Although this was a nice looking building I was disqualified at the jump. Part of the application process was face identification and I was disqualified after that. I can't understand that part thinking maybe threr was a glitch I try again. Still got disqualified so I moved on and I did find a place to live in the area. read more

I contacted the property to inquire about an MPD unit. The agent rattled of at least 4 to 6 steps in order to get on the waiting list. She seemed very annoyed and very unwelcoming. I'm sure of I was inquiring about market rent, she would have been more helpful. read more

Upon moving in, I found a roach in the freezer! My apartment is infested with roaches. I have lived here for less than 2 weeks and have found roaches in my apartment daily. My husband spoke to the leasing office/front person. She said, "Do you want to put your name of the list? The exterminator comes on Thursdays." The exterminator has come twice, and there are still a lot of roaches. It is truly disgusting. Also, there is marijuana and cigarette odor coming from the neighbors' apartments. In addition, there is loud music with heavy base playing on weekdays. The common areas and my apartment look nice, but I am extremely unhappy living here. read more

Moved in about 2.5 weeks ago so figured I'd do a quick review of my experience so far. Good: - Very convenient location in "downtown" Wheaton. Close proximity to restaurants, shops, Wheaton mall, metro, Sligo Creek trail, etc. - Amenities. Decent gym (24 hrs), pool which I was told is saltwater, lounge/mail/lobby area, bike storage and repair room, pet spa, etc. - Garage parking with a reserved spot on same floor as my apartment (most of the tenants could sure use some parking and driving lessons though...but that's another subject). - Staff: Responsiveness to emails/maintenance requests and overall service have been good so far. No real complaints here. Not as good: - Guest parking: Unless paying for a guest parking pass, guests have to utilize street meters or the metered lot across the street. This isn't an issue on Sundays or other days after 6pm (free) but it's a little annoying that there aren't more options for free guest parking. - Guest entry/access: Buzzing a guest in via the call box only gets them to the first floor. You then have to physically go downstairs and meet them on that level because only a key fob will get you to the other floors. Sort of defeats the purpose of the call box (in my opinion). - Would like to see signs put up or a memo sent to tenants reminding them to use their headlights inside the garage. In 2.5 weeks, I've seen so many cars driving through the garage without their lights on, even at NIGHT. Overall, I like my apartment's location/floor plan and feel comfortable at Ava. The staff do their best to make you feel welcome and Wheaton has some great restaurants within walking distance! Some aspects could improve but there's definitely more pros than cons here. read more

This place is pretty nice. There are pros and cons, and it really just depends on your preferences. Pros: MANAGEMENT. They are AMAZING. They handles issues promptly, they do events, they work with you to make sure you are comfortable, and overall they are the BEST management team I have ever encountered. MAINTENANCE: Never ever in my years of apartment living have I had such an amazing experience with maintenance. They are friendly, they actually know how to take care of the issues your apartment has and they just rock. The apartment itself was nice too. We rented a pretty large 2BR2BATH and had plenty of space. I loved the big open floor to ceiling windows we had. My cons are very minimal, but were serious enough for me to leave the apartment: The area. I grew up in Wheaton and it's just not safe. The price we paid for a Wheaton apartment was close to Bethesda prices. I came back because I thought maybe it had changed, but it hasn't. I have children so for me it wasn't worth staying in Wheaton. Some of the residents are... inconsiderate. On several occasions I found chicken wings on the floor, in the hallways, lo mein scattered on the garage floor at the entrance, residents letting their dogs use the garage as bathrooms. At the end of the day, regardless of the cons this was still one of the best apartments I've ever lived in. Casey and Brian are so amazing and they really work with you to make sure you have everything you need. I wish this apartment and management were in a different area, because we would not have left. I miss it dearly. read more

