Maintenance guys are always in a good mood and silent as mice when fixing things while working (full-time telecommuter ... gets lonely) and up for small talk when they're here during my downtime. good manners and professionalism are definite attributes to all employees ive met. very quiet neighborhood but the tenants who would like to get up and be around or nice and very friendly. Business center and gym are nice and well furnished. special kudos to Kelly and Casey as they have been a tremendous help in my renewal and friendly from the word go looking forward to another year with in the community read more

The way this company has operated during the pandemic has been pretty cutthroat. I watched several families be evicted or threatened with eviction multiple times... including myself. My son was hospitalized and I reached out to Avalon to let them know I would be late paying the rent as a result by less than a week (I gave an exact date). They never responded. When I arrived back home I was locked out of my account and they would only allow me to pay with a credit card which then would tag on extra courtesy fees. They also refused to give me anything in writing to explain what was going on with my account so I had to file with the atty general for them to re open the account so I could pay. My account was reopened and I was made current. However, they filed for non payment of rent with the county but I didn't get any paperwork until March 2022 from something they did in August 2021. I have asked several times did they file to dismiss since I have a credit on my account and don't owe rent they refuse to give me an answer and told me I have to ask the courthouse if the attorneys that Avalon pays filed anything. So here I am about to be in the hospital again with my son for a second surgery with court days hanging over my head for rent that is paid in full. During the two months they refused to let me pay my rent, they also wouldn't do any repairs related to my sons ADA needs (trip hazards due to worn carpet and thresholds). My son has fallen multiple times in the apt and I had to just spend my own money to repair things in the apt for his safety due to their negligence. So this place is awesome if you don't get sick and end up in the hospital or aren't disabled. Also the trash area is often surrounded by garbage because they constantly block the openings for the trash and recycling with wooden planks or trash cans. I had. To get my car repaired for wires being chewed because my sons disability parking spot is near the trash and during the time he was hospitalized it sat. Rent here if you want to pay more than market value for basic finishes and are the epitome of health. I truly feel like they wanted to punish me for my sons misfortune even though I communicated with them well before the date when I saw what was happening with my son to work out an arrangement to avoid litigation. read more

I rarely ever leave bad reviews but today is the day. I have lived in these apartments for nearly 3 years and dealt with sewage issues, leaking roofs, pest problems and still never wrote a bad review. The community is nice, the people are pleasant but the managers at leasing are the worst. They either never answer your calls or won't respond to your voicemails until you go to the leasing and demand help. Very disappointed in the lack of help Jurgita was giving. No help after a $400 iPad was never delivered to my locker. All i asked was for the leasing to provide a verbal note stating that they looked into all lockers and no package was found so i could provide proper paper work for the "lost package" department in my case. However i was strictly told "no" that they would not help me in this matter and that was a problem for the delivery service. she was extremely rude and unhelpful. I also tried calling numerous times for help, and came to the leasing 4 times before i decided to take this any further. all i needed was a piece of paper documenting that i took the proper methods to help with my case. Poor customer service from someone that's been with the company for so long! The rest of the leasing team is helpful, they checked each locker for me in an extremely hot day but Jurgita was very unpleasant. Luckily i explained all this to authorities and they still worked with me even though they were confused as to why she couldn't provide a verbal note that i came in on the days stated. read more

I have lived here for going on 5 years. It is a great place to live. The office staff are great starting from the top with Gary and Angel. Maintenance is always attentive and responds right away to requests. I just moved into my 3rd apartment and there were some issues with the dryer and fridge. Less than 24 hours after submitting the requests, they were all fixed. Rigo was great and is always kind. You'll enjoy living here whether short term or long term. It is conveniently located and reasonably priced given the high cost of living in Montgomery County. Plus, the area is awesome. It is tucked away from all the busyness around the area, but still close to all the action including restaurants, stores, freeways, etc. read more

Moved in for the school district and I haven't lived in an apartment in over 15 years. While I do like the neighborhood (quiet) and the office staff is great. The problems I have with this place are the following: 1. Parking (not enough spaces at all) I usually end up walking a good distance to get home from where I can find a space. 2. Trash (only one location and it is always full, I suppose this is also a maintenance issue). 3. Maintenance does a HORRIBLE job at cleaning up after a snow storm. HORRIBLE! It is very dangerous. 4. Apartment itself is Ok. Dated. 5. Maintenance-if called to fix something in the apartment, they do show up on the same day, however 99% don't fix the problem. I really thought that moving into an apartment would alleviate some property maintenance on my part, but I would rather just get a shovel and some salt and take care of the sidewalk/walkways myself. Only problem is that, even when I have done that....I have to park very far away and walking to the apartment is a hazard. I hope someone at the complex reads this review and gets their act together. I have contacted the office several times concerning the snow removal. It is ridiculous. read more

