1BRs (in addition to quite a few 2 and 3BRs) available there when we left. Getting the deposit back: 3 out of 5. State law allows landlords 21 calendar days from the move-out date to return your deposit (or send documentation of why it's not being returned in full). Ours was postmarked 22 days after our move-out date. Additionally, they charged us $165 for the "Clean Sweep" (an optional cleaning service that absolves you of any responsibility to clean when you leave) after offering it to us in writing for $135. We were charged about $60 for a few other minor things (paint touch-ups, and something mysteriously itemized as "miscellaneous/other"), probably reasonable charges. So although a day late and dollar (or 30) short, we did get most of our deposit back. Random other things: Some positives include ample closet and cabinet space (much more than I've seen in comparable rentals), a good layout (including a bigger bathroom than I expected), and a good location close to downtown MV (but unfortunately right next to the CalTrain tracks). The walls are thick enough that you rarely hear your neighbors. On the down side, there are large trees whose branches hang over the decks of many units, including ours, dropping needle-like leaves and sticky little fruits all year long, making a constant mess (and quite a lot of noise). Also, our cell phone signal was horrendous at this complex with both AT&T and Verizon - even outdoors. read more

We spent two weeks looking for apartments in the Mountain View / Sunnyvale area, visiting no less than 16 different properties, and Avalon Mountain View ended up being our best match, checking most boxes. The location is ideal, at walking distance from Castro St and conveniently close so many shops, San Antonio shopping center, the highways, El Camino Real, the Caltrain, etc. The neighborhood is beautiful and quiet. We are on the Villa street side and never hear anything. I believe that renters on the other side have double pane windows that makes leaving near the Caltrain not a problem at all. You can walk from there to Rengstorff for some nature or outdoor exercising. Ok, one only drawback may be the work that just started near our flat, although it's not bothering nor loud (so far). The apartments are very nice, with modern appliances, big kitchen, large patio. We never hear a neighbor. And then there is the heated swimming pool, fitness center with view onto the swimming pool, and the property has gorgeous walkways with lots of trees. It makes it keep a feeling of natural and "feels-home" area, as opposite to some mass-housing properties in the area. Last bu not least, the management and maintenance staff and services is icing on the cake. Erick and Ed are wonderful guys, always ready to help and answering all our questions. Need a hand for anything? Ed might just do it himself while giving an extra smile on your face. I think this place is a very poor value and is getting worse. They have recently moved much of their management to Avalon's call center in Virginia. You can't just go in and talk to someone to resolve things, or to even pay your rent. You have to wait on hold using a 1-800 number, and will be addressed as "Dear resident", even when you provide your name. To make things more frustrating, they have major billing issues with their system and you can't get anything resolved without being subject to this process. They recently spent a lot on renovations, which caused nonstop disruptions for over a year. There was no compensation for this whatsoever. People being told that they may not use their parking spaces, water shutoffs, etc. It is really frustrating when you are getting ready for work and the shower just stops. Now, I would have some understanding here if they were improving anything, but they were not. They were improving OTHER units, so they could charge the future tentants of those inflated rent. They sold this as a benefit to the community, but really they just put their residents out so that they could make more money. They were also very dishonest about the timeline. You will notice that the publicly visible improvements are quite nice - the BBQ area by the pool was a nice touch. Under the surface, is another story... The renovations inside the units take cutting corners to new extremes - yet they charge well above market rent for them as if they were high-end condos. I am not sure how hard they looked to find a washing machine so ridiculously small - a few hundred dollars more and every resident would have a useful appliance for 5-8 years. There is plenty of space in the closet, so they went with the absolute minimum just to say they had a washer/dryer. Toilets are cheap, a single flush doesn't clear the water fully, and they are prone to getting plugged. The paint they used on the walls is amazingly cheap. You CAN NOT clean your walls (and you will need to, because the building has a major spider infestation) because the paint will come right off with it. Even a cloth with water peels it right off. Overall, the whole interior renovation is major corner cutting and it wont take long to realize that you're in an old building that has been sprayed over with cheap paint and shoddy craftmanship. The prices on the website are deceptive. They say "starting at", but every time I have checked, there were never actually any units at that price. Rent goes up by $550 after your lease ends. Absolutely ridiculous. The caltrain track is adjacent to the property. It shakes the building pretty well, and of course is very loud. They claim a policy that for any day that a maintenance request goes unfixed, rent is free. Good luck getting them to deliver on that. They owe me about a month worth of rent...maybe some day I will work up the patience to fight them for it again and sit on the 1-800 for a couple hours. See, it is easy to make big promises and just defer people to a call center that will give them the run around or discourage them and waste time until you give up. They illegally charge you an extra $35 in rent if you pay by credit/debit card. This is in violation of California law. They waive this if you sign up for automatic debit (yeah right!). Your cell phone will not work here. That is a major inconvenience. The new "dog park" is nothing that could be called a dog park. It is a patch of grass with a bag dispenser at the end. They promised us a nice dog park and I had always assumed it was yet to be completed. Turns out that it is completed, and the patch of grass that was already there is our new dog park? If this place was a lot cheaper, the tradeoffs might be worth it. There is one person that works in the leasing office that is quite friendly, and I think she would fix a lot of things if she could. Unfortunately, the managers, both in the leasing office and upper management in Avalon, are a complete failure to their tenants, and it's just another big business that wants your money. Update: Avalon is getting worse. I seriously question whether or not they actually hate having tenants. Do not deal with this company, at any of their properties, in any state, ever. read more