The facilities appliances here are all top notch and the whole staff here is wonderful. Melvin and everyone part of the maintenance team work hard to ensure that all of our facilities and apartments are in pristine condition. Every detail is important to them and I couldn't be happier with how quickly and efficiently they address any service requests. We sincerely appreciate the entire AVA Wheaton team! Everything is back to normal after COVID, so the pool and common areas are buzzing again which is great to see! Brian in the leasing office is also a pleasure to talk to and does it all! He's helped with everything from signing our lease to serving up delicious BBQ ribs at one of the many events that AVA hosts here weekly. Also thanks to Tamara It's safe to say we're renewing our lease another year! read more

I live in Ava Wheaton for over 1 year now and this is my first review. Everyone from the staff is really nice and helpful all the time and for whatever you need. The maintenance guys are awesome and always very efficient. I needed service done on my kitchen food disposal and requested it on line, 10 minutes later Amir was in my apartment and ready to help. He solve the problem really fast. I always recommend Ava Wheaton to all of my friends and will continue to. read more

Where to start.. I'm not sure why I didn't expect much going in, but these apartments are actually very impressive! Maybe it's because I thought I had my mind set on one of the other apartment complexes within walking distance to here & scheduled an appointment on a whim simply out of curiosity. I'm thoroughly impressed to say the least. This is a new complex of course, so the other half of the building is still under construction - although once you enter the complex, you forget as it's not noticeable at all. Brian (community consultant), who is very knowledgeable, accommodating and was super patient, was my guide and walked me through to see 3 units based on the criteria I specified/am looking for. I gave up my car a while back in order to be able to live within walking distance to Metro, and this location is convenient if that's you as well. It's a less than a 10 minute walk (timed it) to Wheaton Metro, as well as Safeway/Starbucks and a few other local spots/restaurants etc. having lived in the area for the last 3-4 years, Wheaton is not Bethesda but it's definitely up and coming and this complex along with the ones closer to this showcase that. I know safety is usually a concern for the Wheaton area in general but honestly, if you use common sense and don't opt to go running outside alone at midnight for instance, this area is average/not bad at all. Ok so I'm vouching hard for this place lol.. but you know I'm right ;D. This is a very cool living space with all the necessary amenities I've observed in the newer high rises that I've been to in the DMV. I took a few photos of the lobby/mail and pool/patio area so I hope this helps give a decent idea. Review update to come after move-in :) read more

This building is the ultimate bait and switch. The modern/hip design and vibe is what drew me to the building almost 3 years ago. Everything was great when I moved in back in June 2018. A few months later, as the building continued to fill up someone moved in above me and that's when it all went downhill. The floors and walls in this building have obviously been made with the cheapest materials possible. The noise from above me was so bad the first time I heard it I thought someone may have been fighting or being attacked and I called the police. For your sake I pray you don't get someone who is heavy footed or who has young children above you. You can hear every footstep, every time a chair is pulled in our out, their toilets flushing, every single move. I have been dealing with this for almost 3 years, but these last few months is the worse it's been. The stomping from the neighbors above me is so bad it shakes my apartment and sounds like the ceiling is cracking. Imagine someone stomping around in combat boots above you all day and night long. What makes the experience even worse is the how the office chooses the handle these noise complaints. It is the ultimate gaslighting. They make you feel like you are crazy, but they know this building was made out of paper and straw. They say ridiculous things like "you're going to hear you neighbors when you live in a multi-family dwelling". I didn't know that it was normal to hear my neighbor snoring through my bedroom wall. I didn't know it was normal for my apartment to shake when my upstairs neighbor walks around. I have been complaining about my current noise situation since September 2020 and it took several months before they would even set up a noise test. The noise test was a sham, but they decided my upstairs neighbors needed to put down floor coverings. The stomping all day and night continued and I followed up with the office for an update, because of course they didn't follow up with me. I was told they put down floor coverings and there was nothing else they can do since they are in compliance with the lease. Nothing about the noise level changed. I continued to complain and ask for a follow up noise test. After weeks of emails and calls, a follow up test was done which was also a sham because it was one of the office employees walking around, not my actual neighbors. They then determined they would put padding under my neighbors rugs/floor coverings. Again, I had to follow up with them to see if the padding was ever put down because there was no change in the noise. They claim that it was but yet, all I still hear all day is BOOM BOOM BOOM while they walk around. The office claims there is nothing else they can do. So I am basically at the mercy of my neighbors who are living care free stomping around all day until they go to bed when I finally get some peace and quiet, until they wake up and my bedroom starts to shake. It is so unfortunate that this building was made the way it was (an employee told me apparently the company does this as an experiment and then does debriefs to see what worked and what didn't for the next building). It's also unfortunate and disgusting how the building pretends it is not an issue. I was so glad I came here to read some reviews when I was trying to determine my next steps and realized it wasn't just me who has experienced this. In addition to the noise, the building has also just generally gone downhill. People leave trash and dog feces all over and act like the cleaning staff are their personal maids. The building does nothing about it. They have been sending the same email about the same issues for 3 years and there has been no change. There is a lot of turnover which I think speaks to all of the issues in this building. I have had 3 different neighbors above me and on both sides of me since I've moved in in 2018. After this latest experience, this will definitely be my last year here as I work to buy a house. If you don't mind noise and hearing everything your neighbors are doing then this is the place for you. read more