Extremely frustrated! While the service team is great and quick to respond to issues, my fiancé and I have been living in a third-floor loft apartment for two years now and we have resigned to live here for a third year. Each summer we have an issue with the AC not effectively cooling the apartment. For some reason, this year seems to be worse and every evening our apartment reaches 80+ degrees. The leasing staff write the temperature off to it being a third-floor apartment and being less efficient than a first floor apartment. While that is true, why do you place the same AC unit to cool both apartments when you know the third-floor loft apartment is going to need a bigger system to keep cool. We were appreciative that the service team had a contractor come in to tint the windows in hopes to insulate the windows better, but it has made no difference. We pay 2K+ a month to live here and are being told we just have to "deal" with living in an apartment that is 80 degrees in the evening (mind you we have a window AC unit and two fans trying to cool the place AND we have a pet that has a medical issue that needs to be kept in a comfortable temperature). They are offering for us to move but are unwilling to budge on not increasing our rate OR helping with moving fees or forgiving the new security deposit. We will be the ones who have to go through the effort of moving and have been living in a swamp for the past month, but they are still insisting on making this process a lot more painful for us. When I asked for a corporate number, they continued to refer me to the property manager without giving me any contact information for a more senior person. If all this doesn't make you think twice about moving here, BEWARE of the parking. This has been another ongoing issue that many of us residents have brought to the leasing office's attention but to no avail. It is almost impossible to find a parking spot any time of day and you often have to park on the opposite end of the development, which is a royal pain when you have to bring in heavy groceries. read more

At first, everything seemed fine. We got a great rate on the apartment and signed a 2 year lease. But once that was up, we were increased 13% WITH NO UPDATES or ANYTHING done to the apartment or community. (and the apartments are needless to say outdated). Also, the windows are such poor quality, that our electric bill for AC in the summer was close to $200 and our gas bill was $100 in the winter. You literally could feel the cold air coming in. When we asked maintenance about this, they said if we wanted to buy plastic wrap we could cover our windows.... Also, parking is a joke. We ended up purchasing 2 spots because there was never anywhere to park, and forget about guest parking. They also will tow your car in a heartbeat- and were intentionally vague about when the towing hours were. Lastly, when we went to move out, as well as my sister who I referred to live there, we were both charged for thibgd that our deposit supposedly did not cover. Funny enough we even had opted and paid for the cleaning service that THEY provided. Also, their pet deposits are not refundable, and apparently doesn't go towards the rest of your deposit when you move out. And when we asked about the $500 they said that it was for the 'rent' for the pets, which is simply not true because WE PAID AN ADDITIONAL $50 A MONTH on top of rent to have a pet. STay away...I'd say. My review is based upon my experience w the community. I have to say they are FULL OF ROACHES and ginormous brown bugs, which look so ugly... It seems that they allow pets so they poo everywhere making the carpet all rotten. I don't even know if they ever replace carpets. These dog poops turn into earthworms and I didn't want to have that. So its up to you I think whether you want to deal with cockroaches and brown beetles or whatever ... read more

I really do love it here, even after 10 months! I second the a previous comment about the garage -- best money spent. Quiet neighborhood, beautifully integrated (styles of housing and residents), family friendly, singles friendly, and the fitness center ROCKS!! I am hard pressed to think of negatives. I only have two critiques which are not serious concerns or issues. 1) there should be a dog park. I live in Section 2 of the community, and we have this big hill that could easily be gated so the neighborhood dogs could play. Many residents are dog owners and the four-legged babies want to play with each other, but there is no place for them to do so. 2) The trash and recycle (which by the way, they want you to sort ALL recyclables which is a little extreme and will take away someone's job) is in ONE location on the property (two sections, two trash receptacles). Oh, and parking is a struggle, but again, garage was the best money spent! Shot out to Jurgita and Kyle who make my few office visits and calls enjoyable!! read more

Andy, the service rep, came to make a few of several repairs. He was cordial, efficient and prompt in his repairs. He was unable to complete a couple of repairs but explained that parts would be ordered and someone would be out to replace or repair later. Pros - spacious living (plenty of living and storage space); rather quiet neighborhood; 24 hour gym; nearby shopping center; Cons - expensive for the location (none of the utilities are included you pay water, electric, and natural gas, which really bumps your over all cost up), they will tow your car if your parking sticker is not visible and it's $150.00 to get your car back from an inbound lot, the management is very poor (I had a maintenance request in for the entire time I've lived there and never fixed it, on top their maintenance guys on times will take short cuts to fix things (ex. Duct tape my shads back together). Depending on what your looking for I would probably not recommend this place. read more