Stayed here for a year. Completely not impressed. There are MANY bad points but here are a few that stand out: 1. Cockroaches in building G (thank goodness I didn't live in that building, but you see them all over the sidewalks). Eventually you get desensitized to the crunching of their red shiny bodies as you walk around, friggin disgusting. 2. There was a UPS delivery while I was not home. But somehow the package was delivered INSIDE my apartment. The only way this could have been done is that someone else other than me with a key oepned the door for the delivery guy. And yes, I did sign the part in the lease where I explicitly told them NOT to do that! 3. CONSTANT shutting off the water. The water has been cut off at least 6 or 7 times during my 11 month stay. 4. MOODY staff. Sometimes they're the nicest, sometimes it's like they're doing a favor to you by just being there. 5. WAY overpriced for what you get. It's scary, but there's so much more. I think there would be places out there were you can get better value for the your dollar. read more

I rarely write negative reviews about any establishments, let alone an apartment complex in which I still reside. However, Avalon management has left me little choice but to expose the truth behind their dishonest practices and atrocious service. Please - do yourself a favor before signing a lease here. Bring up the following points with them and have them guarantee, in written form, that they will not repeat the following transgressions: 1. Noise: My roommates and I were subtly told before signing the lease that the gym and leasing office would be renovated by December 2008. The noise level during the construction was unbearable. Nevertheless, we knew what we were getting into...fine. However, the construction was delayed over a month and we took the brunt of the noise since our apartment is located right near the construction. Nevertheless, we said, "at least we'll get a brand new gym out of this...". What the Avalon reps failed to tell us was that there would be ongoing construction literally throughout our entire lease (they claim until the end of June, but I can say with certainty it will not end until mid-end July before another project beings)! What that means folks is that almost every day since September '08 through today I have had to put up with drilling, hammering, etc from 8 am to 5 pm (I wish I were exaggerating). We have politely asked management to reduce the noise level or offer a reduction in rent, but they have ignored our request. Before signing a lease here, have them put it in writing exactly what construction will be completed during your lease. If they can't do it, don't sign the contract. Avalon management will continue to be dishonest unless you have them put this in writing. 2. Shotty construction/appliances: Avalon has renovated the apartments (at least some of them) in the complex, but with cheap material. Our walls are extremely thin to the point where I can hear the baby crying in the apartment adjacent to ours. Of course, the new leasing office is practically soundproof and so future residents might get the sense that all of the apartments would be like that...not so. Furthermore, the screens on our windows pop out and are falling apart. The countertops look like granite but are actually wood composite with granite "wallpaper". Worst of all are the washers. I don't know if Avalon is to blame, whirlpool, or both, but the washers in the apartments are horrendous. They are tiny (recommendation is not to wash more than 2 pants and 2 shirts at a time) and ours has fallen apart twice in the past month! Maintenance has been slow to fix the problem and there is not laundry room on premise. 3. Poor customer service: Another transgression - in an effort to solely focus on leasing apartments and to ignore current residents, Avalon Mountain View has zero, yes zero, on-site personnel for customer service purposes. I can't go into our leasing office to talk to someone about a problem I have. I have to call a 1-800 number and talk to a different person every time and it generally takes several days for the problem to be fixed. 4. Awful communication: Besides the lack of on-site personnel, every time there are renovations or other issues, we receive a flyer a few days or weeks after the fact or sometimes nothing at all. When our new gym was a month and a half behind schedule, we didn't receive any notification. When our mailboxes were moved, we received no notification. When we requested for discount gym membership or a room to use the old bikes in the gym, we received nothing. When a malfunctioning fire alarm went off twice at 4am and then 6am the following day, we received no apologies. When we were told via a flyer that we would not have our parking spot for the next month but the spots would be receiving a "fantastic upgrade", we were only offered a $50 certificate to Safeway. You can't just take away our parking spots for a month in the middle of a lease...with the alternative being parking in extremely compact and limited spots in the complex. 5. Expensive and prices will continue to rise: Considering the above issues, I would say that these apartments are poor value for the price you are paying. And Avalon has a history of consistently raising prices so I wouldn't doubt that they would continue to do so in the future. 6. Mold/spider problem: There is a serious mold problem in all of our windows and we've simply been told to wipe our windowsills clean which we've done, but it hasn't solved the problem. We also have spider infestations almost daily, and occasionally tics as well. read more

Having read all the other reviews, I at least now know that I am not a fussy cantankerous biotch!! Ditto to every single review except the neighbour one because I have no experience etc etc etc. What we pay in rent here would get us a mansion on if not in the bloody ocean in Cape Town but here, we get water shutoffs, constant racket, one day notice to move our vehicles, never-ending renovations which create nothing meaningful as far as I can tell and which enrage me because I know that's where our rent is going, a renovated apartment with paint peeling out of the baths, no windows for kitchen or bathrooms, I could rant on and on but the other reviewers have done it for me so DITTO again to all that has gone before me and bring on our lease expiry date so that we can get the hell out of dodge!! read more