Beautiful apartments that were built quickly with cheap materials!!! The soundproofing is horrible here at the AVA, from the walls to the cheap "vinyl" floors, you will hear EVERYTHING! At first I noticed I could hear my neighbors snoring at night, the other neighbor on a phone call, dogs barking all day, now it's the constant pounding and noise from people above me! My advice, pick an apartment on the 5th floor or units with carpet. Update: Management reached out promptly to discuss my concerns. Ok, so I lived here for an entire YEAR and Brian was very helpful in the move in process, however the apartments are extremely overpriced, I had an ant issue in the summer and fruit fly issue in the fall/winter. Also I was racially profiled and discriminated against by the property manager who is RACIST! I have everything on video and will upload to youtube soon and file a lawsuit, he called police on me because I was sleeping in the lobby instead of asking me anything or approaching me. He was wrong and unethical for how he handled things, I gave my name, signed in my online portal infront of him which is impossible if i do not live there, showed my email inbox and even knew my mailbox number! Him and the police claimed I could be lying and could be arrested. The property manager is RACIST AND SICK mentally.... absolutely disgusting! I had lost my keys several times before as I have an autoimmune disease that severely affects my memory, I broke down crying and all he did was smirk. He should've been fired! And i will take this further and report this to the FTC AND BBB read more

So my fiancée and I moved in November of 2017 and everything was great. The team at the time, Ashley, Arturo, Sway and Brian were amazing as well. Ashley got us setup initially and she was awesome. It's nice knowing you are the first person to move into an apartment and basically everything is new. We never had any hiccups with the equipment other than the self-closing drawers and those were easy fixes. When it comes to the building, some of the tenets could care less about the place. They used to have a security guard every night kicking people out of the courtyard. I'm sure they figured out that was a waste of money because one security guard was terrified of dogs. There was another guard that would do the overnight shift but I rarely saw him so not much I can say about him. Throughout the apartment hallways it smelled of straight weed so I always wondered what's the point of security when people are smoking in their apartment on the daily. The parking situation at AVA is horrible. In order to have someone park in a guest spot during the day, you would have to pay ten bucks for a 24-hour parking spot. The future resident parking by the elevators is considered overnight parking as of 6:00 pm. If you are checking the apartment out, you will have no issues parking in the future resident parking. Instead of wasting 10 dollars for overnight parking, I had my guests park across the street for the few hours they stayed instead BUT that lot is always packed. Guess why? Because parking for AVA residents is INSANE. It's $125 for 1 parking an an ADDITIONAL $175 for a second car. That's $300 a month for 2 cars. These prices by far are the highest in this area. This explains why the lot across the street is always packed. When it comes to the amenities, they are great. In the main lobby, there is a large TV with cable that is first come first serve. When I had parties, I would request leasing to connect an HDMI of mine into the cage so I can plug my game console in. The major thing that bothered me about the two courtyards were that my dogs were not allowed. At first, they tried to make the apartment seem like it is super pet-friendly but I wouldn't want to lounge downstairs because I can't have my dogs with me in the courtyard. Out of the 2 courtyards, they should've tried to at least make 1 dog friendly. We moved out of the apartment on January 19th, 2019 after breaking our lease a year early. Our official end lease date was January 31st, 2019 so we had a little over 2 weeks to clean and we cleaned the apartment spotless. The overall move out process was easy and very straightforward. We came back on the 31st, did a final look through, took photos and dropped our keys off in the drop box. Fast forward to March and we get our deposit mostly back. They charged us for a cleaning fee and a carpet cleaning. Our carpet was spotless and we had cleaned the apartment as well. If I had known they were going to charge us regardless of the amount of work we put in, we would have left the apartment as is instead of wasting our time. So do yourself a favor and don't clean the apartment when you move out. Just take your trash out and have them clean the rest for you. It was $95 for the apartment cleaning and $65 for the carpet cleaning totaling $160. read more