I absolutely love living here. In fact, I would probably prefer to live in a luxury apartment with amenities than own a house. I've moved 10+ times and this place is definitely one of my favorites. There's a 24-hour fitness center/gym that I definitely take advantage of and a neighborhood pool (which is rather small and some times full of rather annoying kids) but the office staff/lifeguard/people who do lawn stuff are all friendly. I also love the short trails connecting the neighborhoods, they're great for a jog in the summer (it gets swampy when it rains though!). There is also a convenient little shopping center across the street -- a 2/3 minute walk. It's all local restaurants with an exception of a grocery store and a gym, which is great because it adds uniqueness to the neighborhood. The location is perfect considering 270 and 495 are just 5 minutes away and D.C. is only 25 minutes by car. Basically, nothing really goes wrong here. read more

My husband and I have officially been living here for a year and have loved every moment of it so far! We moved from boston last winter and were looking for more space for the price so we rented one of the two bedroom townhouses immediately upon touring it. The floor plans are open, spacious, and just make sense. Sure, the finishes are not the most up to date on the market right now but everything else makes up for that. They renovated the gym and clubroom right when we moved in last January 2016 and it's gorgeous. The pool is awesome and there are tons of lounge chairs and seating available in the busy summer. The gym is huge with tons of cardio equipment- I have never had to wait for a machine which is very different from our previous apartment complex. It's pet friendly with a good amount of green space for our pup. The community is quiet which is ideal for us, but there is the Cava 4 min walk from our apt along with other good bars and restaurants- then the up and coming downtown crown area is less than 8 min away for dinners/bars/shopping so you're close enough to enjoy but not dealing with the traffic and noise. At some point, we will find something to buy in the area but for now we are staying put! Anytime I have a maintenance question or request Andy and/or Tino are at our place that same day to help us and the management team is quick to respond and super helpful. I strongly value the level of service here because I worked in the industry for many many years working for a direct competitor and have lived in many professionally managed buildings- and that is not always the case elsewhere- eeek! That peace of mind is a huge plus. And the garage, vaulted ceilings, huge bedrooms, huge bathrooms, the pool, gym, etc etc etc... read more

i am a current resident and I must say I agree with most of the reviews that say this really isn't a great place to live in. I, like Lisa C,am here for the schools but that is the only thing good about this apartment. My experiences are: 1. The office staff can be friendly and nice when the want to. Erica starts to be unpleasant when she can't wiggle herself out of a situation. 2. The snow cleaning after a snowstorm is TERRIBLE!! Please believe the other poster. 3. The walls really are paper thin and the windows don't keep the noise or the cold weather out. 4. lots of college kids seem to be sharing apartments here and we have come across drunken loud yelling on the streets inside the complex a number of times. 5. We are in the second complex (not the main complex where the office is) and feel like we're a little forgotten here. There are no drivable roads between the two complexes funnily enough. Last but not the least very expensive but definitely not worth it except for the school district. For the price I expect much better facilities and amenities. read more

DON'T DO IT!!!!! You will regret it soon after you move in. These are cardboard boxes and you can hear normal conversations. Then, when kids run, jump off furniture, stomp in temper tantrums, practice piano, practice violin, and screaming matches occur you will think you're in an earthquake zone. The ONLY thing that matters to this company is your money. They could care less about your comfort. If you must rent one of these shoe boxes make sure you are on the top floor!!! You've been warned! Oh, and if you ever encounter the "customer service" person....be prepared for a cold reception and a robot like speech about "policy"! It is truly amazing how anyone rents at this place!! read more

The maintenance department is particularly prompt and pays attention to your request. The office staff are also responsive and attentive to your needs. I recently moved out at the end of March, I literally spent 4 hours cleaning my apartment from top to bottom. Scrubbing, bleaching and vacuuming the entire apartment to make sure they did not have to hire and charge me any additional fee. I treated my apartment really well and never even entered it without taking off my shoes. I received the final "invoice " today and they had tacked on a CLEANING FEE AND A CARPET CLEANING FEE A TOTAL OF $250 out of my deposit. They have pictures online of how i left the apartment, and even though i did all of the above they said it was not up to their standards. Apparently they do not understand what normal wear consists of. I explained that i spent over 4 hours cleaning this apartment and left it in good condition. I'm currently disputing these "charges" this was really done in bad faith by this apartment community. Please be aware that you might not receive your full deposit because they might add some imaginary charges to your final invoice. Very disappointed by how they acted in bad faith, all in order to keep part of my deposit. I do not recommend such a community. read more