Apartment wrongly towed my girlfriend's vehicle and refused to work with me. She was a guest parking in a guest area with no signs stating a pass was required. I informed them of there being no proper signs posted at entrance to inform the driver of their policies. read more

I have loved my time at AVAWheaton. The building is really nice and the staff has been really great. I've never had any issues and have really liked being in a new building. I have particularly loved Brian at the leasing office. Since I first met him when signing my lease he has made every process easy and has resolved all my questions or minor issues. He is wonderful! Great community and apartments. However, they are overpriced and expensive. You may get a great rate on your first lease but the rent increase to renew will be exorbitant. The rent increases are 2-3 times as high as the county recommended rate. Don't move here if you don't wanna move again in a year. The prices may be competitive now but they're scrambling due to many residents moving out and the COVID-19 pandemic. No housing should have rates as volatile as the stock market. read more

We have lived at AVA Wheaton for over two years and absolutely love it here. We moved in when the building was brand new. Living in a new place is of course nice, but I would say the best part about living at AVA is the management and maintenance team. Everyone at the leasing office is amazing! We have personally interacted with Brian, Casey and Madeline. All three have always been friendly, courteous and professional. Beyond that Melvin and Amir from the maintenance team are great as well. Whatever is your concern, they will come fix it right away. Also very friendly and professional. There is a team that cleans the entire building daily and they do a good job as well. The common areas and trash rooms are always clean. OF course, there will be a few residents who don't follow the rules or make minor messes, but it gets cleaned up/taken care of right away. The leasing team also organizes lots of fun community events in our beautiful lobby so that we can meet and get to know our neighbors. Over all AVA Wheaton is a laid back, friendly and welcoming place to live. It really feels like home and we believe this has a lot to do with the management team. Go Casey, Brian, Madeline and Tamara! Keep up the great work! read more

I moved in a year ago this week and signed on for another year. I'm literally at the end of my first year and in the last month things have gone down hill for me. I'll start with the positives: I love the location. If I had to go into the office, my commute from here would be perfect. Covid has me working from home. Though a bit pricey, the studio I'm in is great. Perfect for me. The leasing and maintenance teams (past and present) are great as well. Here's my issue. In the last month, I've been bombarded with the constant smell of cigarette smoke coming through the vents of my apartment all hours of the day and night. I'm not a smoker and can't stand the smell of it. I'm uncomfortable. I've called, emailed and gone down to the office every week since July 15th. Something other than sending an email out about the no smoking policy has to be done. Not sure what... but something. This is happening on the Georgia Avenue/rental office side of the property facing the Auto Shop/Gas Station. read more

There is a serious mold issue in building 1. The building sits on top of a large cistern. Do your research.The noise is an issue as well, and strangers sit around the backside of building drinking and tossing empty beers. You will get a contact high from walking through the halls anytime of day, on occasion, a homeless individual can be found sleeping underneath your balcony (on the lower level). AND paid parking is a joke, and individuals found in your spot will remain because no towing practices are in place unless you call and wait an hour for the tow company to arrive...if they even show.
